The hedonic pricing model applied to the housing market
Purpose: The article applies the hedonic pricing model to estimate house price in the housing market of Vietnam, which is a country with a fledgeling housing market, so the study is expected to bring interesting findings. Design/Methodology/Approach: By applying the hedonic pricing model, most of the previous studies have reported that house price is significantly influenced by the characteristics of the house itself, its location and surrounding facilities. Based on this, the article adopts the Ordinary Least Squares (OLS) regression in combination with robustness statistics in the model estimation, so the estimated results on house price are reliable and able to be widely applied. Data are collected through the survey into housing projects in Ho Chi Minh and Ha Noi city, which are the two largest cities in Vietnam. Findings: The findings reveal that the hedonic pricing model can be applied to estimate house price in Vietnam’s housing market. This can be said to be a big success in giving first empirical evidence in Vietnam on this matter. Specifically, house price is negatively affected by its proximity to the city center. Also, factors including house size, house type, house structure, number of bedrooms, amenities around the house exert a positive influence on the price. Practical Implications: The estimated results are typical and reliable, which can be applied universally. Originality/Value: The study confirms the hedonic pricing model can be well-applied to accurately estimate the price of houses in Vietnam. More than that, the findings are also essential for other countries, especially those with a nascent housing market like Vietnam.peer-reviewe
Which source characteristics make greater impacts on customer purchase intention: Celebrities or social media influencers?
Although using social media influencers in marketing activities are becoming more and more popular recently, their performance in comparison with celebrity endorsement is not well studied in the literature. Previous literature has addressed many different source characteristics of celebrity endorsers and their effect on customers\ue2 behavior. However, rapid change in information and communication channels requires researchers to update and examine how current forms of communication transform brand\ue2s marketing strategies.
This dissertation focuses on exploring three key attributes (attractiveness, credibility, and similarity) that determine the impact of endorsements on purchase intention. Two research questions were used to orientate the quantitative research in this dissertation: (1) Does endorsers\ue2 perceived characteristics have a significantly positive impact on customers\ue2 purchase intention? (2) Are customers more likely to purchase products endorsed by social media influencer or traditional celebrity endorsers?
Factor analysis and multiple regression modelling were used to analyze the responses of 354 users of Samsung smartphones in Vietnam market. Overall, our results show that celebrity endorsements in terms of his/her attractiveness, credibility, and similarity significantly increase customers\ue2 purchase intention. Influencer endorsers\ue2 credibility and similarity were also revealed to have positive impacts. Furthermore, the findings confirm that social media influencers generate greater impacts on increasing customers\ue2 purchase intention towards the brand than celebrities do in Vietnamese smartphone industry

The implementation and outcomes of the intervention were evaluated using the Medical Research Council's Intervention Process Evaluation Framework
The Impact of Employees Motivation on Organizational Effectiveness
The objective of the thesis was to find out the impact of employee motivation on organizational effectiveness. The study focused on (1) defining the motivation concepts and methods, (2) identifying the most motivating factors, and the linkage of employee motivation with an organization’s productivity and effectiveness. In addition, suggestions to increase employee’ level of motivation and direction for further study were also discussed.
To gain deeper understanding of the research topic, different motivation theory models were reviewed. However, the attention was on analyzing the three motivation theories of Maslow’s Hierarchy of Needs, Herzberg’s Two-Factor theory, and Vroom’s Expectancy theory. In addition, quantitative method was used in order to acquire data. First, a questionnaire based on chosen theoretical framework was created. Later it was sent to all the students at Vaasa University of Applied Sciences, but with the target on currently working students.
In conclusion, the thesis pinpointed money, personal growth, and worklife balance as the three most influential motivation factors for employees. Nonetheless, the research also revealed the factors that motivate employees were not the same as the factors that retain employees at work. While there might still other ways to increase employee’ level of motivation, the practice of combining both physical incentives and spiritual stimulation was proved to be the most effective
