    Cakung with an area of 42,278 Km2, will be carrying out a regional development process which is supported by one of the developers PT. Modernland Realty Tbk in the residential area of Jakarta Garden City. This research is focused on the comparison of the feasibility value of apartment investment with house landed for potential investors. The research data is processed through a comparison of investment feasibility value analysis using the calculation method of NPV (Net Present Value), IRR (Internal Rate of Return), BCR (Benefit Cost Ratio), and Sensitivity Analysis within the next 30 years with an interest rate of 3,47% and 4,25%. The results of a comparative analysis of the feasibility of property investment at an interest percentage of 3.47% for an apartment's NPV value of Rp. 2,374,811,235 and a house's NPV value of Rp. 353,721,256. The IRR value for apartments is 7.7% and for houses is 4.8%. The BCR value for apartments is 2.18 > 1 and for houses is 2.08 > 1. Sensitivity analysis on the NPV value of apartments with a return value of 7.7% (Rp. 630,183,652 > 0) and NPV of a house with a return value of 4.8% (Rp. 680 .005 > 0). The results of the research will be information or material for consideration, especially for potential investors in choosing a form of property investment

    This research discusses the intention to use e-office applications for managing maritime documents at the Tanjung Perak Harbormaster and Main Port Authority (KSOP) Office. As an application in government agencies, E-Office is very important in speeding up information, increasing performance, productivity, and ease of implementation. This research aims to determine the influence of e-office quality on intentions to use e-office technology at KSOP Utama Tanjung Perak. This method combines the Technology Acceptance Model (TAM) andWebqual techniques. TAM is used to measure users’ perceived acceptance of technology, which consists of 4 constructs: Perceived Effectiveness (PU), Attitude Toward Use (ATU), Perceived Ease of Use (PEOU), and Behavioral Intention to Use (BIU). The WebQual method for measuring the influence of quality consists of 3 dimensions: Usability, Information Quality, and Service Interaction Quality. Perceived Ease of Use (PEOU) and Usability are the most influential quality variables. The t-test results: Perceived Ease of Use influences the intention variable 3.152, Attitude Toward Use influences behavioral choices 2.723, Usability influences intention to use 3.588. This research is significant for measuring the quality of e-offices, which can also be used as a reference/ evaluation in developing e-office applications at KSOP Main Tanjung Perak

    Determinasi Penyebab Stunting dan Persepsi Sosial terhadap Resiliensi Keluarga di Kecamatan Gadingrejo Pasuruan

    Stunting as a malnutrition problem signifies a gap in human development, so it is included in the 2nd SDGs indicator. The study aims to determine the influence of the causes of stunting and social perceptions on family resilience in Gadingrejo Subdistrict, Pasuruan City because the prevalence of stunting is 11.7% in 2023. The sample amounted to 80 families of stunted children represented by mothers. Data were collected through questionnaires, multiple regression analysis, and analyzed with Robert Putnam's social capital theory. A total of 373 children (February 2024) in Gadingrejo subdistrict were stunted. The analysis showed that the causes of stunting had a significant effect on family resilience with a p value of 0.000, while social perceptions had no significant effect on family resilience with a p value of 0.115. The causes of stunting and social perceptions have a significant effect on family resilience with a p value of 0.000

    The Influence of Australian Monsoon Winds on Simultaneous Occurrence of Mountain Waves in Central Java and East Java

    Mountain waves are a phenomenon that had occurred due to the interaction of laminar flow in the atmosphere with the contours of the mountains. These waves had been characterized by the presence of lenticular clouds that had formed at the mountain peaks. On the 5th of November 2020, lenticular clouds had formed simultaneously in East and Central Java. During the same period, Australian Monsoon was still active in Java region. Based on these two phenomena, this research had investigated the influence of the Australian Monsoon on the process of mountain wave formation in Central Java and East Java using FNL data. The processing had been carried out using WRF-ARW with resolutions of 9, 3, and 1 km. The results had shown the presence of easterly winds that had affected the atmospheric stability of the Central Java and East Java regions, characterized by the formation of laminar flow, with the formation of laminar flow occurring first in the East Java region. The model output results for potential temperature parameters and visualizations had shown stable atmospheric conditions from the 4th to the 6th of November. The parameter of vertical wind speed had indicated the presence of mountain wave fluctuations in all regions

    Salah satu masalah perumahan di Indonesia adalah kemudahan akses terhadap perumahan terjangkau bagi masyarakat berpenghasilan rendah, terutama di kota-kota besar seperti Surabaya. Untuk memenuhi kebutuhan akan hunian, rumah susun sederhana sewa (rsunawa) digagas sebagai solusi dari permasalahan hunian untuk masyarakat berpenghasilan rendah (MBR). MBR dapat menyewa rusunawa yang dimaksudkan sebagai tempat tinggal yang bersifat temporer sebagaimana dicantumkan dalam pasal 2 Peraturan Walikota Surabaya No. 83 Tahun 2022. Walaupun Rusunawa bersifat temporer, masih banyak dari penghuni yang telah menghuni Rusunawa hingga puluhan tahun. Ini tidak selaras dengan teori housing career yang menyatakan perubahan dalam hidup individu dapat memengaruhi keputusan berpindah. Penelitian dilakukan untuk mencari faktor yang signifikan mempengaruhi housing career penghuni Rusunawa dan memodelkannya. Menggunakan metode partial least square (PLS) sebagai alat analisis, didapatkan hasil empat variabel berperan signifikan dalam menentukan keputusan penghuni untuk pindah dari Rusunawa yaitu variabel sumber daya, gaya hidup, pasar perumahan, dan kebijakan

