    AVAILABILITY AND UTILISATION OF E-LEARNING FACILITIES IN TEACHING AND LEARNING OF ENGLISH LANGUAGE IN SECONDARY SCHOOLS IN AWKA SOUTH LGA OF ANAMBRA STATE, NIGERIA

    The study investigated availability and utilisation of e-learning facilities in teaching and learning ofEnglish Language in secondary schools in Awka South LGA of Anambra State, Nigeria. Two researchquestions guided the study. Descriptive survey design was adopted. Researchers’ selfdeveloped 11items questionnaire, which was validated by three experts was used to collect data from 80 EnglishLanguage teachers in the sampled schools. The reliability of the instrument was obtained usingKudder Richardson-20 and Cronbach Alpha methods, which yielded the coefficients of 0.86 and 0.75respectively. Data collected were analyzed using frequency and percentage to answer researchquestion one and mean to answer research question two. The findings of the study revealed that elearning facilities for teaching and learning of English Language in secondary schools in Awka SouthLGA are not available. The findings of the study also revealed that the available e-learning facilitiesare utilised to a low extent. Based on the findings of the study, it was recommended among othersthat secondary school English Language teachers in particular and other teachers in general shouldbe encouraged to be combining the use of conventional teaching approaches and technology inteaching and learning of English Language so as to be utilising e-learning facilities for effectiveunderstanding of the subject by the students.&nbsp

    Resources such as online instructional resources enhance students learning experiences and promotea deeper understanding of the concepts. The study investigated the level of awareness and extent ofutilization of online chemistry instructional resources by chemistry teachers in Onitsha EducationZone of Anambra State. Three research questions guided the study. A descriptive survey researchdesign was adopted for the study. The sample consisted of 45 chemistry teachers selected bypurposive sampling from 18 secondary schools in Onitsha Education Zone that have computers andevidence of online resources for teaching and learning. A validated questionnaire that has areliability coefficient of 0.79 using Cronbach Alpha technique was used as an instrument for datacollection. The data collected were analyzed using percentages, mean and standard deviation. Thefindings show that the chemistry teachers used for the study were aware of some of the onlineinstructional resources that can be used to teach chemistry such as Science direct,Encycolpaedia.com, Khan Chemistry and so on. They revealed that they are aware of some of themand so use them in teaching if available. It was recommended among others that schools and thegovernment should train chemistry teachers to be aware of the online chemistry resources and beable to use them in teaching and learning.&nbsp

    The level of security challenges in the South East of Nigeria, with particular reference to Imo Statethese days, is quite alarming that one begins to wonder if there is still the maintenance of a smooth,seamless academic programme that ensures that the academic calendar is not being truncated in oursecondary schools. The challenges related to social security can significantly hinder secondaryschool principals\u27 ability to administer effectively. Principals must therefore become proactive inplanning for instructional programmes as well as balance the need for a secure environment with thepromotion of a positive school climate and conducive to learning. All these warrant the need to carryout a study to investigate how effective the principals’ administrative approaches are in maintaininga seamless instructional programme, as well as safe school environment. Two research questionswere posed for this study. The research design adopted is correlational. Related literatures werereviewed and relevant theory adopted. A sample of six hundred and ninety (690) was adopted. Thequestionnaire and rating scales were used as instruments for data collection. Data collected wereanalyzed using the Pearson r, for answering of research questions. Findings of the study includedthat: there is very high positive relationship between principals’ instructional progammeadministrative approach and social security impasse in secondary schools in Imo State. Based on thefindings, it was recommended among others that principals should do more by learning to adopt theuse of online and weekend instructional administrative approaches to make up for the lost Mondaysand other days due to the Sit at Home orders

    The study examined entrepreneurial mindset and job creation among business education graduates. Two research questions guided the study. A descriptive research design of survey was used. The population comprised Business Education postgraduate students in Olabisi Onabanjo University, Ago-Iwoye and Tai Solarin University of Education, Ijagun, Ogun State. A total of 100 Business Education postgraduate students of Olabisi Onabanjo University, Ago-Iwoye and Tai Solarin University of Education were selected as sample size of the study. Purposive and stratified sampling techniques were used for selecting the sample size. The study used researcher self-developed instrument tagged: Entrepreneurial Mindset and Job Creation Questionnaire (EMJCQ) with (r = .94 as reliability coefficient. Research questions 1 and 2 were answered using descriptive statistics of mean and standard deviation as well as PPMC. The findings of the study indicated that confident about self-business abilities, motivation to own a business venture, mindset to expands business, starting own business, innovative business was among the significance of entrepreneurial mindset on job creation among business education graduates. Entrepreneurial mindset positively related with job creation among business education graduates. The implications of this result were that Business education graduates with high entrepreneurial mindset supposed to work for self and become employer of labour. Government through university efforts should trained their students on how to develop entrepreneurial mindset through effective teaching and learning of entrepreneurship education

