    West Java, known as the rice barn in Indonesia, has potential natural resources, particularly in the agricultural sector. Regional governments have the power to handle their areas, including in agriculture, since the introduction of regional autonomy in Indonesia. However, the application of policies has not yet had a strong effect on agricultural trade, particularly for farmers. The purpose of this study is to analyze policies that can be implemented by West Java Province Government to enhance the agricultural trade system in West Java Province. The research method used in this research is descriptive qualitative. Secondary data collection is done by compiling a strategic plan from 18 districts and 9 cities in West Java Province. Based on the assessment of the Strategic Plan, there are some comparable issues in several regencies/cities in West Java Province, such as quality of agricultural products and agricultural technology. In order to enhance the agricultural trade system in West Java, several strategies that the West Java government needs to implement are the application of technology in agriculture as well as improvements in infrastructure and equipment in the agricultural sector.     Financial Feasibility Study in Bus Rapid Transit (BRT) Project Using Public-Private Partnership (PPP) Scheme

    "Urban traffic is one of the important keys to overcome traffic congestion and optimize the positive impact of urbanization as the main driving force of national economic growth. According to Bappenas data, 41% of the national GDP in 2017 came from 6 metropolitan areas. Given that there is no integrated public transportation system available, the resulting large number of trips, coupled with the continuous growth of the population, has resulted in an increasing demand for adequate public transportation facilities and infrastructure in City X. Therefore, PT. ABC's idea is to design a City X public transportation system that is integrated with the Jabodetabek transportation system through a public-private partnership (PPP) scheme. The system in question is mass transportation, namely Bus Rapid Transit (BRT), which implements regular and integrated public transportation services. The construction of the Bus Rapid Transit Project in city of X requires a capital investment fund of Rp 1.341.205.480.103. On that basis, it is necessary to test the feasibility of which financial feasibility is one of them. If the projects are economically feasible but financially unfeasible, the Government should support the project. In recognition of this need, on the basis of Presidential Decree No.38/2015, the Government supports for the PPP project in Indonesia is Availability Payment (AP). The concept of the agreement used in this project is Build-Operate-Transfer (BOT) which instructs the Investor to design, build, transfer projects to the Government at the end of the concession period. Through this research, authors analyze the feasibility of this investment plan by calculating the projected investment costs, revenues, and expenses needed during operation. The feasibility of an investment plan can be financed by using Discounted Cash Flow (DCF) parameters which are Net Present Value (NPV), Internal Rate of Return (IRR), and Payback Period (PP). To find out which variables affect the financial viability of a project, the authors use sensitivity analysis and scenario analysis. Moreover, Monte Carlo simulations are also carried out in this research to provide information regarding the probability of the effect of uncertainty from several selected variables.In the case of the Bus Rapid Transit Project with Availability Payment. The calculation result shown that the project is financially feasible with NPV of Rp. 198.686.310.240, IRR of 11% which is higher than the weighted average cost of capital (WACC) 9,27, and the payback period for 6,849 years. Availability Payment, Project Capital Expenditure, Loan interest rate and increase in wages are the variable that affect the feasibility of the project. According the Monte Carlo simulation result using 1000 iterations, the project has probability of 26% in making the project not feasible. The mean value of the Monte Carlo simulation result is Rp. 1,372,029 million which consider as favorable project.     Organization structure and human capital management in the company are very important because it can manage human resources for more productivity and work efficiency. The existence of human capital management for the employee is essential because it can manage employee's needs and know what their responsibility for their work. The research method used a qualitative method. Qualitative methods are used to obtain primary data from observation and in-depth interviews with all employees in CV Maika Mandiri Sejahtera. After Conducting the internal and external analysis, SWOT evaluates a company's internal strengths and weaknesses, also opportunities and threats in an external environment. Based on SWOT analysis, there are four strategies to fix its organization structure and human capital management strategy in CV Maika Mandiri Sejahtera. The action plan consists of re-designing the organization structure, formulating job descriptions, formulating performance appraisal, and formulating compensation & benefit. Conclusion and implementation of re-design organization structure and human capital management strategy by conducting the action plan. The action plan consists of an action plan calendar.     Indonesia enduring expectation to increase realization of foreign investors to Indonesia, in fact the companies have difficulty convincing investors about the ease of investment in Indonesia. Besides that, digitalization brings a change in B2B industry that investors expect fast services and solutions with high accuracy in business reality.For the first three years, the company obtained a rapid growth in business by the large number of foreign investors that invested in manufacturing industry, revenue had  increased more than 20% each year. However, along with weak performance of country's economy, the investor in the manufacturing industry is declining. Investors start complaining regarding the investment and some of investor disappointed for the uncertainly. This condition made the management decide to develop new business strategic. Government create a strategic plan to revitalize manufacture by comply Industry 4.0, this strategic is expected to improve the investment climate with the help of technology.To adapt the technology, the industry players, especially small and medium enterprises are trying to take part in the digital era. It takes initiative from PT AUN management to take an action, company develop sub-business by creating  a bulletin board platform that is connected to the website, presenting news related to business and economy via email. This sub-business is not enough to increase revenue and attract markets to connect with the core business, which is business research and business matching.Through internal and external analysis and the customer approach as a value co-creation, the company is recommended to create an integrated platform between the sub-business and the main business. Strategic formulation using TOWS Matrix, Diamond Strategy and Business model canvas is found out that platform must provide collaboration, the interaction between people and technology and have integration with global industry that aligned with supporting from the government.     Proposed Content Marketing Strategy for Addictea

