Greek fiscal crisis and repercussions for the property market
The aim of the paper is to present a review of the fiscal imbalances and debt crisis in Greece and identify the possible links with the recent developments in the Greek property market. We follow a non-technical approach to discuss a number of factors that have contributed to the fiscal crisis that Greece has been experiencing since October 2009. We critically analyse both the “internal” causes of the deteriorating fiscal stance of the Greek economy (that is, the prolonged macroeconomic imbalances that the Greek economy faces and the credibility problem of macroeconomic policy) and the “external” factors that might have contributed to the Greek fiscal crisis (that is implications of the recent financial turmoil and the timing of the response of Europe to the Greek fiscal crisis). We then study the extent to which fiscal imbalances and the debt crisis have affected the Greek property sector. One of the distinctive features of the paper is to critically discuss the direct and indirect effects of the prolonged macroeconomic imbalances on the Greek property sector. Our analysis indicates that the current fiscal stance of the Greek economy and the Greek property market crisis are intertwined. We believe that these results are useful and provide some evidence that current economic recession has a considerable adverse effect on the property sector in Greece
Going Beyond Counting First Authors in Author Co-citation Analysis
The present study examines one of the fundamental aspects of author co-citation analysis (ACA) - the way co-citation
counts are defined. Co-citation counting provides the data on which all subsequent statistical analyses and mappings
are based, and we compare ACA results based on two different types of co-citation counting - the traditional type that
only counts the first one among a cited work's authors on the one hand and a non-traditional type that takes into
account the first 5 authors of a cited work on the other hand. Results indicate that the picture produced through this non-traditional author co-citation counting contains more coherent author groups and is therefore considerably clearer. However, this picture represents fewer specialties in the research field being studied than that produced through the traditional first-author co-citation counting when the same number of top-ranked authors is selected and analyzed. Explaining and Predicting Momentum Performance Shifts Across Time and Sectors
In this paper, we analyze the momentum of the NASDAQ and its major sectoral components across an extended period of key economic events, which include recessions, expansions, wars, financial crises, and the Covid-19 health crisis. We seek to explain how momentum works as an investment strategy during different economic conditions and whether understanding how it works in-sample can contribute to the out-of-sample forecasting of future financial performance. The novelty of our approach rests in the identification and exploitation of momentum characteristics that lead to the ranking of sectors depending on the period of economic activity that we are in. These rankings are tested and found to be robust for the in-sample and the out-of-sample forecasting of financial performance, thus leading us to surmise that one can use the identification of past economic conditions to extrapolate for investing accordingly in the future. Our results indicate that this suggested approach works very well in practice and is, thus, a viable and fully interpretable investment strategy. © 2024 The Author(s). Variations on the Author
“Variations on the Author” discusses two of Eduardo Coutinho’s recent films (Um Dia na Vida, from 2010, and Últimas Conversas, posthumously released in 2015) and their contribution to the general question of documentary authorship. The director’s filmography is characterized by a consistent yet self-effacing form of authorial self-inscription: Coutinho often features as an interviewer that rather than express opinions propels discourses; an interviewer that is good at listening. This mode of self-inscription characterizes him as an author who is not expressive but who is nonetheless markedly present on the screen. In Um Dia na Vida, however, Coutinho is completely absent form the image, while Últimas Conversas, on the contrary, includes a confessional prologue that moves the director from the margins to the center of his films. This article examines the ways in which these works stand out in the filmography of a director who offers new insights into the notion of cinematic authorship
Appropriate Similarity Measures for Author Cocitation Analysis
We provide a number of new insights into the methodological discussion about author cocitation analysis. We first argue that the use of the Pearson correlation for measuring the similarity between authors’ cocitation profiles is not very satisfactory. We then discuss what kind of similarity measures may be used as an alternative to the Pearson correlation. We consider three similarity measures in particular. One is the well-known cosine. The other two similarity measures have not been used before in the bibliometric literature. Dispelling the Myths Behind First-author Citation Counts
We conducted a full-scale evaluative citation analysis study of scholars in the XML research field to explore just how different from each other author rankings resulting from different citation counting methods actually are, and to demonstrate the capability of emerging data and tools on the Web in supporting more realistic citation counting methods. Our results contest some common arguments for the continued
use of first-author citation counts in the evaluation of scholars, such as high correlations between author rankings by first-author citation counts and other citation
counting methods, and high costs of using more realistic citation counting methods that are not well-supported by the ISI databases. We have done our best to complete the author checklist relating to the use of animals in the hut study. Note that the objective for the hut study was to evaluate the IRS treatment applications for residual efficacy against Anopheles mosquitoes, including the local An. coluzzii mosquito population. Cows were only used to attract mosquitoes into the huts and no tests were carried out directly on the cows. The author checklist is intended for use with studies where experiments are carried out on animals, which is why we have had such difficulty in completing this for the hut study, as many of the questions do not relate to how the cows were used

Παρά τη σημασία του κλάδου στην ελληνική οικονομία, δεν έχουν παρουσιαστεί επαρκείς μελέτες ή εφαρμογές στη χώρα σχετικά με την αποτίμηση των τιμών κατά τις διαδοχικές πωλήσεις του ίδιου ακινήτου.
