    Optimizing State-Owned Enterprises Land Assets using HBU and Value-Based Decision

    Competitive business climate, lack of capital and urban land function changes have an impact on land assets that are not optimally used. State-owned land with an area of 32,495 m2 with a market value of 227,773,000,000 rupiah contained a cultural heritage building. The land is located in the east Kalimantan corridor, trade zone and service, which is the waterfront city development area of the city of Surabaya. This study aims to optimize assets and find the best development alternatives in asset utilization to become a profit center for the company. Based on surveys and interviews, found that the possible development alternatives to be carried out were Mixed Use Commercial (a1), Diesel Engine Industry (a2) and Maximize Workshop capacity (a3). Highest and Best Use (HBU) was found to be one of the techniques of decision making in the development of land and property. HBU criteria are used to build a value-based decision hierarchy. Analytical Hierarchy Process (AHP) is applied to develop decision making processes based on preferences and the best choices. The best alternative is obtained from the Satisficing Option calculation. This result is obtained by comparing functions to costs. The function is obtained from the HBU criteria and costs come from the estimated initial costs and life cycle costs (Life Cycle Cost). Based on financial analysis calculation obtained that mixed-use commercial development has the highest and best use Net Present Value (NPV) IDR 2,470,771,622,513 with an investment cost of IDR 1,367,230,380,324. Internal Rate of Return (IRR) is 20.66% with a payback period of 6.70 years. Based on AHP analysis with HBU-Value Based Decision criteria and Satisficing Option calculations it was found that the mixed-use commercial property development is a development alternative chosen by stakeholders to optimize BUMN asset

    PT. Astra Otoparts Winteq Division is an industry engaged in the manufacture of machines with special purpose. Assembling machines using tools such as pliers, screwdrivers, avometers and so forth. These tools will be stored in a place called Tool's Crib, where the operation is done manually with the presence of administrators who serve transactions and bookkeeping is also written conventionally. Bookkeeping of this type causes the information that employees get about the Tool's Crib a bit. Automation Tool's Crib is a tool designed to help with the operation of the Tool's Crib system more effectively with RFID, PLC, applications, databases and web servers. This system also utilizes the application of the internet of things with a website to get information from the machine. This new system can help the administrator work in automated bookkeeping of transactions, so the data in the database can be processed into information in the form of a list of tools that are available on the cabinet, the transaction history of each employee as well as tools that are still borrowed by employees on the website. The management may supervise the transaction and know the condition of the equipment which is also an asset of the company. Tests carried out as many as 50 transactions (borrowing and return) and indicate that changes in data residing on the database can be displayed on the website correctly. All data displayed on the website in each menu is always in accordance with the conditions of the machine

    The Analysis of Doosan S500-LCV Excavator Maintenance Planning to Reduce Downtime Using Reliability Centered Maintenance (RCM) Method

    PT X is a company engaged in construction field and heavy machinery services. PT X uses excavators as a tool to mine rock sand. In 2018, the company has planned to increase production capacity. The increase of production capacity will be directly related to the operational capability of the unit which must always be maintained. The problem in this study is the occurrence of unit downtime that cannot be predicted and occurs in a relatively long time. The components damage of the excavator causes the unit to be unable to operate to increase production. The maintenance of the Doosan S500-LCV excavator at PT X is currently not optimal because the downtime that occurs in the unit is still relatively high. Standard maintenance procedure of excavator units need to be evaluated in order to minimize the occurrence of downtime so that the unit can be used for maximum production. The method used in this analysis is the Reliability Centered Maintenance (RCM) method with evaluating maintenance carried out and giving the right maintenance suggestion. From the results of the analysis and discussion, the critical components of the S500-LCV excavator in PT X are Bucket, Control Valve, Radiator, Alternator and Hydraulic Breaker. Proposed maintenance based on the RCM method and the consideration of S500-LCV maintenance costs at PT X are bucket with preventive maintenance, control valve with a combination of preventive and corrective maintenance, radiator with preventive maintenance, alternator with a combination of preventive and corrective maintenance and hydraulic breakers with preventive maintenanc

    Multi-tuned Active Power Filter Based on p-q Theory for Power Harmonic Supression

    The phenomenon of voltage and or current harmonic distortion often occurs in industrial electrical system. The harmonic distortion waveforms are caused by non-linear loads. Active power filters can reduce harmonic distortion on almost any harmonic order that appears. The p-q theory is a widely used method to calculate harmonic reference currents that required. This paper proposes an active power filter controlling method that can determine the desired harmonic order to be compensated specifically. Through this method, only the desired harmonic order will be compensated. This proposed method increases the effectiveness of p-q theory in the calculation of current harmonic suppression. the simulation results show that the proposed method can suppress the desired harmonics to be compensated, ie 3rd order from THD 30% to 0.46%, while in 5th order from 10% to 0.09%

    Analysis on the Effect of Map Projection System for Area Calculation

    Map projection is required for modeling the earth from sphere into flat form. Out of so many types of projection systems, Universal Transverse Mercator (UTM) is the most common map projection system used in Indonesia. The concept of Mercator projection system is to maintain the angle but cause distortion on the area and distance. This will become problem if it is used for calculating an area that require minimum distortion, especially on a large scale. This study aims to find out the effect of the projection system for any scale to the area, and find out the best projections system in Indonesia. In this paper, the area was calculated using 72 projection systems with various scale using MATLAB software. The reference area that considered true was the polygon area of an ellipsoid so the difference between area of ellipsoid and projection can be known. The projection systems that give minimum distortion are the most optimum result. Based on the study, the most suitable projection system for calculating the area with minimal distortion is Collignon for 1: 250,000 scale and 1: 50,000, Eckert II projection system for 1: 25,000 scale and Equal-area Conic Albers Standard projection system for scale 1: 5,000

