    A bibliometric analysis of house price research

    House Price studies have gained popularity among researchers throughout the world. However, there is limited number of comprehensive bibliometric analysis conducted in this area. The main objective of this study is to provide a comprehensive analysis on visualized bibliometric and Scientometric view of house price research. Scopus database was used to extract the data of 4284 publications from 1954 till 13th February 2021. VOSviewer software was then used to analyze and visualize the data. The result revealed a significant increase in the annual number of house price studies with, Gupta.R has been identified as the top author involving in the publication on house price and also collaborate with other authors such as Miller S.M, Apegis.N and Chang.T to conduct the research. The United States were identified as the most active country in publication on house price and it can be visualized clearly that United States is working closely with the other countries as well such as United Kingdom and Australia to published more research on house price. The results of this study also reveal the top keywords that are used by the authors are “house prices”, “housing market” and “housing”. Journal of Real Estate Finance and Economics is identified as the most active journals in publishing on house price and Journal of Urban Economics were identified as journal that are highly co cited according to the related sources. By comparing the publication scales and co networks, this study provides an overview on house price in term of bibliometric analysis and future research directions

    The financial performance of real estate investment trusts (REITS) in Malaysia

    This study examines the development of Real Estate Investment Trusts (REITs) in Malaysia. In addition, this study also investigates the performance of Malaysian REITs using Net Asset Value approach (NAV) and Dividend Distribution Per Unit (DPU). To achieve the objectives, the performances of 18 REITs in Malaysia are carefully observed for the period of ten years starting from the year 2010 until the year 2019. Specifically, trend analysis is used to detect any significant trend in REITs’ performance using NAV and DPU. Annual prices for each company are collected from Bursa Malaysia and Bloomberg. Information about the total asset, total liabilities, and the number of shares outstanding are obtained from the 18 REITs' respective annual reports. The findings of the study reveal that not all of the REIT companies show an upward trend. Based on DPU analysis, only seven or 39 percent of the REIT companies demonstrate an upward trend. The other seven companies (39 percent) exhibit a downward trend, while the balance of four companies or 22 percent do not show any significant trend. The DPUs of these four REITs are observed to fluctuate in no consistent specific direction during the ten-year period. As for NAV, four companies which are Al-Aqar Healthcare REIT, Atrium REIT, Pavilion REIT, and UOA REIT exhibit premium NAV for all ten years. The study has also discovered that NAV can be affected by the increase of the companies’ profit and dividend.     Determinants of internationalization of SMEs automation in Penang – networking, management attitude, entrepreneurial orientation and marketing characteristics

    This study empirically investigates the relationship between determinants – networking, management attitude, entrepreneurial orientation, and internationalization of SMEs in the automation industry of Penang, Malaysia, with marketing characteristics as moderator. The study is based on the notion of using networking to obtain resources and access market opportunities; and positive management attitude and entrepreneurial orientation as strategic intangible resources, as well as adoption of marketing characteristics to boost internationalization of firms in the automation industry. A total of 108 survey questionnaires were used for analysis by using statistical package of social sciences (SPSS) version 23 and partial least squares-structural equation modelling (PLS-SEM) SmartPLS3.0. Research findings empirically established that networking and management attitude have positive significance influence on the internationalization of SMEs in the automation industry of Penang. While positive significance influence of entrepreneurial orientation on the internationalization of SMEs in Penang’s automation industry lacks statistical support. As for the assessment of marketing characteristics as moderator, the effect of marketing characteristics on the relationship between networking and management attitude and internationalization of SMEs in the automation industry of Penang are established statistically. However, the results showed that this study could not establish support on the effect of marketing characteristics as moderator on the relationship between entrepreneurial characteristics and internationalization of SMEs in the automation industry of Penang. Thus, this study is critical for Malaysia’s SMEs to adequately network with relevant partners, develop right management attitude and properly exploit marketing characteristics of host countries, in order to enhance internationalization. In addition, the study highlighted several limitations and suggestions for future research direction

    The influence of feedback on employee performance in Malaysian’s telecommunication company