    Addictea has been established since 2011. The main product of Addictea is milk tea with 'ready to drink' concept.. In the early days of Addictea, e-commerce and online transactions had occurred but not as massive as today. Addictea's main sales model is cooperate with places that have high visitor traffic. Addictea, which initially relied on offline channels, began to enter the ‘online world’ as an additional channel to reach consumers. Addictea is facing problems with this. Especially in creating content that is able to build engagement from the audience. Engagement means that there are attraction and interactional communication between the brand and its audience. This study used a qualitative. The primary data gathered is from interviewing Addictea owner and consumer. For analysis technique, descriptive and exploratory analysis is performed.     The Effect of Trust Dimensions Towards Online Purchase Intention Of Consumers And Potential Consumers (Online Vegetables Shopping)

    Abstract. E-commerce users in Indonesia continue to increase especially during the Covid-19 outbreak. This condition makes many business from various sectors try to sell their product online, one of which is vegetables product. However, people’s intention to buy vegetables online has not developed rapidly. People prefer to buy vegetables directly to the markets because there is still a lack of trust in online vegetable service providers. Based on this phenomenon, research about the effect of trust dimensions towards online purchase intention of consumers and potential consumers is conducted. This research was conducted by spreading a questionnaire with consumers and potential consumers. By using final data from 50 consumers and 73 potential consumers, analysis data is conducted using Microsoft Excel and SPSS, which are examined by multiple linear regression. The result of this study indicates that the trust dimension simultaneously has significant influence on consumers’ and potential consumers’ online purchase intention. For consumers, Ability has significant influence towards online purchase intention. Meanwhile, Integrity and Benevolence have no significant influence. For potential consumers, Benevolence has the strongest influence followed by Ability. Whereas, Integrity has no significant influence on potential consumer online purchase intention.     DETERMINING THE OPTIMAL CAPITAL STRUCTURE OF PT BALI TOWERINDO SENTRA

    The increasing number of smartphone user, wider penetration of internet using a mobile device and mobile data consumption lead to rapid growth in the telecommunication industry. It is a promising market prospect for tower telecommunication business in order to fulfill the telecommunication service provider’s company to support its service and infrastructure. The growth of telecommunication service user gives a significant impact on the company’s business to maintain its competitive advantage. Unfortunately, the net profit from PT Bali Towerindo Sentra is lower than companies in the same industry.  In order to increase the profit, PT Bali Towerindo has to expand the business and it is important to matches the asset being financed. Therefore, determine the optimal debt- equity ratio is crucial to maximizing the company’s value. To answer the business issue, there are two analysis that been used, external and internal analysis. External analysis consists of PESTEL and Porter Five Forces analysis and internal analysis consist of the DuPont system and other financial ratios. Based on business issue analysis, it is found that the debt is low related to the average industry; however, the interest coverage ratio is higher than the average industry.The simulation for finding the optimal debt ratio using the year 2018 and 2019 with the cost of capital approach. To maximize the firm value, the cost of capital should be in the lowest that lead to optimal debt ratio. According to the optimal capital structure’s calculation, it can be concluded that the capital structure in 2018 is 50.73% and the optimal is 40%. The estimated capital structure in 2019 is 52.11% and the optimal is 40%. In order to achieve the optimal debt ratio, it needs to perceive the lowest cost of capital so that the firm value will be maximized. By decreasing the debt ratio in 2018 the firm value can increase by Rp132,923 million and in 2019 firm value can increase by Rp167,604 million.Keywords:  Cost of Capital, Firm Value, Interest Coverage Ratio, Optimal capital structur

