Analisis Kelayakan Finansial Rencana Pembangunan Hotel Siliwangi
As development progresses in the city of Depok, many of vacant land are being marketed in commercial locations. Land which is in a strategic location makes investors interested in buying the land to be developed into a more profitable commercial building. One of the lands being offered is on Jalan Siliwangi, Depok City, with a land area of 4410 m2. This research aims to analyze the financial feasibility of the project if a commercial building is built on the vacant land. The analysis was carried out using technical economic analysis integrated with the Highest and Best Use (HBU) analysis method. By knowing the financial feasibility of the project development plan, investors get earlier information regarding whether or not it is feasible to purchase land and project construction at the research object location. Based on The results of the economic analysis of indicator techniques will determine the financial feasibility of building construction projects such as Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP), so the use of Hotels provides the most benefits compared to Offices and Shophouse Complexes. With this level IRR=10.063% > Interest rate 9.311%, which means the project is feasible and can be implemented, then the NPV is >0 (Rp. 7,628,369,872) and the Profitability Index level is 1,060>1. Pay back period 9.2 years (9 years and 2 months)
Identifikasi Kapasitas Tampang Minimum dan Stabilitas Mulut Muara Sungai Siak Propinsi Riau
Changes in river mouth section capacity caused by instability of river mouth stability would influence flow conditions in upstream estuaries, as impacted by unsmooth drainage of river flow. Section river capacity and mouth river stability of Siak River would be evaluated by the output of tidal prism at the estuary. The tidal prism was predicted by Hecras software. Input data for hydrodynamic simulation consisted of river geometric data, river bed condition, and boundary condition (discharge and water level). The maximum daily rainfall data and Siak’s catchment parameter could predict flood discharge. Longshore sediment transport netto data could be calculated using wave depth data, wave velocity data and direction of wave around the mouth river. The results of the tidal prism calculation show that the existing cross-sectional area of the mouth of the Siak River estuary can only drain the volume of water due to discharge and tides in the 2-year return period (Amin = 3,115 m2 < A ada = 3,225 m2), while for discharge with other return periods, the capacity of the cross-section river is not sufficient. The excess discharge will flow upstream as a backwater. Siak River mouth stability is still relatively good and stable, with a stability number (S) of more than 388,0 (requirement: S > 150). The start of the backwater effect at KM+220 (60 km from the mouth of the river) caused a significant change in water level (0.94 m) due to the damming of the flow caused by the influence of tides and the bifurcation node of the river (delta)
Kepemimpinan Spiritual Pada Sektor Publik
Penelitian ini bertujuan untuk mengetahui bagaimanakah kepemimpinan spiritual pada Bagian Kesekretariatan pada Dinas Pemuda dan Olahraga Provinsi Sumatera Barat. Dalam penelitian ini menggunakan metode penelitian studi kasus yaitu observasi, wawancara dan kuesioner. Kepemimpinan spiritual adalah sebuah teori kausal kepemimpinan spiritual ditawarkan oleh Fry dalam motivasi intrinsik yang menggabungkan visi, harapan atau iman, cinta altruistik, makna atau keterpanggilan, dan keanggotaan. Kepemimpinan spiritual sebagian besar sudah ada pada Dinas Pemuda dan Olahraga Provinsi Sumatera Barat berdasarkan hasil penelitian yang sudah dilakukan diteliti berdasarkan lima dimensi ini. Dimensi Visi didapatkan hasil persentase penilaian 87,4%. Dimensi harapan atau keyakinan 84,2%. Dimensi Cinta Altruistik didapatkan hasil persentase penilaian 76,5 %. Dimensi makna atau keterpanggilan didapatkan hasil persentase penilaian 72,5%. Dimensi keanggotaan didapatkan hasil persentase penilaian 79,7%. Berdasarkan hasil persentase penilaian responden pada dimensi visi dan harapan/keyakinan menunjukkan interpretasi hampir seluruhnya dan pada dimensi lainnya menunjukkan sebagian besar kepemimpinan spiritual sudah ada pada Dinas Pemuda dan Provinsi Sumatera Barat. Kepemimpinan spiritual yang sudah ada tersebut dan tertanam pada Dispora Sumatera Barat di Bagian Kesekretariatan diharapkan mampu membawa pengaruh yang baik terhadap sesama karyawan maupun instansi sehingga dapat mengelola dan mengatur instansi tersebut dalam mencapai tujuannya
