Pengaruh faktor internal dan eksternal terhadap struktur modal subsektor properti dan real estate di bursa efek indonesia 2006-2015
Indonesia's population growth continues to increase, causing the need for property and real estate also increased. However, there is still a gap between residential needs (residential property) and availability (Directorate of Economic and Monetary Statistics 2011). In addition, in the last few years the growth in commercial property supply also experienced a slowdown in line with the slowing economic growth of Indonesia. However, this sector still has the potential to grow in view of the increase in direct investment, recorded in the last five years investment in the property market and real estate has increased.
Property and real estate sub-sector is a capital intensive sub-sector, where capital is allocated as a fund in the process of purchasing land and construction, so companies need large capital from external sources. Funds need not be separated from management policy decisions in the use of capital structure through own capital and debt. The factors that influence the capital structure are internal factors and external factors. Therefore, the purpose of this study is to analyze the factors that influence the decision of the company's capital structure. Objects in this study are companies engaged in property and real estate sub-sector in accordance with the criteria of research (15 issuers) with the study period from 2006-2015. The method used to analyze the factors is panel data regression.
Based on the results of the company analysis on the property sub-sector and real estate using the capital structure policy that followed the concept of pecking order theory. Significant fundamental factors affect the company's capital structure such as growth of company assets (Growth), liquidity that negatively affects STDA. While tangibility, age of company, and Non Debt Tax Shield positively influence to LTDA. Then the macroeconomic factors (external) that have a significant effect is the negative negative GDP both on STDA and LTDA and SBI have a negative effect on STDA.
This research recommends company management to stick to pecking order theory concept. In addition, the company needs to pay attention to the liquidity of the company which will affect the company's ability to meet its short-term liabilities so that the company can increase its credibility to gain long-term debt trust by creditors
Desain dan penerapan sistem kanban untuk menurunkan inventori finished goods (studi kasus pt.igp group astra otoparts)
A large inventory is one of waste that can be caused by excess production because it is not in accordance with consumer demand. Over production is producing something earlier or in greater quantities than the customer needs. In addition to impacting large inventory over production also causes other wastes such as excess labor costs, storage costs, and transportation costs. IGP has a very large inventory problem and high production overtime costs so it needs to be improved and research related to large inventory and high production overtime. Lowering inventory can be done by changing the production system from push system to pull system or kanban system. Kanban system aims to deliver goods in demand, exact quantity, and on time (Just-In-Time). Prerequisites for implementing Just In Time with kanban system is to follow takt time, create information streaming and material flow (Value Stream Mapping), create heijunka, and calculate kanban population.
The kanban system design process is divided into 3 three steps, the first is creating Value Stream Mapping or MIFC (Material & Information Flow Chart). The second step makes heijunka is to level the consumer withdrawal by using Toyota's goal chased method. The third step counts the population of Kanban Production Instruction (PIK) using Monden's formula. The research was conducted at PPIC Department (Production Planning & Inventory Control), Jakarta Plant Division, PT IGP Astra Otoparts. Technique of collecting data in this research is done by collecting secondary data obtained from internal company.
Based on the steps of kanban system design obtained takt time value of 50 seconds / unit, decreased lead time from 2.4 days to 0.8 days using Value Stream Mapping, pulling ratio 1-2 part withdrawal kanban per 16 minutes using heijunka, and total production instruction kanban circulating as many as 659 kanban with finished good assembly line assembly rear axle - b maximum 397 kanban or 397 units. In addition it can be concluded that the implementation of kanban system can reduce inventory, finished goods inventory costs, and decreased lead time. FG inventory decreased 39% from 2016 to 2017 from an average monthly FG inventory of 1652 units to 1010 units. While inventory cost decreased significantly 44% from the average inventory cost per month in 2016 amounting to Rp 7.15 M to Rp 4 M in 2017. Lead time in total also decreased 42%. Implementation of kanban system also can be concluded can decrease overtime production cost. The production overtime cost decreased Rp 5.6 M from Rp 38.7 M in 2016 to Rp 33.1 M in 2017. The total cost saving from the improvement of production system by applying the kanban system amounted to Rp 8.75 M ie Rp 5.6 M from decreasing overtime production cost and Rp 3.15 M from decrease of Finished Goods inventory
Model kolaborasi strategis stakeholder dalam mendukung pembangunan perumahan berkelanjutan bagi masyarakat berpenghasilan rendah
Indonesian Law No. 1 of Year 2011 on housing and settlement region (considerations point b) made it clear that the state is responsible for protecting all Indonesian citizens through the implementation of housing and residential areas so that people can live and inhabit a sustainable home. To achieve this goal is not easy, the government has made various efforts such as facilitating community involvement to improve the quality of their housing independently with the support of the scheme aid stimulants housing governmental (BSPS), open access to low-income communities (MBR) for reach house prices in the housing market with down payment assistance scheme (BUM) and reduction mortgage lending scheme housing finance liquidity facility (FLPP).
