Determinants of House Prices in Turkey : A Hedonic Regression Model
Get PDFEmlak değerlemede ve konut piyasası araştırmalarında konutun piyasa değeri genellikle mikro ekonomik teoriye dayanan hedonik model yoluyla analiz edilmektedir. Hedonik model, bir malın özelliklerinin fiyat üzerindeki etkisini incelemektedir. Bu çalışmada Türkiye’de konut fiyatlarını belirleyen faktörler 2004 Hanehalkı Bütçe Anketi kullanılarak analiz edilmiştir. Konut fiyatlarını etkileyen en önemli değişkenler konutun tipi, yapı türü, oda sayısı konutun büyüklüğü ve diğer yapısal değişkenlerden konutun su sistemi, havuz, doğal gaza sahip olmasıdır.In real estate valuation and house market research, house prices and rental value are generally analyzed by hedonic model based on micro economic theory. Hedonic model examines the effect of characteristics of goods on their prices. Factors that determine the house prices in Turkey are analyzed in this paper using 2004 Household Budget Survey Data. Get PDFCurrently aflatoxins continue to be a potential threat for food safety. Since aflatoxins have been shown to pose serious carcinogenic risks for human health, initiatives for both EU and international aflatoxin legislation are developing in parallel. As is required by the World Trade Organization Agrement on the Application of Sanitary and Phytosanitary Measures, the EU is demanding full compliance to the restrictions brought by EU in 1998 for total aflatoxin and aflatoxin B1 contents in dried fruits, nuts, cereals, milk, groundnuts and processed products. However, the EU and the joint FAO/WHO Codex Alimentarius Commission have implemented two different standarts for aflatoxin contents in foods. The EU places more importance on the opinions set forth by its own scientific committees and asserts that imports to EU have to conform to the limits set forth by EU and not to those set by the joint FAO/WHO Codex Alimentarius Commission. This review aims to reflect how the implementation of these two different standards on aflatoxins in foods will affect the trade flow of exporting countries including Turkey.Günümüzde aflatoksin, gıda güvenliği için potansiyel bir tehdit olarak görülmeye devam etmektedir. Aflatoksinler insan sağlığı açısından zehirli toksik maddeler ile kanserojen etkiye yol açmaktadır. Avrupa Birliği ve uluslararası aflatoksin yasal düzenlemeleri paralel gelişmektedir. Dünya Ticaret Örgütü Sağlık ve Bitki Sağlığı Anlaşması gereğince Avrupa Birliği tarafından 1998 yılında kurutulmuş sert kabuklu meyveler, tahıllar, süt, yerfıstığı ve işlenmiş ürünlerde toplam aflatoksin ve B1 aflatoksini için sınırlamalara uyulması konusunda öneri getirilmektedir. Ancak, Avrupa Birliği ve FAO/WHO Gıda Kodeksi Komisyonu'nun uyguladığı aflatoksin standartları arasında farklılıklar yaşanmaktadır. Avrupa Birliği, kendi bilimsel komitelerinin görüşünü dikkate aldığını ve FAO/WHO Gıda Kodeksi Komisyonu limitlerine uymak zorunda olmadığını ifade etmektedir. Bu çalışmada, belirtilen farklılıkların Türkiye ve diğer ihracatçı ülkelerin ticaretini nasıl etkileyeceği üzerinde durulmaktadır

No full textPneumatic systems are extensively used in industry process and automation applications. However, instantaneous dynamic variations of these systems have to be analyzed. The aim of this study is to realize simulation of dynamic characteristics of a linear pneumatic actuator system. In addition to this, in case of changing system parameters, it is to investigate the reaction of the pneumatic system. Simulation study is carried out by using the model formed in the MATLAB-Simulink® computer program. The feature of this model is that the model is constituted as blocks representing the real system components.Pnömatik sistemler endüstri proseslerinde ve otomasyon uygulamalarında yaygın bir şekilde kullanılmaktadır. Ancak bu sistemlerin anlık dinamik değişimlerinin analizi yapılması gerekir. Bu çalışmanın amacı doğrusal bir pnömatik hareketlendirici sistemin dinamik özelliklerinin simülasyonunu gerçekleştirmek ve bu sayede sistemin parametre değişimlerine karşı tepkisini araştırmaktır. Simülasyon çalışması MATLAB-Simulink® bilgisayar programında oluşturulan model kullanılarak gerçekleştirilmiştir. Bu modelin en önemli özelliği sistem elemanlarının çalışmasına benzer şekilde bloklar halinde oluşturulmuş olmasıdır

