    Repercussions of the Housing Law on the real estate market

    En los últimos años, el acceso a la vivienda en España se ha convertido en uno de los principales desafíos económicos y sociales, generando una creciente preocupación en el conjunto de la sociedad. El incesante aumento de los precios, tanto en el mercado de compraventa como, muy especialmente, en el del alquiler, dificulta la emancipación de los jóvenes y condiciona los proyectos de vida de miles de familias. Esta realidad, que he observado con preocupación, junto a un profundo interés personal por el sector y las dinámicas del mercado inmobiliario, constituyen la principal motivación para la realización de este Trabajo de Fin de Grado con el que pretendo finalizar mis estudios de Graduado en Administración y Dirección de Empresas por la UPCT. El presente estudio tiene como objetivo central analizar las repercusiones de la reciente Ley 12/2023, de 24 de mayo, por el derecho a la vivienda, una normativa que nació con la ambición de intervenir en el mercado para corregir sus desequilibrios y garantizar la función social de la propiedad. La relevancia de esta Ley no solo reside en sus medidas, como, entre otras, la regulación de los precios del alquiler en zonas tensionadas o la introducción de nuevos deberes para los propietarios, sino también en el intenso debate público y político que ha causado. Para ello, este trabajo se adentra en primer lugar en el complejo marco jurídico de la vivienda en España, explorando sus antecedentes y la dispersa distribución de competencias entre el Estado, las Comunidades Autónomas y los municipios.FACULTAD DE CIENCIAS DE LA EMPRESAUniversidad Politécnica de Cartagen

    Impact of the methodology for obtaining the representative value of the wind variable under pronounced topographic conditions

    [SPA] El viento constituye una variable meteorológica clave en la modelización de procesos ambientales y en la ingeniería aplicada, especialmente en la dispersión de contaminantes atmosféricos, la evaluación del recurso eólico y el diseño estructural. Sin embargo, en zonas con topografía compleja, como Cartagena (España), su caracterización enfrenta limitaciones metodológicas debido a la alta variabilidad direccional y a la presencia de patrones locales condicionados por la orografía. Este Trabajo Fin de Máster realiza un análisis comparativo de diversas metodologías para la determinación del valor representativo de la velocidad del viento, empleando series temporales procedentes de la estación meteorológica Cartagena 701C (1990–2025), cuyos registros son gestionados por la Agencia Estatal de Meteorología (AEMET). Para ello se evaluaron métodos de tendencia central (media aritmética, mediana y media vectorial), distribuciones de probabilidad (Rayleigh y Weibull) y técnicas de teoría de valores extremos (GEV y POT), validando su desempeño mediante métricas estadísticas, remuestreo bootstrap y modelos de dispersión de contaminantes. Los resultados evidencian que los métodos promediados ofrecen una adecuada caracterización de la tendencia central en condiciones de baja variabilidad, mientras que Weibull y Rayleigh logran aproximaciones consistentes al valor representativo. La teoría de valores extremos, por su parte, permitió estimar velocidades de retorno relevantes para escenarios críticos y complementar los análisis de viento. El estudio aporta criterios estadísticos reproducibles y recomendaciones metodológicas para la elección del valor representativo del viento en entornos con topografía pronunciada, fortaleciendo la fiabilidad de los modelos de calidad del aire y su integración en normativas ambientales y urbanísticas. [ENG] Wind is a key meteorological variable for environmental modeling and engineering applications, particularly in atmospheric pollutant dispersion, wind resource assessment, and structural design. However, in regions with complex topography, such as Cartagena (Spain), its characterization faces methodological limitations due to high directional variability and the influence of local orographic patterns. This Master’s Thesis conducts a comparative analysis of various methodologies for determining the representative value of wind speed, using time series from the Cartagena 701C meteorological station (1990–2025), whose records are managed by the State Meteorological Agency (AEMET). To this end, different statistical approaches were evaluated, including central tendency measures (arithmetic mean, median, and vector mean), probability distributions (Rayleigh and Weibull), and extreme value theory techniques (GEV and POT). The performance of these methodologies was validated through statistical metrics, bootstrap resampling, and pollutant dispersion models. Results indicate that averaging methods adequately capture central tendencies under low variability, while Weibull and Rayleigh provide consistent approximations of representative values. Extreme value theory, in turn, enabled the estimation of return- level wind speeds for critical scenarios, complementing the wind analysis. This study contributes reproducible statistical criteria and methodological recommendations for selecting representative wind values in complex topographic environments, thereby strengthening the reliability of air quality models and supporting their integration into environmental and urban planning regulations.Escuela Técnica Superior de Ingeniería IndustrialUniversidad Politécnica de Cartagen

    Influence of Portland cement and sewage sludge ash additions on metakaolin-based geopolymers

