    Innovative finance and development mechnsims for urban rental housing

    Public policy and discourse on urban housing in India has traditionally focused on ownership housing which alone cannot fill the huge gap for housing in Urban areas. Recognising the need of rental housing, NIUA published a draft rental housing Policy with social rental housing, need based and market-based components. States like Punjab and Haryana have notified rental housing policies. However, at large there is lack of projectisation and implementation of these policies. India is at nascent stage in rental policies and initiatives especially social rental housing which creates a huge research gap in this domain. The implementation and projectisation of Urban Rental housing policy is still lukewarm with only active rental housing projects under ARHC component of PMAY, effectively implemented in Chandigarh. Internationally, there has been a demand for innovative financing mechanisms in public sector projects. Traditional funding mechanisms are incapable of funding development of cities and there is a need to decrease reliance on central and state grants for urban development. Rental housing has seen various supply and demand side innovative interventions internationally. In order to make these projects financially viable in India innovative finance and funding mechanisms like CSR, REIT, could be used as suggested by national policy. The applicability and viability of such mechanisms are explored in the thesis. The thesis aims to explore and demonstrate use of innovative development & finance mechanisms for implementing Urban Rental housing. The study is majorly phased in three components: understanding policy landscape, understanding projectisation, development models and exploring scope of innovations. The comparative policy analysis is done by encoding policy documents and analysing them through NVIVO software. Previous attempts in Rental housing were by MMRDA and Kota that faced challenges due to lack of comprehensive policy framework, unsustainable development models. The thesis attempts to understand projectisation and financial feasibility of rental projects through primary case study of Maloya ARHC project, Chandigarh. The aspects covered are financial viability, implementation framework, development model including construction, operation and maintenance. ii | Innovative Finance and Development Mechanism for Urban Rental Housing The learning of the study is applied on a case of Haryana Rental Housing policy on study area of Gurugram Manesar Urban Complex. Finally, finance and development mechanisms are iterated for implementing Urban rental housing components.     In today's rapidly evolving world, the younger generations (Y and Z) are significantly influenced by Western culture, raising questions about the need for censorship. India, being a culturally diverse country, considers films as a medium of communication for both fictional and non-fictional narratives. It becomes essential to carefully regulate and supervise the content before it reaches the general public. Some films are subjected to alterations to adhere to prevailing norms and standards. Thus, the Cinematograph Act of 1952 was enacted to uphold morality, cultural values, and ensure social harmony by providing guidelines. However, the pertinent issue remains: how does the system of censorship sometimes fall short? This project aims to address this question with edutainment and interactive installation, inspired by 3D cinema glasses, which seeks to enlighten the younger generation about the failures and challenges faced by the Central Board of Film Certification (CBFC).     Forts constitute some of the most ancient historical structures apart from places of worship. The forts of India have stood witness to significant political events of the country. Forts are hundred and thousand year’s old structures which tell the history and stories of their pride and strength, built for protection, power and settlement. We can learn a lot about the architecture and culture from the forts and teach them to the future generation. Understanding the significance of the forts leads us to some unique construction techniques, cultural activities, planning strategies, etc. Etymologically, Kalinjar is a combination of the Sanskrit words “Kaal”, meaning time, and “jar”, meaning destruction, translating to destroyer of time. The Kalinjar Fort, situated in the village of Tarahati in the Bundelkhand region, is a monument of great historical significance. This fort perched on an isolated flat-topped hill of the Vindhya Range. Combining the features of a Giri durga (Hill fort) and a Vana durga (Jungle Fort), the fort of Kalinjar is a formidable defensive structure. The Kalinjar fort have several monuments inside the fortress which belongs to different time periods i.e Chandela, Mughal and Bundela which makes the fort more significant and we can see the influence of the earlier dynasty in the structures that belongs from the later period. The fort is under the protection of ASI and is taken care by the Government, but many of the structures inside the fort are neglected and needs to be conserved to stop further damage to the structures. The fort also has many petroglyphs, inscriptions which helps in tracing the history of the place, these petroglyphs and inscription also need preservation

