Intervention of Apartment Developers in the Management of Apartments in Indonesia
The existence of flat is a solution to fulfill the housing needs of citizens considering the limited land to build landed house. Each flat consists of common property, common share, and common land. The management of the flats is carried out by owner corporation, either by forming their own building management or by appointing an external building management. The current problem is the intervention by developer in the management of flats that occurred in several flats in Indonesia. In fact, there several cases regarding the formation of owner corporation that should be facilitated by developers, but have not been carried out consistently and optimally by developers. The intervention by developer in flat management will have potential for privatization and management monopoly, which will be detrimental to flat’s owner. Therefore, the local government and the department of housing should supervise developer’s performance and ensure that developers are aware of and carry out their obligations under the law. To examine this problem, I apply normative juridical methods with qualitative analysis techniques. I also use several approaches in conducting the analysis, such as case approach, conceptual approach, and statute approach
Implementation of Print Package at Mobile Service Point Innovation for Population Documents
This study investigates the implementation of the "PAK CEPAT YANLING" (On-the-Spot Printing Mobile Service) innovation for civil documentation at the Department of Population and Civil Registration in Serdang Bedagai Regency. It aims to assess the effectiveness of this initiative and identify the factors hindering its implementation. Using George C. Edward III's implementation theory, this research employs a qualitative descriptive method with data collected through observation, interviews, documentation, and literature review. The findings reveal that the implementation of "PAK CEPAT YANLING" has been successful based on four indicators: communication, resources, disposition, and bureaucratic structure. However, challenges persist, including low public awareness of the importance of civil documentation, insufficient socialization of requirements, and limited community interest in managing civil documents. The study concludes that while the initiative demonstrates notable progress, addressing these barriers is essential for maximizing its impact and ensuring sustainable success
Learning Management System vs Conventional Assessment: Reviewing the Best Assessment for English subjects
Technological advances in education have encouraged innovation in learning assessment methods, including in English subjects. This article discusses the effectiveness of Learning Management System (LMS) versus conventional assessment in measuring students' English proficiency. Based on a systematic literature review of 15 journals, it explores the advantages and disadvantages of each method, such as speed of feedback, student engagement, and measurement accuracy. Results show that LMS-based assessments offer efficiency, interactivity and the ability to provide detailed data on student performance. However, challenges such as limited access to technology and lack of direct interaction are obstacles. In contrast, conventional assessments outperform in the aspects of social interaction and direct observation, although they are often slower and prone to subjective bias. This study concludes that the LMS has greater potential in improving English learning outcomes, but a combination of both approaches can be an optimal solution. The implications of this study provide insights for educators and policy makers in designing a more effective technology-based curriculum
Value at Risk Analysis for Asset Acquisition Investment Needs Process Using Monte Carlo Method Based on Asset Return Level
This study aims to determine the Value at Risk (VaR) analysis process in measuring the maximum level of losses that can be accepted in the investment process to acquire assets that are already operating. An investment program must be able to measure the risks that will be faced in the future so that the VaR analysis. This study uses a quantitative approach through secondary data. The techniques used are data preprocessing scaling techniques, correlation between features and forecasting modeling through linear and non-linear regression mechanisms through repeated simulations (Monte Carlo). The research method for this VaR analysis uses several features from historical data with a probability level of 95%. From the results of the simulation of VaR, a prediction was obtained for the next 3 years, investors will not suffer losses, so that the profit obtained is $ 25 million from the estimated asset return value of 1.3% with a Mean Squared Error (MSE) value of 0.13. Based on the weighting results, it was also found that the asset value volatility parameter has the largest weight that affects the VaR value

The Relationship Between Feeding Patterns and Stunting Incidence in Toddlers from the Perspective of Maqashid Shariah
Stunting is a condition where a person's height is shorter than the height of other people in general. Stunting is a condition of failure to thrive in children under five as a result of chronic malnutrition so that the child is too short for his age. Factors that cause stunting include food intake, infectious diseases, parenting patterns, health services and environmental sanitation, economic, socio-cultural, educational and environmental factors. The research aims to determine the relationship between feeding patterns and the incidence of stunting among toddlers in the Working Area of the Terjun Community Health Center, Medan Marelan District. The research was carried out from March to August 2024 in the Working Area of the Terjun Community Health Center, Medan Marelan District using a cross sectional approach. The research sample was 100 respondents, taken using purposive sampling technique. The research results showed that 35.0% of toddlers were in the stunting category and 65.0% of toddlers were in the non-stunting category. The feeding pattern of toddlers is 54.0% of toddlers with inappropriate feeding patterns and 46.0% of toddlers with appropriate feeding patterns. The results of the chi-square test analysis of this research showed that there was a significant relationship between feeding patterns and the incidence of stunting in toddlers in the Working Area of the Terjun Community Health Center, Medan Marelan District with a significance value of p=0.009 (p<0.05), from the results of the analysis it was obtained also OR=6.756