    This study evaluates the impact of Portland cement (PC) and sewage sludge ash (SSA) on zeolite formation in metakaolin (MK)-based geopolymer mortars. Various parameters, including NaOH concentration and PC/SSA content, were analyzed. The mortars were cured in a thermal bath at 65 °C and evaluated using compressive strength testing, thermogravimetry (TG/DTG), X-ray diffraction (XRD), and scanning electron microscopy (FESEM-EDX). The results emphasize the crucial role of NaOH concentration in zeolite formation. Mortars with 8 mol kg−1 NaOH exhibited slower crystallization, leading to greater strength stability. Specimens containing 10 % PC maintained their strength over 56 days, reaching 47.2 MPa. While SSA initially reduced compressive strength, it improved long-term performance. After 56 days, mortars with 9.5 % and 19 % SSA outperformed SSA-free mixes, which stabilized at 24.3 MPa, maintaining strengths of 42.5 MPa and 33.7 MPa, respectively. These findings highlight the synergistic effect of incorporating PC and SSA into MK-based geopolymer mortars, particularly for longer curing periods. Physicochemical analyses revealed that the primary binding phase, N-A-S-H, gradually transformed into zeolite Na-P1, causing strength degradation. However, the presence of calcium (from PC), iron, and sulfur (from SSA) altered the geopolymer matrix into N-(C, F, )-A-S-H, effectively delaying zeolite formation. This study demonstrates the complex interaction between PC, SSA, and zeolite formation in geopolymer mortars. By adjusting these components, it presents a viable approach to enhancing the durability and mechanical performance of MK-based geopolymers.This work was supported by the Coordenação de Aperfeiçoamento de Pessoal de Nível Superior - Brazil (CAPES) – (Finance Code 001).     Strategies for the recovery of tungsten from wolframite, scheelite, or wolframite–scheelite mixed concentrates of spanish origin

    Among the strategic materials considered by the EU, tungsten is included; thus, investigations about the recovery of this metal both from natural and recyclable sources are of interest. In this work, we presented an investigation about the recovery of tungsten based on the treatment of three tungsten-bearing concentrates: scheelite (29% W), wolframite (50% W), and mixed scheelite–wolframite (29% W). All of these come from a cassiterite ore of Spanish origin. The characteristics of each concentrate pave the procedure to be followed in each case. In the case of the wolframite concentrate, the best results were derived from the leaching of the ore with NaOH solutions, whereas the treatment of the scheelite concentrate benefits from an acidic (HCl) leaching. The attack of the mixed concentrate is only possible by a previous roasting step (sodium carbonate and 700–800 ◦C) followed by a leaching step with water. In the acidic leaching, tungstic acid (H2WO4) was obtained, and the alkaline–water leaching produces Na2WO4 solutions from which pure synthesized scheelite is precipitated

    Vivimos una etapa marcada por una revolución tecnológica sin precedentes, donde la inteligencia artificial (IA) se posiciona como uno de los motores clave en la transformación del tejido empresarial. Lejos de ser una novedad efímera, la IA se apoya en décadas de avance científico y, en la última década, ha acelerado su difusión gracias al aprendizaje automático y los modelos generativos. La velocidad con la que esta tecnología irrumpe en procesos productivos y organizativos obliga a reflexionar sobre sus efectos reales en el desarrollo económico. En este contexto, el presente Trabajo de Fin de Grado (TFG) tiene como objetivo analizar el impacto de la adopción de IA sobre la productividad laboral en las empresas de la Unión Europea, con especial atención al caso de España. La elección del tema responde a un interés personal por comprender el alcance económico y laboral de las innovaciones digitales. A lo largo de mi formación en Administración y Dirección de Empresas, conceptos como automatización, big data o IA han ganado peso en la toma de decisiones empresariales. Sin embargo, más allá del entusiasmo, surge una pregunta tan simple como crucial: ¿son realmente más productivas las empresas que incorporan IA? Este interrogante constituye el punto de partida del presente trabajo. Para responder a la pregunta anterior, el presente TFG persigue un doble objetivo. Primero, caracterizar la adopción de la IA por parte del tejido empresarial, según tipo de tecnología, finalidad de uso, tamaño empresarial y rama de actividad, comparando la posición de España con la media de la UE realizando un análisis descriptivo. Segundo, evaluar empíricamente si existe una asociación positiva entre el porcentaje de empresas que utilizan IA y la productividad laboral por persona empleada.     Environmental and operational impact of freight urban delivery: in-store, home and locker