Although the schemes that have been developed have been able to open up access to the MBR to families who are poor (the poor) through BSPS and MBR are classified as bankable through FLPP, but there are still segments of society who are poor can not access the program because, for example MBR has no access to land or who are categorized as non bankable and many more issues and development challenges are so complex. The proposed research aims to develop an alternative scheme to fill the gaps of schemes that already exist such that through the approach of a strategic collaboration between the business, government, academic, community, and non governmental organizations in supporting the development of community-based housing reserved for MBR.
Given the problems of construction of residential complex and dynamic and multi aspect and multi stakeholders is thus likely to be conducted by the research approach follow a mixed methods approach with a sequence transformation strategy in data collection. A combination of non-participative observation with in depth interview and literature study will be used in qualitative part and survey of questionnaire will be conducted as a quantitative part of the research in one of the cities/regencies in Indonesia (District Bandung, West Java). Expected outcomes are the Strategic Collaboration Model for Community-based Sustainable Housing Development Program for the MBR. Beside that the formulation of policies for the government associated with the model of strategic collaboration are also expected too in this study.
The results of this research reveals that in general, Sustainabe Housing in Bandung district is categorises as ‘bad’ or ‘less sustainable’ with a SHDI Score of 2.57378. It means that further investigation is needed to identify the problems within stakeholder in supporting sustainable housing development. Therefore, socio-demographic characteristics of each stakeholders are identified, and followed by provides explanation that supports their perception towards sustainable housing development. For instance, while the community has high expectation for the fulfillment of sustainable housing development criteria, however, their economic ability to buy the house are limited. Similarly, other characteristics of the stakeholder are also explaining their perception towards sustainable housing development, as it is described descriptively in chapters 4 and 5.
In terms of overall perception, stakeholders' perceptions towards Sustainable Housing Development for low-income communities resulted in a sequence perception of the fulfillment of their expectation. They are consecutively as follows: (1) legal aspects and procedures, (2) the role of government, (3) private role, (4) sustainable housing criteria, (5) role of NGOs and (6) role of academics. In detail, the results of this dissertation research shown that, for each of these factors, there are perception gaps which describe a gap between what is considered to be importance and what has been achieved (performance), as described through descriptive analysis by using table and importance performance analysis (IPA) maps as well as inferential statistics by multivariate analysis of variance (MANOVA) and analysis of variance (ANOVA) in chapters 6 and 7.
This research has also resulted a proposed model of Strategic Stakeholders’ Collaboration for Sustainable Housing Development, which is based on the empirical result. There are three collaborative model resulted from this research: hypothetic model, analytical model, and implementative model of sustainable housing for low income communities. The model suggests that stakeholders’ collaboration is needed to support sustainable housing development, as long as the perceptions’ gap among stakeholders are diminished. In this research, the gaps are existing between business sectors with all of stakeholders. Government has an important role to alleviate these gaps in order to functionalise the stakeholders’ collaboration.
