    UNESCO Palabuhanratu global geopark or it can be abbreviated as CPUGG. It is aninternational standard geological, biological, and cultural tourist location located in the Sukabumi areaof West Java. With the name UNESCO as the name of the organization that oversees the existence ofCiletuh Palabuhanratu, it is hoped that this can attract International Travelers to come to CPUGGwhich will have an economic impact on the surrounding area. CPUGG has a problem with the verysmall portion of foreign tourists. So there is a need for research on their intentions to visit touristattractions.     PT BUMA LMO as a coal mining service company located in the operational area of PT Berau Coal has the largest production capacity and has a high potential for accidents. Increased production that is not balanced with a safety culture and safety commitment from management has an impact on safety performance in the company. A leadership culture in safety is very influential in creating a safety pattern in a company. Leadership in the organization at PT BUMA LMO is very much needed in safety management to create a conducive safety culture. The SR and FR data shows that there has been a significant increase of accidents that occurred at PT BUMA LMO during 2013-2019. This is an important consideration to improve the safety performance of PT BUMA LMO because the safety performance factor is a prerequisite for contractors who meet the requirements, and become a determining factor for production volume.     PORTFOLIO OPTIMIZATION ON STOCKS LISTED IN LQ45 INDEX USING MARKOWITZ AND SINGLE INDEX METHOD

    The pandemic's impact has hit the Indonesian capital market, which has experienced a deep correction in the last five years. Two models that are commonly used in portfolio calculation are the Markowitz method and the Single Index method. This study uses five years of monthly adjusted closed price data on the Indonesia Stock Exchange downloaded from yahoo finance from the stocks listed in the LQ45 index from December 2015 to December 2020. 15 selected stocks are included in the portfolio. The Markowitz model produces 15 portfolio simulations with one optimum portfolio: Portfolio 9 with a return of 26.52% annually and a standard deviation of 19.29%. The composition are 73.92% of BBCA; 14.05% of ANTM, and 12.03% of PTBA. The Single Index Method produces a portfolio with a return of 25.89% annually, with a standard deviation of 16.58%. The compositions are 61.79% of BBCA, 4.77% of BBRI; 8.61% of ANTM; 6.74% of INCO; 6.33% of ADRO, and 12.02% of PTB. Both models consistently produce results that sector that can still have the potential to provide benefits is the Finance and mining, for Bank, Metal and Mineral Mining, and Coal Mining industries.Keywords: Investment, Portfolio, Return, Risk, Markowitz Model, Single Inde

    Measuring performance has become obligatory for every company in order to improve their current performance. Doing some tasks without knowing the current performance will result in less effective outcome that is probably not close to what company desired. Therefore, the development of Key Performance Indicators (KPI) will be needed as the performance standard to assess whether the jobs are performed well or not. English Prestasi Learning Center (EPLC), one of developing English courses in Bandung, is  highly aware of that and has also initiated to move towards KPI development to improve its performance and even to outperform its competitors. That EPLC has not incorporated KPI in its performance management is an issue to be addressed for an immediate solution. Hence, this paper is intended to help solve the issue currently faced by the company by proposing a set of Key Performance Indicators that is developed through a comprehensive method and analysis.In order to make sure that the proposed KPIs are relevant enough to indicate the company’s success, they are set out from the vision and mission of the company’s that have been translated into a strategy portrayed in a strategy map using the perspective of Balanced Scorecard. The Balanced Scorecard will help the determination of KPI to comprise all substantial perspectives for company’s success such as financial, customer, internal business process, and learning and growth perspective. Most of the data required to develop the KPI is obtained through a qualitative method by conducting some interviews and observation. As for the finalized KPI, a quantitative method is utilized to determine the priority of each indicators by calculating the weight with Analytical Hierarchy Process. The result of this research show that EPLC, an organization which runs in an education sector, specifies its priority around learning and growth perspective (36.8%) in order to generate an excellent human capital, and so an ethical point of view is also utilized as a supporting indicator which forms a hybrid approach-a combination of balanced scorecard perspective and ethical climate. The finalized design of the KPI results in 21 indicators from 4 perspectives and will be included into the performance appraisal system. To be more practical, those KPIs are cascaded to divisional level so that each division can focus on improving the indicators with which they are assigned.Keywords: Key Performance Indicator, Balanced Scorecard, Strategy Map, Performance Management System, Ethical Climat

