Enhancing Residential Property Sales with Integrated Marketing Communication Strategies

Purpose: The rapid urbanization and population growth in Indonesia have significantly heightened the demand for housing, particularly in suburban regions like Bekasi Regency. As a strategic satellite city near Jakarta, Bekasi has emerged as an attractive location for residential investment due to its accessibility, infrastructural advancements, and economic development. This study investigates the impact of Integrated Marketing Communication (IMC) strategies on consumer interest in residential property purchases within Bekasi Regency. Methodology: Employing a qualitative research design, thematic analysis was conducted using NVivo software on data obtained through in-depth interviews and focus group discussions with marketing experts, developers, and prospective buyers. The research examines how IMC tools—such as advertising, public relations, and digital marketing—convey a cohesive brand message and foster consumer trust. Findings: The findings underscore the importance of consistent and targeted communication in strengthening consumer engagement and purchase intent. Originality: This study presents a relevant and timely contribution to the existing literature on real estate marketing and Integrated Marketing Communication (IMC), particularly within the Indonesian suburban context. By integrating the Theory of Planned Behavior (TPB) and the AIDA model within a qualitative framework, the research offers a nuanced perspective on how consumer behavior is influenced by cohesive marketing strategies in property purchasing decisions

The Influence of Religiosity and Honesty on Students’ Ghosob Behavior at Bina Umat Islamic Boarding School Yogyakarta

This study examines the influence of religiosity and honesty on ghosob behavior in students at the Bina Umat Islamic Boarding School in Yogyakarta. Using a quantitative approach, data were collected via a Likert-scale questionnaire from 100 male students aged 15–18 years. Religiosity is measured using Glock & Stark\u27s five dimensions (ideological, ritualistic, experiential, intellectual, and consequential), while honesty is assessed across three domains (toward oneself, others, and God). Multiple linear regression analysis showed that both religiosity (β = 0.239, p < 0.001) and honesty (β = 0.699, p < 0.001) significantly influenced ghosob behavior, with a combined contribution of 76.5% (Adj. R² = 0.765). Honesty was the dominant predictor, accounting for 73.6% of the variance, compared with religiosity (49.8%). The findings show that despite high religiosity, ghosob behavior still occurs because it is normalized in the pesantren culture. The results of the study support Glock & Stark\u27s theory of religiosity, Kohlberg\u27s theory of moral development, and Bandura\u27s theory of social learning, while emphasizing the importance of internalizing the value of honesty as a practical expression of religiosity in character education in the pesantren environment. Father Involvement and Adolescent Klitih Prevention: A Bibliometric Perspective on Family Counseling Interventions

This bibliometric study explores the research landscape on father involvement in parenting as a foundation for family counseling interventions to prevent klitih behavior among adolescents. Data were collected from Scopus and Web of Science (2014–2024), yielding 1,245 publications. Bibliometric mapping and trend analysis were conducted using VOSviewer, Biblioshiny, and R-Studio. Findings identified four major clusters: father involvement and child development (38%), family counseling interventions (29%), adolescent risk behaviors and violence (21%), and cultural contexts in parenting (12%). Research output increased substantially, from 45 articles in 2014 to 187 in 2024, with peak interest between 2020-2022. The United States led contributions (34%), followed by Australia (18%) and the United Kingdom (15%), while Southeast Asia accounted for only 6%. Key frameworks included Attachment Theory, Family Systems Theory, and Social Learning Theory. The study highlights research gaps in culturally specific interventions and emphasizes the need for father-focused counseling models to prevent adolescent violence. The Positive Link Between Self-Esteem and Consumptive Behavior Among Generation Z Shopee Users in Urban Indonesia

This study examines the relationship between self-esteem and consumptive behavior among Generation Z users of the Shopee e-commerce platform in Cipondoh District, Tangerang City. Previous studies report inconsistent findings, with many emphasizing negative relationships in which low self-esteem drives impulsive or excessive consumption. Addressing this gap, the present study provides contextual evidence from a digitally intensive urban environment, where consumption functions as identity affirmation rather than emotional compensation. Using a quantitative cross-sectional design, data were collected from 407 Generation Z participants through accidental sampling. Self-esteem was measured with the Coopersmith Self-Esteem Inventory (CSEI), and consumptive behavior was assessed with the Consumer Orientation Scale. Spearman’s rank correlation analysis revealed a positive and significant relationship between self-esteem and consumptive behavior (r = .274, p < .01), indicating a low-strength correlation. This finding suggests that higher self-esteem is associated with stronger consumptive tendencies, particularly through symbolic self-expression on digital marketplaces. However, the cross-sectional design and accidental sampling limit causal inference and generalizability. Future research should employ longitudinal designs, include mediating variables such as social media use or fear of missing out (FoMO), and compare multiple e-commerce platforms. Development of a Resilience Measurement Tool: Adaptation of the Resilience Scale for Adolescents

