Preliminary market analysis for a luxury senior housing complex in the vicinity of Santa Fe

Facultad de Ciencias Económicas; Argentina.En la búsqueda de un mayor bienestar para adultos mayores y considerando que la esperanza de vida de las personas es cada vez mayor, la presente tesis buscó realizar un estudio preliminar de la respuesta de personas mayores de 55 años de la ciudad de Santa Fe y alrededores ante la propuesta de un complejo habitacional de lujo en la zona de los countries de dicha región, destinado a adultos mayores en buen estado de salud, y enfocado en brindar un servicio integral de los aspectos a cubrir para dicha franja etaria.
Para tal fin, se utilizó una metodología mixta que incluyó fuentes secundarias y primarias. Se realizó el estudio y análisis de la bibliografía y de la documentación relacionada con la temática; rastreo de complejos habitacionales a nivel mundial, nacional y local; entrevistas a informantes claves de barrios privados y de instituciones destinadas a adultos mayores de la ciudad de Santa Fe y cercanías; y se encuestó a 60 personas para caracterizar el usuario de un complejo habitacional de lujo para las proximidades a la ciudad de Santa Fe.
Los resultados revelaron que, en la región geográfica analizada, las opciones habitacionales que existen para adultos mayores se centran principalmente en el cuidado, detectándose una oferta limitada de emprendimientos con una mirada integral del adulto mayor. Sin embargo, un alto porcentaje de los entrevistados manifestó interés en la propuesta formulada, pero preocupación respecto al costo y a la distancia.In pursuit of enhanced well-being for the elderly, and considering the increasing life expectancy of individuals, this thesis aimed to conduct a preliminary study of the response of individuals aged 55 and above in the city of Santa Fe and its surrounding areas to the proposition of a luxury housing complex located within the country club areas of the region. This complex is intended for healthy older adults and is focused on providing comprehensive services tailored to this age group.
To achieve this goal, a mixed-method approach was employed, incorporating both secondary and primary sources. The methodology involved the study and analysis of relevant literature and documentation, a global, national, and local survey of housing complexes, interviews with key informants from private neighborhoods and institutions catering to the elderly in the city of Santa Fe and its vicinity, and a survey of 60 individuals to characterize the potential users of a luxury housing complex in the vicinity of Santa Fe.
The findings revealed that, in the analyzed geographical region, housing options for the elderly primarily emphasize care, with a limited supply of projects that adopt a holistic approach to senior living. Nevertheless, a significant percentage of respondents expressed interest in the proposed concept, although concerns were raised regarding cost and distance.
This preliminary investigation underscores the potential demand for a comprehensive luxury housing complex for older adults in the Santa Fe region, highlighting the importance of addressing cost and proximity concerns in further developments in this area

Particularmente se busca observar cuáles son las medidas preventivas urgentes, y las estrategiasmde protección de las mujeres víctimas de violencia de género que se despliegan en los hechos y las implicancias que estas tienen en la vida de ellas.
Se indagó sobre las prácticas y experiencias de quienes intervienen asistiendo y acompañando a mujeres en situaciones de violencia de género. Para ello se exploraron las perspectivas de las profesionales que se desempeñaron en el Área Mujer y Diversidad Sexual de la Municipalidad de Santa Fe.
Se trata de una investigación empírica, situada en la ciudad de Santa Fe en el año 2018, la metodología utilizada es cualitativa. Las técnicas de investigación utilizadas se realizaron a partir del análisis documental de bibliografía especializada en el tema, normativas e informes estadísticos. Además, se realizaron entrevistas en profundidad a informantes claves.The main objective of this research is to analyse the functioning in practice of the Comprehensive Protection System for Women provided for in Law No. 26.485. In particular, it seeks to observe the urgent preventive measures and strategies for the protection of women victims of gender violence that are deployed in the facts and the implications that these have on their lives.
The practices and experiences of those who intervene in assisting and accompanying women in situations of gender-based violence were investigated. To this end, the perspectives of the professionals who worked in the Women and Sexual Diversity Area of the Municipality of Santa Fe were explored.
