Analisis Highest and Best Use pada Lahan di Jalan Dr. Ir. H. Soekarno Surabaya
Pertumbuhan penduduk Surabaya dan tingkat perekonomiannya yang semakin meningkat menjadikan lahan sebagai salah satu bidang investasi yang paling menjanjikan. Namun hal tersebut tidak seiring dengan ketersediaan lahan yang semakin terbatas. Potensi pengembangan lahan yang tidak termanfaatkan atau lahan kosong di Surabaya seiring berjalannya waktu terus berkembang. Salah satu lahan kosong di Surabaya adalah lahan seluas 5.785 m2 yang terletak di Jalan Dr. Ir. H. Soekarno, Kedung Baruk, Kec. Rungkut, Surabaya. Saat ini lahan tersebut masih dalam keaadan kosong tanpa ada satupun aktivitas diatasnya, meskipun letak lahan tersebut berdekatan pada kawasan komersial yang cocok untuk dikembangkan menjadi properti komersial seperti apartemen, hotel, perkantoran, dan perumahan. Perlu dilakukan penelitian untuk menentukan penggunaan tertinggi dan terbaik pada lahan kosong tersebut. Untuk mengetahui penggunaan tertinggi dan terbaik pada lahan di Jalan Dr. Ir. H. Soekarno Surabaya dilakukan dengan metode Highest and Best Use (HBU). HBU ini meliputi empat kriteria yaitu, aspek legal, aspek fisik, aspek finansial, dan aspek produktivitas maksimum (maximally productive). Aspek legal berupa analisis zoning dan building code; aspek fisik meliputi ukuran, bentuk tanah, utilitas, aksesibilitas, dan desain awal alternatif; aspek finansial menganalisis biaya investasi, pendapatan properti, pengeluaran operasional properti dan Net Present Value (NPV); dan produktivitas maksimum untuk menentukan alternatif properti yang memberikan nilai lahan tertinggi. Dari hasil penelitian ini didapatkan tiga alternatif properti untuk pengembangan lahan, yaitu hotel, ruko, dan perkantoran. Dari ketiga alternatif properti tersebut, dapat disimpulkan bahwa alternatif properti yang dapat memberikan nilai lahan tertinggi dan terbaik dari nilai lahan awal adalah alternatif properti perkantoran yang memiliki nilai lahan sebesar Rp 73.423.610 / m2 dengan persentase kenaikan nilai lahan tertinggi yaitu sebesar 357%.

Surabaya's population growth and increasing economic level make land one of the most promising investment fields. However, this is not in line with the increasingly limited availability of land. The potential for developing unused land or vacant land in Surabaya continues to grow over time. One of the vacant lands in Surabaya is a land area of 5.785 m2 which is located on Jalan Dr. Ir. H. Soekarno, Kedung Baruk, Kec. Rungkut, Surabaya. Currently the land is still vacant without any activity on it, even though the location of the land is adjacent to a commercial area which is suitable for development into commercial properties such as apartments, hotels, offices and housing. Research is needed to determine the highest and best use of the vacant land. To find out the highest and best use of land on Jalan Dr. Ir. H. Soekarno Surabaya carried out by the method Highest and Best Use (HBU). This HBU includes four criteria, namely, legal aspects, physical aspects, finansial aspects, and maximum productivity aspects (maximally productive). Legal aspect in the form of zoning and building code analysis; physical aspects including size, shape of land, utilities, accessibility, and alternative initial designs; the financial aspect analyzes investment costs, property income, property operating expensesdan Net Present Value (NPV); and maximum productivity to determine the property alternative that gives the highest land value. From the results of this research, three property alternatives for land development were obtained, namely hotel, shop houses, and office buildings. From these three property alternatives, it can be concluded that the hotel property alternative is capable of providing the highest and best land value compared to the initial land value. The office property alternative has a land value of Rp 73.423.610 / m2 with the highest percentage increase in land value, which is 357%

Namun, penerapan AI dan IoT juga memunculkan berbagai tantangan, termasuk risiko etika, privasi, dan potensi kekerasan berbasis gender. Artikel ini mengeksplorasi peran penting AI dan IoT dalam berbagai sektor, dampaknya terhadap masyarakat, serta tantangan yang harus dihadapi untuk memaksimalkan manfaat dari teknologi ini sambil meminimalkan risiko yang terkait.

Research done in the laboratory of Geotechnical and Civil Engineering Transfortasi State Polytechnic Banjarmasin, testing is done at the programme LEVEL include: Testing water content in accordance with SNI 03-1965-2008, Heavy Type Testing in accordance with SNI 03-1964-2008, testing the limits of Liquid in accordance with SNI 03-1967-2008, testing the limits of Plastis accordance with SNI 03-1966-2008, Compaction Testing in accordance with STANDARD 03-1743-2008, and California Bearing Ratio Testing in accordance with STANDARD 03-1744-2012.

