APPRAISAL OF MAINTENANCE CONDITIONS OF RESIDENTIAL BUILDINGS IN HOUSING DEVELOPMENT CORPORATION ESTATES IN ENUGU METROPOLIS, NIGERIA
Residents always seek to change the use and extend the lives of their buildings by remodelling, modifying
or abandoning occupied buildings in the extreme cases of dilapidation. Enugu has faced high building
maintenance needs that require the synergy of both residents and facility providers as the needs of the
residents would not be met at the rate of population increase. This study aims to appraise the maintenance
conditions of physical elements of residential buildings and infrastructure in Housing Development
Corporation estates in the Enugu metropolis to improve on the building maintenance framework that
could influence design concepts of public residential buildings. The survey design method was applied and
it focused on four public residential buildings of ESHDC estates in the Enugu metropolis. After
stratification of the estates, based on their ages and simple balloting, occupied buildings were selected for
this research. Analysis of Variance (ANOVA) test was used to test differences between the variables
Maintenance Conditions of Residential Buildings (MCRB) in ESHDC of Enugu Metropolis V51 (ordinal)
and V52 (Nominal). With p<0.05, the study found there was a significant difference between the
maintenance conditions of the buildings in the four housing estates investigated. The policy implication of
these findings was that for improved building maintenance conditions, efforts should be made to spread
across all the buildings by both residents of the estates and ESHDC as implementation would likely be
easier for the desired higher commitment to building and infrastructure maintenance
Concomitant Administration of Aloe Vera Gel and Rifampicin Protects Against Rifampicin Hepatorenal Toxicity in Male Wistar Rats
Background: Rifampicin, an antibiotic used in the treatment of tuberculosis has
raised concerns about its potential liver and kidney toxicity. Aim: This study
aimed to evaluate the protective effects of Aloe vera against hepatorenal toxicity
induced by rifampicin in male Wistar rats. Methods: Thirty rats were divided into
six groups (n = 5): group A (control), group B treated with rifampicin, groups C–E
treated with varying doses (50, 100, and 200 mg/kg) of Aloe vera alongside
rifampicin as well as a group F treated with furosemide and rifampicin for a
total of 30 days. Alanine transaminase (ALT), aspartate aminotransferase (AST),
alkaline phosphatase (ALP), malondialdehyde (MDA), catalase (CAT), superoxide
dismutase (SOD), creatinine, urea, and histopathological changes were evaluated.
One-way analysis of variance and Tukey’s post hoc tests were applied with a
significance level of 5%. Results: Results showed 98.28%, 107.66%, and 334.66%
increase in ALT, AST, and ALP levels of group B (Rifampicin only) compared with
the control group. In contrast, groups treated with Aloe vera showed significantly
lower ALT, AST, and ALP levels as the dose increased from 50–200 mg/kg. A value
of 2.23 Mg/dL content as a lipid peroxidation marker was observed in group B in
comparison to the control group indicating oxidative stress while animals treated
with Aloe vera at 50, 100, and 200 mg/kg showed decreased levels of MDA (1.53,
1.13, and 0.80 Mg/dL respectively) in comparison to group B. A decrease in CAT
and SOD levels in the rifampicin-only treated animals was observed while there
was an increase in CAT and SOD levels in animals treated with Aloe vera and
furosemide concomitantly with rifampicin. Creatinine and urea levels increased
significantly in group B and reduced as Aloe vera was introduced at 50, 100, and
200 mg/kg respectively. Histopathological analysis confirmed liver and kidney
tissue damage in rifampicin only and progressive regeneration in groups treated
with Aloe vera as the dose increased to 200 mg/kg. Conclusion: The results of
this study indicate that Aloe vera has a protective effect against rifampicin‑induced
hepatorenal toxicity in a dose-dependent manner by mitigating oxidative stress and
improving liver and kidney function markers
Factors Affecting Quality Management Practices in the Delivery of Public Housing Projects in Nigeria
Quality management aims at satisfying clients' craving in order to bring long haul
aggressiveness and business survival for the organization. However, over the years,
the construction industry has been widely criticized for the low quality of delivery of
construction projects (both the finished product quality and the processes used
during the project design as well as the construction stages). Significant time and cost
are currently spent in correcting problems during the snagging process and the
majority of projects either suffer from time overrun or cost overrun or both.