This is an empirical research, located in the city of Santa Fe in 2018, the methodology used is qualitative. Facultad de Humanidades y Ciencias; Argentina.La tesis estudia la duplicación no adyacente (DnA), un fenómeno característico del español no estándar de la Patagonia argentina (EsPat). La primera parte del trabajo es descriptiva. En primer lugar, se distinguen dos tipos de DnA de acuerdo a la categoría gramatical del elemento duplicado: DnAN(ominales) y DnAV(erbales). En segundo lugar, se ofrece una caracterización prosódica, semántica y sintáctica de ambos tipos de DnA. A partir de los resultados descriptivos, la segunda parte de la tesis tiene como objetivo explicar los patrones de DnA del EsPat en el marco de la Gramática Generativa (Chomsky 2000, 2001). Para ello, se evalúan diferentes propuestas que existen en la literatura sobre estructuras con duplicación similares a las DnAs estudiadas en esta tesis y se concluye que ninguna puede dar cuenta de los comportamientos de los datos del EsPat ya que todas ellas asumen el Axioma de Correspondencia Lineal de (Kayne 1994) y, al mismo tiempo, la monoclausalidad de las secuencias con duplicación. Sobre la base de esta conclusión, la tesis desarrolla una explicación novedosa en la literatura sobre duplicaciones según la cual las DnAs del EsPat son estructuras biclausales. Además, se argumenta que la segunda cláusula (aquella que contiene al segundo duplicado) es un paréntesis. Dado que las DnAs no han sido abordadas en detalle por la bibliografía sobre el EsPat, la tesis busca contribuir al proyecto descriptivo del español patagónico inaugurado en trabajos como Acuña (1987), Malvestitti (1993), Acuña & Menegotto (1996), Virkel (2004), inter alia.The thesis studies non-adjacent lexical duplication (DnA), a typical phenomenon found in non-standard Patagonian Spanish (EsPat) in Argentina. The first part of this work is descriptive. First, two types of DnA are differentiated according to the grammatical category of the duplicated element: DnAN(ominal) and DnAV(erbal). Second, a prosodic, semantic, and syntactic characterization of both types of DnA is provided. Based on the descriptive results, the second part of the thesis aims at explaining the EsPat DnA patterns within the framework of Generative Grammar (Chomsky 2000, 2001). For this purpose, different proposals from the literature on structures with duplication similar to the DnAs studied in this thesis are evaluated. It is concluded that none of them can explain the behaviors of the EsPat data since all of them take the Linear Correspondence Axiom of Kayne (1994) and, at the same time, the monoclausality of sequences with duplication. On the basis of this conclusion, the thesis develops a novel explanation in the literature on duplication, which states that EsPat DnAs are biclausal structures. Furthermore, it is argued that the second clause (the one containing the second duplicate) is a parenthesis. Facultad de Ingeniería y Ciencias Hídricas; Argentina.En el presente Trabajo Final Integrador se realiza una revisión y análisis crítico de los lineamientos establecidos en el Plan de Gestión Ambiental existente y elaborado en la etapa de proyecto del establecimiento en estudio. Sobre esta base y analizando la realidad actual, convalidar si lo planteado inicialmente en dicho Plan es aplicado y es acorde a la situación actual de la empresa o si necesita ser readecuado.
El procedimiento de trabajo fue, en una primera instancia, realizar el reconocimiento y relevamiento in situ de las actividades que lleva adelante la empresa. Luego, con dicha información y con la identificación de la infraestructura y del equipamiento disponible se analizó lo contemplado en el PGA vigente, para así comparar el mismo con las condiciones existentes. Por otro lado, se realizó un estudio exhaustivo respecto a la nueva legislación en materia ambiental, desde la actualización del Estudio de Impacto Ambiental del año 2012, hasta la actualidad.
También se analizaron los nuevos impactos ambientales generados por las modificaciones al proyecto inicial de la empresa realizando una actualización de la Matriz Ambiental de valoración cualitativa de impactos.
En función de los resultados obtenidos se concluye la necesidad de adecuar distintos aspectos del actual PGA considerando las nuevas instalaciones, actividades productivas, insumos, impactos y legislación en materia ambiental y proponer la presentación correspondiente ante la Autoridad Ambiental Provincial.
Asimismo, para evitar que esta situación se repita con el transcurso del tiempo y mantener actualizado el PGA se sugiere efectuar una revisión periódica del mismo.In this Integrative Final Work, a review and critical analysis of the guidelines established in the existing Environmental Management Plan and prepared in the project stage of the establishment under study is carried out. On this basis and analyzing the current reality, validate if what was initially proposed in said Plan is applied and is in accordance with the current situation of the company or if it needs to be readjusted.
The work procedure was, in the first instance, to carry out the on-site recognition and survey of the activities carried out by the company. Then, with this information and the identification of the infrastructure and available equipment, what was contemplated in the current PGA was analyzed, in order to compare it with the existing conditions. On the other hand, an exhaustive study was carried out regarding the new legislation on environmental matters, from the update of the Environmental Impact Study of 2012, to the present.
The new environmental impacts generated by the modifications to the company's initial project were also analyzed by updating the Environmental Matrix for qualitative impact assessment.
Based on the results obtained, the need to adapt different aspects of the current PGA is concluded, considering the new facilities, productive activities, inputs, impacts and legislation on environmental matters and to propose the corresponding presentation before the Provincial Environmental Authority.
