Peralihan hak atas tanah merupakan bagian dari pemeliharaan data
pendaftaran tanah sebagai kelanjutan dari kegiatan pendaftaran tanah untuk
pertama kalinya. Definisi tersebut dijelaskan berdasarkan Undang-Undang
Nomor 5 Tahun 1960 tentang UUPA. Dalam penjelasan lebih lanjut peralihan
hak atas tanah merupakan perbuatan hukum yang mengakibatkan
berpindahnya hak dari subjek hukum. Peralihan hak atas tanah contohnya
yaitu: jual beli, hibah, pembagian hak bersama, pewarisan, lelang, tukar
menukar. Laporan magang ini membahas tentang peralihan hak atas tanah,
hak kewarisan, dan pembagian hak bersama. Pewarisan merupakan peralihan
hak atas tanah terhadap subjek hukum dengan menentukan hak subjek kepada
ahli waris dari pewaris
PEMBERDAYAAN UMKM KELURAHAN KALISARI MELALUI LITERASI DIGITAL DAN PELATIHAN PEMASARAN ONLINE
:Kegiatan pengabdian masyarakat ini dirancang untuk membantu usaha kecil di Kelurahan
Kalisari, Kota Surabaya, dengan meningkatkan pengetahuan mereka tentang perangkat digital dan
pemasaran daring. Alasan proyek ini adalah karena banyak usaha kecil di daerah tersebut tidak
memiliki keterampilan yang dibutuhkan untuk memasarkan produk mereka secara daring. Pendekatan
yang digunakan melibatkan kerja sama yang erat dengan bisnis dan memberikan pendidikan melalui
beberapa langkah: pertama, memahami kebutuhan mereka, kemudian menghubungi mereka,
menawarkan pelatihan teknis, dan memberikan dukungan dan bimbingan langsung. Pelatihan ini
mencakup penggunaan WhatsApp Business, platform media sosial seperti Instagram, Facebook, dan
TikTok, serta pasar daring seperti Shopee dan Tokopedia. Hasil penelitian menunjukkan bahwa
pelatihan ini membantu peserta mendapatkan pemahaman yang lebih baik, meningkatkan kemampuan
teknis mereka, dan menjadi lebih mandiri dalam menggunakan pemasaran digital. Usaha kecil mampu
membuat konten pemasaran, mengelola akun daring mereka, dan menggunakan platform digital untuk
menjangkau lebih banyak pelanggan. Pelatihan ini juga mendorong kreativitas dan kemandirian,
membantu membangun lingkungan bisnis yang langgeng dan sukses di era digital.

PENEGAKAN HUKUM TERHADAP ANGGOTA MILITER YANG MELAKUKAN TINDAK ASUSILA (LGBT) STUDI DI WILAYAH HUKUM PENGADILAN MILITER III-12 SURABAYA
Penelitian ini menganalisis penegakan hukum terhadap prajurit TNI yang melakukan
tindak asusila (LGBT) di wilayah Pengadilan Militer III-12 Surabaya serta hambatan dan
solusi dalam penyelesaiannya. Berdasarkan penelitian empiris, penegakan hukum
mengacu pada UU No. 31 Tahun 1997, Pasal 103 jo. Pasal 26 KUHPM, dan regulasi
internal TNI. Jumlah putusan perkara LGBT tahun 2020–2024 mengalami naik turun
karena ketidakkonsistenan pengawasan, perbedaan intensitas pelaporan, kesulitan
pembuktian digital, dan variasi kualitas penyidikan di tingkat satuan. Hambatan utama
meliputi terbatasnya pembuktian akibat perbuatan berlangsung di ruang privat, kurangnya
saksi, serta koordinasi penyidik–oditur yang belum optimal. Penyelesaiannya dilakukan
melalui penguatan koordinasi, perbaikan administrasi berkas, peningkatan pengawasan
internal, dan penerapan sanksi disiplin melalui regulasi internal. Penelitian ini
menekankan pentingnya perbaikan regulasi, peningkatan kapasitas penyidik, dan
pembinaan preventif agar penegakan hukum lebih efektif dan konsisten.