Finally, this research also propose a sustainable housing development index model and sustainable housing development index (SHDI score), which can be undertaken to assess a sustainable housing development project, particularly in the context of the fulfillment of its sustainability factors. The model can be used by policy makers as well as practitioners to implement sustainable housing development for low-income communities in Indonesia
Perancangan pengukuran kinerja universitas tadulako dengan pendekatan balance scorecard
Tadulako University (UNTAD) is one of a public tertiary educational institutions (PTN) in the eastern of Indonesia. Among 57 study programs (prodi) in UNTAD, there are only two prodi which have an accreditation score of A. Improving the number of prodi with an accreditation score of A is one of UNTAD’s current main problems. It is important for UNTAD to determine a performance measurement that is comprehensive and suitable for UNTAD’s current condition so that it can improve the performance and output quality.
The objectives of this research are to develop Balanced Scorecard (BSC) of UNTAD as a tool of performance measurement and strategic management system. This research employs descriptive technique in the form of study case. It focuses on observing the form of institutional performance measurement used by UNTAD. Sampling is conducted using purposive sampling method or judgment sampling. Data processing and analysis apply BSC dan Analytical Network Process (ANP) analysis.
The number of strategic objectives arranged based on UNTAD’s BSC concept are 17 with 75 Key Performance Indicators (KPI). Customer perspective has 4 strategic objectives and 7 KPI. Internal business process perspective has 5 strategic objectives and 38 KPI. Financial perspective has 3 strategic objectives and 6 KPI. Learning and growth perspective has 5 strategic objectives and 24 KPI. The determination of strategic target and initiatives is carried out based on the Strategic Plan (Renstra) of UNTAD 2015-2020, BAN PT’s standard, and in depth discussion with the working unit party.
The determination of strategic objective priority is undertaken by using ANP method. Result of this research shows that customer perspective holds the first priority with 0.300. It is followed by learning and growth perspective with 0.285, internal business process perspective with 0.212, and financial perspective with 0.203. Strategic objectives based on priority level are good image and reputation; quality facilities and information technology; financial discipline; lecturer productivity improvement; student satisfaction improvement; improvement on relationship with alumni and users; strategic investment; income growth; student quality; student recruitment quality; adequate facilities and infrastructure; research quantity; service and publication; teaching personnel (tendik) productivity improvement; program innovation; conducive working condition; quality management and assurance; and cooperation improvement. UNTAD’s BSC development can be planned in the Planning and Information System Division of Student Administration and Planning Bureau (BAKP), implemented by all units, and evaluated by Internal Audit Unit (SPI) of UNTAD
Analisis rantai nilai dan klaster dalam rangka peningkatan daya saing industri tuna
World Tuna demand is very high, making Tuna fishery commodity is one
of the mainstay of non-oil export of Indonesia. According to FAO's official
publication of 2014, Indonesia supplies more than 16% of it. In order to compete in
the global tuna business, the structuring of the tuna business value chain needs to
be done. From the arrangement of the value chain, quality assurance and quantity
of tuna commodities as required by international buyers can be guaranteed. The
purpose of this research is to analyze the influence of tuna fishery value chain and
productivity to competitiveness of tuna industry in Cilacap regency. The analytical
method used is Second Order Structural Equation Modeling.
The sample used in this research is 253, which consists of stakeholder of
tuna fishery business. Key findings in this study were: a) The tuna fishery value
chain influenced the competitiveness of tuna industry with loading factor 0.189
with significant p; b) The value chain influences the productivity of tuna with 0.520
loading factor and significant p; c) The value chain influences the competitiveness
of tuna industry through intervening variable productivity with total loading factor
0.4105 with significant p value. Tests on the simultaneous research model proved
that the model was fit with the fulfillment of all fittings of the model that were
indicated by the small Chi-Square values of 752.155, RMSEA = 0.076, GFI =
0.903, CFI = 0.875, and CMIN / DF = 1.974.
