    Housing Affordability in Iwo, Nigeria

    Housing is recognized as one of the most important in humans' hierarchy of existential needs. However, access to decent, safe and sanitary housing accommodation at affordable disposal rates has been a mirage to most Nigerians especially the middle and low-income segment of the society. In line with SDG 11 which focuses on sustainable cities and communities, this study explores means of making cities safe and sustainable via access to decent and affordable housing. With a focus on Iwo in Nigeria's Osun State, the study aims to ascertain the extent of the problem as well as the challenges it poses to creating a sustainable built environment. Iwo is a typical Nigerian traditional town that has been transformed by modernity. The study utilizes a comprehensive data set containing socio-economic variables of households as well as indicators of housing characteristics including, cost, rent, size and quality. Primary and secondary data were utilized. The basic data set came from a structured questionnaire that was administered to selected residents of the study area. The systematic sampling technique was used to select buildings at intervals of every twentieth building in the nine wards into which the city was stratified. In all, 1,061 copies of the questionnaires were administered on household heads in the city. Secondary data were sourced from published sources such as the report of the survey of housing units in selected urban towns in Osun State by Osun State Ministry of Finance, journal articles, textbooks and the Internet among others. Frequency tables and percentages were used to explain the results of the study. It is suggested that the institutional framework to promote, enhance and encourage affordable housing provision should be created in the town. Findings establish that high cost of acquiring land (RII = 4.22) is the most important challenge of housing delivery while the least challenging factors affecting housing delivery is lack of critical infrastructures in urban and rural areas of the state (RII = 2.15)

    Effects of socio-economic factors on urban renewal option in Ile-Ife, Nigeria

    In most nations of the third world, the vast majority of the cities are plagued with various multi-dimensional urban growth problems (infrastructure, services, employment crises and so on). The problem of the central city slums and the required solution has some socio-economic, technical, administrative and socio-cultural considerations. It is in this regard that this paper has attempted an examination of the socio-cultural challenges to urban renewal in Ile-Ife, Nigeria. It has identified and examined the socio-economic characteristics of the traditional core area of Ile-Ife; examined the physical and environmental characteristics of the traditional core area of Ile-Ife; examined the existing infrastructural facilities in the traditional core area, and assessed the socio-economic variables that influenced urban renewal options in the study area. Data for the study were derived through the use of questionnaire administered on 477 houses (10% of the total number of houses in the core area of Ile-Ife) samples of household heads selected using systematic random sampling. The study revealed that majority of the buildings (83.0%) was built more than 30 years ago. Also, the common material of construction is mud. This is because 70.0% of buildings were constructed of mud and another (20.3%) were of mud bricks. Only, (9.6%) were of cement blocks. The study further revealed that more than four-fifth of the respondents (85.3%) earned less than 15,000 NGN monthly while only (14.7%) earned more than 15,000 NGN monthly. Also, multiple regression and ANOVA tests showed a high predictive influence of residents' socio-economic characteristics such as income (78.0%), level of education (84.0%) and occupation (92.0%) on their preferred renewal options (p È 0.01). The paper concluded that in urban renewal endeavours, there is need for planners to take into consideration the various socio-economic encumbrances if the affected people are to be meaningfully catered for