However, this discounts the importance of process-based approach to deliver final
product with desired quality. The aim of this study was to examine the factors that
affect quality management in the delivery of public housing in Nigeria. The specific
objectives were to identify the factors and their indicators, and to establish the
relationships between them and quality management. The study employed a survey
method using questionnaires. The data obtained from the questionnaires were
analysed using path coefficients, t statistics and p-values. The study revealed that
there were significant relationships between manpower, management practice,
procurement, professional regulation, moral turpitude, and quality management in
the study area and recommended that they should be considered to achieve effective
quality management in the delivery of public housing projects in Nigeria
Motivation as a Redemptive Management Tool in Tertiary Education for Smart Green School Programme
The moderating role of resilience in the relationship between marital stress and depression
The study investigated the moderating role of resilience inthe relationship between marital stress and depression among married teachers, with one hundred thirty-five (135) married teachers that comprises of 102 females and 33 males with an age mean of 32.20 and S.D 3.81 selected as participants using multi-stage(cluster, simple: balloting, and purposive) sampling techniques. Zung (1965) Self-rating Depression Scale (SDS), Omoluabi (1994) marital stress Inventory (MSI) and Connor and Davidson (2003). Connor-Davidson Resilience Scale (CD-RISC) were used for data collection, a cross-sectional survey design was adopted, while a moderated hierarchical multiple regression was used for data analysis. The findingshows that marital stress St= .551*** and t= 7.608*** at p< .001positively predicted depression, Resilience St= -.517*** and t= -6.962*** at p< .001 negatively predicted depression among school teachers chinawaand Resilience St= -.748***and t= -7.178*** at p< .001 negatively moderated the relationship between marital stress and depression. Hence, school management can consider hiring psychologists to work with teachers to improve their resilience or educate them on the importance of resilience in managing depression
OPPOSITION POLITICS AND DEMOCRATIC STABILITY IN NIGERIA AND GHANA: A COMPARATIVE ANALYSIS, 2011-2022
This study compared opposition politics and democratic stability in Nigeria and Ghana,
between 2011 and 2022. Utilizing the Marxist theory of the state, ex-post-factoresearch design,
qualitative method of data collection and qualitative method of data analysis, the study
investigated the link between weak structure of election management body and repression of
opposition political parties by the ruling party; repression of opposition political parties by the
ruling party and electoral violence; as well as manipulation of electoral processes and power
alternation between the ruling party and opposition political parties in Nigeria and Ghana. The
study found weak structure of election management body to account for the repression of
opposition political parties by the ruling party more in Nigeria than in Ghana. The study equally
observes that incumbent use of security operatives to intimidate opposition political parties
give rise to electoral violence more in Nigeria than in Ghana. Finally, the study observes that
the ruling party’s manipulation of electoral processes undermine power alternation between the
ruling party and opposition political parties more in Nigeria relative to Ghana. It, therefore,
argues that the Nigerian state more than the Ghanaian state is characterized by limited
institutional autonomy which undermined orderly transfer of political power by the ruling
political party to the opposition political party with implications for democratic stability.