The findings of this study prove that the value chain has a significant
influence on the competitiveness of the tuna industry through tuna fishery
productivity. Based on these findings, the right strategy to strengthen the
competitiveness of the industry can be done by enhancing the value chain of tuna
fisheries that will increase the productivity of tuna fisheries

Timber forest product potential is 5 percent, while non-timber forest products are 95 percent. One of the non-timber forest products is beekeeping. Beekeeping has many benefits, among which can produce products such as honey, pollen, royal jelly, beeswax, propolis, bee bias, bee larvae, bee colony and queen bee. Bee products that have many benefits are honey as a health supplement, beauty, anti toksin, wound drugs, and as raw materials in the food and beverage industry. The need of honey is not only to meet the needs of consumption, but also to produce derived products from honey. Products derived from honey begin to be widely used in cosmetic products, one of them is soap.
Soap has an important role in daily life, therefore people begin to notice the content in the used soap. People are beginning to use natural soaps such as honey soap. Honey soap manufacturers are required to present various variants of quality honey soap that is able to meet the needs of consumers. CV Madu Apiari Mutiara can capture these opportunities by presenting a product of beauty and health soap made from natural honey. Competition in the natural soap industry in Indonesia is now quite tight. In natural soap products made from honey, CV Madu Apriari Mutiara still have to compete with some other producers who have previously built a brand and obtained the trust of consumers.
The sales of honey soap by CV Madu Apiari Mutiara was annually decreased, which was caused by some problems that may occur due to a corporate strategy error in running its business. The main problem is the company's delay in fulfilling the legality and quality aspects of the product and has not been able to optimize all its potential and resources, also the lack of attention for changes in the business environment. CV Madu Apiari Mutiara is required to continue growing in this business, therefore CV Madu Apiari Mutiara requires business strategy and new business model that can be assisted by canvas.
This study aims to map out the business model of CV Madu Apiari Mutiara which is currently being run and to design prototype future business model, based on the results of SWOT analysis, external environment and four steps work on blue ocean strategy. This research was conducted in January 2017 until May 2017. The research method used is descriptive. This research is focused on creating an exact new business model through business model canvas approach.
The result of business model mapping of CV Madu Apiari Mutiara using Business Model Canvas (BMC) shows that the customer segments of CV Madu Apiari Mutiara are upper middle class, 13 Serambi Botani outlets, and 100 herbal stores with the value propositions of products containing original honey, safe for all types of skin, various products, and accepting special order. CV Madu Apiari Mutiara utilizes outlets, exhibitions, website, and social media to achieve its customer target. The relationship with customers uses personal assistance. The company’s main revenue stream is obtained from honey soap product. The main resources of CV Madu Apiari Mutiara are divided into three, namely human, physical, and financial resources with the main activities conducted are production and marketing. The key partners cooperating with CV Madu Apiari Mutiara are honey breeders, PT Brataco, perfume store, Incubie IPB, and related government. The cost structure of CV Madu Apiari Mutiara consists of operational costs and investment costs.
After undertaking SWOT analysis in which the information are obtained from the mapping result and business environment, the new business model prototype for the future can then be designed. The new business model is designed in two prototypes. The business model prototype 1 is designed based on the results of Blue Ocean Strategy which is centered on the improvement of value proposition owned by CV Madu Apiari Mutiara, namely special order of honey soap product. This value proposition improvement will lead to an addition of customer segment and changes at all BMC elements. These element changes are expected to increase CV Madu Apiari Mutiara’s revenue. The focuses of business model prototype 2 are at the business development by adding customer segment and value proposition. The business development that might be possible to do are the existence of industry visit program and entrepreneurial training program with the customer segments of school students, university students, and retired people. These additions will alter all BMC elements, so that the business competence of CV Madu Apiari Mutiara enhances.
The design of business model prototypes had both advantages and disadvantages. The advantages of the prototype of business model 1 were increased revenue, the company had been experienced, and the opportunity to obtain continuity of orders. While the disadvantage were building trust to new customers needed quite a long time and the company was required to work quickly without neglecting the quality of the product. The advantages of the prototype of business model 2 were to increase the company's revenue and this business model can be applied to other honey products, while the disadvantages were the time to prepare the program needed long enough and would slightly disrupt the company's activities
Implikasi budaya organisasi, gaji dan masa kerja terhadap motivasi dalam peningkatan kinerja guru (studi kasus sit al-fatih 1 kabupaten tangerang)
Teacher performance is assessed from four competencies, namely pedagogic, professional, personal and social. Of the four competencies that teachers must possess, organizational culture, salary and years of service, and motivation are among the factors that influence teacher performance. From the data of the last two years, the performance of teachers at SIT Al-Fatih 1 has decreased, so research needs to be done in relation to organizational culture, salaries and tenure, as well as motivation for teacher performance at SIT Al-Fatih 1.