    Choosing where to live is a profound decision that affects residents’ income, social interactions, health and safety, as well as daily activities. The study investigates housing preference of residents within the city of Ile- Ife, Nigeria. Data for the study were obtained from both primary and secondary sources. Data obtained include quality of the environment in terms of good layout, availability of infrastructural facilities like good roads, water supply, quietness, peace and adequate security etc.; socio-cultural activities; accessibility to place of work; vacant plot; security of land ownership; and closeness to the place of birth. 309 households were surveyed using multistage sampling. The finding reveals that majority (84.4%) of respondents’ in Iremo have no education at all while most (88.5%) of the respondents’ in Parakin have tertiary education. In Igboya, 54.5% of the respondents has tertiary education. Also, among the most important determinants of residential district preferences within the study area are factors that deal with the quality of the environment (31.0%) and those that are socio-cultural in nature (42.0%). The study established that great differences appear in the determinants of households’ preferences for different residential density districts. The study concluded that each category of residential density district of a city has distinct set of determinants of households’ residential district preferences peculiar to it.Wybór dotyczący miejsca zamieszkania to podstawowa decyzja, warunkująca dochody mieszkańców, interakcje społeczne, zdrowie i bezpieczeństwo, a także codzienne aktywności. Niniejsze badania obejmują preferencje mieszkaniowe wśród ludności Ile-Ife w Nigerii. Dane uzyskano zarówno ze źródeł pierwotnych, jak i wtórnych. Dotyczą one jakości środowiska w kontekście wizualnym; dostępności infrastruktury, jak dobre drogi, zaopatrzenie w wodę; ciszy, spokoju i odpowiedniego bezpieczeństwa; aktywności społeczno-kulturowych; dostępności miejsc pracy; wolnych działek; pewności własności gruntu; bliskości miejsca narodzin. W badaniach ankietowych wzięło udział 309 respondentów, wybranych wieloetapowo. We wnioskach stwierdzono, że większość ankietowanych (84,4%) w Iremo w ogóle nie ma dostępu do edukacji, natomiast większość mieszkańców (88.5%) w Parakin oraz ponad połowa (54,5%) w Igboya ma dostęp do instytucje edukacji wyższej. Pośród najważniejszych determinant wpływających na preferencje co do dzielnicy mieszkaniowej na badanym obszarze zaliczyć trzeba też czynniki związane z jakością środowiska (31%) oraz z aspektami społeczno-kulturowymi (42%). Badania wykazały, że istnieją znaczące różnice pomiędzy determinantami oddziałującymi na preferencje gospodarstw domowych w dzielnicach o różnej gęstości zaludnienia. W zakończeniu skonkludowano, iż każda kategoria dzielnic o danej gęstości zaludnienia charakteryzuje się odmiennym zestawem czynników warunkujących wybory mieszkaniowe

    Analysis of Slum Formation in Core Area of Ilesa, Nigeria

    Slums are one of the effects of migration and the most important reason for living in the slums is poor access to better living spaces. In other words, people move into the slums due more to obstacles in their original dwelling places than to the attraction of the target city. For the collection of primary data, a set of questionnaires; targeted at slum residents; were administered to household heads living in Ilesa, Nigeria. Systematic sampling was used to select household heads in one out of every ten (10) houses located in the five (5) identified political wards that formed the core area of the ancient city. A pilot study and a reconnaissance survey revealed that there were 4,560 buildings in the five political wards. Therefore, a total of 456 household heads were selected for questionnaire administration. Both descriptive and inferential statistics were used for analysis. The findings revealed that slums in the core area are the product of inadequate housing, lack of timely maintenance of infrastructures and structures, disappointment with the unmet need for housing and social amenities. The consequences of such conditions are a negative impact on the environment as well as on human health and comfort. Measures aimed at improving the situation include an urban renewal programme; which should include the reconstruction and rehabilitation of existing facilities or the redevelopment of the whole area. The study also suggests a holistic and integrated planning approach that can reduce rural poverty and improve urban livelihoods since these appear to be the main causes of slum growth in developing nations

W niniejszym artykule rozpatrzono społeczno-kulturowe wyzwania rewitalizacji w Ile-Ife (Nigeria). Zidentyfikowane i zbadane zostały uwarunkowania społeczno-gospodarcze, cechy fizyczne i środowiskowe, a także zaplecze infrastrukturalne tradycyjnego centrum Ile-Ife. Następnie wyodrębniono zmienne społeczno-ekonomiczne wpływające na opcje odnowy miejskiej na badanym obszarze.Dane niezbędne do badań uzyskano dzięki wykorzystaniu kwestionariusza pośród 477 wybranych losowo gospodarstw domowych (10% wszystkich gospodarstw domowych na analizowanym obszarze). Wyniki ukazały, iż większość budynków (83%) zostało zbudowanych ponad 30 lat temu, a powszechnym materiałem budowlanym jest błoto – 70% budowli powstało z błota, a kolejne 20,3% z cegieł wytworzonych z błota. Jedynie 9,3% budynków zbudowano z betonowych bloków. Co więcej, ponad trzy czwarte respondentów (85,3%) zarabia miesięcznie mniej niż 15 000 NGN, a tylko 14,7% więcej niż 15 000 NGN.Regresja wielu zmiennych oraz testy ANOVA wykazały silny przewidywany wpływ uwarunkowań społeczno-ekonomicznych respondentów, takich jak dochód (70,8%), poziom wykształcenia (84%) i zawód (92%) na preferowaną przez nich opcję odnowy budynków (p ≤ 0,01).     The study examined physical and environmental characteristics of traditional core area of Ile-Ife with a view to providing a framework for effective implementation of readjustment and revitalization in the study area. The findings revealed that the environment is not good enough for human habitation due to lack of abasic amenities in the area. The study concluded that while housing facilities in the core area of Ile-Ife, like many others in Nigeria were in deplorable state, there is urgent need to attend to the concerned area for better living of the inhabitants of the area
