Tiksno Widyatmoko, M.A., Kata Kunci: buku saku, kehidupan sekolah, bahasa mandarin Penelitian ini dilaksanakan dengan tujuan membuat buku saku bergambar sebagai bahan belajar siswa untuk penguasaan kosakata bahasa Mandarin. Buku ini berisi ujaran dan dialog. Penelitian ini menggunakan metode deskriptif kualitatif sumber data berupa 12 siswa dan data yang digunakan berupa kegiatan siswa dalam pembelajaran menggunakan buku saku bergambar, sedangkan instrumen pendukung adalah lembar angket yang diisi oleh ahli materi dan ahli media serta lembar observasi yang diisi oleh dua orang observer pada saat ujicoba produk. Berdasarkan hasil analisis yang diperoleh, dapat disimpulkan bahwa buku saku bergambar dengan tema kehidupan sekolah untuk kelas X layak digunakan sebagai bahan pembelajaran untuk penguasaan kosakata bahasa Mandarin. Buku ini juga dapat membantu guru dalam menyampaikan materi untuk tema kehidupan sekolah. Selain itu, buku saku bergambar ini dapat dijadikan sebagai sarana pembelajaran bahasa Mandarin yang kreatif dan menarik untuk siswa
PERALIHAN HAK MILIK ATAS TANAH BERDASARKAN KUASA MUTLAK (STUDI PERKARA PERDATA NOMOR 90/PDT.G/2013/PN.PDG)
Berdasarkan Pasal 39 ayat (1) huruf d PP No. 24 tahun 1997 menyatakan bahwa “PPAT menolak membuat akta apabila salah satu pihak atau para pihak bertindak atas dasar suatu surat kuasa mutlak yang pada hakikatnya berisikan perbuatan hukum pemindahan hak” Dalam perkara nomor 90/PDT.G/2013/PN.PDG antara Bahar dengan Henky Sutanto CS, Hj. Elly Satria, S.H, H. Hendri Final, S.H, dan Badan Pertanahan Kota Padang permasalahan terjadi dikarenakan Akta kuasa nomor 67 tanggal 17 Februari 1996 yang dikategorikan sebagai kuasa mutlak dijadikan sebagai dasar dalam pemindahan hak atas tanah bersetifikat, tanpa didahului oleh PPJB atau perjanjian apapun, padahal Perjanjian Pokok dan kuasa ini tidak dapat dipisahkan.Adapun rumusan masalah yang dibahas dalam tesis ini adalah bagaimana proses perkara peralihan hak milik atas tanah berdasarkan kuasa mutlak, bagaimana akibat hukum peralihan hak milik atas tanah berdasarkan kuasa mutlak dan bagaimana tanggung jawab Notaris/PPAT dalam hal pembuatan akta yang menggunakan kuasa mutlak sebagai dasar dari peralihan hak milik atas tanah. Metode penelitian yang digunakan adalah penelitian hukum normatif. Berdasarkan dari apa yang diteliti maka proses perkara pemindahan hak atas tanah berdasarkan kuasa mutlak dilaksanakan berdasarkan proses peradilan seperti biasa yaitu dikarenakan mediasi nya gagal maka dilanjutkan dengan pembacaan gugatan, jawaban oleh tergugat, replik dan duplik, pembuktian, dan putusan yang menyatakan dikabulkan sebagian.Akibat hukum dengan pemakaian kuasa mutlak dalam hal pemindahan hak milik atas tanah dalam perkara ini mengakibatkan akta kuasa mutlak tersebut menjadi batal demi hukum.Berdasarkan teori pertanggungjawaban, penulis berpendapat bahwa PPAT bertanggung jawab atas pembuatan akta jual beli berdasarkan kuasa mutlak. Kerugian terhadap para pihak atas kelalaian PPAT dibebankan kepada Pejabat yang karena kalalaiannya itu telah menimbulkan kerugian.