    Operational performance of passengers ferry service

    India has a vast network of Inland waterways in the form of rivers, canals, backwaters, creeks, and a lengthy coastline accessible via seas and oceans. It is one of the most affordable modes of transport and uses natural tracks for commuting (Times, 2016). Cargo is being moved annually by Inland Water Transport (IWT), a fuel-efficient and environment-friendly mode, besides these organized operations by mechanized vessels, passenger ferry boats of various capacities also operate in various rivers and canals, and a substantial quantum of passengers are transported in this sector as well (IWAI, 2012). India has several cities that offer passenger ferry transportation. Here are some notable cities in India with passenger ferry services: Mumbai, Kolkata, Kochi, Panaji, Visakhapatnam, etc. Here a case of Mumbai City has been studied. Mumbai District is situated on the West Coast of India. It is surrounded on three sides by water, the open Arabian Sea to the West and South and Thane Creek to the East. To the North, it is bordered by the Mumbai (Suburban) District (Census of India, 2011). The western and eastern coast of the city consists of creeks and harbors that provide navigable waters for operations of passenger ferry service and connects peri-urban areas to Mumbai city. Private operators provide quick and cost-effective passenger ferry services connecting to Mumbai city every year, whereas other infrastructure needs are implemented by Maharashtra Maritime Board (MMB). It has also proven to be an environmentally friendly transport mode among others. These services also play a vital role in promoting tourism since it connects areas such as Gateway of India, Elephanta caves, Alibaug, Amusement parks, etc. Along with road and rail projects, the importance of water transport projects has been upfront from the government side. Steps for the improvement of the water transport system by building new jetties and introducing new vessels with better safety measures have been proposed and initiated. Passenger ferry also has a huge potential in promoting transport sustainability and resilience. Thus, there is a need to look at passenger ferry services from a quality service provider from an operations and policies point of view that will help retain and define the existing and proposed water transport routes among other modes of transportation. As there is no established framework or procedure to evaluate water transport in India, the study shall be based on evaluating existing ferry routes within Mumbai Municipal Boundary. This research shall be conducted on understanding the user’s and operators’ perspectives on the existing quality of ferry service operations, and methods to evaluate water transport in a city to make it more viable for existing routes. The proposed evaluation procedure in this research can be followed for other ferry routes in India depending on the locations and needs of the operators. Currently, based on the Level of Service (LOS) concept there is no evaluation mechanism for assessing the quality and performance of services on various ferry routes. As the LOS concept is widely used to evaluate other modes of transportation, especially roadways and public transport, it was widely thought that the level of service idea could be extended to ferry services as well, though with some modifications given the location and aim of the framework. Inferences drawn from this research study shall offer suggestions from operators’ point of view and based on the LOS analysis evaluation framework will be proposed. The study will also provide parameter measures on which ferry route performances can be evaluated using single or multiple parameters. This research shall help policymakers, academicians, decision–makers etc. to appraise the ferry services and recommend possible interventions and proposals. The policymakers and decision-makers will have a clear understanding of the viability of passenger ferry services from an operational viewpoint. The study will also aid in comprehending the city’s transportation requirements as well as the investments that should be made to the study area’s transportation sector

For years now, India’s identity has been revolving around its vibrant food, colourful festivals, and the rich heritage. But, this is fast changing now. The nation is making a mark for one of the most beautiful forms of Indian culture - its unique music. After all it is for music that India won the Oscar this year. Indian music, with its deep-rooted traditions and unique style, has become a way of life for millions of people, transcending cultural boundaries. Its classical forms, such as Hindustani and Carnatic music, have captivated audiences worldwide. The soulful renditions in Indian classical music have found resonance across a multitude of civilisations. Indian musicians, both classical and contemporary, have collaborated with international artists, blending genres and creating music that goes beyond any borders. What is one thing unique to the Indian music industry, is a style of music popularly known as playback singing. This hallmark tradition has shaped Bollywood for decades. The heart of Bollywood, often, the city of dreamers, is where it all started. Bollywood songs are adored not just in India, but also around the world, owing to their catchy melodies and emotional storytelling. The most iconic personality to come up in this vast universe was the late Lata Mangeshkar. Rightly referred to as the Nightingale of India, she made a niche for herself through her ability to mold traditional Hindustani music to modern styles and weave together stories. Her legacy remains a guiding light for numerous artists. She had a dream to build a school in memory of her father, the late Deenanath Mangeshkar. This reflects her commitment to preserving and promoting Indian music. This school would provide a platform for young artists to learn, hone their skills, and carry forward the rich musical traditions of India. Unfortunately, before she could see her vision come to life, the world mourned the loss of Lata Mangeshkar in 2022. This blow was felt deeply by people all around the world. In remembrance of this legendary icon, the University of Mumbai has proposed a centre for music in the form of a music school. To be situated in the Kalina campus of the University, this school is to be a place of learning, exploring and mastering different aspects of music for young aspirants. Earlier to be named after Lataji’s father and mentor, Master Deenanath Mangeshkar, a committee comprising of Hridaynath Mangeshkar (Lata Mangeshkar’s brother) as the chairman, and Usha Mangeshkar (her sister), 7 Adinath Mangeshkar, Zakir Hussain, A R Rahman, Suresh Wadkar and several other personalities as its members was formed, and surveys were conducted. However, after her demise, the state government decided to name the school in her honour. In 2022, in the memory of her birth anniversary, the international music college thus inaugurated, began six certificate courses - (i) Hindustani classical music, (ii) flute, (iii) tabla, (iv) sitar, (v) harmonium and keyboard and (vi) music production and sound engineering. The courses will be for one-year and around 150 students can be enrolled. Currently, these courses are being held in the temporary space allocated on the second and third floors at the P.L. Deshpande Academy in midtown Prabhadevi. Once the 7000 sq.ft. premises, which also includes a museum, is developed as part of the Kalina campus, longer three or four year courses will be set up for std. XII students. As of now, the certificate courses will be for those who have passed std. X (school). According to Prof. Vishwanath Sabale, Dean, J.J. School of Arts, Mumbai, “the idea is to train musicians in Indian classical music at an international level and above all at affordable costs.” This thesis aims towards designing a music school for this campus - a space that redefines music education to an international standard, creating spaces that foster collaboration and growth of its students and making music a way of life