Η ραγδαία εξάπλωση της αστικής πολυκατοικίας στις δεκαετίες 1960 και 1970, η εμπορευματοποίηση της, το νομοθέτημα της αντιπαροχής και η ευνοϊκή νομοθεσίας, οδήγησαν σε πλήθος τυποποιημένων διαμερισμάτων στην Αθήνας, με ποιοτικά χαρακτηριστικά συναφή προς σύγκριση.
Επιπροσθέτως, η παγκοσμιοποίηση, η οικονομική ύφεση και ο απόηχός της, καθώς και η ανάπτυξη της τεχνολογίας, έχουν καταστήσει τις μετακινήσεις πιο συχνές και εύκολες, συμβάλλοντας στη διαμόρφωση της σύγχρονης στεγαστικής πραγματικότητας. Το φαινόμενο της Golden Visa και η εξάπλωση του Airbnb έχουν συμβάλει καθοριστικά στην αλλαγή της φυσιογνωμίας της κατοίκησης και του αστικού χάρτη της Αθήνας, ιδιαίτερα στις περιοχές που υφίστανται τις μεγαλύτερες μεταβολές.
Στο πλαίσιο αυτό, η μελέτη εξετάζει σε ποιο βαθμό αυτοί οι παράγοντες επηρεάζουν τις τιμές των κατοικιών, καθώς και ποιες είναι οι νέες ποιοτικές απαιτήσεις και προτιμήσεις που διαμορφώνονται από τους επενδυτές και τους χρήστες.
Αναλυτικότερα, εξετάζεται η δυναμική των ακινήτων σε τρεις συγκεκριμένες περιοχές στο κέντρο της Αθήνας, με ανάλυση οικονομικών δεδομένων, ιστορικό πλαίσιο, και χρήση οικονομετρικών τεχνικών, αξιολογώντας την ακρίβεια των μεθόδων πρόβλεψης των τιμών.
Μέσω της χρήσης του στατιστικού λογισμικού SPSS, κάθε χαρακτηριστικό των ακινήτων, όπως η περιοχή, η ηλικία, το εμβαδόν και ο όροφος, μετατρέπεται σε μεταβλητή και υπόκειται σε στατιστική ανάλυση. Ακολουθεί η εφαρμογή της μεθόδου γραμμικής παλινδρόμησης, με στόχο τη διερεύνηση των οικονομικών συσχετίσεων μεταξύ των χαρακτηριστικών των ακινήτων και των μεταβολών στην αξία τους.
Η στατιστική ανάλυση των τιμών αγοραπωλησιών ακινήτων στο κέντρο της Αθήνας προσφέρει κρίσιμα συμπεράσματα για τις αποδόσεις επενδύσεων σε τρεις βασικές περιοχές: Κουκάκι, Εξάρχεια και Γκύζη. Η μελέτη δείχνει ότι και οι τρεις εμφανίζουν υψηλούς συντελεστές απόδοσης – με μέσο όρο 1,73 – καθιστώντας τες εξαιρετικά ελκυστικές για επενδυτές. Αν και οι τιμές αγοράς και πώλησης είναι παρόμοιες, παρατηρείται υψηλή ζήτηση στα Εξάρχεια.
Η ανάλυση καταδεικνύει τον καταλυτικό ρόλο ξένων κεφαλαίων και ιδιαίτερα της ισραηλινής παρουσίας στην αναδιάρθρωση της αγοράς, ενώ επιβεβαιώνει ότι η απλότητα ή πολυπλοκότητα της κάθε περιοχής αντικατοπτρίζεται στην προγνωσιμότητα της αξίας των ακινήτων.My thesis focuses on the study of the real estate market and the fluctuation of housing prices over time, using the Repeat Sales method. Despite the sector's significance in the Greek economy, there has been a lack of sufficient studies or applications in the country concerning the valuation of housing prices through consecutive sales of the same property.
The rapid expansion of urban apartment buildings during the 1960s and 1970s, their commodification, the legal framework of "antiparochi" (land-for-apartment exchange) along with the favorable legislation, led to the construction of numerous standardized apartments in Athens, with comparable qualitative features.
Moreover, globalization, the economic recession and its aftermath, along with the rise of technology, have made residential mobility more frequent and accessible, shaping today's housing reality. The Golden Visa scheme and the spread of Airbnb have significantly altered the character of housing of Athens, especially in areas that have undergone the most significant transformations, such as those referring in the thesis.
Within this context, the study investigates how these factors influence housing prices and identifies the new qualitative preferences and demands emerging from both investors and users. More specifically, it explores the real estate dynamics in three central Athenian districts, using economic data, historical context, and econometric techniques to assess the accuracy of price prediction methods.
By using the statistical software SPSS, each property characteristic—such as location, age, size, and floor—is treated as a variable and subjected to statistical analysis. Linear regression is then applied to explore economic correlations between these features and changes in property value.
The statistical analysis of property sales in central Athens yields crucial insights into investment returns in three key areas: Koukaki, Exarchia, and Gyzi. The findings show all three exhibit high return ratios—with an average of 1.73—making them highly attractive for investors. While purchase and sale prices are similar across the districts, Exarchia shows particularly high demand.
