Marketing Strategies and Benefits in the Real Estate Industry in Technologically Advancing Urban Areas
Get PDFThroughout history, the significance of land and buildings as valuable assets, sources of authority, and drivers of economic prosperity has been widely recognized, spanning from ancient civilizations to contemporary societies. Cities have inherent value due to their ability to facilitate good interactions among individuals. The significance of the real estate sector as an investment vehicle has been growing. Companies, particularly those seeking to make new investments in the commercial real estate sector, are particularly interested in achieving a high degree of potential for their ventures. Turkey is a nation that has a significant position in this industry. In this study, the real estate sector in Turkey, housing sales according to type and situation, city management, the real estate market, the impact of COVID-19 on real estate markets, real estate marketing and technologies, and the advantages and disadvantages of technologies in real estate are examined. Furthermore, an analysis was conducted on the data pertaining to housing transactions in Turkey, categorizing them based on the kind of sale and the condition of the properties. When the data is examined, housing sales in Turkey are the highest in 2020. Housing sales decreased after 2020, and there was a large decrease in housing sales in 2023. As a result, to develop real estate marketing and revitalize this sector, it is necessary to invest in technologies such as artificial intelligence, the metaverse, augmented reality, virtual reality and increase the number of studies in the literature where these digital technologies are applied

No full textBu kısa film projesinde sürrealizmin modernist bir sanat yaklaşımı olarak ortaya çıkışından itibaren ele alınarak sinemaya katkıları, sürrealist filmlerin yapı ve özellikleri, biçim ve anlatım yöntemleri, 1920'lerden günümüze kadar geçirdiği dönüşüm süreçleri ve sinemanın bütününe yayılan deneysel teknikleri ele alınmıştır. Sürrealist film teorisi I. Dünya Savaşının ve sonuçlarının dünyada yarattığı kaotik ortam ve buhran sürecinde, sanatçıların kendilerini anlatmak için yeni yöntem arayışı içine girmeleri sonucu 1920'lerde Paris'te ortaya çıkmıştır. Philippe Soupault ve Andre Breton'un 1920 yılında yayınladıkları kitap, Les Champs Magnétiques ilk sürrealist çalışma olarak kabul edilmektedir. 1924 yılında Breton tarafından yayınlanan Manifestes du Surrealisme sürrealist sinemanın biçim ve kurallarını ortaya koyan ilk kaynaktır. Dada akımından etkilenmiş olmasıyla birlikte doğrudan sinema sanatıyla ilişkilendiren ilk sanatsal ve felsefi yoğunluğa sahip akımdır. Freudyen bakış açısıyla çekilen filmler bilinçaltını, imgelerle ve kamera teknikleriyle dışa vurmak ve rüya deneyimi yaşatmayı amaçlamaktadır. Saçma Teorisi adlı bu kısa film projesinde; sürrealizm akımının kolektif olarak 1920'lerden günümüze ulaşan yüzyıllık birikimi, değişimleri ve dönüşümleri referans alınarak, yeni bakış açılarıyla sürrealist kurmaca film yapmak ve sürrealist sinemayı kökenlerinden ele alarak incelemek amaçlanmaktadır.In this short film project, the emergence of surrealism as a modernist art approach and its contributions to cinema, the structure and features of surrealist films, their form and expression methods, the transformation processes they have gone through from the 1920s to the present, and the experimental techniques that spread throughout the cinema are discussed. Surrealist film theory emerged in Paris in the 1920s as a result of the search for new methods by artists to express themselves during the chaotic environment and crisis created by the First World War and its consequences in the world. The book Les Champs Magnétiques, published by Philippe Soupault and Andre Breton in 1920, is accepted as the first surrealist work. Manifestes du Surrealisme, published by Breton in 1924, is the first source to reveal the forms and rules of surrealist cinema. Being influenced by the Dada movement, it is the first artistic and philosophical movement that directly associates it with the art of cinema. Films shot from a Freudian point of view aim to reveal the subconscious with images and camera techniques and to give a dream experience. In this short film project, it is aimed to make surrealist fictional films with new perspectives and to examine surrealist cinema from its origins, with reference to the century-old accumulation, changes and transformations of the surrealism movement collectively from the 1920s to the present day
