    Analysis of Buying Decision Variables for Subsidized Residence (A Case Study at Housing Banyu Herang Regency Garut)

    Abstract- The main themes  of this  research on the "location  housing, ease of getting loans, income, house prices, facility and public facility and legal aspect of the home purchase decision in Banyu Herang Garut Regency". The method used in this research is quantitative research methods to approach the problem formulation descriptive and verification. In this study, the data used is primary data. The statistical test used in this study multiple linear regression method. Results of research are based on a statistical calculation results of multiple regression analysis, it can be concluded that, partially, the variable housing Locating affect the Home Purchase decision, and for variable Ease of Getting Loans no effect on the Home Purchase decision, variable income does not affect the Home Purchase decision and also variable House Prices affect the Home Purchase decision, Facilities variable does not affect the Home Purchase final decision and Legal Aspect variables affect the Home Purchase decision. For analysis together simultaneously variables simultaneously housing Locating variable (X1), Ease of getting loans (X2) Income (X3) House prices (X4) Facilites (X5), and Legal aspect (X6) effect on variable Home Purchase Decision (Y) with a total effect of 92.5%, while the remaining 7.5% is influenced by other factors not observed. Keywords: Locating housing, Easy of getting loans, Income, House prices, Facility and public facility and Legal aspect of the Home Purchase decision

    Transforming Museum Experience Using User-Experience Based New Product Development

    Abstract. Museum is a public space in which the society can find both educational and recreational values. According to Hooper-Greenhill (1999), museum should function as one of educational media for society, therefore the relevance of its product and its function is considered important. However, along with the vast development modern civilization in big cities in Indonesia, museum becomes less popular compared to other public spaces such as mall. The problem lies on the unninovative product presented in museum, which is described as stagnant, not interactive and unattractive by its target market: children and family. Therefore, researcher attempt to solve the problem through proposing new product development (NPD) method. In today’s world, industrial-age product development methods which only focused on feature is proven to be inefective, leaving company to build something people don’t need. Thus, new product development method is invented, putting user research as first step of the entire product development process. Taking also into account, a great product is not merely build based on feature, but experience. That’s where researcher need to consider User Experience as the core of the product. Therefore, this research is conducted to examine the first step of product development process based on Crawford & Benedetto Model with focus on User Experience. Bandung Geological Museum is choosen as the site of research based on its significancy toward West Java people, specifically Bandung people. Researcher attempt to asses current need of museum visitors compared to the current experience presented using Laddering Method interview proposed by Zaaman & Abeele in 2010 based on following aspect: motivation, feel, thought and learn. Later, researcher presented them with three different level of product interactivity based on Fragidis et al model proposed in 2014. The result shows that the most desireable experience desired by children as Bandung Geological Museum visitors are related to these keyword: co-creation interactivity, familiarity and dinosaurs-themed.As a response to the finding, researcher propose an idea of creating buildable paper dinosaurs mask with voice changer feature.     Analyze the Role of Tourist Motivation toward Satisfaction and Identification the Push and Pull Motivational Factors among Bandung Tourist

