    Portfolio Optimization on Stocks from Agriculture, Finance, Mining, and Trade Sectors using Markowitz Method

    Abstract. The year of 2020 has become an unpleasant year for people around the world because of the COVID-19 virus outbreak. To minimize the outbreak, Indonesian government enforced lockdown, which resulted in the decrease of people’s purchasing power. This situation affecting the sales of many companies which resulted in many losses. It makes the economy falls and goes into recession. The fall of the economy also affecting the capital market, which has fallen into the lowest point in the last five years. In this situation, investors need to be careful in managing their investments, especially in equity investment, because equity market is strongly influenced by economic condition and market sentiment. One way to manage the investment is by analysing the portfolios’ composition that will give high return with minimum risk. The model that is commonly used for portfolio calculation is Markowitz method. This method aims to construct portfolio that will give certain return and know how much the risk is by doing diversification. Based on the industrial sector growth, there are four sectors that constantly growing more than Jakarta Composite Index (JKSE) in recent months. Those sectors are Agriculture, Finance, Mining, and Trade. The stocks will be selected from those four sectors. This final project uses daily adjusted closed price data on the Indonesia Stock Exchange downloaded from yahoo finance from January 2016 to April 2021. The portfolio is analysed using the Markowitz method. The Markowitz method produce an optimum portfolio with 54,81% annual return and 24,42% risk. This portfolio consists of 26,11% DEFI; 14,92% ZBRA; 12,21% ANTM; 8,95% WICO; 8,81% INDY; 8,54% BINA; 8,21% PTRO; 6,26% BBHI; and 6,00% KONI.     The development of the world of education at this time is very important considering the distinction between parents and elementary school children, making Ashfiya Elementary School need to make management strategies and marketing, to adapt to the modern world SD Ashfiya always develops value, service quality & sustainable. SD Ashfiya is located on Jalan Riung Arum, Riung Bandung, Bandung City, managed by the Sekar Putri Melati Foundation. Observing several dynamic changes in several parents of Ashfiya Elementary School students for eight years (established in 2010) and threats both internally & externally, this has led the Foundation to analyze the forecast of stakeholders 'demand & threat for the next three years' reach (2022). In writing this thesis described in a qualitative descriptive manner.     PROPOSED CUSTOMER LOYALTY STRATEGY BY INCREASING CUSTOMER ENGAGEMENT AND TRUST

    Creative industry is a buffer of Indonesia's economy and a contributor to the country's GDP. In 2018 the footwear creative industry in Indonesia succeeded in producing 1.41 billion pairs of shoes or contributed 4.6 percent of total world shoe production. MKS Shoes is one of local footwear brands located in Bandung which sells shoes for women, particularly from millennials generation as its main target market. Unfortunately, the millennials generation is known having disloyal attitude and hard to trust a brand. Currently, MKS Shoes has low repeat purchase level and also fluctuates sales, which indicates customers’ low loyalty to the brand. Accordingly, the objective of this study is first, to investigate the extent to which millennials engagement could influence customer loyalty toward MKS Shoes; second, to investigate the role of millennials trust on customer loyalty toward MKS Shoes; and third, to develop loyalty strategy for millennials customers as an effort to increase MKS Shoes sales performance. This study used mix method of qualitative and quantitative research to asses external and internal environments of MKS Shoes. Qualitative method was conducted through interview with MKS Shoes management and by collecting data from journal, website and e-book. Quantitative method was conducted through survey to 228 respondents that represent customers of MKS Shoes. External analysis using PESTLE analysis, Five Porter Forces, competitor analysis and customer analysis generates opportunities and threats for MKS Shoes; while internal analysis using RBV, VRIO, STP and Marketing mix analysis reveals the strengths and weaknesses of MKS Shoes. Then, SWOT analysis and Fishbone analysis identified the root causes of low customer loyalty, which was categorized into millennials trait and behavior, rivalry and substitution, price range similar to competitors, and similarities in promotion channels. Accordingly, this study conducted Porter Business Strategic and TOWS Matrix analysis to generate 11 business solutions that could eliminate the root causes of problem.     Elok Studio is an online-based company that specializes in casual and formal clothing. Elok Studio uses a rental system with the sole purpose of establishing smart women's lifestyle in Indonesia, inspired by Indonesia's rapid development fashion sector. The business target market is mainly women who live in Bandung that frequently go to official events. Elok Studio has to compete with many similar businesses in this rapid digital development era that emerged quite significantly in this industry. Moreover, the existence of the corona virus which has a major impact on the existence of small and medium-sized businesses, requires Elok Studio to implement new strategies to survive to maintain its revenue stream. Researcher using qualitative methodologies to create new business strategies with several tools such as STP Analysis, Marketing Mix, PESTEL Analysis, Competitors Analysis, Customer Analysis, , SWOT Analysis, Root Cause Analysis, and TOWS matrix. Furthermore, researcher using interview and survey to gain more insight from customers perspective. According to research result, there are some finding on customers perspective to developing new strategies marketing of Elok Studio. Most of respondents says that the promotion is unreachable and not effective. As a result, researcher proposed new business strategies that can gain more sales in the future, such as propose a new channel in the form of a website, new social media content for Elok Studio, new product development and counseling on preventing the spread of the corona virus on social media.     