Organizational Culture of Real Estate Industry
Get PDFProper organizational culture in the real estate industry should be maintained as agents and other human resources in the real estate sector contend with customers. The study described the profile of real estate human resources. It also described the organizational culture of the real estate industry in terms of: ethical, innovative, customer-responsive, and spiritual. A total of 239 real estate human resources (163 males, and 76 females) were surveyed using a questionnaire with Likert-scale responses. Based on the data gathered, it is then concluded that, first, the Real Estate industry is dominated by males. The result for age may indicate that most of the human resources of the real estate industry are in the age of where they are active in work. Second, the organizational culture reveals that there is a weak establishment of the culture of the industry. It possessed the four dimensions but nevertheless because of diverse human resources it may be difficult to identify its dominant culture. Which serves as the image of every organization. Last, in spite of the presence of RA 9646, individuals are not yet aware of its implementing rules and regulations. It projects the traditional selling and buying of properties which sometimes caused problems to stakeholders. Further, in lieu of the foregoing, it is recommended, first, the upcoming presence of the pioneer graduates of BS Real Estate Management must be equipped with the experiences and best practices of the active members of the industry. Second, it is important for the industry to establish a concrete image of the industry that reflects the organizational culture. Out of the diverse identity of the involved practitioners, there must be focal leaders who will guide the upcoming generation of the practitioners. Last, information dissemination for the awareness of RA 9646 for the professionalism of the industry must participate for the benefit of the stakeholders. On the Multimodal Analysis Model of Subtitle Translation: A Case Study of Wolf Totem

Based on the Synthetic Theoretical Framework of Multimodal Discourse Analysis (STF of MDA) put forward by Professor Zhang Delu, the paper analyzed the characteristics and effects of subtitle translation in Wolf Totem from four levels, namely culture, context, content and expression, exploring how different modalities coordinated to construct the whole meaning of the film discourse. Curative and Preventive Roles of Catholic Missionaries in Kihanja and Ihangiro Bukoba District from 1904-1961
Get PDFThis paper identifies the curative and preventive roles of Catholic missionaries in the development of health services in Kihanja and Ihangiro chiefdoms in Tanzania from 1904 to 1961. The study is based on historical design and qualitative approach. The documentary, in-depth interviews and observation methods were employed in data collection. In disagreeing to traditional scholars, the paper advocates that missionaries did not only offer curative health services but also provided a variety of preventive services mainly in rural areas where up to the 1930s government hospitals and dispensaries were either very few or non-existent. The curative services provided by Catholic missionaries consisted of surgical and non-surgical treatments as well as nursing care activities. The preventive roles included Maternal and Child Health (MCH), health education, training of midwives, vaccination, and leprosy and tuberculosis services. The paper emphasizes that missionary health services not only complemented government’s services in the colony but also pioneered medical provision in the rural areas where the colonial state lacked resource to invest. Missions’ efforts to collaborate with the government was not made to perpetuate colonialism but rather to facilitate the availability of more health services
Consumers’ Perceived quality of Restaurants in Nueva Ecija
Get PDFSome determinants of customer satisfaction are the physical environment and the interactional quality of restaurants. This paper assessed the quality of restaurants in terms of physical environment quality, interactional quality and outcome quality of restaurants. A total of 29 restaurants (18 fast food restaurants and 11 fine dining restaurants) were surveyed used an adapted questionnaire with likert-scale responses. In lieu of the foregoing discussions, the researcher had drawn three conclusions. First, restaurants provide physical environment quality in terms of ambient condition, spatial layout, and seating comfort. It is implied that customers were considering the physical conditions of a restaurant in its provision of comfort to customers. Hence, it is recommended to regulate the temperature inside the restaurant and review the signage boards to avoid confusion of customers. Second, restaurants provide interactional quality in terms of assurance, empathy, reliability and responsiveness. It is implied that customers were observant to the servers of the restaurant which yields customer satisfaction. Hence, it is recommended that restaurants should improve the speed of service to raise its interactional quality. Third, restaurants provide outcome quality in their menu and served foods. It is implied that customers seek for variety in the menu and quality food to ease their cravings. Hence, it is recommended that restaurants should add variety of foods so customers will have more options to choose from
Communicative Competence of Secondary School Students of Bhutan
Get PDFThis study on communicative competence of secondary school students of Bhutan was conducted with the lower, middle and higher secondary school students under four districts Chukha, Samtse, Paro and Thimphu. The study aimed to explore why communicative proficiency was generally perceived low as reported by LaPrarie (2014). Random sampling survey questionnaire was administered to 864 students and purposive sampling interviews conducted with 24 teacher and 2 curriculum developers from Royal Education Council. Other data collection methods included classroom lesson observation and documentary analysis. Simple descriptive analysis for quantitative data and thematic analysis for qualitative data analysis were employed. The study found that majority of the students had low proficiency level in both English and Dzongkha with a few who had higher level. The low communicative competence in both English and Dzongkha has been attributed to the negative influence of social media in which students showed more interested than engaging in academic reading and writing activities. However, the study found the schools organised relevant activities such as literary fest, debates, and speeches, speaking and writing activities to enhance the communication skills. The research recommends activities such as reviewing the curriculum standards, enhancing teachers’ skills to focus on the communicative skills to improve students’ proficiency in communication
Attitudes and Self-Stigma of overweight teachers concerning obesity in Nueva Ecija
Get PDFOne of the problems of the Philippines in terms of health is the growing rate of obesity. This paper used a descriptive survey method. A total of 67 educators that are categorized overweight, pre-obese and obese from private and public schools were surveyed around Nueva Ecija. The researcher distributed survey questionnaires and analyzed it through statistical data treatment such as mean and weighted mean. From the tabulated results, the researcher concluded that the respondents to a considerable degree were affected by the factors of obesity-related quality of life. Thus, most of the physiological health and work-related factors affected the respondents occasionally. It is recommended to consult a nutritionist as most of the respondents were almost always afraid of possible complications due to weight problems. In likelihood, the respondents assess the factors of weight self-stigma as usually true. Thus, the researcher recommends to raise self-control in overeating that causes weight problem