Perbaikan dan Penataan Ulang Instalasi Listrik Mushalla Al-Barkah Rimbo Panjang
Instalasi listrik adalah pemasangan beberapa peralatan listrik yang saling berhubungan yang sesuai dengan standar PUIL. Pemasangan yang sesuai standar dapat menjamin keselamatan jiwa manusia khususnya jamaah Mushalla Al-Barkah. Mushalla Al-Barkah Batu Busuk ini merupakan mushalla yang baru didirikan oleh masyarakat sekitar sehingga instalasi listriknya masih belum sesuai dengan standar PUIL. Oleh karena itu, perlu dilaksanakan proses perbaikan dan penataan ulang instalasi listrik mushalla ini agar dapat terhindar dari kecelakaan dan kebakaran
Sosialisasi Sosialisasi Perbanyakan Jamur Trichoderma Sebagai Pencegah Ganoderma Tanaman Kelapa Sawit Pada Lubang Tanam Sebelum Menanam Kelapa Sawit
Tanaman kelapa sawit memiliki dampak positif yang signifikan pada perekonomian masyarakat Indonesia, salah satunya terlihat di Masyarakat Desa Kwala Pesilam, yang terletak di Kecamatan Padang Tualang, Kabupaten Langkat, Provinsi Sumatera Utara. Meskipun begitu, budidaya kelapa sawit di sana juga dihadapkan pada masalah serius, yakni penyakit ganoderma (busuk pangkal batang) pada tanaman kelapa sawit. Untuk mencegah masalah ini, salah satu langkah preventif yang dapat diterapkan adalah mengintroduksi jamur Trichodema sp ke dalam lubang tanam kelapa sawit. Dalam rangka memberikan pemahaman dan keterampilan kepada Masyarakat Desa Kwala Pesilam dan mahasiswa Institut Teknologi Sawit Indonesia tentang teknik perbanyakan jamur Trichoderma sp menggunakan padi dan jagung, dilakukan sebuah program pengabdian kepada masyarakat (PKM). Kegiatan ini dijadwalkan akan dilaksanakan pada Kamis, 11 September 2023, di aula kantor Desa Kwala Pesilam, Kecamatan Padang Tualang, Kabupaten Langkat, dengan tujuan agar penyebaran pengetahuan ini dapat membantu mengatasi permasalahan Ganoderma di lahan yang digunakan untuk budidaya kelapa sawit
Life Cycle Cost Gedung Masjid Sahid Universitas Veteran Bangun Nusantara
One of the Bantara University facilities is Sahid Mosque. This mosque was built as a result of a design competition in 2020. The building area is 682 m2. Construction was carried out for 1 year with a total budget is Rp. 3,989,519,570.00. the building was operated in 2022. Many building components are imported from abroad. However, in this building the Life Cycle cost (LCC) calculation has never been done. Operation and maintenance need to be taken into account in every building construction. Building maintenance is a very important activity in maintaining the condition and value of property. This activity involves a series of actions to change, update and repair building components so that they continue to function properly according to established standards. The aim of this research is to identify the LCC of mosque buildings over their 25 years services life. The calculation is carried out by describing the LCC components, namely initial costs, operational costs, maintenance, replacement, and demolition. Initial costs are obtained from design and preparation costs. Operational costs are obtained from interviews with the parties concerned. Maintenance is obtained from looking at the age of the component lines and is calculated based on the Sukoharho Regency AHSP. The results of the LCC calculation 25 years in 2022 for the Sahid Univet Mosque showed a total cost of Rp. 8.786.694.099 that: initial cost worth Rp. 5.285.031.300 (60.15%); operational costs worth Rp.1.439.754.354 (16.39%); maintenance costs worth Rp. 1.523.813.081 (17.34%); and replacement costs amounting to Rp. 538.095.364 (6.12%)
Pengaruh Jenis Biomassa dalam Proses Karbonisasi terhadap Efisiensi Burner Tipe GT40
The use of biochar as an organic fertilizer has gained significant attention in the agricultural field. Biochar application can enhance soil fertility and promote agricultural sustainability. Converting agricultural waste into biochar can reduce dependency on chemical fertilizers. Incorporating biochar into the soil improves water retention and nutrient availability. This study aims to evaluate the effect of biomass types (bromelain and bamboo) during the carbonization process on burner efficiency in biochar production.The study utilized bromelain biomass, bamboo biomass, and a mixture of the two at a 50% bromelain and 50% bamboo ratio. The raw materials were carbonized using a rotary drum reactor. The reactor operated with heat supplied by a High-Speed Diesel (HSD)-fueled burner. The carbonizer reached a maximum temperature of 600°C. In addition to biochar, the carbonization process also produced syngas, which was subsequently