Pelindo 3 is a State-Owned Business Entity engaged in port services that offer Ship Services, Passenger Services, Goods Services, Loading and Unloading Services including Container, General Cargo, Dry Bulk and Liquid Bulk in International and Domestic, and Services related to Port ServicesWith the enactment of the mandate of Law No. 17/2008 on Shipping, Pelindo 3 which was previously a Port Authority turned into a Port Operator, the law also abolished the state sector's monopoly rights over ports and opened up broad opportunities for the private sector to take part in the supply business and / or port services.In its development, in addition to ratifying the Law on Shipping, the Government as the majority shareholder will also restructure by establishing a maritime holding sector and an APBMI effort will require the government to revise the Minister of Transportation Regulation on the Implementation and Exploitation of Loading and Loading Goods from and to Ships.In addition, up to now Pelindo 3 has not been able to achieve the company goals set in the Company's Long Term Plan (RJPP), according to Pelindo 3 management report data in 2018, Pelindo 3's market share in handling General cargo services, dry bulk cargo, bulk liquid cargo not reaching the target. only the container and container loading service market share reached the target but was still inferior to competitors.In connection with these problems, researchers want to develop sustainable business strategies and improve existing business strategies by using PASTEL Analysis and Porter's 5 Forces Analysis to identify events and information that occur in the company's external business environment and use Resources / Capability analysis tools and VRIN Analysis to identify events and information that occur in the internal environment and then use SWOT and TOWS analysis to recommend business strategies using 5 indicators, namely (1) Managerial, (2) Marketing, (3) Technological, (4) R&D and Innovation, and ( 5) Human Resources as a benchmark for the company's operational activities in creating a company's competitive advantage.The analysis shows that Pelindo 3 has the opportunity to develop maritime ecosystems by collaborating with stakeholders including customers and conducting research and development by involving the general public.Thus, this research has contributed to managerial how to develop strategies and improve existing strategies.Keywords: Port Services, Changes in the Business Environment, Internal Analysis, External Analysi

    Construction is an activity to build facilities and infrastructure. In an architectural or civil engineering field, a construction is also known as a building or infrastructure unit in an area or several areas. PT. TeamworX Indonesia (TeamworX) is a Construction Consultant and they have assisted a wide range of clients across Indonesia since 2003. TeamworX believes in ‘turning your plan into reality’ by providing one stop service solutions from concept up to completion. While TeamworX has been working in the construction world since 2003, several issues or problems that occurred in a construction project were found, including the contractor is not performing well, low discipline of contractors, error estimation during tender, etc.One of the departments at PT. TeamworX Indonesia which managed the project construction is Construction Management (CM). This department in general is manage the project from administration, project excecution, and project completion. One of the important elements in building a construction is the availability and productivity of labor. In this study, problems or issues related to the availability and productivity of labor will be an item of analysis of problems that occur in the PT. ABCD. The 5 why analysis method was carried out to find the root of the problems that occurred in the PT. ABCD resulting in delays in project completion. The results of the 5 why analysis, author will calculate the needs and productivity of labor. The results of this calculation will be compared with the actual so that it can be seen that the workforce provided by the Contractor is insufficient to meet the volume requirements of the work.From the results of the analysis of job duration, labor requirements and labor productivity, two alternative solutions or scenarios can be obtained that can achieve the work completion target. (1) By adding workers, (2) Increase workers productivity. The solution made by authors namely develop project management planning is a solution to easy to be adapted by Contractor or another Construction Management teams for executing that proposed solution, some resources are needed, such as the person who is in-charge to make manpower calculation and asses some activities in implementation plan.     