    Feedback conversation is the process of conveying information in a performance evaluation system to achieve development by confirming or rejecting performance behaviour. It has the purpose for individuals making the effort to develop right and appropriate behaviour in order to achieve valuable results. This study aims to investigate the influence of feedback conversation in an organization on the employees’ performance, where Celcom Axiata Berhad has been chosen as the case study. There are 5 independent variables chosen for current research which are feedback frequency, credibility of the feedback provider, receptive capability, organizational culture, as well as national culture. This research utilizes descriptive research method with a quantitative approach, in which 5-point Likert style questionnaire has been used as the research instrument. A total of 341 respondents have been chosen as the sample size through convenient sampling method from a population of 3019 employees in Celcom Axiata Berhad to conduct the study. Then, all the data collected are arranged and analysed in the SPSS application by using descriptive analysis of mean score and inferential analysis of Multilinear Regression (MLR) to test the hypotheses developed for the study. The findings show that the employees’ performance in Celcom Axiata Berhad is at a high level (4.37). Also, the respondents agreed that all the 5 independent variables studied has high influence on the employees’ performance with mean score 4.35 (feedback frequency), 4.32 (credibility of feedback provider), 4.34 (receptive capability of employee), 4.37 (organizational culture and value), and 4.12 (national culture and value). However, the finding from the MLR analysis shows that only credibility of feedback provider [b=0.147, t=3.133, p0.05] has no significant impact on the employees’ performance. The study also found that the most significant variable is the receptive capability of employee. Hence, this study has added another literature and reference materials regarding the impact of feedback conversations on the employees’ performance. Many organizations may refer to this study to plan for an effective feedback conversation within the organization, so that the goal of enhancing the employees’ performance can be achieved

    Factors affect adaptive performance among officers at Universiti Malaysia Perlis (UniMAP)

    The purpose of the research was to study factors that affect adaptive performance on firm performance at Universiti Malaysia Perlis (UniMAP). Today's organizations are dealing with a dynamically changing environment where individuals need to adapt to an ever-changing work environment. Adaptive performance refers to the adaptability and capability of an individual to solve problems with creatively and change behaviours to meet the demands of a new complex environment to cope with the rapid and uncertain changes in a new era of technology and culture. The independent variables in this study include improvisational bricolage, self-efficacy, perceived organisational support and work autonomy. This quantitative research was conducted through a survey method among officers at Universiti Malaysia Perlis (UniMAP). There were four hypotheses of the study, and the results showed that only two of the dependent variables were accepted (improvisational bricolage and self-efficacy) and another two variables were rejected. This study also presented the implications for theories and practices, specifically on the adaptive performance among UniMAP officers. Future research was suggested to explore the importance of adaptive performance among individuals in organization

    This research aimed to study the impact of Skim Bantuan Rumah Lembaga Zakat Negeri Kedah (LZNK) to asnaf in Kubang Pasu. Based on two main objectives, this research focus of several main things which is the knowledge of Skim Bantuan Rumah Individu LZNK among asnaf in Kubang Pasu and the impact of Skim Bantuan Rumah Individu LZNK to asnaf in Kubang Pasu. For the first objective, this research explores the the knowledge of channel of information’s, types of Bantuan Rumah Individu LZNK and the procedure to get and submit application form among asnaf in Kubang Pasu. Secondly, this research studies the impact of Skim Bantuan Rumah Individu LZNK to asnaf in Kubang Pasu based on asnaf and zakat officer perspective. Hence, to make sure all objectives that have been listed are answered progressively, the most suitable method that can used is qualitative research methodology. This research integrated the source of relevant literatures and interviews. At the end of this paper, the researcher found the knowledge of Skim Bantuan Rumah Individu LZNK among asnaf in Kubang Pasu base on channel of information, types of Skim Bantuan Rumah Individu and procedure to get and submit application form. Besides that, the researcher also found the impact of Skim Bantuan Rumah LZNK in asnaf quality of life cover emotions, education, safe and comfortable and social problem. In addition, the researcher also suggests several improvements to the LZNK in order to increase the impact of Skim Bantuan Rumah LZNK to asnaf in Kedah. In conclusions, the impact of Skim Bantuan Rumah Individu needs to be further studied from a multidimensional perspective to ensure the impact of the Skim Bantuan Rumah Individu achieved in improve asnaf life

    The relationship between management commitment, safety training, safety rules & procedures and safety compliance among employees in company XYZ

    Safety compliance needs to reflect organizational safety outcomes and management commitment to organizational safety. There are numerous factors that have a significant impact on safety compliance. The objectives of this research are to investigate the relationship between management commitment, safety training, and safety rules & procedures and safety compliance among employees in the company XYZ. The survey included 204 employees from one aluminum manufacturing factory who completed a self-administered questionnaire. The raw data was analyzed using SPSS version 26. To accomplish the study's purpose, descriptive analysis, correlation analysis, and regression analysis were performed. Correlation analysis revealed a moderate relationship, and regression analysis reveals that safety compliance explains 30.2% of the variation in management commitment, safety training, and safety rules & procedures. The findings assist management in identifying the appropriate mechanism and strategies to improve work environment occupational safety and health issues

    The mediating role of internal marketing on the drivers of the service excellence performance

