Neighbourhood rental market integration and private rent trajectories – evidence from the city of Vienna
Get PDFThe urban housing regime in Vienna is often regarded as one of the last integrated rental markets once described by Kemeny. Thus, according to the theory, private landlords should be forced to charge lower rents due to direct competition from the social sector. This paper formally tests this hypothesis on a very local level by linking private rent trajectories across Viennese subdistricts to their housing market structure while controlling for possible effects of location, initial prices and socioeconomic variation. Indeed significant evidence for a price dampening effect is found, as higher shares of limited-profit housing within the local rental market substantially increase the probability of a subdistrict joining a lower rent development path. However, the magnitude of the effect increases considerably for more peripheral locations associated to less demand pressure. A similar relationship is found for municipal housing, but with much lower impact, most likely due to comparatively stronger entry barriers. Thus this paper concludes a price dampening neighbourhood effect which varies with the openness of the social housing supply and the centrality of the location

No full textBu çalışma, kırk yılı aşkın süredir edebiyatımıza roman, öykü, deneme, anı, inceleme türünde eserler vermiş son dönem Türk edebiyatının en verimli yazarlarından biri olan Selim İleri'nin eleştiri anlayışını ortaya koymak için hazırlanmıştır. Çalışmanın ilk bölümünde Selim İleri'nin hayatı ve eserleri hakkında bilgi verilmiş, ikinci bölümünde İleri'nin sanat anlayışı ve Tanzimat Döneminden Cumhuriyet'e edebi türler ve bu türlerde verilen eserler hakkındaki yorumları değerlendirilmiştir. Çalışmanın üçüncü bölümünde ise İleri'nin görsel ve dramatik sanatlara dair görüşleri yer almaktadır.
Selim İleri'nin gazete ve dergi yazıları, kurmaca dışı kitapları ve bazı röportajları yazarın eleştiri anlayışını ortaya koymaktadır. Gazete ve dergi yazılarında duru ve akıcı bir dil kullanan İleri'nin samimi bir üslubu vardır. asker, eğitimci, sporcu ve milletvekili olarak görev yapmış çok yönlü bir kişiliktir. Onun bilhassa
beden terbiyesi ve spor alanındaki faaliyetleri, zeybek oyunlarına yönelik araştırma, inceleme ve
derleme çalışmaları ülke çapında tanınmasını sağlamıştır. Selim Sırrı’nın dikkat çeken bir diğer yönü
yazar kimliğidir. Hizmet gazetesinde Fransızca eserlerden kısa pasajlar tercüme ederek yazarlığa ilk
adımını atan Selim Sırrı, döneminin gazete ve dergilerinde yazmış, ömrü boyunca altmış kitaba imza
atmıştır. Küçük yaştan itibaren sanata meyilli bir kişiliği olan Selim Sırrı’nın öğretici nitelikteki
kitaplarının yanında iki hikâye kitabı vardır. Kitaplarından ilki yirmi beş kısa hikâyeden oluşan
Kahkaha Sultan [1923], diğeri yirmi altı hikâyenin toplandığı Olmuş Şeyler [1949]’dir. Selim Sırrı,
ilk hikâye kitabındaki on sekiz hikâyesini küçük çaplı değişiklikler yaparak ikinci kitabına aktarmıştır.
Tekrar yayımlar göz ardı edildiğinde yazarın toplamda otuz iki hikâyesiyle karşılaşılmıştır. Bu
çalışmanın amacı, Selim Sırrı’nın hikâyeciliğini değerlendirmek, hikâyelerinin Türk edebiyatındaki
yeri ve önemini belirlemektir. Çalışma kapsamında yazarın kitaplaşmış hikâyeleri muhteva, yapı, dil
ve anlatım başlıkları altında incelenmiştir. Çalışma sonucunda Selim Sırrı’nın Cumhuriyet dönemi
hikâye yazarı olarak, II. Abdülhamid ve II. Meşrutiyet dönemlerinde İstanbul’daki sıradan insanların
hayatlarına odaklandığı, realist bakış açısıyla gözleme dayalı gerçek hayat sahneleri sunduğu
görülmüştür. Çalışma, yaşadığı dönemde meslek hayatı ve öğretici kitaplarıyla ön plana çıkmış bir
şahsiyeti hikâyeciliğiyle tanıtması yönüyle edebiyat tarihine katkı sağlayacaktır.Selim Sırrı Tarcan [1874-1957] had a versatile personality who served as a soldier, educator, athlete
and deputy throughout his life from the last period of the Ottoman Empire to the Republic. He was
recognized across the country through his activities, especially in the field of physical training and
sports, and his research, review and compilation studies regarding zeybek dances. He is also a man
of mark due to his identity as an author. Selim Sırrı, took his first step as an author by translating
short passages from French works in the newspaper referred to as Hizmet, wrote in the newspapers
and magazines of his period and put his signature sixty books throughout his life. Selim Sırrı, who
was prone to art since childhood, has two story books in addition to his books qualified as didactical.
