    The Real Estate Market in Egypt: Failures of Reality and Future-Building Opportunities

    The Egyptian Real Estate Market is undergoing significant transformations due to increased economic resilience, renewed government initiatives, and changing consumer preferences. This transformation requires investors who take a fancy to capitalize on emerging opportunities to have a deep understanding of the key trends reshaping the Real Estate landscape and laying the foundation for sustainable growth in the foreseeable future. In recent years, the Egyptian Real Estate Market has confronted multiple challenges, including rising housing prices beyond the actual purchasing power of various segments, slow sales activity, and an accumulation of Real Estate supply without sufficient demand, leading to a state of relative stagnation. These conditions have been exacerbated by global economic challenges and increasing in construction costs due to inflated raw material prices. On the other hand, there are still promising opportunities that can be exploited to revitalize the market. One of the most significant of these opportunities is Egypt\u27s demographic features, characterized by a young and large population, in addition to the growing demand for housing units that meet the needs of middle- and low-income groups. Moreover, the government has adopted incentive policies to promote public-private partnerships and provide financing facilities aimed at creating a better balance between supply and demand. Therefore, the research needs to conduct an extensive study of the current Real Estate Market failures, along with identifying the potential opportunities and potential that could contribute to rebalancing this vital sector. The research methodology involves analyzing the theoretical framework of the Real Estate Market, in addition to studying the practical reality in Egypt by reviewing local experiences and surveying the opinions of officials and specialists, with the objective of formulating a comprehensive strategic framework for the advancement of the Real Estate Market. This integrated framework requires balanced regulatory policies that focus on controlling land prices, providing stimulating investment incentives, and directing Real Estate projects toward meeting actual market needs rather than engaging in Real Estate speculation that exacerbates economic challenges.     Enhancement of the received signal strength in smart grid communication systems

    Smart grids are networks that contain intelligence from the generation stage to the distribution stage. These grids can actually have excellent power efficiency and automated control thanks to intelligence. Within smart grids, the communication mechanism is a crucial area of study. There should be a dependable communication system in the smart grid. A comprehensive mathematical model for a communication system within smart grids is derived in this work. Additionally, the simulation findings validate the mathematical model that was derived. Additionally, experiments are being conducted to apply polar convolutional parallel code PCPC to enhance the performance of the suggested communication system. The performance of the communication system can actually be significantly enhanced by these codes

    References of Memory: Ego and Myth — A Reading of Adonis’s Diwan Aduñada

    This research offers a critical reading of the Diwan Aduñada by the Syrian poet Adonis, as this diwan represents a poetic summary of the poet\u27s experience, particularly in confronting life after many years. The central themes of the reading are based on two motivations: first, the motif of the ego, in which the poet is portrayed as the interface of the body that does not die, with its features clarified through the myth that served as a cognitive signifier in Adonis\u27s poetry. Second, the stimulus of memory, where its presence alongside the ego forms the basis of a normative, binding text that is read through various times and eras. Between the manifestation of the ego and the memory, the image emerges as a complement to Adonis\u27s poetic sensibility. The study concludes with a methodological approach of description and analysis, structured around three topics: first, whether memory is a method or a content; second, the ego between the philosophy of myth and the projections of history; and third, memory and the persistent anxiety of the past. The final topic explores the relationship of the image in the formation of the flood of absence

    هدفت الدراسة التعرف إلى مستوى فاعلية برنامج الفاقد التعليمي في تحسين مستوى الطلبة في لواء الكورة بمحافظة اربد من وجهة نظر المعلمين، كما إنها تهدف التعرف إلى أثر متغيرات (الجنس، عدد سنوات الخبرة، نوع المدرسة) في تقييم فاعلية برنامج الفاقد التعليمي في تحسين مستوى الطلبة في لواء الكورة بمحافظة اربد من وجهة نظر المعلمين، ولغايات تحقيق أهداف الدراسة الحالية تم استخدام المنهج الوصفي التحليلي لملاءمته لنوع الدراسة، حيث تم تطوير استبانة لجمع البيانات من العينة التي تم اختيارها بالطريقة العشوائية من مجتمع الدراسة المكون من جميع العاملين في المدارس لواء الكورة وبلغت العينة (237) معلماً ومعلمة، وتم إرسال استبانة إلكترونية لأفرادعينة الدراسة، وتوصلت الدراسة إلى معرفة مستوى فاعلية برنامج الفاقد التعليمي في تحسين مستوى الطلبة في لواء الكورة بمحافظة اربد من وجهة نظر المعلمين جاء بدرجة متوسطة وبمتوسط حسابي(3.36)، كما أشارت إلى وود فروقات ذات دلالة إحصائية تعزى لمتغيرات الدراسة الجنس، نوع المدرسة، وسنوات الخبرة على فاعلية برنامج الفاقد التعليمي في تحسين مستوى الطلبة في لواء الكورة بمحافظة اربد من وجهة نظر المعلمين، وتوصي الباحثة بتنويع استراتيجيات التعليم والتعلم بما يتناسب لمعالجة الفاقد التعليمي. The study aimed to identify the level of effectiveness of the educational loss program in improving the level of students in the Koura District in Irbid Governorate from the point of view of teachers. The level of students in the Koura district in Irbid governorate from the point of view of teachers, and for the purposes of achieving the objectives of the current study, the analytical descriptive approach was used for its suitability for the type of study, where a questionnaire was developed to collect data from the sample that was chosen randomly from the study population consisting of all workers in schools Koura district The sample was (237) teachers, and an electronic questionnaire was sent to the study sample.The study reached a level of the effectiveness of the educational loss program in improving the level of students in the Koura District in Irbid Governorate from the teachers’ point of view.Gender, type of school, and years of experience on the effectiveness of the educational loss program in improving the level of students in the Koura District in Irbid Governorate from the point of view of teachers