According to Hobbes, human beings are individuals who have the desire and choice to choose. The person\u27s ability to use his will and preference determines his happiness or unhappiness. The emotions of feeling, fear, desire etc. which are the basic characteristics of human life, are not merely physical and factual phenomenon, but a moral phenomenon that becomes evident by loving, enjoying or disliking, desiring or avoiding oneself. For Hobbes, human life is competition and struggle. As a creature that thinks of the future, human beings are constantly struggling to secure their future ambitions. It is the basic survival condition of a person that wants to be sovereign. It is inevitable that people who are equal in terms of physical and mental force will fight everyone in natural condition. Get PDFThree Experimental Phases of Cornstarch-Based Biodegradable Plastic is the focus of this current study whose purpose was to create a bio-plastic from eco-friendly materials as a platform for an alternative commercial plastic. This study used a pre-experimental research design where three bio-plastic experiments were monitored to identify which among them was likely to produce the most efficient bio-plastic. At the end of the study, it was concluded that in terms of elasticity, tear resistance, appearance, texture, and odor, Experimental Two with four tablespoons of cornstarch, one cup of water, two tablespoons of vinegar, and two tablespoons of glycerin, is the most reliable among the three experiments.
Hence, this study recommends to the biologists and scientists that may use this study to help them find ways to lessen biological problems caused by non-biodegradable plastics; to the producers that the study may help them to create and manufacture bio-plastics and to improve the study using other materials for the product to last longer indoors; to the consumers that the study may let them know the reliability and liability of the plastic they use in their everyday life; and to the future researchers who will want to conduct a further study about bio-plastics, this study may serve as a related study and think of an intervention to improve the results from the problem

A Review of Anthony Pym’s Translator Ethics
Get PDFThis paper further reviews translator ethics thoughts proposed by Anthony Pym from the following three main aspects: the view of translation determines the view of translation ethics, the identity of translators, translator’s responsibility and intercultural cooperation. It has been found that from the perspective of translation profession, Pym clarifies the identity of the translator, takes the translator’s responsibility as the basis of translation ethic basis, and aims at contributing intercultural cooperation.