This research was carried out by descriptive method using a survey approach. Respondents taken were all SIT Al-Fatih teachers 1. Data collection was done by direct interview (face to face interview) to the respondents. Interviews were conducted with structured questionnaire guides.
Path analysis was used as data processing and data analysis technique of this study. Based on the results of the research that will be conducted at SIT Al-Fatih 1, it can be concluded. The influence of organizational culture, salary and tenure on motivation simultaneously 66.3%. There is no influence of organizational culture on motivation; there is a salary effect on motivation 0.591; there is the effect of work period on motivation, the magnitude of the effect of the work period on motivation 0.334. The influence of organizational culture, salary, tenure and motivation simultaneously on teacher performance 59.2%. There is an influence of organizational culture on teacher performance 0.442; there is no salary effect on teacher performance; there is no influence on the work period on the teacher's performance; there is an influence of motivation on teacher performance, the magnitude of the influence of motivation on teacher performance 0.408

The job satisfaction and motivation on the employees are among the
importance factors that affected the employees prformance,thus helping a company
to achive its corporate goals. CV Baretta Cemerlang is one of a developed ceramics
company in Bogor. The high level on work saturation among the employees is
allegedly resulting the increase number of defect products, that is also due to the
employees negligance. Therefore, it affected the profit and overall productivity of
the company. Such negligence may occur due to lack of job satisfaction and
motivation on the employees so that it eventually affects the performance. This
study aims to: (1) analyze th job satisfaction of CV Baretta Cemerlang employees,
(2) analyze the employees motivation of CV Baretta Cemerlang, (3) analyze the
performance of CV Baretta Cemerlang employees, and (4) Analyze the influence
of job satisfaction and motivation to CV Baretta Cemerlang employees
performance.
The research used a quantitative method through questionnaire. The
distribution of questionnaires was carried out to collect the data about job
satisfaction, motivation, and employee performance. Interviews were conducted
with the company manager and 135 selected employees in the production division,
with the number of represented samples is 101 respondents that is obtained from
the calculation using Slovin formula. The sampling method was done by probability
sampling, which is simple random sampling method. Structural Equation Modeling
(SEM) was used as quantitative method.
The results showed that job satisfaction level is in good category, whereas job
content indicator, supervision, organization and management, and colleagues are in
good condition. Meanwhile, the indicator of salary and work condition is in poor
condition. The level of employee motivation is in the good category whereas quality
control indicators, relationships with supervisors, relationships with colleagues,
working conditions, and status are in good condition. Meanwhile, the indicators of
administration and policy, and job security are in poor condition. Furthermore,
employee performance level is in good category whereas the other indicators that
inculdes job quantity, job quality, punctuality, attendance, and cooperation ability
are in good condition.
The result of SEM analysis shows that the job satisfaction has a directly
significant effect to motivation, which indicated that the better the work satisfaction,
it leads to an increase on the employees motivation. Moreover, motivation has also
a significant effect directly to the employee performance, which indicated that the
higher the motivation, it leads to the improvement of the employees performance.
On the contrary, job satisfaction does not directly affect the employees performance,
which indicated job satisfaction has no effect on employee performance. However,
job satisfaction has an indirectly significant impact on performance through
motivation. In this case, high motivation seems likely to increase the job satisfaction
among the employees, that eventually affect the improvement of the employee
performance.