STRATEGIC FASHION INDUSTRY AND CITY ECONOMY: THE ROLE OF DESIGN ON FINANCIAL DYNAMICS
Get PDFThis study developed three models based on time series analysis to evaluate the effects of the fashion industry on city economies. In the first model, the relationship between fashion industry size and city economic indicators was examined. The second and third models evaluated the effects of fashion events, investments and city infrastructure on economic growth. Data were collected between 2000 and 2023 and analyzed with STATA 17 software. Unit root tests and multiple linear dependency tests were performed for the variables used in the study and then autocorrelation and VIF tests were performed for appropriate model selection. Ridge Regression Model was used due to the multicollinearity problem in the first model. In the second and third models, Prais-Winston AR Model predictions were obtained. The findings reveal that the fashion industry has significant impacts on tourism revenue, gross national product and retail sales. © 2024, Jomard Publishing. All rights reserved
PANDEMİNİN TURİZM SEKTÖRÜ ÇALIŞMA KOŞULLARINA ETKİSİ
Get PDFBu çalışma, Covid-19 pandemi döneminin turizm sektöründeki çalışanların çalışma koşullarına etkisini, bu etkinin pandemi sonrasına yansımalarını ve sektör içerisinde ileriye yönelik gerçekleşecek olası kalıcı düzenlemeleri ortaya koymak amacıyla yapılmıştır. Çalışmada nitel araştırma yöntemlerinden faydalanılmıştır. Verilerin toplanması amacıyla, araştırmanın amacına ve alt amaçlarına uygun olarak araştırmacılar tarafından geliştirilen yarı yapılandırılmış 8 sorudan oluşan görüşme formu kullanılmıştır. Sektörde farklı departmanlarda çalışan 10 kişi ile telefonla ortalama 30 dakika görüşme yapılmıştır. Araştırmadan elde edilen bulgulara göre; Covid-19 döneminde turizm sektöründe iş yükünün ve vasıflı işgücü ihtiyacının arttığı; esnek çalışma modelinin çalışan üzerindeki psikolojik baskıyı artırdığı, iletişim sorunlarına neden olduğu ve iş yaşam dengesini bozduğu öte yandan firmalar açısından ise maliyetleri azalttığı sonuçlarına ulaşılmıştır. Önem derecesi düşük, bilgi birikimine ihtiyaç duyulmayan işlerin makineler tarafından yapılarak, insan zekasının daha verimli ve faydalı alanlarda kullanılmasını esas alır. Öte yandan lojistik sektörü, hizmet sektörü içerisinde büyük öneme sahip ve gün geçtikçe değerlenen bir sektör haline gelmiştir. Bitmiş ürünün son tüketiciye ulaştırılması ve/veya hammadde, elektrik, enerji ulaşımı gibi konularda hizmet vermektedir. Lojistik sektörü, dinamik bir süreç olması nedeniyle sürekli gelişime muhtaçtır, aksi takdirde yeni dünya rekabetçileri ve artan müşteri istekleri ile baş edemez duruma gelerek sektör dışı kalabilir. Bu durumda Endüstri 4.0, tıpkı diğer sektörleri etkilediği gibi, lojistik sektörünü de etkileyecektir. This scope of work, It deals with the characteristics, design and manufacturing parameters of the fixed offshore platform and the types of platforms used to drill and produce oil/ natural gas under the sea. Especially the formation stages of fixed offshore platform projects are mentioned. Various analyzes need to be made in the process from the decision taken in the construction of the fixed offshore platform, from its design to the manufacturing phase and the time of installation. As in offshore designs, these analyzes should be aimed for other platform structures to build an economical and reliable structure. © IJCESEN
Evaluation of Critical Success Factors for Antifragile Supply Chains Using Delphi and Fuzzy QFD Methods