    Causality in Newtonian Mechanics and Its Role in Classical Physics

    This study aimed at studying the principle of causality and its problems theoretically in the modern physical theory, starting with Isaac Newton. It considered Newton’s theory of motion and gravity the launching pad for the whole of modern physical theory. This study averred that the principle of causality acquires its definite physical meaning from, and is operationally determined by, the physical theory itself. That is why this study embarked on studying the conceptual content of the modern physical theory in its various stages. It embarked on philosophically studying the conceptual content of Newtonian mechanics, classical physics. It detailed the genesis, principles and results of each of these theories and deduced the form of the principle of causality defined by each theory and its specific problems, emphasizing these specific problems and their resolutions in subsequent theoretical developments. This study tended to view causality in its various forms as a necessary condition for the construction of any physical theory, and that causality in physics cannot be understood in isolation from a specific physical theory. This research relied on both the analytical approach and the comparative approach in addition to the critical approach. These approaches were discussed according to the requirements of research

    A Non-Standard Finite Difference approach for Optimizing the thermal behaviour of Photovoltaic Panel with Hybrid Cooling techniques

    A finite difference model is developed to simulate the thermal behaviour of the PV system with an innovative cooling system. The proposed cooling system combines an aluminium heat spreader (AHS) with phase change material (PCM) placed at the backside of the solar panel. The new non-standard model is solved using MATLAB software and is validated with real experimental data collected under hot climate conditions. The new nonlocal model is found to be more effective in analyzing heat transfer processes throughout the entirety of the PV system compared to conventional PV models. Additionally, the new cooling PV system has been compared with the PV system with only AHS and the conventional PV. The effectiveness of the hybrid cooling system is assessed based on several parameters: Cell temperature, Electrical power output, Cell efficiency, and Temperature distribution. The study demonstrates that the hybrid cooling system significantly improves the thermal performance of PV panels, enhancing their efficiency and power output, especially in hot climates

    PD Controller Design for Automotive Magnetorheological Semi-Active Suspension System

    Recently, there is a tendency towards the utilization of magnetorheological (MR) dampers in electrical vehicles (EV) due to its adaptability of active control devices with lower requirement of large power sources compared to the active damping systems. This paper investigates the performance of the most used control technique for MR dampers used in EV, the PID controller, under different road conditions. In this investigation, the Dynamic-Damper-Motor System (ADM-EV) is used as the EV suspension system model. Meanwhile, modified Bouc-Wen model is used as the MR damper model. The design procedure for the optimum design of the system controller parameters is illustrated. Then, the optimum design is validated via MATLAB/Simulink

    Optimization of the Cross-section of Generic Flexible Bridges

    This paper investigates the behavior of flexible bridges prone to aerodynamic instabilities due to wind. Optimal cross-sections that reduce aerodynamic forces are recommended. This is achieved by studying a variety of bridge sections with different widths of upper and lower sloping edges in addition to studying the upper and lower cramps of the deck. The wind velocities are also parameterized. Computations are developed based on the powerful computational fluid dynamics (CFD) method known as FLUENT and embedded in ANSYS software. For parametric study, a design of experiments (DOE) is performed based on the response surface methodology (RSM) combined with the central composite design (CCD). Thus, the effects of the previously mentioned parameters on the aerodynamic forces; drag force, lift force and moment are studied. The parametric study extended to investigate the variations of pressure and velocities occurring on the bridge deck. This study gives a sufficient insight of the bridge aerodynamic instability. The detailed comparison of this aerodynamic behavior of different cross-sections with different wind velocities give the engineers good foundation for the design of bridge structures. The DOE concludes, then, to selected designs, candidates, that fulfill the optimal design of the bridge deck. Results show that optimized deck shapes of bridges remarkably reduce the forces on the bridge

    Simultaneous Optimal Sizing and Placement of Electrical Vehicles Charging Stations and Distributed Generation Units in Electrical Distribution Networks using ABC Technique

    The continuous increment in the utilization of electric vehicles (EV’s) that represent new loads on the electrical distribution networks. The distributed generators (DG’s) have been used in the distribution networks as renewable energy sources (RES) with the main electrical distribution network for supplying significant amount of the total connected loads. The using of DG’s lead to reduce the electrical active power losses and improving the voltage profile on the distribution network. A well-planned and efficient EV’s charging infrastructure is required for effective electric mobility. This paper presents a planning study for supplying up to four EVCS’s, each one increases the loading on the distribution network by 975 kW. The multi-objective frameworks of optimal simultaneous allocation of DG units and EV charging stations (EVCS’s) is found using the Artificial Bee Colony (ABC) optimization technique. The presented methodology is applied on the IEEE 33-bus distribution network