used to substitute HSD as a fuel source.The results indicated that the type of biomass significantly influenced burner efficiency during the carbonization process. Biochar derived from bamboo tended to have a higher cellulose content, whereas biochar from bromelain exhibited greater thermal decomposition stability. This study provides new insights into the potential of utilizing bromelain and bamboo biochar as sustainable strategies for agricultural soil management.The research demonstrated that biomass type selection during carbonization had a substantial impact on burner efficiency, which ranged from 81.15% to 84.45%. The HSD consumption of the burner was recorded at 35.03 kJ/hour. The use of biochar as an organic fertilizer offers an environmentally friendly and sustainable solution. Converting agricultural waste into biochar can serve as a strategic agenda for agricultural waste management
Pembuatan dan Pengujian Pembangkit Listrik Tenaga MikroHidro (PLTMH) Turbin Turgo
The construction and testing of a micro-hydro power plant (PLTMH) is one of the uses of water power sourced from irrigation channels of waste water from turbines located on the underground floor of the Koto Panjang PLTA, Kampar Regency. The construction and testing of a micro-hydro power plant by utilizing a small water discharge with the height of the irrigation channel as an energy source to rotate the turbine and generator. This study aims to increase lighting on the underground floor of the PLTA because on the lowest floor there are several points that do not yet have lighting, therefore the researcher made a micro-hydro power plant and tested how much power is obtained from the small water discharge. The study was conducted by measuring the water discharge so that it can be known how much voltage will be produced from the PLTMH that was made. The method used in this study is an experimental method, namely by making a micro-hydro power plant and testing it at that location. A micro-hydro power plant with a water discharge of 0.010 m3/s using a 12 Volt DC generator and an average turbine rotation of 243.0 Rpm can produce a voltage of 3,830 Volts. It can power one 3.8 Volt LED lamp with 2600 mAh
Studi Komparasi Standar Pengujian Statis Pada Kereta dengan Penggerak Sendiri Berkecepatan Normal
Railways are a unified system consisting of infrastructure, rolling stock and human resources as well as norms, criteria, requirements and procedures for the operation of railways. Every rolling stock operating in Indonesia must undergo first testing and periodic testing to ensure its operational feasibility. From data Directorate General of Railways in 2015-2021, it can be seen that the realization of the eligibility certificate for rolling stock has not been optimal, so that regulatory support is needed to maximize the performance of rolling stock testers. This study aims to compare the standards for static testing of temperature and air circulation on self-propelled coach applied in Indonesia and Europe. Based on a comparison of the static testing standards in Indonesia against the static testing standards in Europe, it is hoped that recommendations for improvement from the current static testing standards will be obtained. The method used in this research is qualitative method. Analysis of the data used using descriptive and comparative analysis. The results of the study comparison of the standard static testing of temperature and air circulation of self-propelled trains that apply in Indonesia and Europe, overall there are differences in the items tested, the value of acceptance and testing procedures. There are equal only in the item tested on air circulation static test. Temperature testing requires the addition of test items and improvements in the implementation of test procedures. Air circulation static testing needs improvement in the implementation of testing procedures
Rancang Bangun Mesin Pemotong Stik Kentang dengan Penggerak Motor
Potatoes are one of Indonesia's horticulture products and are among the top five global staple foods. Indonesian MSMEs still use manual manufacturing technologies to produce potato sticks. Due to limited production capacity and short production times, this business faces significant challenges. After identifying the issues, an idea emerged to create a motor-driven tool capable of cutting potato sticks. The manufacturing of potato stick-cutting tools is expected to enhance business efficiency. This potato stick-cutting machine has a capacity of 336 kg/hour, a potato shear stress of 0.006 N/mm2, a working cutting force of 132 N, and a motor power of 33.84 watts