Get PDFThe antifragile supply chain (ASC) provides a significant advantage compared to traditional systems, particularly when considering the impacts of unexpected crises such as COVID-19. Such challenging events highlight the value of the ASCs that enable businesses to navigate crises turn these challenges into opportunities, and continuously strengthen their structures. While resilience strategies gain attention, practical studies on ASCs are limited. This study applies a case study to examine critical success factors for ASCs, demonstrating the practical application of the Delphi and Fuzzy QFD method within Boyar Kimya, a textile manufacturer. By understanding the relationships between customer needs and critical success factors, the analysis contributes to determining and effectively implementing ASC strategies. The study concludes by unveiling key success factors, including SC risk management, information sharing, proactive management, efficient knowledge processes, collaboration, and innovation strategies. This research provides a valuable roadmap for enhancing SC efficiency and sustaining a competitive advantage

Hayvanlar için belirlenmiş olan negatif hakların tamamının bitkilere uygulanmasının zorluğu pozitif ilişkisel sorumluluklara odaklanmayı gerekli kılmaktadır. Bu nedenle hayvan hakları kuramcılarının belirlediği temel ilkeleri bitkilere uygulamak yerine, bitkilere keyfi şiddetin uygulanmasının ve onların tümüyle araçsal kılınmasının önüne geçecek konuları tartışmaya açıyoruz. Böylece hem olağan hem de olağanüstü hâlde uygulanan keyfiyeti; ekokırım, ekolojik yas ve yasa-şiddet ilişkisi bağlamında değerlendirmeyi amaçlıyoruz
HABER DEĞERLERİNE YÖNELİK BİR İÇERİK ANALİZİ: WHATSAPP GAZETECİLİĞİ VE DNA WHATSUP HABER ÖRNEĞİ
Get PDFÇalışmada, DNA WhatsUp Haber’in 1 Temmuz 2023-21 Temmuz 2023 tarihleri arasında WhatsApp’ta paylaştığı 491 haberde ön plana çıkan haber değerleri, duygu tonu ve duygu türünün içerik analizi yönteminden yararlanılarak incelenmesi amaçlanmaktadır. Araştırmada duygu tonu sınıflandırmasında haberlerin pozitif, negatif ve nötr duygu çağrışımları, duygu türü sınıflandırmasında ise endişe, ilgi duyma, korku, memnuniyet, merak, öfke ve şaşkınlık gibi öne çıkan duygular tanımlanmıştır. Araştırma sonucunda elde edilen bulgulara göre, haberlerde en yüksek oranda siyasetin konu edildiği, en fazla güncellik, önemlilik, ilgi düzeyi ve ilginçlik şeklindeki haber değerlerinin ön planda olduğu, baskın duygu tonunun nötr (% 70,5) ve negatif (% 27,3) olduğu, pozitif tonlu haberlerin ise % 2,2 düzeyinde kaldığı ortaya koyulmuştur. Haber içeriklerinde belirlenen en baskın üç duygu türü ise endişe / kaygı, şaşkınlık ve öfke / kızgınlıktır. Haberlerde emoji kullanımının ise haberin duygu tonu ve duygu türünü belirlemede önemli bir faktör olduğu ve haberin öznel bir değerlendirme ile sunulmasına yol açtığı değerlendirilmektedir.
DOES BOARD GENDER DIVERSITY REDUCE INFORMATION ASYMMETRY? EVIDENCE FROM THE USA
Get PDFThe contributions of women managers to the financial, economic and sustainability areas of firms are obvious. However, women managers can also play a key role in reducing asymmetric information. The purpose of this study is to investigate the effect of gender diversity in corporate management on information asymmetry. The study refers to agency theory and critical mass theory. Gender equality, board diversity and control variables are used in the analyses. In the study, an ordinary least squares (OLS) model is used to analyse the relationship of variables. In addition, fixed effect, quantile regression and lag estimation models are used to analyse endogeneity problems. The annual data of 401 American companies listed in the S&P500 index between 2008 and 2023 were used in the sample. The results of the study contribute to the current debate on the benefits of gender diversity in corporate management with different tests and theories. According to the results of the study, increasing the number of women on the board contributes to the reduction of information asymmetry. According to another result of the study, under the critical mass theory, having three or more women in the company management contributes more to the reduction of information asymmetry