The increasing psychological challenges faced by Indonesian adolescents highlight the need for a culturally appropriate and psychometrically robust measure of resilience. This study aimed to adapt and validate the Rugged Resilience Measure (RRM) for adolescents within the Indonesian cultural and linguistic context. The adaptation procedure followed standardized guidelines, including forward translation, back translation, synthesis, and expert equivalence review. Data were collected from 1.091 adolescents aged 12–15 years, and Confirmatory Factor Analysis (CFA) was conducted to examine the construct validity of the adapted scale. Results showed that all items demonstrated satisfactory factor loadings (0.700–0.808), and the unidimensional instrument demonstrated good fit (CFI = 0.952; TLI = 0.938; RMSEA = 0.088; SRMR = 0.032). The instrument also showed strong internal consistency (α = 0.920). These findings support the validity and reliability of the Indonesian version of the RRM and provide an evidence-based tool for understanding adolescent resilience amid rapid digitalization and developmental challenges. The adapted measure offers practical value to researchers, educational institutions, and policymakers in designing programs and interventions to strengthen adolescent mental health. Si Tou Timou Tumou Tou as a Model of Mentoring and Counseling Based on Minahasa Cultural Values: Implications for the Evangelical Church in Minahasa (GMIM)

The philosophy of Si Tou Timou Tumou Tou has been ignored by various Minahasa communities in modern times. The essence of the philosophy is increasingly lost due to the attitude and actions of the Minahasa community, who live full of bringing each other down in order to gain self-esteem and personal dignity, attitudes that belittle others, showing off their social identity as being richer, being arrogant (not wanting more competitors), and fighting (which puts others at the lowest). The purpose of this study is to provide an understanding of Indonesian guidance and counseling for the Minahasa community or congregation, so that they maintain and convey Si Tou Timou Tumou Tou as a guideline for their daily lives that benefits others. This study uses a qualitative approach with thematic analysis of literature on Minahasa cultural values and pastoral care. The findings of this study offer a culture-based pastoral care model that can be adopted by GMIM and other religious institutions in Indonesia. Keywords: si tou timou tumou tou, indonesian assistance and counseling, GMI

Innovation in Group Guidance Media: E-Guide to Theraplay Based on Traditional Games for Children with Autism

This research aims to develop innovative products in the form of group guidance media and e-guides on traditional game-based techniques for children with autism. This research uses the Research and Development (R&D) method, adopting the Borg & Gall development model, which is modified as needed. The development stage includes preliminary studies, planning, initial product manufacturing, expert testing, and product revision. Validation was conducted by two learning media experts, two counseling guidance experts, and two guidance and counseling teachers at SLB, who served as potential users. Quantitative data were collected using assessment instruments on a 1-4 scale and analyzed using the Aiken inter-rater agreement technique, while qualitative data in the form of expert input were analyzed descriptively and interpretively through triangulation. The results showed that the product received an overall validity index of 0.96 from media experts, 0.89 from BK experts, and 0.95 from potential users, all classified as "high". The content\u27s accuracy and clarity are considered adequate, with some improvement suggestions that have been integrated into the product revision. These products are not only considered appropriate in terms of design and usability but are also culturally relevant because they integrate traditional games as an intervention medium. The conclusion of the study indicates that the traditional game-based Theraplay technique e-guide is feasible, practical, and effective for use as a group guidance medium in services for children with autism in Indonesia, while supporting the preservation of local wisdom through an adaptive counseling approach. Erosion of Self-Efficacy as a Predictor of Burnout Among School Counselors: A Narrative Review

This study systematically reviews how erosion of self-efficacy predicts burnout among school counselors by synthesizing nine empirical studies published between 2015 and 2025 using PRISMA 2020 and Kitchenham’s SLR framework. Findings show that declining self-efficacy consistently predicts higher emotional exhaustion, depersonalization, and reduced personal accomplishment. Self-efficacy also mediates the relationship between job resources (role clarity, supervision, training) and counselor well-being, while loneliness and weak organizational support attenuate the protective effects of self-efficacy. Contextual vulnerabilities include crisis management and parental collaboration, where demands often exceed counselors’ capacities. Based on integrated evidence, the study proposes a context-sensitive early-detection framework for Indonesian schools that integrates organizational supports, mastery experiences, and emotional-spiritual interventions. Contributions are threefold: theoretical extension of the Job Demands Resources model, empirical validation of self-efficacy erosion as a predictor of burnout, and practical guidance for prevention. Future research should validate detection instruments and use longitudinal, mixed-method designs in Indonesian settings and implementation studies. Keywords: burnout, school counselors, self-efficacy, loneliness, systematic literature revie

Religious Character Formation in Students with Intellectual Disabilities through Spiritual Counseling: A Field Evaluation Integrated with Bibliometric Analysis

The development of religious character among children with intellectual disabilities remains a neglected field in inclusive education, despite its critical role in fostering moral awareness and social adaptation. This study aims to evaluate methods for internalizing religious character values through spiritual counseling services at Extraordinary School of Pembina Yogyakarta, while mapping global research trends in this domain. Using a convergent parallel mixed-methods design, qualitative data were collected through interviews, observations, and document analysis, complemented by a bibliometric analysis of 247 Scopus-indexed publications (2014–2024) using VOSviewer. The results reveal four effective strategies: spiritual individual counseling, group guidance via visual and audio media, ritual habituation, and counselor–parent collaboration. Bibliometric findings identified five major clusters: character education, inclusive learning, disability counseling, religious values, and adaptive pedagogy. This study enriches Lickona’s and Bandura’s frameworks by contextualizing religious character education for children with intellectual disabilities and underscores the need for standardized counseling modules and continuous counselor training. Keywords: internalization of religious values, intellectual disability, guidance and counseling, character educatio