    Assessing the performance of the service is challenging, since the character of the service is unique, making it difficult to produce and measure, but the importance of service development in any sector is critical. Hence, this study assesses aspects related to conceptualisations and measurement models on service excellence performance in higher education perspectives. In providing the world's leading high-quality educational hub, the Malaysian higher education sector must balance academic and non-academic performance. This thesis therefore analysed the drivers of the performance of service excellence to be implemented at Malaysian public universities within non-academic units/departments. The goal of this study is to fill the knowledge gaps in the implementation of the service excellence performance at Malaysian Public Universities. This research therefore proposed and analysed the service excellence performance model underpinned by the Resources Advantage (R-A) Theory. This study proposed Managerial Competency, Productive Service Employee and Technology Innovation as the Service Excellence Drivers with Internal Marketing served as the intervening variable towards Service Excellence Performance as the dependent variable. The study involved two groups of respondents with a total of 490 administrators /managers and internal clients at the non-academic units/departments of nineteen Malaysian public universities. This study employed quantitative approach with closed-ended questionnaires. The results indicated that the productive service employee contributed greatly to the performance of service excellence in the nonacademic departments in the Malaysian public universities. The results of the study contributed theoretically, methodologically and practically to the implementation of the service excellence performance to literature, practitioners at Malaysian public universities, the Malaysian higher education industry and future researchers in a related field of study

    International tourists' attitude and intention to visit green hotels in Malaysia

    The booming tourism sector in a particular country will lead to several economic benefits. Despite these economic benefits, the tourism and hospitality industry should not disclaim climate change responsibilities such as rising sea levels, desertification, deforestation, or snow and ice melting. Particularly in the tourism sector, hotels contribute immensely to global warming through high energy and water consumption. Although the hotel industry has been initiating and promoting green concepts to contribute to environmental protection, consumers' demands are still uninspiring. Fewer preferences of green hotels by consumers has turn the investment in green hotels into a risky investment. In the hotel industry, consumers' attitudes and intentions towards green hotels have not been fully understood. Therefore, marketers are facing difficulties in attracting tourists to choose green premise. Besides, environmentally concerned consumers are temporarily fluctuating their preferences when choosing green hotels. Therefore, this study aims to examine the effect of environmental knowledge, perceived environmental responsibility, altruism, green price sensitivity, green availability on tourists' attitudes to visit green hotels in Malaysia. It further examined the effect of tourists' attitudes, subjective norms, and perceived behavioral control on tourists' intention to visit green hotels in Malaysia. The study aimed to look at the mediating effect of tourists' attitudes on the relationship between environmental knowledge, perceived environmental responsibility, altruism, green hotel price sensitivity, green hotel availability, and behavioural intention to visit green hotels in Malaysia. The study used a quantitative research design and interviewed 393 international tourists in Malaysia using systematic random sampling. Descriptive analysis was done using SPSS, and inferential analysis was conducted using SmartPLS software. The study found that environmental knowledge, perceived environmental responsibility, altruism, and green price sensitivity significantly influence attitude. It also found that environmental knowledge, altruism, green price sensitivity, green availability, attitude, perceived behavioral control, and subjective norm has a significant influence on intention. For mediating effects, attitude mediates the relationship between environmental knowledge, perceived environmental responsibility, altruism, green price sensitivity, and intention. This study speculates strong practical and theoretical contributions by highlighting the consumers' attitude and behavioural intention, along with the mediating effects concerning green practices in the hotel industry

    The effects of vocabulary learning strategies use on the breadth and depth of vocabulary and reading comprehension performance among L2 pre- university students

    Competency in the English Language especially in acquiring a sufficient vocabulary threshold and effective reading skill is vital for pre-university students. The lack of vocabulary knowledge to assist reading comprehension is seen as an obstacle to the students. Previous studies fixated on the relationship between Vocabulary Learning Strategies (VLS), vocabulary knowledge and reading, yet lacked focus on specific VLS and the need for intervention in relation to reading. The present study aimed to examine pre- university students’ vocabulary breadth and depth which are vital for the Malaysian University English Test (MUET) text comprehension, and explore students’ perception in employing the five VLS for vocabulary knowledge and reading comprehension enhancement. This study utilised the quasi-experimental study which involved 19 students from the experimental group and 21 students from the control group who were pre- and post-tested for data collection. A semi-structured interview was also conducted on six selected students from the experimental group. The results revealed that students’ vocabulary level deteriorated as they reached the 5,000- word level before the intervention. Moreover, the experimental group significantly outperformed the control group in the New Vocabulary Levels Test (NVLT), Depth of Vocabulary Knowledge (DVK) and MUET reading comprehension post-tests after the intervention. Vocabulary breadth significantly correlated with students’ reading comprehension score and assisted them in improving their MUET reading comprehension performance. However, vocabulary depth depicted otherwise. Furthermore, ‘Guess from textual context’ was found to be the most useful strategy in improving students’ vocabulary knowledge and reading comprehension performance. Hence, the findings of the study have offered an insight and implications on the usefulness and effects of Vocabulary Learning Strategies on vocabulary learning and reading comprehension from a theoretical and pedagogical perspective. It has opened a broad view in the study of vocabulary, language testing and measurement, and subsequently contributes to the growing body of research