Furthermore, managerial implications that is suggested to be applied by the
company are (1) corporate leaders should improve and maintain good relationships
between supervisors and subordinates so that employees will feel appreciated, (2)
companies should hold gatherings or activities outside the company in order to
improve the closer relationship between manager and employees (3) health
insurance should be given to all employees to guarantee their pension period, (4)
companies should improve the salary system and allowances given to the
employees

Sea Highway program is related to the situation where the price disparity between western and eastern part of Indonesia. The main background for sea Highway program is driven by the existence of the high price disparity between western and eastern part of Indonesia. It is expected that with this program, it encourage the development of new economic growth areas in accordance with the potential of the region, so there will be a balance of the goods transport, which means the ship will be carrying cargo from the western part to the eastern part, and they will carry cargo as well from the eastern part to the western. The objective that need to achieve are ensuring the availability of goods, reducing the price disparity, and guaranteeing the continuity of cargo delivery service in the rural, outer, or remote area.
Throughout this time, there are no criteria to determine the portcalls at the seatoll routes, which lead to many changes in the route that has been set for one year. It is necessary to conduct the research to determine the criteria for the selection of port call in sea highways program and then the ports should be assessed on their feasibility to be the calling port. After that, in order to subdue the Government Subsidy Budget, the optimum route of sea highway program can be created based on the research result.
This research begins with literature study and follow by deep interview to determine the criteria of the calling port in sea highway route, AHP method will be used to find out the weight on each criteria, and then rating on every port in NTT province.
Ports in the less developing region will be grouped by their location, as for the ports on the same island or same region, will be put on the same group. By this way, it obtain 7 groups for the research purposes. Distance between selected ports and base ports is calculated by using google earth, then the result analyze with TSP methods, in order to create optimum network route by distance wise, since the shortest route means less voyage days and less operational cost.
The result of this research shows that the price disparity is the main criteria in port selection with the biggest score. The recommended port of call are Port of Labuan Bajo, Biu, Kalabahi, Loweleba, Baa, Waingapu and Atapupu. Meantime, in 1 round voyage of the sea highway program for NTT province, there will be 1 base port and 7 calling ports, the optimum distance to visit all the ports is 1720,5 NM (Nautical Miles)

Cable TV under another name Cable TV Operator (CTO) has been growing quite rapidly in recent years (ICTA 2016). Population density of 1,614 people/km2 (BPS 2017), economic growth continues to grow, people's purchasing power is relatively good and is a blank spot area is the main reason PT Denai Kabel Mandiri (PT DKM) present in Payakumbuh. PT DKM experienced relatively good business growth. By the end of 2016 there are 3,037 subscribers. Based on internal data of PT DKM, network coverage and cable TV subscribers have reached 40% of Payakumbuh's residential area. The position of PT DKM as a market leader in the pay-TV industry has not shown that PT DKM is a strong company that can win the competition in the long term. The power in question is the company's strength that can not be imitated by other companies and the strengths that build competitive advantage by utilizing the company's special competencies. The strategic planning of local cable TV PT DKM needs to be analyzed in order to win the competition in Pay TV industry in Payakumbuh.
The purpose of this research is (1) to analyze the condition of PT DKM competition in Pay TV industry in Payakumbuh, (2) to analyze internal and external factors of PT DKM, and (3) to formulate alternative strategies that can be implemented to improve the competitiveness of PT DKM. This research uses descriptive qualitative method by using primary and secondary data. Respondents are involved from internal companies and experts as many as seven people. Expert taking as respondents using non probabilitical sampling technique with purposive sampling through expertise judgment approach.
Porter's Five Forces analysis results indicate the condition of paid TV industry competition in Payakumbuh is at a conducive level. The most dominant internal factors affect the competitiveness of PT DKM in the form of strength, which is very competitive subscription price compared to competitors with a score of 0.416 and weaknesses, namely the limited number of favorite channels with a score of 0.136. The most dominant external factors affecting the company's competitiveness stem from opportunities, namely the number of cable TV content providers with a score of 0.332 and the threat, namely the increasing number of competitors has a score of 0.312. IE (Internal External) matrix indicates PT DKM is in the V cell position, which is in defensive and keeping category. Analysis using Analytic Network Process (ANP) method to produce the most recommended strategy to improve the competitiveness of PT DKM is a strategy to increase cooperation with the best content provider for the company