TRANSITION OF RIGHTS OWNERSHIP OVER LAND BASED ON ABSOLUTE POWER OF ATTORNEY

ABSTRACT
Based on Article 39 paragraph (1) letter d PP No. 24 of 1997 stated that "PPAT refused to make a deed if one of the parties or parties acted on the basis of an absolute power of attorney which essentially contained the legal act of transferring rights" .In case number 90 / PDT.G / 2013 / PN.PDG between Bahar and Henky Sutanto CS, Hj. Elly Satria, S.H, H. Hendri Final, S.H, and the Land Agency of the City of Padang. The problem occurred because the power deed number 67 dated February 17, 1996 which was categorized as absolute power was made as the basis for the transfer of certified land rights without being preceded by the PPJB or any agreement, even though the Principal Agreement and this power cannot be separated. The formulation of the problem discussed in this thesis is how the process of transition land rights is based on absolute power, how the legal consequences of transition land rights are based on absolute power and how the responsibility of Notary / PPAT in making deeds that use absolute power as the basis of transition of rights .The research method used is normative legal research. Based on what was investigated, the process of transferring land rights based on absolute power was carried out based on the usual judicial process, namely because the mediation failed, followed by the reading of the lawsuit, the respondent's reply, replication and duplication, verification, and the verdict was partially granted.The legal consequences with the use of absolute power in the case of transfer of ownership rights to land in this case resulted in the absolute deed of power being null and void. Based on the theory of accountability, the author argues that PPAT is responsible for making sale and purchase deeds based on absolute power. Losses to the parties for negligence of the PPAT are borne by the Official who, because of the negligence, has caused a loss.

Pengaruh Kemudahan Penggunaan, Persepsi Harga dan Electronic Word Of Mouth Terhadap Brand Switching Traveloka (Studi Pada Pengguna Traveloka di Surabaya)
Traveloka is one of the first online travel agent platforms in Indonesia which was founded in 2012. Traveloka is an application that is a pioneer in the emergence of other online travel agent applications. The purpose of this research is to determine and analyze the influence of Ease of Use, Perceived Price and Electronic Word of Mouth on Brand Switching on the Traveloka application. Ease of Use, Perceived Price and Electronic Word of Mouth were studied to see how they influence customers' tendency to switch brands when using the Traveloka application. This research uses a quantitative methodology based on descriptive analysis techniques. The author used an online questionnaire to distribute the survey and collect data which was distributed to 204 people. The sample used by the author is Traveloka users who are 17 years old and live in Surabaya and have used online travel agent platforms other than Traveloka. The data that has been collected is then processed using the multiple linear regression method with the help of SPSS version 26. The results of this research show 1) Simultaneously the variables ease of use, perceived price, and electronic word of mouth have a positive and significant influence on Traveloka's brand switching. 2) Partially, the ease of use variable has no effect and is not significant on brand switching. 3) Partially, perceived price and electronic word of mouth variables have a positive and significant influence on Traveloka's brand switching

Optimizing Layout Structure in the ASOS Application Using the GeM Framework
The study aims to identify key elements such as icons, text, and paragraphs within the ASOS application. The research seeks to provide insights into the application's design, emphasizing simplicity that appeals more to younger users compared to adults. The study employs a qualitative descriptive research method to analyze the data, which consists of screenshots from the ASOS application taken on a mobile phone. Data collection focuses on various screens, including the home screen, categories screen, Ramadhan edit screen, brand screen, my bag screen, and add address screen. The analysis reveals that the application contains numerous hyperlinks facilitating the selection and purchase of goods. From the examined screens, the author identifies 207 base units, which are further classified into 51 base layouts
Causal Factor Analysis Of Low Foreign Tourist Arrivals To Jakarta
The development of tourism in Indonesia is lagging behind compared to some of our neighboring countries like Malaysia, Singapore and Thailand, despite the fact that Indonesia has many tourist attractions and culture that differ from his province. The World Economic Forum in 2009 put Indonesia in the position to 81, well below Singapore in position 10.
By looking at the problem above, researcher wishes to conduct research to find out if there is an influence to the 14 tourism competitiveness criteria issued by the World Tourism Forum in 2009 as an independent variable, against the target of Indonesia tourism marketing as the dependent variable (to increase the number of tourists, the old residence, and tourist expenditures).
In this study the authors used a questionnaire to obtain data from foreign tourists who visited Jakarta, especially foreign tourists who stay at Jalan Jaksa (Jaksa Street of Central Jakarta) from September to December 2009. The number of respondents as many as 150 people using the method of accidental sample. To test the validity of the use factor analysis. To analyze the data the author uses regression analysis of the F test, t test and coefficient of determination .
The results of the analysis show that simultaneously there is a significant influence among the 14 criteria of competitiveness of tourism as an independent variable (X) with the objective of tourism marketing as the dependent variable (Y) and H1 accepted. T test value of each variable X shows that the variable X6 (air transport infrastructure) has positive influence to variable Y and H6 accepted. T test value for the variable X12 (tourist attraction) a positive effect on variable Y and H12 received. The findings above are very useful for decision makers in tourism in order to prioritize the development of tourism.