    Production Planning Strategy to Increase the Profit at PT Pupuk Kalimantan Timur

    Abstract. PT Pupuk Kaltim is a PT Pupuk Indonesia (Persero) subsidiary, which produces ammonia,urea, and NPK. Excess production that was originally for the subsidized market should be diverted to the non-subsidized segment both domestic and export market which has many uncertainties such as demand fluctuations and product prices. From the supply-demand side, it was shown the oversupply condition for the ammonia and urea commodities in the next few years. This paper aims to find the right strategy formulation in dealing with these conditions to help the company continue to increase profits. The proposed business solution is the flexible production planning approach that will follow market demand and product prices to decide which products should produce more to generate maximum profit. An application system or simulator will be developed to create system automation. Two scenarios were generated, normal and abnormal condition. Normal condition refers to the initial production planning target from the shareholders without considering any disruption. Abnormal condition consists of internal plant problem and global fertilizer price fluctuations including high ammonia price, low ammonia price, high urea price, and low urea price. Alternative actions for each scenario under abnormal condition are rescheduling the annual plant maintenance, lowering the production load, and shutting down the plant by considering several existing constraints. Using a combination of a flexible production planning approach and its simulator, the company’s target is expected to be achieved.     This study aims to solve the stock out problem that occurred in the company PT. Cakra Regla Mundial as a startup in the sale and distribution of white sugar by improving inventory policy.This out of stock is based on sugar demand which is not proportional to the availability of sugar supply due to the lack of production from PG Rajawali II West Java as a sugar producer in West Java so that the supply of sugar distributors is disrupted. Therefore, to deal with these problems there is a solution to meet the demands of this company by regulating the number and time of purchase it can meet the market that has been obtained by the company.With various factors that are difficult to predict, the calculation of sugar is narrowed based on historical demand to determine Inventory starting with predicting demand for 2019-2020 based on demand data in 2018-2019 namely by using time series prediction techniques and then proceed by selecting according to find the smallest error value. Furthermore, we found a simple exponential smoothing ? = 0,1 with smallest error value.After analyzing and doing calculations, some conclusions can be drawn, namely the best method that can be done by PT. Carkra Regla Mundial is a time series forecasting method by comparing MAPE, MAD, MSD errors, respectively 42, 16631, 3897388 with the process through minitab. What happened then was continued with the process of building inventory management by comparing existing inventory management to compare the smallest expenditure or inventory with the highest level of efficiency through the MRP technique, which is to determine the time and number of purchases vulnerable the total expenditure can be calculated on the lot-sizing system technique. In this technique, there is a comparison between existing inventory, lot-for-lot, EOQ and. furthermore it is concluded that EOQ is the most efficient technique with the lowest expenditure among other techniques, amounting to IDR 6,745,023 with the same demand and carrying cost is assumed to be constant.Keywords : Inventory Management, Shortage, Sugar, Stoc

    Consumer’s Willingness to Pay for Wedding Decoration Analysis during COVID-19

    ARTYS Wedding Designer is a vendor involved in the wedding business, especially in wedding decoration. But with the lockdown in effect due to COVID-19 pandemic, the wedding industry has been brought down to a halt. Since the start of the lockdown in April, ARTYS has mostly stopped operation, with the assets (decoration, etc) stored in the owner’s storage and the freelance employees out of contracts. However with the assumption that wedding decoration demand will recover after COVID, ARTYS is interested in exploring ways to continue business during COVID and also come out ahead of the competition once the lockdown is lifted and wedding ceremonies become the norm again. The research is conducted using two analyses: qualitative and quantitative analyses. For qualitative methods exploratory research of in-depth interviews methods was used to respondents who got married and are planning to get married during the pandemic. For quantitative analysis, online questionnaires was given to 123 random respondents, the respondents were then filtered it into 30 valid respondents who meet the criteria.     Optimizing Transmission-Oil Vendor Selection Using AHP and FAHP Methods: A Case Study In Aircraft Services – PT. Dirgantara Indonesia

    In 2013 and 2014, Procurement function of Aircraft Services had issued a Purchase Order (PO) to a vendor to order 240 cans of transmission oil (Part Number: ROYCO555) for 17 unit of NBell-412 helicopters that should be assembled in 2014 – 2015. Due to any miss – calculation, there are 238 cans of transmission oil that were not used and has been expired in 2019. By that time, Aircraft Services had already loss a mount of money. In 2019, Procurement function had issued another PO to a vendor to order 168 can of ROYCO555 for 9 unit of Bell-412 EPI that should be assembled in 2020 – 2021. Learning from the past, the Procurement function should involve every factors (Quality, Cost, and Delivery) and had it compared by using Multi-Criteria Decision Making (MCDM) method before deciding to issued a PO to a selected Vendor.     InvesProperti.ID established in 2018 as fintech startup who provide a platform to aggregating ‘investors’ from society as lenders with property developers as borrowers in a Syariah crowdfunding scheme.  April, 14% of target has reached with details of 5 properties launched, 366 investors registered, and 1 billion rupiah managed which far below management’s expectation. Kepner-Tregoe analyses conducted to overcome concerns occurred. Situation appraisal determined condition and cause of underperforming business operation externally and internally. Some problems revealed, and top priority of concerns felt by management and interfere the business operation are no uniqueness in business model of InvesProperti.ID. Decision analysis will evaluate alternatives proposed to overcome problems which consist of improvements in customer segments, key activities, and key partners. Alternative also included with current business model to comparing the performance relative to other alternatives. Selecting an appropriate business model to improve current business model in financial and sustainability aspect is objective of alternative consideration. Objectives derived into ‘must’ and ‘want’ to evaluate available alternatives. Potential problems analysis will foresee consequences and prepare action to prevent or reduce them. Implementation will change some of resources needed in business operation such as investors relation, and improving function such as project supervisors, project analyst, and legal.     The development of the digitalization today has encouraged various industries to develop electronic distribution channels in delivering products from manufactures to consumers. This is also happened at airline industry where electronic commerce (e-commerce) are very rapidly growing, almost 90% of Internet users in Indonesia make transactions on e-commerce. Evidenced by the emergence of Online Travel Agent (OTA), airline websites, mobile applications and other digital distribution channels drive this electrical commercial activity to be the right choice for consumers. Data shows that most aircraft passengers choose to make transactions through electronic sales channels. Based on the evaluation of Garuda Indonesia's flight ticket sales performance, the highest growth occurred in OTA of 56%. While sales transactions on mobile sites and applications decreased by 23%.This study aims to explore the problem of declining sales on direct/owned channel including airline websites and mobile applications, amidst the growth of e-commerce, especially OTA. By conducting external analysis including PESTEL and competitor analysis and combining the results of internal analysis that includes resources-based analysis and competitive advantage through the evaluation of Garuda Indonesia flight ticket marketing channels, the conclusion of business problems that occur.Alternative strategy in sales channel management is combined with marketing mix theory 4P's (Poduct, Pricing, Place, Promotion) to produce a comprehensive strategy proposal in managing airline-owned sales channels namely websites, mobile applications, and contact centers.
