    Flooding of residential property is a real and growing phenomenon in the Malaysia and is causing short and long-term detriment of various kinds to its victims. The issue of potential decrease in value of those properties which are located on the floodplain, though much discussed in the media, has received scant attention in the Malaysian research literature. An extensive literature survey of Anglo-Saxon and US origin has revealed a need for methodological innovation in the field of temporal impact of flooding and the inadequacy of the current paradigms for inclusion of insurance into flood modelling. The main thrust of this research is to determine whether flooding has any effect on housing prices in Malaysia. The ancillary objectives of this study are limited to a search for evidence that expected annual flood damages borne by flood plain activities are or are not capitalized into the fair market value of floodplain properties in Malaysia. Addressing this question is more involved than just comparing the actual price of a floodplain property to a hypothetical, otherwise identical, non-floodplain property. This study defines this difference as the discount for floodplain location. The discount for floodplain location, however, does not necessarily equate to discount for primary flood damages. The location discount represents the net effect of all attributes, positive and negative alike, associated with floodplain location which affects property value. Examples of positive attributes are access to recreational boating and river views. Negative attributes include clean-up costs and loss of income during a flood. Hedonic price models are used to empirically measure a discount due to primary flood damages, separate from the discount for floodplain location. Hedonic price models describe the contribution of a property attribute to the overall price. The models are empirically assessed with multi-variety regression models where sale price is the dependent variable and the property attributes are the independent variables. This study reviewed existing academic literature on hedonic price models of the floodplain real estate market. In addition, two hedonic price model cases were studied to answer some of the questions raised in the literature review. The case studies used price data on Damansara and Dungun. The output from this study makes a contribution to the understanding of the impact of flooding on house prices, allowing for better valuation advice. Empirical findings are that the understandable concerns of residential property owners at risk of flooding regarding long term loss of property value are largely unfounded. Price discounts are observed for some recently flooded areas but they are temporary. The output from the study also makes a methodological contribution in extending concepts relating to the relationship between flooding, insurance and house prices. This development is anticipated to facilitate refinement and updating of the empirical findings with reduced effort in the light of future event

    Diversiti atau kepelbagaian merupakan satu isu yang semakin penting dalam organisasi khususnya dalam era globalisasi yang menjadikan dunia semakin kecil dan meluaskan interaksi antara manusia. Umumnya diversiti dalam organisasi merujuk kepada kepelbagaian tenaga kerja iaitu keunikan yang dimiliki oleh individu di tempat kerja. Setiap individu dikatakan unik kerana mereka mempunyai nilai-nilai tersendiri yang berbeza seperti ketrampilan, kepercayaan, personaliti, budaya, jantina, kaum dan sebagainya lagi. Kepelbagaian ini bukan sahaja perlu dihargai tetapi juga perlu diuruskan secara berkesan untuk mewujudkan persekitaran kerja yang positif dalam organisasi. De Cenzo (1997) mendefinisikan kepelbagaian tenaga kerja (workforce diversity) sebagai perbezaan-perbezaan yang dibawa oleh individu atau kumpulan yang berbeza ke tempat kerja seperti jantina, kewarganegaraan, umur, dan bangsa. Robbins (1997) menjelaskan bahawa diversiti berlaku apabila organisasi menjadi lebih jelas dalam sesuatu ketidaksamaan seperti jantina, bangsa, dan etnik. Fred Luthans (1995) pula mendefinisikan diversiti sebagai satu situasi yang muncul apabila ahli-ahli dalam sesuatu kumpulan atau organisasi berbeza di antara satu sama lain dari segi umur, jantina, etnik, dan pendidikan. Reece & Brandt (2000) membahagikan diversiti kepada dua jenis yang utama iaitu Diversiti Primer (Utama) dan Diversiti Sekunder.Diversiti primer merujuk kepada ciri-ciri atau sifat-sifat individu yang tidak boleh diubah seperti umur, bangsa, jantina, dan keadaan fizikal. Ciri-ciri ini bersifat semulajadi kekal atau diwarisi secara keturunan. Misalnya jika ibu bapa kita berbangsa Melayu maka dari segi bangsa kita akan kekal berbangsa Melayu.Semakin tinggi darjah perbezaan dalam diversiti primer, semakin sukar untuk seseorang itu menerima dan memahami individu lain. Dimensi Sekunder pula merujuk kepada ciri-ciri yang tidak bersifat semulajadi dan boleh diubah mengikut orientasi dan kehendak individu. Contohnya kesihatan,agama dan kepercayaan, tahap pendidikan, pendapatan dan adat serta budaya. Kedua-dua dimensi ini akan membentuk personaliti, pegangan, persepsi dan nilai individu yang unik dalam kehidupan.     The purpose of this study is to provide new animation and a rebranding design for Wan Animation Studio, founded in Terengganu, Malaysia, by Muhammad Ridzuan Bin Ahmad. The studio has prospered in the 2D animated content market by showcasing the colorful fabric of Malaysian culture. The animation studio opened for business on January 30, 2016. This entails a well-balanced blend of straightforward but captivating artistic expression and humorous narratives, building a devoted following via the 'Wan Animation YouTube channel. Taking note of the studio's singular concentration on the Malaysian way of life, a calculated move is made to broaden into daring 2D animated films. The goal is to draw in new viewers while maintaining the interest of the current audience. But there's a problem with the lack of marketing initiatives to increase the channel's audience.There is a comprehensive strategy to solving this problem. Developing a fresh animation style acts as a guide for viewers to learn about the emerging adventure genre. In addition, building a website can provide an immersive experience by exploring character design, animation techniques, workflow, and narrative specifics. Furthermore, Wan Animation Studio's characters are undergoing a visual makeover that will increase their attractiveness. The marketing strategy includes eye-catching posters, print advertisements, and carefully chosen teasers or trailers that reveal the studio's most recent production. In my opinion, this all-encompassing approach aims not merely at rebranding but at orchestrating a revival of Wan Animation Studio's essence. By seamlessly bridging the gap between the captivating world of 2D animated adventures and the well-established fabric of Malaysian lifestyle content, this strategy aspires to redefine and revitalize the very identity of Wan Animation Studio, ensuring its enduring relevance and resonance in the ever-evolving landscape of animated content creation

    Interdependence Practice among Elderly People with Severe Cataract Blindness in Malaysia

    The practice of interdependence are essential among the Malay older people in the community to sustain healthy daily living activities and enhanced quality of life (QoL) (Abdul Mutalib et al, 2016). Contributing factors include family support, personal beliefs, cultural affiliations, and religious obligations. The benefits include reducing depression and social isolation, and significant improvement in their health status, socialisation and life satisfaction (Abdul Mutalib et al, 2016; Wan-Ibrahim & Zainab, 2014). However, the second National Eye Survey (NES II) 2014 revealed the prevalence of blindness and low vision among the older people aged 50 and above in the country as 1.2 % and 5.4 % respectively (Mohamad Aziz Salowi, 2014). The single main cause of blindness and low vision was cataract with estimated number of eyes that require surgery in 2014 was more than 670 000. Majority of the patients with cataract believed they did not need surgical treatment (Mohamad Aziz Salowi, 2014). They seems to have limited awareness that individuals facing vision loss are at higher risk of falls, injuries, depression and social isolation, and the heightened effects of other health conditions (Stuck et. al., 1999). The aim of this study is to understand how the elderly people in Malaysia could endure their progressive visual deterioration until blindness due to cataract in spite of active interdependence practice. It will enable health practitioners to find ways to effectively advocate and promote earlier cataract surgical treatment to improve their QoL