    Abstract. In the upcoming 2019, the Indonesian government is targeting an increase in the contribution of the tourism industry to be 8% for the total economy of Indonesia. The target that requested by the government makes a lot of development in the field of tourism industry. Data provided by the Central Bureau of statistic Indonesia showed a rise in the number of accommodation in the form of his hotel in every year in every province in Indonesia. This situation makes competition in the field of tourism industry in Indonesia is getting tight. The tourist motivation that could be a push factor to go on a trip and be a pull factor in deciding the travel destination that they want to visit can affect their satisfaction levels in their traveling activity. Another factor that examined in this study is travel experience of tourists who visit the city of Bandung for their holiday / vacation. The results of this study showed that the majority of tourists motivated by desire for relaxation, the reason that lead the tourist to a need of relaxation is their hometown atmosphere that make them bored of it. Other factors that attract tourists to visit the city of Bandung is the culinary tourism in Bandung. Many of the travelers who chose Bandung as a travel destination, they spend most of their time to visit cafes and restaurants. Motivation and experience that use to measure the tourist satisfaction shows that there is a positive effect from the tourist motivation and tourist experience to the tourist satisfaction. Although there is a positive influence from tourist motivation to the to the tourist satisfaction, the results of this study show that, the direct influence that was brought by the tourist motivation to satisfaction of travelers is smaller when compared with indirect influence on the tourist motivation to tourist satisfaction that through tourist experience. With the results of this study, recommended to the marketing department of the Bandung tourism industry to keep maintaining tourist experience from the tourists and also pay attention to the motivation that makes them traveled in Bandung, because when the motivation they met in a tourist area, then satisfaction rating will also increaseKeywords: Tourist, Motivation, Experience, Satisfaction, Push and pull theory, Bandung

    Long-Run Performance of Private-Equity-Backed Initial Public Offering in the Southeast Asian Markets

    Abstract— Over the past decade, the number of private-equity (PE) investments grew across the Southeast Asian markets, which was due to its rapid economic growth and lesser competition. However, while some believe that this has a positive impact to the economy, the real contribution of PE-backed transactions is unclear, as there is no study yet observing the nature of these transactions that specifically focuses on the Southeast Asian markets.This 6-month study examines the long-run stock performance of PE-backed initial public offering (IPO), by examining the historical data from the period of 1996 to 2016. This research uses market-adjusted and risk-adjusted returns to calculate the long-term stock returns. The result indicates although the performance of PE-backed IPOs differs in every market, generally, it underperforms almost all indices. However, it is less underperformed than the paired non-PE-backed IPO.This study aims to give an outlook of how a PE-backed IPO performs in the market. The finding is hoped to deliver some insights for financial sponsors, issuing firms, underwriters, and investors regarding the nature of the transactions in the Southeast Asian markets.Keywords: private equity, initial public offering, capital market, security performance, Southeast Asia

    Relationship Analysis between Demographic Factors, Job Satisfaction, and Job Performance among Formal Employees in DKI Jakarta

    Abstract. The primary resource to support the productivity of innovative, high quality, and competitive product is proven gained from highly performing employees. Any aspect related to high performance thus has become an interest to organizations to stay in the business and protect their profit. Some studies and wisdom indicate that job satisfaction is one of the biggest aspects affecting the performance of an employee.  DKI Jakarta is the capital city of Indonesia. Not only as the central of the government, but also as the central of economics, businesses, and employments. In 2015, formal workers took 73% of the total working citizen, which indicates as the highest proportion of overall working citizen in DKI Jakarta comparing to informal workers. The growth of formal worker is seen to be the biggest with an increase percentage of 10.26% in one year, it means that 344 thousands of people were get employed within a year. Therefore, this research was constructed to enrich and complete the scarcity in previous studies regarding the relationship between job satisfaction and job performance. The specific type of object was formal worker in DKI Jakarta area. The study was executed by distributing questionnaires in regard to demographic factors, job satisfaction, and job performance to 258 respondents who are currently employed as formal workers. The data collected was analyzed using Microsoft Excel, SPSS 20, and processed through Descriptive Analysis, Chi Square Analysis, T-Test, and Simple Linear Regression. The result found that formal workers’ demographic factors (age, gender, and education level) of DKI Jakarta are not associated with Job Satisfaction. While the relationship between job satisfaction and job performance was found positively related. Not only relations, the author discovered that whenever one’s job satisfaction increase as 1 unit, his performance at work will also increase as 0,738 unit.     Are Foreign Banks More Efficient than Domestic Banks? Case Study: Indonesia