Using data collection with quality managers of a sample of industrial companies, rigorous factor analysis and regression analysis and regression analysis have been fostered and hypotheses regarding variables used for describing product performance of organizational settings have been described.İşletmeler, toplam kalite yönetimi ilkelerini uyguladıkça ve müşteri temelli hale geldikçe ürün performansını değerlendirmede yeni ölçülerin kullanılmasına ihtiyaç duyulmaktadır. Bu çalışmada toplam kalite yönetimi uygulamaları arasında yer alan firma içi kalite bilgisi kullanımı, işgören katılımı ve tasarımda kalite yönetimi değişkenlerinin ürün performansına olan etkileri incelenmiştir. No full textThis study provides empirical evidence on weak form efficiency of the stock market in the banking sector after 2001 economic crisis in Turkey over a period of 1990-2007. It has been investigated with structural break test and long memory models. The results obtained ignoring the structural breaks point out that there exist a weak form efficiency in the stock market. Besides, it has been determined structural break effect in all stock prices series. It has been concluded that the stock prices series is mean reverting long memory process after removing the structural break effect. This result indicates that banking sector is not weak form efficient.Bu çalışmada 2001 kriz sonrası dönem olan 2003-2007 yılları arasında Türk bankacılık sektörünün zayıf formda etkinliği yapısal kırılma testleri ve güçlü hafıza modelleri ile araştırılmıştır. Yapısal kırılmayı göz önünde bulundurmadan elde edilen sonuçlar bankacılık sektöründe zayıf formda etkinliğin varlığına işaret etmektedir. Bunun yanı sıra, hisse fiyat serilerinin tümünde yapısal kırılma tespit edilmiş ve kırılmanın etkisi ortadan kaldırıldığında fiyat serilerinin güçlü hafıza özelliği gösterdiği ve uzun dönemde ortalamasına geri döndüğü tespit edilmiştir. Bu sonuç bankacılık sektörünün zayıf formda etkin olmadığını göstermektedir
Analitik Ağ Süreci Yaklaşımı ile Türkiye’de Beyaz Eşya Sektörünün Pazar Payı Tahmini
Get PDFIn this paper, it is tried to predict the market shares of the largest three companies in the white goods sector in Turkey through the use of the analytic network process. These companies are highly competitive in the white goods sector. To attract new customers and to retain the current ones, they have to compete by setting reasonable prices, produce high quality products and expand their service networks. In line with the sequence of analytic network process, first of all, an estimation of market share problem has been structured and modeled. Next, it is assessed the importance of the factors affected the market share and it is estimated the market shares of the white goods companies in Turkey using analytic network process. The estimated market share values have been compared with actual ones for the validation of the decision model.Bu çalışmada, analitik ağ süreci kullanılarak Türkiye’deki beyaz eşya sektöründe yer alan üç büyük firmanın pazar payları tahmin edilmeye çalışılmıştır. Bu firmalar beyaz eşya sektöründe son derece rekabetçi firmalardır. Yeni müşteriler çekmek ve piyasada kendi başlarına tutunmak için, makul fiyatlar belirleyerek, kaliteli ürünler üreterek ve servis ağlarını genişleterek rekabet etmek zorundadırlar. Analitik ağ sürecine uygun olarak ilk önce, pazar payı tahmin problemi yapılandırılmış ve modellenmiştir. Bir sonraki adımda, pazar payını etkileyen faktörlerin önemi belirlenmiş ve Türkiye’deki beyaz eşya firmalarının pazar payları analitik ağ süreci kullanılarak tahmin edilmiştir. Karar modelinin geçerliliği için, tahmin edilen pazar payı değerleri gerçekleşen değerlerle karşılaştırılmıştır

It's very important to be registered the tax evasion and unregistered economy which are important diffuculties to progress of countries. It can be by fine operated accounting pattern and its effective auditing. Bu makale, Sherman Alexie adlı bir Kızılderili yazara ait Esaret adlı kısa hikayeyi incelemekte, ayrıca bir yazarın kişiliğinin ne kadar çok toplumsal ve psikolojik bir çıkmaz içinde olursa, kurmaca metinlerin de o kadar deneysel olacağını gösterebilmek için Alexie'nin postmodern kurmaca stratejilerinden nasıl yararlandığını açımlamaya çalışmaktadır.Contemporary American Literature- commonly referred to as postmodern literature since the 1960s- is an outcome of the multicultural nature of the American society.