    Assessment of Tech-Enabled Property Management as an Efficient Modality for Effective Property Management in Awka, Anambra State

    This study employs a descriptive research design to comprehensively understand the adoption and impact of technology in property management, specifically in Awka, Anambra State, Nigeria. The study aims to assess Tech-enabled property management as an efficient modality to effective property management in Awka, Anambra State. The study draws on the Technology Acceptance Model (TAM) to understand users\u27 acceptance of technology, emphasizing perceived usefulness (PU) and perceived ease of use (PEOU). The investigation involved 100 respondents, comprising Estate Surveyors, tenants, and property managers, surveyed through a structured questionnaire— the Impact of Technology in Property Management (ITPM) questionnaire. Three research questions; how the integration of technology in property management impact the efficiency of routine tasks such as rent collection and maintenance? What extent does tech-enabled property management contribute to enhancing tenant experiences and overall satisfaction? And, what challenges are associated with adopting technology in property management within the Nigerian context? And corresponding hypotheses guided the study, Descriptive statistics (mean, percentage and frequency) were adopted in answering the research questions, while paired ample t-test, chi-square and regression analysis were used in angering the research hypotheses. Findings reveal that the integration of technology in property management in Awka significantly enhances efficiency and tenant satisfaction. However, challenges such as high initial costs and integration complexities demand thoughtful consideration during implementation. These findings serve as a foundation for future research and offer practical insights for property managers, tenants, and policymakers navigating the dynamic landscape of technology adoption in property management

    A Review of Literature on Application of Hedonic Price Model on Residential Property Value in Nigeria

    The real estate market has long been influenced by a variety of factors, including location, amenities, and physical characteristics making property valuation a complex and multifaceted process. The Hedonic Pricing Model (HPM) has emerged as a powerful tool in assessing property values by considering the different attributes that contribute to market prices. This study examines previous literatures on application of HPM in the assessment of property value; by examining numerous studies, this study examined the theoretical aspects of the HPM specifications, explored potential commonalities in their application in different countries and providing insights into the model\u27s versatility and adaptability in a range of market scenarios. The purpose of the study is to harmonize the current literature on field of research, hence helping more understanding of Hedonic Pricing Model (HPM) as an appraisal model. This is because the concept of Hedonic Pricing Model (HPM) has attracted much attention in recent years. The study is conducted with reference to existing theoretical literature, published and unpublished research. The study is mainly a literature review/survey on the implementation of HPM in the assessment of property value. The literature review found that value of residential property is positively correlated with structural attributes including lot dimensions, living space, quality of the external and interior construction, number of spaces, bathrooms, and bedrooms. Based on studies reviewed, Hedonic Price Model proves to be adaptable across diverse real estate markets worldwide, but its effectiveness varies depending on local market conditions, which means its application needs to be tailored to specific regional contexts. Given the versatility of the Hedonic Pricing Model (HPM) in various market scenarios, it is recommended that future studies explore the integration of newer data sources, such as big data and machine learning techniques, to enhance the accuracy and predictive power of HPM. Incorporating these technologies can help capture more nuanced and dynamic property value determinants, improving the model\u27s application in real-time market conditions

    The Dilemma of Off-Campus Accommodation among Students of University of Jos: Implications for Campus Hostel Management

    Inadequate hostels in tertiary institutions creates force choice between on-campus and off-campus residence. Students that cannot access on-campus hostels, reside off-campus. Residing off-campus exposes students to kidnaping and death from incessant crisis of which students have fallen victims. In view of these problems, this study is undertaken to ascertain students’ choice of residence, identify influencers of students’ choice of residence and measures of encouraging on-campus residence. The research findings shown that 45.6% of the students reside on-campus while 54.4% reside off-campus. 46.7% preferred on-campus residence and 53.3% preferred off-campus residence. Major reasons for the preference of on-campus residence are easy access to institution’s facilities, availability of water and electricity, low cost of accommodation while privacy, comfort and convenience are for off-campus residence. Topmost influencers are security, hygiene, quality facilities and services, proximity to lecture venue. ‘Avoiding leaving accommodation every session’ is found as new influencer, constituting an addition to knowledge. Topmost measures for making on-campus residence preferable are regular water and electricity supply, security, hostels renovation, effective management and maintenance practice

