    Airbnb Density, Housing Prices, and Short- Term Rental Restrictions in Hawaii

    This paper evaluates the relationship between Airbnb density, housing prices, and short-term&nbsp;rental (STR) restrictions using a panel dataset of zip codes in Hawaii from January 2012 to&nbsp;September 2024. We first utilize a difference-in-differences and event study model that&nbsp;compares zip codes treated with STR regulations against untreated exempt zip codes to&nbsp;determine the effect of STR policy on both house prices and Airbnb density. Following this, we&nbsp;employ a two-stage least squares instrumental variables approach to estimate the effect of Airbnb&nbsp;density on housing prices. Our results find STR policy effect sizes decrease Airbnb density by&nbsp;26.4% and decrease housing prices by 3.92%. Additionally, we find that a doubling in the share&nbsp;of zip code housing units listed as Airbnbs increases house prices by 11.9%.</p

In February, international wire service coverage plunged 36% from the month earlier (January) and 18% from the previous year (February 2025).     As school privatization programs expand, advocates argue that vouchers and education savings accounts (ESAs) benefit public school finances. In its&nbsp;Fiscal Factbook: 2025 Edition, EdChoice, a leading privatization advocate, claims these programs save taxpayers money and help public schools financially when enrollment declines. But the report&rsquo;s data fail to support these assertions. For instance, its claim that per-pupil funding rose alongside privatization rests on an inappropriate inflation adjuster. National spending correlations are meaningless given vast state-level differences, and simple spending comparisons ignore student population and outcome differences. Such flawed analyses render the report useless for guiding school funding policy </div