From the results obtained by testing the value of the physical properties and mechanical ground on mixed Sand Ash 10% 3% Coconut Fibres: Gs (combined), 2.369 LL 49.50%, PL 34.08% PI, 15.42%, w opt 25.50%, Yd max 1.205 Gr/Cm3, CBR design of 7.3%. From the results obtained by testing the value of the physical properties and mechanical Sand mixture soil at 10% Coconut Fibres 5% Grey: Gs (combined) 2.668, LL 49.40%, PL 35.79%, 13.61% PI, w opt 20.45%, Yd max 1.315 Gr/Cm3, CBR design 8.0%

Pengembangan Komunikasi Verbal dan Nonverbal dalam Sosialisasi Bank Sampah Mutiara Madani untuk Meningkatkan Partisipasi Warga di Perumahan Griya Bunga Asri, Cibadung, Bogor
Kegiatan pengabdian kepada masyarakat ini bertujuan untuk mengembangkan komunikasi verbal dan nonverbal dalam sosialisasi program Bank Sampah Mutiara Madani guna meningkatkan partisipasi warga di Perumahan Bunga Asri. Rendahnya tingkat partisipasi warga menjadi tantangan utama yang diatasi melalui strategi komunikasi berbasis partisipasi. Penelitian ini menggunakan pendekatan kombinasi komunikasi verbal, seperti dialog dan ceramah, serta komunikasi nonverbal, seperti media visual dan simbol. Hasil menunjukkan bahwa komunikasi yang efektif mampu meningkatkan kesadaran warga terhadap pentingnya pengelolaan sampah dan manfaat ekonomi dari bank sampah. Kendala utama yang ditemukan meliputi rendahnya pemahaman masyarakat tentang manfaat bank sampah dan terbatasnya akses informasi terkait praktik terbaik. Edukasi melalui pelatihan rutin dan penggunaan media lokal menjadi strategi kunci untuk mengatasi kendala tersebut. Dengan pendekatan ini, partisipasi warga meningkat secara signifikan, sehingga mendukung keberlanjutan program bank sampah. A Case Report on Cholestatic Jaundice Secondary to Adverse Effect of Phaleria macrocarpa (Mahkota Dewa)
Drug induced cholestatic liver injury can posed a great diagnostic difficulty as a result of its long non-exhaustive list of potential offending causes which can be either prescribed or over-the-counter medications, such as medicinal herbs and remedies. Phaleria macrocarpa, or more commonly known as the ‘God’s crown’ by the local people of South East Asia, is not listed as one of the causes. This medicinal plant extract has been increasingly used for traditional treatment for various ailments. Here, we report a case of a young man who has no known medical illness presented with cholestatic pattern of liver injury which caused by chronic ingestion of Phaleria macrocarpa. The objective of this case report is to share the uncommon side effect of taking this traditional product which may have been under-reported due to the unknown effect
EVALUASI TARIF ANGKUTAN UMUM BERDASARKAN BIAYA OPERASIONAL KENDARAAN (BOK), ABILITY TO PAY (ATP), DAN WILLINGNESS TO PAY (WTP) (STUDI KASUS : PO. KALISARI CITRA JAYA TRAYEK TERMINAL ARJOSARI MALANG – TERMINAL PURABAYA SURABAYA)
Determining the tariff requires an objective evaluation based on existing provisions. Because it has to adapt to regulations, company conditions and the conditions of service users. Kalisari bus transportation is one of the providers of public transportation services on the Malang Surabaya route. Data was obtained from companies and the results of interviews with users of public transportation services. With the data that is available, it is analyzed to determine the operational costs incurred by the service provider, passenger capabilities, and passenger desires. The results of the data analysis show that the tariff based on BOK is RP 37,367.43, while the tariff based on ATP analysis on weekdays is RP 37,053.00 and on Saturdays and Sundays it is RP 38,925.00, the tariff based on WTP analysis on weekdays is RP 34,350. 00 and on Saturdays and Sundays it is RP 34,138.00, while the applicable or applied tariff value is RP 40,000.00. With the results of the BOK, ATP and WTP tariff analysis, it was concluded that the current tariff value is RP. 40,000.00 is the price recommended by the author for the applicable tariff amount

Huge Retroperitoneal Cyst Masquerading as Ovarian Tumour: A Case Report
Retroperitoneal cystic mass is a rare surgical condition that is often misdiagnosed preoperatively. Here, we report a case of a 56-year-old woman who presented with abdominal swelling for a 1-year duration, which was associated with lower abdominal pain for 6 months. Her abdominal radiograph showed a huge radiopaque lesion, and contrast-enhanced computed tomography scan of the abdomen reported it as a left ovarian serous cystadenoma causing local mass effect to the left ureter leading to mild left hydronephrosis. She underwent exploratory laparotomy and noted there was a huge retroperitoneal cystic mass. The histopathological assessment finding was consistent with a benign retroperitoneal cyst. This case report aims to share the rare case of primary retroperitoneal lesions, which can cause a diagnostic challenge preoperatively to all clinicians despite advanced achievement in medical imaging