    PROPOSED MARKETING STRATEGY FOR MUSLIM FASHION BRAND SOMA

    SOMA is a Muslim fashion brand that was established in November 2018. Until now, SOMA's revenue stream is relatively stable, but SOMA wants to increase the scale of its revenue and also the target market. For this reason, SOMA needs to sell online as a way to increase brand awareness and revenue. This study aims to analyze the marketing strategies that are appropriate for the Muslim fashion business, especially SOMA. The research method used in this study is classified into two, namely internally and externally. For internal factors used Segmenting Targeting Positioning (STP) analysis, and also Marketing Mix analysis. For External factors, the analysis used is competitors and customers analysis. Then the analysis of internal and external factors is combined and summarized in a SWOT analysis to find the root cause. To provide the right solutions for these problems, researchers used the developed Marketing Mix and also the RACE framework.The results of the analysis show that SOMA faced problems from the Marketing aspect. Therefore, researchers formulated several marketing strategies that could be used as a solution to increase revenue from SOMA. Namely, by conducting direct promotions to some of the closest pesantren, adding shops or holding pop-up shops in big cities such as Palembang, then creating websites for online sales. Furthermore,  creating exciting content and then advertising on Instagram social media to build brand awareness of SOMA brand, especially in the South Sumatra region.Keywords:  SOMA, Marketing Strategy, Muslim Fashio

    Indonesia has joined AEC (ASEAN Economic Community) that makes Indonesia has to compete internationally. Creative economic is believed to be one driving sector that can capture the opportunity of AEC. Therefore creativity and knowledge become an invaluable asset in competition and economic development. Indonesia try to increase competitiveness both in terms of products and human resources to be nation’s competitive advantage. The problems and challenges facing the national economy are also directly faced by the city of Yogyakarta. In the midst of effort to realize quality and sustainable economic development, Yogyakarta city is required to optimize the potential of human resource creativity. This research aims to know the readiness of Yogyakarta to sustainably the creative ecosytem in the city. The method that the researcher use is mixed method. This method combines qualitative and quantitative. The qualitative method used observation and interview to fifty respondents related to the topic and the quantitative method used survey research. This research founds that Yogyakarta has fulfilled seven indexes out of ten Charles Landry’s creative city index that are more than moderate level. The most subsector creative industry that influenced Yogyakarta are arts, performing arts, and music. These three top subsectors has already had its ecosystem.     The tourism industry has been devastated by the Covid-19 pandemic that has occurred, including in Indonesia. As one of the tourism industry businesses, travel agents were also affected and suffered deep losses. In response to this decline, many travel agents have created new strategies to deal with the post-pandemic period known as the New-Normal phase. TourBandung.com tries to adapt to the New-Normal situation in order to survive in the tourism industry. While New-Normal started, TourBandung.com provides safe and comfortable tour packages by involving the health protocol as the basis. One of the packages that are expected to become a pioneer in this New-Normal tour package is the rafting package. During the New- Normal, outdoor tourism without involving the crowd was one of the trends because it is the safest alternatives. After several months, the provision of the New-Normal rafting package could not increase the sales rates.In this study, several approaches are conducted to find the root cause of low sales rates in rafting package. One of them is consumer analysis method to determine the market condition. Customer analysis conduct by a survey distributed online to the 208 respondents. Hereafter, the findings result can direct to the root cause problem then a solution is created for each issue.