    Coolbox design for traditional fishing vessel using sengon wood (paraserianthes falcataria (l.) Nielsen) sawdust and rice straw insulation

    Increased production of Indonesia catch fish accompanied by increased coolbox using to maintain freshness of fish. The efforts to maintain freshness of fish during this time is use a coolbox made from styrofoam which is not environmental friendly. Therefore, it is need to make cool box with environment friendly material and also effective for fish preservation . In this research, coolbox is modified with insulation based on Sengon wood sawdust (Paraserianthes falcataria (L.) Nielsen) and rice straw. Using the sawdust of sengon wood and dried straw pieces , experiments conducted to get the best composition of insulation, insulation variated with 2 different adhesives, PVAc and polyurethane .The results of the density test and thermal conductivity test, also in terms of preparation of various insulation variations, show that insulation with 66% sawdust of sengon wood; 28% straw; and 6% polyurethane adhesive is the best insulation to be used in coolbox, with thermal conductivity of 0.54 W / mK and density of 0.38 gr / cm3. The experiment in coolbox is done for 24 hours with 48 times data retrieval. Used ice cubes with a mass of 2.0 kilograms and 400 grams tuna fish. The experimental results show the minimum temperature that can be achieved coolbox is -0.1 ° C below the surface of  ice .In fish body, the lowest temperature that can be achieved is 3, 2 ° C. While in the coolbox room, the lowest temperature is 19.4 ° C. The results also show coolbox with sengon sawdust and rice straw  insulation able to preserving fish for 15 hours, with weight ratio between fish and ice is 1: 5

    Stegangraphy is a technique for embed secret message in original image. It has an important role in the field of information hiding for secret communication. Many research about steganography tecniques have been developed, one of them is singular value decomposition (SVD). SVD method is popular discused in many tecnique such us steganography and watermarking. In addition to SVD there is a method which can give better result than SVD on watermaring technique that is Shuffled SVD. The differences between SSVD and SVD is in shuffle process which applied before applying SVD. The popularity of SSVD in the watermarking technique made the writer intererest to propose an image steganography tecnique using shuffled singular value decomposition (SSVD). The data used are two original RGB imaage and a message RGB image. Quality measured by PSNR and Correlation Coefficient. The experimental result show that the shuffling process on the secret message caused embedded message can’t  read easyly so the secret message is more secure

    Analysis of the Influence of Public Participation Against the Success of Community-Based Sanitation Program (SANIMAS) in Paciran Village, Paciran District, Lamongan Regency

    Sanimas program in East Java province has been implemented from 2003 and based on the results of monitoring conducted on the sustainability of the Sanimas program as much as 30% work only partially and 8% does not work. Failure in achieving the result of the development program did not reach the target due to lack of community participation In 2017, the Directorate General of Human Settlements, the Ministry of Public Works and Housing has a project in the form of community-based Sanitation development (SANIMAS) located in Paciran village, Paciran district, Lamongan regency, which is a communal waste water treatment with an initial number of users 55 patriarch. The SANIMAS Program in Paciran Village can be assessed successfully because it still works well and is able to increase its service number significantly. There were 93 new participant in the period of 1 year so that the total users reached 148 patriarch. This research is to examine dominant factors in the community participation that affects to the success of the Sanimas program in Paciran village. Start by spreading the questionnaires to the resident of Paciran village who participated in the SANIMAS program. Once collected data is further analyzed with a quantitative descriptive approach. SPSS analysis tools are used to determine the factors by analyzing internal factors including age variables, gender, occupation, amount of income, number of families, education level, and knowledge of SANIMAS. While the external factors include the role of local governments, the role of village government, the role of community leaders, the role of facilitators/ consultants and the role of regional regulations/ LAWS. From the results of analysis obtained the dominant internal factors affecting the form and level of community participation is age, knowledge SANIMAS, the amount of income, type of work, level of education and the number of families. While the dominant external factors affecting the form and the level of community participation is the local regulation/ law and local government. The proposed policy to increase the success achievement of the SANIMAS program in Paciran village is that KPP will routinely held a meetings with RT and RW and to find solutions related to emerging issues and socialization to citizens will be conducted with the approach of citizen activities such as community gathering, moslem recitation et

    Case Study: Materials Selection for Replacing A Fractured Pendulum Holder of Charpy Impact Testing Machine Hung-Ta 8041a Type Based on the Working Load

    The pendulum holder of our Charpy impact testing machine HUNG-TA 8041A type has fractured as a result of fatigue so that, it needs a replament of this pendulum holder. In this case, we tried to select the appropriate material in order to avoid buying the new impact testing machine by repairing the fractured pendulum holder. To determine the new material, some tests have been carried out comprise of material tests using SEM-EDS, and also load analysis that works to the holder according to machine design theory, and next step is doing a verification using Ansys software and the result will be used as a base in choosing the material. Based on the material test that has been held, it is known that pendulum holder material is high carbon steel with carbon content is about 0.6%, and from the machine design analysis we found that the working load to the pendulum holder is 0.349 MPa, and finally from analysis using Ansys software it was found that the pendulum working load is 0.48 MPa, there is a different result as high as 37%. From those series of tests and analysis, the material selected to replace the broken holder is AISI 1060 stee