    An Evaluation of the Implications of Intra-Urban Migration on Residential Real Estate Market in Asaba, Delta State, Nigeria

    Migration dynamics remain one of the daunting hydra-headed challenges confronting contemporary African cities in the 21st century. This study investigates the implications of intra-urban migration on residential real estate market with a view to ascertaining the factors influencing intra-urban migrations and the extent to which it affects residential real estate submarket in Asaba, Nigeria. The study adopted a descriptive research design. A 5-point Likert scale questionnaire was developed and administered on 133 participants which comprise of 121 household head and 12 registered Estate Surveyors and Valuers firm in the city of Asaba. The systematic, random and purposive sampling techniques were used in the selection of the participants. Data collected were captured in statistical package for social science (SPSS Version 23) and were analyzed using Relative Impact Index (RII) and Factor Analysis (FA). Results of the study found that social environment, accessibility, employment were the major factors influencing intra-urban movement. It also discovered that deterioration of infrastructural facilities as a result of over population, increase in the demand for residential property and increase the level of urban consumption were the most important effects of intra-urban migration on Asaba residential submarket. The study therefore recommends that governments at all level should provide social infrastructures and employment opportunities to improve the quality of life and discourage intra-urban movement within the city. Investors should take advantage of the situation and invest heavily in residential real estate in other to secure maximum return on investment. States and local government should get ready with better strategies to increase housing supply and infrastructural provision and improvement in strategic location around the city to control the level of intra-urban migration in Asaba

    Evaluation of the Determinants of Cost Overrun in Real Estate Construction Projects in Awka, Anambra State

    The evaluation of cost overrun determinants were carried out in this research study using descriptive statistical design tool to analyze survey reports from both professionals in the construction industry and investors/risk bearers.  The investigative study involved 506 respondents comprising of Architects, Builders, Estate surveyors and Quantity surveyors in Awka Anambra state using a well-structured questionnaire design. Two research questions; what are the determinants of cost overrun in real estate construction projects in the study area? And, what are the effects and the level of effects of the determinants of cost overrun in real estate construction projects? And corresponding hypotheses guided the study. Descriptive statistics (mean, percentage and frequency) were adopted in answering the research questions, while regression analysis were used in angering the research hypotheses. Findings reveal that cost overrun occurs in real estate construction projects caused by various factors at different degrees ranging from project management factors to experience and service level factors, leading to abandoned projects, engagement of quacks, and indecision by the project owner. It was therefore recommended that real estate developers should adopt and implement advanced project planning tools and engaged certified project managers during real estate project construction, ensure effective communication and collaboration among the project stakeholders, hire experienced contractors, comply with the rules of regulatory bodies, and apply relevant construction technology in the project construction processes, among other suggestions

    Challenges and Determinants Influencing Adoption of Portfolio Management Models in Real Estate Investment in South-East Nigeria

    This study investigates the challenges and determinants influencing the adoption of portfolio management models in real estate investments across South-East Nigeria. Despite the rising interest in real estate as a wealth-building strategy in the region, many investors still rely on informal decision-making approaches rather than structured portfolio tools that can optimize returns and minimize risk. Using a descriptive survey design, data were collected from all 544 registered Estate Surveyors and Valuers operating across the five South-Eastern states. A structured questionnaire divided into two sections captured demographic data and core information related to awareness, challenges, and perceived outcomes of portfolio model adoption. The analysis involved both descriptive and inferential statistics, including multiple regression, conducted via SPSS software. Findings revealed that specific challenges such as limited technical expertise, poor access to market data, and high implementation costs significantly affect the application of portfolio models (R² = 0.149, p < 0.05). Additionally, a statistically significant positive relationship was established between the adoption of portfolio models and real estate investment performance (R² = 0.225, p < 0.05), albeit with a modest effect size. The study concludes that despite these barriers, portfolio models contribute to better decision-making and improved investment outcomes when applied. It recommends that policymakers, academic institutions, and professional bodies should collaborate to improve training, develop localized modeling tools, and enhance digital infrastructure to foster greater adoption. These efforts are essential to modernizing real estate investment practices in the region and promoting long-term financial sustainability