    Congestion is a problem in most big cities, including Surabaya. One alternative to reduce congestion is to create city transportation with excellent service. Surabaya has had city transportation, city buses and also commuter trains for a long time. However, it is considered that travelers do not have excellent service. In 2023, a new city transportation will be created with the name Wira Wiri Suroboyo (WWS) with the aim of diverting some private vehicle users toWWS. However, until now,WWS has not been able to attract the interest of the public who use private vehicles. So it is necessary to research the operational performance of theWWS and analyze integration opportunities with commuter trains. The research method used was conducting field surveys and interviews with WWS passengers. The results of the survey show that load factor, headway, departure frequency, number of vehicles in operation are still not optimal to divert private vehicle users toWWS and at the same time integrate with commuter trains. Therefore, other efforts are needed to limit private vehicles in order to provide cross-subsidies for public transportation. So that it does not burden operational costs which have been borne by the Government

Physical parameters of water quality, such as temperature, acidity, total dissolved solids and turbidity, affect fish growth. Feeding is also important, as fish require adequate feed intake. Improper use of feed can affect water quality indicators. Automatic water quality control and feeding systems have been developed with wireless technology and sensors of various functions. Data sent to mobile devices allows administrators to monitor air quality in fish farms. The creation of an automatic water metering device controlled through a smartphone was also carried out.     A Linear Regression Analysis Was Conducted To Determine The Principal Dimensions of A Prospective Tourist Ship

    The objective of this research is to design a catamaran tourist ship that incorporates green technology. To achieve this, the main dimensions of the ship will be determined using the linear regression method, based on existing data from similar vessels. The empirical data from existing vessels serves as the foundation for the analysis and prediction, thereby enabling the identification of relationships and patterns between the key variables, including length, width, draft, displacement, and passenger capacity. The linear regression method offers several advantages, including simplicity, ease of interpretation, and efficiency in the use of resources. As a result, it is an effective tool for initial analysis before the application of more complex methods. The R2 value has an average result above 90 percent, so the data can be considered good and valid. The innovative aspect of the design of this tourist ship is the utilisation of data pertaining to existing vessels that have demonstrated optimal performance in their role as tourist ships. The use of existing data not only helps reduce the risk of errors in the design of new vessels but also ensures that the design is efficient and compliant with operational needs and safety regulations. This research confirms the importance of a data-driven approach in the design of environmentally friendly and efficient ships. In the context of ship design and operation, displacement represents a pivotal parameter in linear regression analysis. An understanding of the relationship between displacement and ship performance allows for more accurate predictions regarding speed, fuel consumption, stability, and draft. This allows for the design of ships that are more efficient, stable, and safe, and optimized under a variety of operational conditions

    Phytoplankton in Eutrophic Waters of Hurun Bay: An Examination of Composition Patterns, Structure, and Impacts on Aquatic Ecosystems

    Ecological conditions are shifting due to increased anthropogenic activities along coastal areas. These activities are affecting the life cycle of aquatic organisms, especially phytoplankton. This study, conducted in the unique ecosystem of Hurun Bay Lampung, aims to analyze the composition and structure of phytoplankton communities in eutrophic waters and water quality conditions. Sampling was conducted in two different months, August and October, by vertical hauling from a depth of 5 meters to the surface. The results revealed a rich diversity of phytoplankton, with 72 genera, 48 families, and 6 classes identified in August, and 55 genera, 42 families, and 6 classes identified in October. The diatom group was the most prevalent, accounting for over 90% of the total, with the highest abundance found in Skeletonema and Chaetoceros. The diversity, uniformity, and dominance indices were all in the low to medium category, indicating a balanced ecosyste

    The Influence of Omni-Directional Guide Vane on the Cross - Flow Wind Turbine Performance

    As cities grow, the demand for energy increases, necessitating a corresponding increase in energy supply. Since urban areas consume the majority of the world’s energy, switching to renewable energy sources is essential. Wind energy is one of the most popular renewable energy sources for generating electricity. Vertical-axis wind turbines (VAWTs) are used in urban areas due to their advantages, with cross-flow wind turbines (CFWTs) being one type. However, the efficiency of CFWTs is relatively low, necessitating the application of augmentation devices. This study aims to find the optimal configuration between CFWTs and Omni-Directional Guide Vanes (ODGV), using 6DOF dynamic mesh methods in ANSYS Fluent with varying the turbine blade counts and the addition of ODGV. The results showed that the 18-blade configuration exhibits the highest improvement with ODGV, demonstrating a remarkable 71 percent increase in the power coefficient. In general, the highest performance is achieved by the 20-blade turbine with a 6-blade ODGV configuration, with a power coefficient of 0.2455, which is 30 percent higher than the baseline 20-blade turbine. These findings indicate that the addition of ODGV significantly improves the performance of cross-flow wind turbines