Rancang Bangun Aplikasi Android Untuk Pelacakan Pengiriman Real-Time Dengan Websocket Dan Validasi Lokasi Menggunakan Formula Haversine (Studi Kasus: PT. Mitra Matras Mandiri)
Modern logistics industries require delivery tracking systems capable of validating locations accurately and providing real-time monitoring to enhance operational transparency. PT Mitra Matras Mandiri, a furniture manufacturing company, faces challenges in monitoring driver positions and validating delivery locations precisely, necessitating a mobile-based digital solution to improve distribution process efficiency. This research designs and implements an Android application for real-time delivery tracking by integrating WebSocket, Location-Based Service (LBS), and Haversine Formula as a geographical distance validation mechanism. The driver application was developed using React Native, while the backend utilizes Laravel with PostgreSQL as the database and Laravel Reverb as the WebSocket server. The system automatically transmits location data for every movement exceeding 20 meters and validates driver positions at pickup and drop-off points using Haversine Formula with a tolerance radius configurable by administrators based on location requirements. Proof of Delivery (POD) features are implemented through photo uploads to verify delivery completion. Functional testing using black box methods demonstrates that all main system features operate as required. Haversine Formula validation testing proves distance calculation accuracy with consistent results across three testing scenarios. WebSocket performance testing on 30 data samples yields an average delay of 44.03 ms, indicating the system's capability to provide real-time driver location updates with low latency. The system is equipped with fake GPS detection mechanisms and automatic reconnect features to maintain connection stability. The integration of WebSocket, LBS, and Haversine Formula technologies has proven to enhance delivery efficiency, location validation accuracy, and information transparency for customers
ANALISIS PENGARUH TINGKAT PENDIDIKAN , TINGKAT PENGANGGURAN , DAN PDRB TERHADAP TINGKAT KEMISKINAN DIPROVINSI DAERAH ISTIMEWA YOGYAKARTA
This study aims to analyze the influence of educational attainment, open unemployment rate, and Gross Regional Domestic Product (GRDP) on the poverty level in the Special Region of Yogyakarta (DIY) during the period 2013–2024. The issue of poverty in DIY is particularly compelling, as the province records a high Human Development Index and relatively low unemployment rate, yet continues to exhibit the highest poverty rate on Java Island. This research employs time-series data obtained from Statistics Indonesia and utilizes multiple linear regression supported by a series of classical assumption tests. The results indicate that educational attainment has a negative but statistically insignificant effect on poverty. The open unemployment rate shows a positive yet insignificant effect. In contrast, GRDP has a negative and statistically significant influence on poverty, demonstrating that economic growth effectively reduces poverty in DIY. Simultaneously, all independent variables significantly influence poverty, with a coefficient of determination (R²) of 0,895. These findings highlight that economic growth is the most decisive factor in reducing poverty in DIY, whereas improvements in education and reductions in unemployment have not yet shown significant statistical impacts
PRA RANCANGAN PABRIK FURFURALDEHYDE DARI AMPAS TEBU DENGAN PROSES QUAKER OATS KAPASITAS 40.000 TON/TAHUN
A Furfuraldehyde Plant using Sugarcane Bagasse as Raw Material with a Production Capacity of 40,000 Tons per Year by the Quaker Oats Process is planned to be established in Gembongan Kulon, Mojokerto, East Java. Furfuraldehyde is used as a reducing agent in petroleum solvent applications. In this Preliminary Plant Design, the plant is planned to operate for 330 days per year and 24 hours per day.
The production process begins with sugarcane bagasse being fed into a hammer mill and ground to 80 mesh. The powdered bagasse is then transferred to a hopper. The bagasse is subsequently fed into the reactor together with 8% H₂SO₄ solution to convert it into xylose. The reaction is carried out at 120°C and 2 atm. The reactor output is a slurry containing C₅H₁₀O₅ (xylose), H₂O, H₂SO₄, and residual bagasse, which is then sent to a filter press to separate the xylose-rich filtrate from the remaining bagasse cake.
The filtrate is then reacted with calcium chloride in a dehydration reactor to convert xylose (C₅H₁₀O₅) into furfuraldehyde (C₅H₄O₂). The furfuraldehyde-containing filtrate is subsequently fed into a mixer together with toluene (C₇H₈) to promote the transfer of furfuraldehyde from the aqueous phase into the toluene phase. In the decanter, separation occurs based on density differences: the light phase contains toluene (C₇H₈) and furfuraldehyde (C₅H₄O₂), while the heavy phase containing water and H₂SO₄ is recycled to the acid dilution mixer.
The toluene–furfuraldehyde mixture is then separated by distillation based on boiling-point differences. The overhead stream, which contains a higher concentration of toluene, is recycled back to the mixing step, while the bottom product containing 98% furfuraldehyde is cooled in a cooler to reach the storage temperature of 30°C before being transferred to the storage tank. The final product is packaged in 200-L drums for distribution