The first of his books is Kahkaha Sultan [1923], consisting of twenty-five short stories, and the other
is Olmuş Şeyler [1949], in which twenty-six stories are collected. Selim Sırrı transferred eighteen stories from his first story book to second with making minor changes. When re-publishments are
ignored, a total of thirty-two stories of the author are encountered. The aim of this study is to
determine the storytelling of Selim Sırrı as well as the position and significance of his stories in
Turkish literature. Within the scope of the study, the stories of the author’s in his books were
examined under the titles of content, structure, language and expression. As a result of the study, it
was seen that Selim Sırrı, as a story writer of the Republic era, focused on the lives of ordinary people
in Istanbul during the Abdülhamid II and Second Constitutional Monarchy periods, and presented
real-life scenes based on observation from a realistic perspective. The study will contribute to the
history of literature in terms of introducing a personality known for his professional life and didactical
books during his lifetime, through his storytelling

Hikâyeleri değişik açılardan ele alınıp bir takım tahlil ve değerlendirme metotlarına tabi tutulmuştur. Elde edilen bilgiler ve değişik verilerden yola çıkılarak çeşitli tespitler yapılmış, çalışmaya zenginlik katacak yorumlarda bulunulmuştur. Selim İleri, yazdığı modern hikâyelerle kırk yıldır Türk Edebiyatı'nı zenginleştiren önemli yazarlardandır. Ve kendisine özgü bir öykü dünyası kurmayı başarabilmiştir. Onun sanat anlayışını ve öykü poetikasını tam olarak belirleyebilmek için biyografisi hakkında da bilgi sahibi olmak gerekmektedir. Ki çalışmamızda zaman zaman söyleşilerine, anı kitaplarına ve röportajlarına başvuruşumuz bu yüzdendir. Bu çalışma; Giriş, Selim İleri'nin Hayatı, Selim İleri'nin Hikâyelerinde içerik, Yazarın Eserlerinde Biçim/Yapı, Teknik Özellikler, Dil ve Üslûp, Sonuç, Kaynakça, Ekler bölümlerinden oluşur. Asıl yoğunlaştığımız nokta ise eserlerin muhtevası/içeriği üzerinedir. Çalışmada elde edilen bütün veriler, bilgiler ve yapılan değişik tespitlerden yola çıkılarak Selim İleri'nin modern Türk Hikâyeciliği içerisindeki yeri belirlenmeye çalışılmıştır.In this study, we focused on one of the most important living authors of the Turkish Literature-Selim İleri and fifty-three stories of him. Those stories were considered from different points of view, and subjected to several analysis and evaluation methodes. Starting from our findings and the other data available, various ascertainments and comments that contribute to the richness of our work. Selim İleri, is one of the most significant author of the Turkish Literature, and with his modern stories that enriched it for forty years. He has succeeded in constructing a specific world of stories. In order to fully determine his understanding of arts and his poethica of stories, one needs to get familiar with his biography, too. To this end, we, from time to time, referred to his conversations, memorial books and reportages. The contents of the stories of Selim İleri are; form / structure, some technical aspects, tongue and style, ending, bibliography and appendices. Closing the rent index gap—Supply upgrading and housing rent growth across Viennese neighbourhoods
No full textThis paper advocates for a greater emphasis on theoretical drivers in the operationalizations of gentrification in empirical studies. In the context of supply sided concepts, this can be achieved by focusing on the transmission channels between drivers and socio-spatial outcomes, particularly through the rental market. Linking insights from the gentrification, price index and hedonic regression literature, this paper seeks to provide a novel framework capable of quantifying neighbourhood level rent gap closings via index construction. It relies solely on listing data and is therefore reproducible in most urban settings. Nonetheless, it is also highly adaptable to a variety of regulatory contexts and other housing market idiosyncrasies through the design of the underlying hedonic regression model. Drawing on data from the city of Vienna, local rent changes and their relationship to housing supply upgrades are quantified. Inventory and scheduling problems in supply chain management

Three chapters are dedicated to di fferent problems, two of them dealing with vessel scheduling and container management, where as the last one deal with inventory management of critical supplies at hospitals, during time of surging demand. We propose heuristics and exact approaches for these problems that are both e fficient in terms of time, and accurate enough to our needs. Municipal and limited-profit housing as a price damper for the profit-oriented rental market: A small-scale analysis for Austria
