EXPLORING THE MEDIATING ROLE OF WORK ENGAGEMENT IN THE CONNECTION BETWEEN JOB CHARACTERISTICS AND JOB SATISFACTION OF BUSINESS EDUCATORS IN SOUTHEAST NIGERIAN UNIVERSITIES
The study examined the mediating role of work engagement in the relationship between job characteristics and job satisfaction among business educators in Southeast Nigerian universities. Guided by one research question and hypothesis, the correlational survey design was adopted to explore these relationships. The study\u27s research question asked about the mediating influence of work engagement on the relationship between job characteristics and job satisfaction, while the hypothesis posited that work engagement does not significantly mediate this relationship. The study population included 122 business educators across federal and state universities in Southeast Nigeria, comprising Abia, Anambra, Ebonyi, Enugu, and Imo States. The census sampling technique was utilized due to the manageable population size. Data were collected using a structured questionnaire adapted from validated psychological scales, comprising 41 items across clusters measuring job demands, job resources, work engagement, and job satisfaction. Instrument reliability was confirmed using Cronbach\u27s Alpha, with coefficients ranging from .799 to .852, indicating high reliability. Data were analyzed using SPSS version 23.0 and Process Macro for SPSS version 34.1, employing Pearson Product Moment Correlation Coefficient and Bias Corrected bootstrapping techniques. The findings revealed that work engagement did not significantly mediate the relationship between job characteristics and job satisfaction. Based on the findings, it was recommended that governments develop and implement policies to ensure a favorable balance between job demands and resources in educational institutions. Additionally, increased funding for educational resources and professional development programs was suggested to enhance the job resources available to business educators
EXPLORING CONSTRUCTION SUSTAINABLE BEHAVIOURS AND THEORY OF PLANNED BEHAVIOUR RELATIONS AMONG UNDERGRADUATES OF CONSTRUCTION EDUCATION
The Theory of Planned Behaviours (TPB) has found wide applications due to the importance of the constructs in relation to behaviours. However, construction sustainable behaviours (CSB) have not been given adequate attention in TPB research. This study explores possible construction behaviours in line with the principles of sustainable construction: reducing resource consumption, reusing and recycling resources, protecting nature, eliminating toxics, applying life-cycle costing, and focusing on quality. Based on questionnaire responses, 144 undergraduates in three Departments related to construction education were surveyed for the study. Descriptive statistics, bivariate correlation, hierarchical multiple regression, and structural equation modelling were used for data analysis. Findings reveal important CSB to include choosing recycled and recyclable materials for construction, integrating renewable energy sources over non-renewable ones, designating a particular place for concrete mixing, and insisting on off-site construction over on-site etc. SEM analysis on the association of TBP constructs with actual CSB shows no significant relationship between attitude and behavioural intentions, in favour of others, thus indicating that the constructs of subjective norms, perceived behavioural control and behavioural intentions play pivotal roles in ensuring that undergraduates of construction education uphold pro-environmental behaviours. We discussed the findings, suggesting practical recommendations, and the implications for construction-related studies and curriculum
Optimizing Construction Performance: The Essential Role of Quantity Surveyors and their Involvement in Heavy Engineering Projects
The success of projects is measured by the parameters of time, cost and quality. However, it is common knowledge in Nigeria that most Heavy Engineering construction projects have not performed well in each of these parameters. Quantity surveyors though present in engineering projects are underutilized in cost and time performance and project delivery process at the pre and post completion stage of the project. This research seeks to appraise the roles and level of involvement of quantity surveyors in heavy engineering projects delivery. A sample survey design was used for this investigation. The population for this study consists of Quantity Surveyors in Enugu and Anambra state. The sample of the study comprises 73 quantity surveyors in Enugu State and Anambra State. Simple random sampling technique was used to draw the sample. The research instrument used for this research is a questionnaire. It was administered using a set of predetermined questions. The data collected were analyzed using both descriptive and inferential statistics. The reliability test for this study was conducted using Cronbach’s coefficient Alpha, the alpha value derived from each objective indicates a figure greater than 0.7. The study reveals that quantity surveyors play a multifaceted and crucial role in heavy engineering projects in Southeast Nigeria. Their involvement extends beyond traditional cost management to encompass broader project oversight and value creation. The significant variation in involvement across project types suggests a need for a more standardized approach to QS integration in different heavy engineering contexts