    Abstract.The aim of this study is to analyze and compare the efficiency of foreign and domestic conventional banks in Indonesia in 2013-2015 based on the BUKU 3 category regulated by Bank Indonesia and further sees the growth of those efficiencies by each month during the period of the study. The objects of this study are 9 foreign and 11 domestic conventional banks that operated in Indonesia in2013-2015. Data are retrieved from monthly financial reports of the sample. This study uses input-oriented Variable Return to Scale (VRS) Data Envelopment Analysis (DEA) model with intermediation approach to measure the technical efficiencies of the banks and Malmquist Index to investigate the growth of the efficiencies and also the monthly growth of the sample in the analysis period. Mann-Whitney test is used for hypothesis testing to examine the significance level of the efficiencies and its growth. DEA results shows that in aggregate, foreign banks are more efficient than domestic banks. The malmquist index results presents that domestic banks have higher average growth compared foreign banks in the period of analysis. Moreover, the sample’s performances in terms of monthly changes from the malmquist index experience fluctuation. However, there are no significant differences of both efficiency and its growth of foreign or domestic conventional banks in Indonesia during the period, meaning that both bank groups whether foreign or domestic banks in this study are operating in almost the same level.Keywords: foreign banks, domestic banks, efficiency, Data Envelopment Analysis, Malmquist Inde

    Abstract. Purpose – The purpose of this paper is to give recommendation in terms of inventory management to Tang Company. So that, production is on time and in the right amount (avoid overstock, shortage).  Methodology / Approach – The methodology used for the research is interviewing company’s Director and Secretary and collecting company’s purchasing and sales data to get company’s business and product data. After that, company’s type of demand is identified and a new inventory model which suits with the demand characteristic is proposed. Current company’s inventory management system is also analyzed and compared with proposed inventory model to see whether the new inventory model gives more benefit to the company. Finally, recommendations will be given to the company with how to implement it to their system and daily operation. Findings – Tang Company’s demand and lead time are variable, so probabilistic model is used to determine the safety stock and reorder point. EOQ model is used to maximize order quantity, while Material Requirements Planning technique is used to calculate total cost for proposed inventory management. After both existing and proposed inventory management results are compared, it seems that the company can save a large number of money by implementing the new inventory model. Research Limitation – The limitation of the research is types and colors of material and final product, which are bur polyester benhur, donker, and black; and purchasing data and sales data, which are from 1st January 2014 until 31st December 2014. Keywords: Inventory Management, Economic Order Quantity, Probabilistic Model, Material Requirements Planning, Textile Industry.Â

    Feasibility Analysis of New Priok Port Project Phase 2 by Indonesia Port Corporation II

    Abstract. Indonesia Port Corporation II (IPC) is a state-owned enterprise (SOE) that is involved in port and harbor services in ten provinces of Indonesia. Currently, the state company seeks expansion through changes in its strategic approach in order to become a world-class port operator. In order to become a world-class port operator and solve the overloaded dock in Indonesia, IPC develop and built Project New Priok Port. The complete New Priok Port project is divided into two phases. The first phase will be in total area 268 hectare, Phase II will be in total The phase 2 will be in total 300 ha, that will be built 4 containers terminal. Phase 2 become important stage since phase 1 considered not enough to handle the excess demand of the container terminal as the growth of the country by each terminal increasing 2,000 TEU/years and also in order to be a world-class port operator, phase 2 will be the trigger for Indonesia’s port to attract international vessels because it makes Tanjung Priok able to handle foreign large vessels.  Literature study and financial analysis methods used in this research are cash flow, Net Present Value (NPV), Internal Rate of Return (IRR), Weighted Average Cost of Capital (WACC), Capital Asset Pricing Model (CAPM), and Payback Period (PBP). Result of this analysis paper implies the feasibility of the New Priok Port Project Phase 2 and benefit for IPC II. The analysis turn out to the positive NPV, bigger IRR than WACC, sooner pay back period than economic value and the positive profitability index. This project is economically feasible and recommended to be conducted to generate profit, fulfill the demand, and to be a world-class port operator. Keywords: Cash Flow, NPV, IRR and Payback Perio