Get PDFDie Vorteile des sozialen Wohnungsbaus sind mittlerweile gut dokumentiert: Nicht-profitorientierte Anbieter von Mietwohnungen sind in Österreich in der Lage, breite Bevölkerungsschichten mit erschwinglichem und hochwertigem Wohnraum zu versorgen. Weit weniger wurden bisher die indirekten Effekte des sozialen Wohnungsbaus erforscht. Diese Diplomarbeit möchte jenem Aspekt näher auf den Grund gehen und beschäftigt sich daher mit der Frage, inwieweit positive, preisdämpfende Spillover-Effekte, welche vom sozialen Wohnungsbau auf das kommerzielle Mietmarktsegment ausgehen, nachweisbar sind. Österreich, mit seinem umfangreichen sozialen Wohnungsbestand und dem in der Literatur oft hervorgehobenen „integrierten“ Mietwohnungsmarkt, bietet ideale Voraussetzungen zur Erforschung der positiven, indirekten Wirkungen des sozialen Wohnbaus. Dafür wird im Rahmen dieser Diplomarbeit ein hedonisches Preismodell Entwickelt, um landesweit verfügbare Angebotspreise für kommerziell vermietete Wohnungen mit der jeweiligen regionalen Marktstärke sozialer Wohnbauträger zu vergleichen. Zusätzlich werden die wohnpolitischen und wirtschaftstheoretischen Grundlagen der Fragestellung aufgearbeitet sowie Einblicke in die Systematik des sozialen Wohnbaus und in die österreichische Wohnungswirtschaft gewährt. Es kann nachgewiesen werden, dass soziale Wohnbauträger bei ausreichender Marktstärkte einen preisdämpfenden Einfluss auf die Mieten kommerzieller Anbieter haben, wobei der Effekt insbesondere auf die gemeinnützigen Bauvereinigungen zurückgeht. Aus dieser Arbeit können wertvolle Erkenntnisse für die Beurteilung der Gesamtsituation am österreichischen (Miet-)Wohnungsmarkt abgeleitet werden. Dabei zeigt sich, dass eine regional differenzierte Betrachtung unbedingt notwendig ist.The benefits of social housing are well-documented: Non-profit providers of rental housing in Austria are able to supply broad segments of the population with affordable and high-quality living space. However, the indirect effects of social housing have been researched far less. This thesis aims to explore this aspect in greater depth by examining the extent to which positive, rent-dampening spillover effects from social housing can be observed in the commercial rental market segment. Austria, with its extensive stock of social housing and its "integrated" rental market—often highlighted in the literature—offers ideal conditions for investigating the positive, indirect effects of social housing. To this end, this thesis develops a hedonic pricing model to compare commercially rented apartments' nationally available listing prices with the regional market strength of social housing providers. Additionally, the study delves into the housing policy and economic theory foundations of the research question, while also providing insights into the structure of social housing and the Austrian housing market. It can be demonstrated that social housing providers, when possessing sufficient market strength, have a rent-dampening effect on the rents of commercial providers, with the impact being particularly attributed to non-profit housing associations. This work provides valuable insights for assessing the overall situation of the Austrian (rental) housing market. It shows that a regionally differentiated analysis is absolutely necessary
Econometric Rent Modeling in a Highly Regulated Market
No full textThis paper proposes a semiparemetric hedonic rent model tailored to the Viennese private rental market. Based on the broader hedonic rent modeling literature and explicitly considering the debates within a broader housing research literature on Vienna, several candidate models are suggested. Various extension include heterogeneity between the regulatory regimes as well as local deviations in time-trend as well as the use of a spatially structured predictor. The models are estimated using a large and unique set of microdata and performance is compared by AIC. Indeed, we find evidence to include all of the proposed extensions

The author, especially in the series called İstanbul Kitaplığı, İstanbul Yalnızlığı, İstanbul İlk Romanımda Leylak, İstanbul Seni Unutmadım, İstanbul Hatıralar Kolonyası, İstanbul Lale ile Sümbül, İstanbul’un Sandık Odası, İstanbul Mayısta Bir Akşamdı, İstanbul’un Tramvayları Dan Dan!, Yaşadığım İstanbul, İstanbul Bu Gece Yine Sensiz, and the one consists of food stories Oburcuk Mutfakta tells the İstanbul of his childhood, youth and adulthood. The author often mentions the city’s eating habits, eating places, the role of eating in the house. The author’s narratives he frames as food culture appears in his fiction as well. In this study, the food culture elements mentioned in the novels, stories, essays, memories and theatre scripts that Selim İleri wrote between 1968-2018 were researched thematically.Edebi eserler içinde yaratıldığı toplumun kültürel unsurlarını içerirler. Bu kültürel unsurlara dâhil edebileceğimiz en önemli başlıklardan biri kuşkusuz yeme içme kültürüdür. Selim İleri’nin eserleri yeme içme kültürüne ait birçok unsuru barındırmaktadır. Yazar, farklı türde yazdığı eserlerinde yeme içme unsurlarını ve mekânlarını kullanma noktasında Türk edebiyatında önemli bir yere sahiptir.