Implementation of Corporate Social Responsibility in the Travel Industry in the Development of Sustainable Tourism
This research examines how Indonesian travel professionals interpret and practice Corporate Social Responsibility (CSR) through sustainable development of the tourism industry. The researchers conducted semi-structured interviews with travel professionals from both management and operations who used qualitative descriptive methods to gather data. The analysis of collected data demonstrated that local ethical conduct drives CSR objectives in this industry instead of standardized formal guidelines. Participants brought forth responsibility factors through how they conducted their regular business activities while maintaining ethical practices toward workers and tourists and showing cultural competence and environmental consciousness together with community involvement. This research disproves conventional CSR standards that prioritize institutionalized reporting systems through its discovery of “relational CSR” based on local cultural values and frontline social interactions. Through their ethical mediatory function tourism operators provide educational services that maintain indigenous cultural value while creating balanced relationships with native communities. The principles of CSR exhibit diverse levels of maturity between businesses although organizations base their practices on authentic moral commitments regardless of weak official backing
The Effect of Discount Flash Sale on Online Impulsive Buying of Mercubaktijaya University Students at Shopee Marketplace
The development of digital technology is currently triggering an online shopping model characterized by the development of marketplaces and online marketing strategies to attract consumer interest. This study aims to determine whether there is an influence between the marketing strategy of the Shopee discount flash sale marketplace on online impulsive buying. This research is a quantitative study where the sample determination uses Non-Probability Sampling with Purposive Sampling technique to Mercubaktijaya University Padang students. Data was obtained through a questionnaire distributed with a sample size of 100 respondents. The analysis technique uses multiple linear regression and hypothesis testing using the F test and t test. The data was processed using SPSS (Statistical Package for the Social Sciences) software version 26. The results showed that the correlation between the discount flash sale variable and online impulsive buying showed a positive correlation relationship with a value of 0.546 with a correlation strength level of moderate. There is an influence between the discount flash sale variable on online impulsive buying. This can be seen in the value of t count) (2.128) > t table (1.98422), and the significance value (0.036) <0.05. When viewed from the coefficient beta value, the discount flash sale variable has a contribution in online impulsive buying of 0.270 which shows a unidirectional relationship between the discount flash sale variable and online impulsive buying, which means that if the activity of the discount flash sale increases, it will make impulsive buying activity on Shopee increase as well
Innovation of Al-Quran Learning Platform with Deepspeech Artificial Intelligence Technology Using Design Sprint Method
The development of the digital world is increasingly rapid, especially in the era of Industry 4.0 which is marked by advances in information technology. One application of this technology is in learning the Qur'an, the holy book of Muslims which contains divine guidance. This study explores the potential of artificial intelligence (AI) technology, especially Deep Speech, in developing an interactive, adaptive, and easily accessible Qur'an learning platform. This study aims to overcome illiteracy of the Qur'an and improve understanding of the messages of the Qur'an among Indonesian Muslims. Some of the challenges faced in learning the Qur'an in Indonesia include limited accessibility and inadequate learning experiences. This study identifies these problems and offers solutions through the use of AI Deep Speech technology in mobile applications. This technology is expected to increase the effectiveness and interactivity of Qur'an learning and help overcome the barriers of illiteracy of the Qur'an. The results of this study are expected to provide significant benefits for both academics and practitioners in the fields of education and technology. The expected benefits include contributing to the eradication of illiteracy in the Qur'an, the development of AI applications in Qur'an learning, increasing the effectiveness and accessibility of learning, and the development of design sprint methods in the development of technological products. The training model uses Deep Speech supported by TensorFlow, with 30% of the samples used as a validation set to prevent overfitting. The research approach combines qualitative and quantitative methods to gain in-depth insights into user needs and challenges
Analyzing the Effect of Wind Flow at Openings, Wall Density and Distance of Livestock Cages on the Spread of Malaria Mosquitoes Using Ecotect Simulation
The government has set a target for Indonesia to become malaria-free; However, this goal has not yet been fully achieved, particularly in eastern regions such as Sikka Regency in East Nusa Tenggara. One of the factors contributing to the spread of malaria-carrying mosquitoes is the proximity of openings, wall density, and the distance of livestock enclosures from residential buildings, especially when less than 1 meter apart. Based on this, field observations were conducted in malaria-affected locations. These observations were followed by experiments using *Ecotect Analysis* to analyze wind patterns and velocities by comparing the distance between openings, wall density, and the distance of livestock enclosures at 1 meter and more than 5 meters. The study revealed that while distance does not influence wind velocity, it significantly affects wind flow patterns. Greater distances between openings result in broader air circulation patterns, which, in turn, impact the spread of mosquitoes in the area