    The boom of Business to Consumer e-commerce is impacting the last-mile delivery industry. Efforts are focused on exploring smart solutions for efficient and sustainable urban delivery strategies. This paper develops a methodology to compare the environmental and operational impacts (mileage, street space consumption and emissions) of in-store and e-commerce delivery strategies, with and without an intermediate cross-dock depot. It uses a Monte Carlo simulation to account for randomness in input variables and includes an ad-hoc questionnaire for logistic experts to gather necessary data. Applied to Madrid (Spain), the analysis shows significantly higher sustainability performance of in-store delivery compared to e-commerce. Within e-commerce delivery strategies, the use of an intermediate cross-dock depot significantly reduces negative externalities, on average by approximately one-third to one-half compared to direct-to-home/locker delivery. Despite these benefits, this two-echelon approach remains less commonly implemented in practice.     Analysis of the Effects of CSR and Compliance Programs on Organizational Reputation

    The present study undertakes an analytical investigation into the relationships between Corporate Social Responsibility (CSR), Compliance Programs, Reputational Risk Management, and Corporate Image. A survey was conducted among 154 senior professionals in companies across diverse sectors and sizes, using the Partial Least Squares Structural Equation Modeling (PLS-SEM) methodology with the aid of SmartPLS 4.0 software. The findings indicate that CSR exerts a substantial and immediate influence on both the management of reputational risk and the establishment of a robust corporate image. Furthermore, it has been observed that the adoption of Compliance Programs is driven by CSR, which also contributes, albeit to a lesser extent, to the strengthening of the external perception of the company. Conversely, proactive management of reputational risk has been demonstrated to enhance regulatory compliance and positively impact corporate image. The alignment of corporate social responsibility (CSR) with compliance initiatives has been demonstrated to engender sustainable competitive advantages within challenging regulatory contexts. In conclusion, the present paper puts forward the suggestion of conducting longitudinal studies in order to observe the evolution of the relationships under discussion over time

    A tool for the automatic verification of URLs using machine learning in the context of cybersecurity

    [SPA] Este Trabajo Fin de Grado (TFG) aborda el diseño y la implementación de una herramienta para la verificación automática de Uniform Resource Locator (URL)s maliciosas (phishing) dentro del contexto de la ciberseguridad, utilizando modelos de Machine Learning (ML) como Random Forest. La investigación se centra inicialmente en la creación de modelos discriminadores de ML, entrenados mediante datasets externos que proporcionan diversas características para la clasificación binaria de URLs como legítimas o de phishing. El trabajo profundiza en la identificación y explotación de una característica altamente determinante observada en el dataset: la presencia o ausencia del favicon en la URL. Basándose en el hallazgo de que la ausencia de favicon está fuertemente correlacionada con un enlace malicioso, la investigación expande su alcance hacia la generación de enlaces falsos para evaluar la robustez de los modelos de detección. Esto incluye ejemplos como https://[email protected]/update-info , que ilustran las técnicas de ofuscación. Esta exploración se articula mediante el desarrollo de un generador de URLs sintéticas, lo que permite la implementación y el estudio de Redes Generativas Antagónicas (Generative Adversarial Network (GAN)). Finalmente, se explora una arquitectura GAN multinivel, que implica el diseño de discriminadores y generadores con diferentes grados de preentrenamiento. La experimentación con estas arquitecturas cruzadas (modelos preentrenados y sin preentrenamiento) no solo permite evaluar la calidad de las URLs de phishing generadas, sino que también ofrece un análisis comparativo de la capacidad de los modelos para detectar amenazas sofisticadas, contribuyendo a la comprensión y mejora de las defensas automatizadas en la seguridad web. [ENG] This Final Degree Project (TFG) addresses the design and implementation of a tool for the automatic verification of malicious URLs (phishing) within the context of cybersecurity, utilizing Machine Learning (ML) models such as Random Forest. The research initially focuses on the creation of ML discriminator models, trained using external datasets that provide diverse features for the binary classification of URLs as legitimate or phishing. The work delves into the identification and exploitation of a highly determinant feature observed in the dataset: the presence or absence of the favicon in the URL. Based on the finding that favicon absence is strongly correlated with a malicious link, the research expands its scope toward generating synthetic links to evaluate the robust ness of detection models. This includes examples like https://[email protected]/update-info , which illustrate obfuscation techniques. This exploration is articulated through the development of a synthetic URL generator, enabling the implementation and study of Generative Adversarial Networks (GAN). Finally, a multilevel GAN architecture is explored, which involves designing discriminators and generators with different degrees of pretraining. Experimentation with these cross-architectures (pretrained and non-pretrained models) not only allows for evaluating the quality of the generated phishing URLs but also provides a comparative analysis of the models’ ability to detect sophisticated threats, thus contributing to the understanding and improvement of automated web security defenses.Escuela Técnica Superior de Ingeniería de TelecomunicaciónUniversidad Politécnica de Cartagen