One ID initiative is a recommended practice from IATA that involved many stakeholders on the airport in order to provide seamless, secure passenger journeys through biometric recognition technology. AP2 as the airport operator has initiative to implement One ID on Soekarno-Hatta airport, Jakarta.Steps to achieve it are first situational analysis from Soekarno-Hatta Airport passenger process by using qualitative approach including benchmarking from Aruba Airport Happy Flow and Digi Yatra Program in Indian Airport, Focus Group Discussion on airport stakeholder and interview expert. Then analyzing the process model of value co-creation that including co-experience, co-definition, co-elevation and co-development. From the modelling, we could see the interactive relationship among airport stakeholders that involved on value co-creation process to realize One ID initiative. Value Orchestration Platform also modelled for orchestrating value co-creation process like involvement, curation and empowerment strategies.In this research, we use model value co-creation process and value orchestration platform as a hierarchical service by using service science perspective. We first examine and express the situation from Airport Passenger Processing in CGK Airport by using qualitative approach. Then, we analyze a process model of value co-creation consisting of four phases, i.e., co-experience, co-definition, co-elevation and co-development. The model describes interactive relationship among stakeholders in Airport by involving value co-creation process to supporting such collaboration. Finally, we apply three management strategies of value orchestration platform for orchestrating value co-creation process, i.e., involvement, curation and empowerment strategies.     PT The Peak Connoisseurs is one of many alcoholic beverages distributor and retailer in Indonesia, it sells mostly wine and spirit. PT The Peak Connoisseurs are currently facing a problem, deadstock problem. This problem has been around since almost three years ago. Although the deadstock has been reduced, but it is still there. The purpose of this research is to reduce deadstock and improve inventory management in PT The Peak Connoisseurs.Current Reality Tree (CRT) is used to find the root cause of PT The Peak Connoisseur’s problem. There are several results from the root cause analysis using CRT, but the selected root causes are the lack of inventory management and forecasting.There are three methods that are used to solve this problem, ABC Classification, Forecasting, and Inventory Management. ABC Classification main purpose is to classified the important products from the unimportant. This research also use 6 methods of forecasting, there are Simple Moving Average, Weighted Moving Average, Trend Analysis, Single Exponential Smoothing, Double Exponential Smoothing, and Decomposition Method. Inventory Management is used to find the Economic Order Quantity (EOQ) and to optimize the cost.The result from the ABC Classification is Class A are the products with 80% contribution to the company total revenue, Class B are the products with 15% contribution to the company total revenue, Class C are the products with the 5% contribution to the company total revenue. There are 255 products in Class A,  273 products in Class B, and 679 products in Class C. Products that are not included in this classification are categorized as deadstock products. This research will focus only in Class A products. Through Forecasting, we can see which forecasting method is the best for each products.     Indonesia is the fourth largest population in the world with total population about 265 million.  The advantage of the large population owned by Indonesia has a positive impact on automotive sales. It is estimated that significant growth for automotive occurs in the segment of passenger vehicle (PV), estimated at growth until 2020 reaches 6.8%. The issue is even though total PV sales are increase but PT. Nissan Motor Indonesia was facing declining in sales around 68% in just 3 years. It is necessary to do research to get the right solution for this issue.In this research, the Framework is first, the input explain the business issue, second the process is explaining about business exploration, and third the outputs explaining business solution. In the business exploration, use internal & external analysis, and find the main rootcause use fish bone analysis. For business solution find the best alternative use SWOT and TOWS matrix analysis for generate alternative, then choosing the best alternative will use AHP process. As a result, the main factor that affect to the declining sales of Nissan are turn over new model is too long plus and expensive spare part for maintain Nissan cars.     Currently, fashion is growing very fast with a wide variety of variations on offer. Fashion is not only a primary need, but has become an artistic necessity so that it can encourage the growth of this industry more rapidly. With the depreciation of the value of the goods long enough, it can make fashion products as collectibles that have very high value. Fashion contributed 18.01% to the creative economy sub-sector, of which this sub-sector contributed 7.44% to the national economy in 2017. The development of fashion in Indonesia itself is influenced by European and Asian cultures which make the diversity of fashion in Indonesia very much. Among the fashion styles that are currently popular in Indonesia, there are streetwear styles that are currently one of the most popular style choices. Streetwear is a typical street fashion style. Like most cultural movements, streetwear is a culture that is very difficult to identify. Zowef is a fashion brand based in Bandung. Since its establishment at the end of 2019, Zowef's sales have not yet reached the desired target. The tendency to decline in sales is the main business issue faced today, where sales have decreased so that there are no product sales at all. This is due to several factors with the disorganized business processes carried out by Zowef. This study aims to find an effective and appropriate marketing strategy to increase Zowef's sales revenue by using descriptive qualitative methods. Internal and external analysis is used later to analyze the condition and current position of the company. For internal analysis, this research will apply Marketing Mix 7Ps analysis and STP analysis, while for external analysis using Porter's Five Forces and Competitor analysis. Then proceed with Root Cause analysis to find problem points and SWOT analysis to get the right strategy formulation.