In the Construction industry, as time flies by each structure being put up the space to build more buildings reduces. Adaptive reuse architecture refers to the repurposing of the existing structure, giving it a new purpose. Every city/country is home to several abandoned structures that have fulfilled their purpose, reuse a process where these structures are repurposed. Adaptive reuse is the future of architecture which gives life to an existing abandoned structure without taking up more space. In the pursuit of sustainable development, communities have much to gain from adaptively reusing historic buildings. Bypassing the wasteful process of demolition and reconstruction alone sells the environmental benefits of adaptive reuse. Environmental benefits, combined with energy savings and the social advantage of recycling a valued heritage place make adaptive reuse of historic buildings an essential component of sustainable development. Adaptive reuse of old or abandoned buildings brings environmental and cultural benefits to structures which are not fulfilling their original function.     The global concerns of climate change and upsurging energy demand coupled with rapid urbanization drive the need for energy optimization and designing efficient building footprints which otherwise are silent power uzzlers. In the face of the energy crisis, issues at the city scale have been addressed by India’s Intended Nationally Determined Contributions and Sustainable Development Goal - 11 in the recent past. Thus, the study aims to reduce the consumption of non-renewable resources at the grassroots level and design energy-efficient neighbourhoods retaining sustainability as an imperative factor. This quantitative-qualitative study bridges concepts of consumer behaviour, lifestyle adoption, built environment, and energy demand. Three different planned neighbourhood layouts like the Traditional model, Enclave model and Cluster housing are investigated in this research through changing urban form factors: aspect ratio, building density, street density and land use etc. It is found that these parameters have an important influence on reducing a building’s energy consumption. The research attempts to complete a systematic literature review where multiple factors as aforementioned are identified through various journals, research papers and dissertations. The neighbourhood layout details collected from the primary survey are then compared for three neighbourhoods and statistical analyses of correlation and regression are run on these data to prove, a similar kind of relation as seen from the literature exists between form factors and energy consumption. The study attempts to assess the current energy profiles by shadow analysis and calculating the Sky View Factor (SVF) of the selected neighbourhoods. The regression results help to find out which urban form variable has the highest influence on the consumption pattern and energy analysis indicates the least energy-efficient neighbourhood i.e. cluster housing. As a result of the analyses, the form factor that most influences energy consumption (green coverage) is selected to suggest improvements by scenario building of the cluster housing. The study aims to take forward the notion that shared open spaces, especially in cluster housings, highly impact the activity within the neighbourhood and in turn, the time Enhancing The Neighbourhood Plan Layouts to Achieve Energy Efficient Built Environment spent within the buildings and hence the energy consumed within. Therefore, the size, location and activities assigned in these open spaces of cluster neighbourhoods should be by keeping in mind the willingness of people to travel, safety and within walkable proximity. This study also seeks to keep residents and stakeholders at the core of the planning process and use participatory planning as a technique. This research makes a significant contribution to the reduction of building energy consumption from an urban planning perspective.     The thesis focuses on the town of Surajgarh, which is an erstwhile part of the Shekhawati region. The town of Surajgarh is known as the ‘Gateway to the Shekhawati from the North’. In modern-day Rajasthan, the Shekhawati region includes the districts of Jhunjhunu, Sikar, and Churu. The region was home to wealthy merchants recognised for their extensive banking networks. The towns of Shekhawati, also known as ‘Open Air Gallery’, are typically famous for their residential clusters of Haveli. The region also houses massive forts, water structures like baolis and wells, and temples, besides the opulent havelis. Surajgarh retained much of the character of Shekhawati towns due to less development pressure for a variety of factors such as proximity to larger cities, connectivity, and so on. The study aims to rediscover the heritage of the town, understand the urban fabric of the town, and investigate the paintings that display the uniqueness of the region. The study was done with a multiple-level approach, including on-site surveys, archival research, and interviews with local communities and stakeholders. The thesis intends to rediscover the town's cultural roots and conserve the town’s historic core, which encapsulates the spirit of this vibrant landscape.