Among others, the study is of the view that the Independent National Electoral Commission be
structurally and institutionally repositioned to strengthen party politics in Nigeria by regulating
the activities of political parties and other important stakeholders involved in electoral process
as like in Ghana
Extensive Reading as a Means of Vocabulary Development amongst English Language Learners in Nigeria: Consolidating on Knowledge
Mastery and fluency in a language interestingly, requires vocabulary development which entails learning of
multiple active and passive vocabularies in that language. Language is built on words which are essential for
communication with symbols of meaning. Reading is a receptive linguistic process that involves interpretation of
written symbols which are meaning preserving. In our contemporary times, the act of reading is gradually going
extinct, because of obvious reasons – advancements in Science and Technology which has given rise to
computer-assisted learning, social media support in information dissemination, high cost of publishing, time
constraints and lack of interest in reading, especially amongst youths who prefer accessing information through
social media. However, a common saying adjudges great readers to great minds with great experiences, akin to an
extensive traveler. This paper ascertains the importance of extensive reading in vocabulary development for
academic success, with positive implications for language learners of English
Friendship in Mark Venon: Implications for Family Relationship
The increasing cases of domestic violence, divorce/annulment, cybercrimes, betrayal,
assaults and deception among friends raise much questions on the authenticity of
friendship in the society and in the family. The aim of this paper is an application of soul
friendship in Vernon as the right model of friendship in the family and the larger society
in order to mitigate the impacts of disordered friendship. The study applies John Bowlby
and Ainsworth attachment theory to determine the quality of attachment in relationship
and friendship. Using the APA manual of style in documentation of findings and with
analytic method of research, the paper tries to deconstruct the complexities of friendship
in Vernon while drawing favorable implications for healthy family relationship. The
Primary source of data collection is Vernon’s popular book, Philosophy of Friendship
where he highlights the major tenets of friendship to include; Friends and lovers, friends
at work, online friendship, and spirituality of friendship/soul friendship. According to
Vernon, the highest level of friendship is the third degree; spirituality of friendship which
regards mutual respect, treating another as oneself, honesty, integrity. Spirituality of
friendship in Vernon grows through shared experiences, trust and mutual understanding.
These approaches provide adequate platforms to analyze family relationship and concepts
of friendship in the larger society. The findings show that friendship in Vernon is not just
a social construct rather his spirituality of friendship provides the right model of
friendship in the society and a guide to family relationship. This will enable families to
regain the lost values in their relationship, eliminate possibilities of domestic violence,
fear, deceit, disrespect. In conclusion, this paper shows that spirituality of friendship in
Mark Vernon is a transformative force towards reshaping family bonds and restoring the
dignity of friendship in the larger society, hence this model of friendship is highly
recommended both to families and the larger society
ENVIRONMENTAL DEGRADATION IN NIGER DELTA: CHALLENGES AND PROSPECTS FOR BETTER SOCIETY
Human actions are often induced by some fundamental assumptions we have about the world
around us. These assumptions in turn shape our understanding of ourselves and the world around us. This understanding in turn determine how we relate with the world around us. Thiş paper applies the analytic method of research to examine and analyze the current causes of environmental degradation while proffering prospects for better environmental friendliness. The searchlight is focused in the Niger Delta region as a sample case. Data from consulted literary works, local and international, affirm that the present condition in the region is a consequence of the dualistic framework of Western worldview which is perpetrated through the operations of Western-owned multinational oil corporations in the region. This leads to the paper's call for outright change of environmental worldview in order to reverse the present state of the

DEMYSTIFICATION OF DADA (DREADLOCKS) INTERPRETATIONS IN TRADITIONAL AFRICAN SOCIETY: TOWARDS PHILOSOPHICAL APPRAISAL OF PSYCHO-MEDICAL INTERVENTIONS
It is worrisome that traditional African communities are bedeviled by skewed spiritual
interpretations of Dada or dreadlocks leading to fear, simony, abuses and some inhuman
practices. This research aims at demystification of Dada practice minding the findings of
psycho-medical enquires. This study applies the methods of ethnography and hermeneutics in
order to empirically understand the practices of Dada and offer philosophical interpretations
/analysis on available data minding implications of psycho-medical discoveries. The findings
reveal Dada/dreadlocks as hair shaft disorder leading to hair matting, felting or knotting rather
than spiritual visitation as presumed in the traditional African society. Most unfortunate is that
some spiritual leaders in the traditional African communities harvest the ignorance of the
congregation by offering surplus spiritual meaning to the concept of Dada leading to simony, extortion and fear. Also, in the modern time, it is obvious that the practice of Dada or dreadlocks
has gained lots of metamorphosis to become highly fashionable among the youths, artists, footballers, e.t.c. This metamorphosis is an evident sign that dada/dreadlocks is demystifiable. The implication of this study is to show that Dada practice is demystifiable and divestible of the
frightening and spiritual skewed interpretations, hence unlocking Africans who are still under
spiritual bondage for lack of awareness. More so this work will contribute to research resource