Analysis of factors affecting Efficient Practices and Techniques for Allocating Provisional Sums in Construction Management
Cost estimation for electrical services in construction projects remains a critical challenge, particularly in Nigeria, where cost uncertainties in mechanical and electrical (M&E) services lead to budget overruns and project delays. The estimation of provisional sums for electrical installations is often imprecise due to incomplete design specifications, fluctuating market prices, and the absence of standardized estimation frameworks. These limitations impact financial planning, contractor-client relationships, and overall project efficiency. This study aims to analyse effective cost estimation techniques for allocating provisional sums in electrical installations and to identify causal factors affecting their accuracy. Specifically, it seeks to examine current industry practices, analyze the reliability of various estimating techniques, and propose a refined framework for improving cost estimation accuracy in electrical services. A quantitative research design was adopted, utilizing structured questionnaires administered to 83 professionals, including quantity surveyors, electrical engineers, and project managers involved in residential construction projects in Owerri, Nigeria. Simple random and snowball sampling methods were used to ensure a representative sample of experienced professionals. The collected data were analyzed using descriptive statistics. The findings highlight that engineering cost estimating and resource analysis emerged as the most effective methodologies for determining provisional sums. However, factors such as incomplete design details, unclear specifications, and organizational policies significantly impact the accuracy of estimates. The study concludes that improving the proficiency of estimators, integrating modern computational tools, and ensuring complete project specifications can significantly enhance cost estimation accuracy. It recommends the adoption of digital modeling techniques, increased training for cost estimators, and the establishment of standardized guidelines for electrical service cost estimation. These improvements can help mitigate cost-related disputes, optimize budget allocations, and improve overall project outcomes
Evaluating Government Revenue Through Property Taxation in Nigeria
Property taxation is a durable and under-utilized source of government revenue in many developing countries. This paper evaluates the contribution of property taxation to government revenue, examines institutional and administrative obstacles to effective implementation, and proposes strategies for reform suitable for the Nigerian context. Using a conceptual and evaluative approach based on secondary data (academic literature, international reports, and national policy documents), the paper highlights contrasts between jurisdictions that have successfully mobilized property tax revenue (e.g., Lagos State, Kenya, South Africa, United Kingdom) and contexts where the potential remains unrealized. Key findings indicate that digitization of cadastral records, regular revaluation, legal harmonization, capacity building, and transparent use of proceeds are central to improving yield and compliance. The study concludes with policy recommendations for Nigerian subnational governments to strengthen internally generated revenue through property-based taxation
Integrating probabilistic risk analysis into property investment appraisal: evidence from Nigeria
This study examines the integration of probabilistic risk analysis into residential property investment appraisal in Nigeria; addressing the dominance of deterministic valuation techniques in emerging markets. Using a 15-year discounted cash flow (DCF) model and a case study of a six-unit block-of-flats residential property in Enugu, the research combines sensitivity analysis, scenario technique, and Hillier’s standard deviation model into a unified “3S Risk Process Model.” The approach quantifies investment uncertainty by generating probability distributions of returns and estimating the likelihood of achieving a target rate of return. Results identify target rate of return (TRR) and rental growth as the key determinants of investment performance, with a 61.03% probability of meeting the 10.5% TRR, indicating moderate risk exposure. The study demonstrates that probabilistic analysis provides a more rigorous and transparent framework for decision-making, offering implications for valuers, lenders, and policymakers seeking to strengthen evidence-based investment appraisal and promote resilience in Nigeria’s real estate sector
