Negative Impacts (SBS) in residential buildings case studies from Kosovo
This paper presents the negative impacts on residential buildings in Kosovo, - as well as the main factors of the occurrence of sick building syndrome (SBS) in residential buildings in the case of Kosovo. It also examines the impact of different materials on this phenomenon and how many constructions in Kosovo are protected from this phenomenon.
For the assessment of the impact of materials on health and the environment, it is necessary to consider all the phases. Starting from the phase of construction, selection of materials, application from the beginning of the use of the building, including all the materials processing from the beginning until their application, the use of natural resources for the production of various construction products, the necessary energy for the production and processing of the materials used, and the amount of release and imitation of CO2 (carbon dioxide). This paper also discusses the question of what sick building syndrome SBS is, how materials are affected by this phenomenon, what are the main materials affecting the residential buildings in SBS phenomenon in Kosovo, what buildings are affected by this phenomenon and how does this phenomenon affect human health.
Furthermore, this paper provides a deep analysis on factors influencing the phenomenon of SBS in different municipalities and several companies. It also discusses the influence of Asbestos and its impact on SBS, through a survey conducted in different municipalities and institutions and other companies. Through this discussion the paper attempts to provide information on the current knowledge about asbestos, as well as the manner of its assembling and dismantling, storage and all other information related to this material which has a great impact on the appearance on phenomena of SBS.A special emphasis has been put on the impact of materials on our health, recent research on the materials used and impact on the appearance of SBS case, including the diseases that occur as a consequence of the occurrence of diseased buildings
The challenges of renovating multi-family apartments constructed in Kosovo before the year 2000
Kosovo is characterized by the construction of a large number of multi -family apartments especially after 1999, when the demand for housing was very high. The multifamily apartments constructed before 1999 are characterized by a lack of thermal insulation, which is currently one of the main challenging elements in Kosovo. Although the Public Housing Enterprise is now involved in the renovation of these buildings, the lack of sufficient funding from the Municipality makes it difficult to carry out the necessary work. As a result, residents are often required to contribute financially to these processes. Inadequate insulation increases residents heating expenses. Investments in thermal insulation, window replacement, and lighting in shared spaces are essential, but at the same time, they require high costs
The design of residential buildings, over the years, in Pristina - Flexibility in architecture
Housing, a social right of every citizen, affects the course of society\u27s development and is an important component of social-economic development, namely of the standard of living. The goal is to analyze projects over the years, specifically the project of these buildings, to recognize the equivalent relationship between the architecture and the users of these spaces, specifically to analyze and see the possibility of realizing spatial flexibility in a condominium building. Prishtina, as the capital, always offers great existential opportunities as a city with considerable collective residence. Therefore, we can say that the analyzed projects are treated in two aspects: analyzing the design of condominium residential buildings, before 1999 and after 1999, analyzing two examples for each period, specifically analyzing the design of residential units of characteristic floors , and in terms of identifying the demands and needs of residents over the years for the spaces within these housing units
Functional Lifespans of multi-family apartments
Technology development and change of the family structure are the factors, which have influenced the need to change functional aspect of the multi-family apartments. As a result, there is a need to adapt existing buildings. In these cases, the issue is more complicated in existing multi-family apartments, which do not possess structural longevity, and especially in cases where it cannot be achieved through certain interventions. In sustainable architecture most important elements are; structural longevity and functional longevity. Interventions have been proposed in the existing multi-family apartments, which possess a skeletal construction system. The skeletal system is known as a suitable constructive system, especially when it comes to flexibility in architecture. The changes were made based on the average number of inhabitants that lives in residential units. In order to achieve the necessary flexibility have helped the extensions that have been attached to the building, without losing its architectural identity
Transformation of Living Spaces – Changes in Functional Aspect
Ensuring the provision of suitable living units remains one of the most challenging issues among the architects. The economic conditions in Kosovo represent one of the factors that influenced the functional and spatial change in multi-apartment buildings. Taking into account the passing of time, economic conditions, the requirements and needs of the communities change, those affects change in the functional and spatial aspect. The construction of multi-apartment and individual buildings, as well as other buildings with other uses in the center of the cities represents a delicate issue. On the other hand, the need for reconstruction and re-destination of usage of the existing residential buildings is becoming an important topic for the society in Kosovo. The issue is somewhat sensitive regarding the multi-apartment residential buildings, given that the usable surface is increasingly limited. The next challenge for the architects will be the treatment of the existing areas, their adaption in harmony with the requirements of the new generations, social changes that Kosovo is dealing with. The entire endeavor to reach a more comfortable solution is realized through treatment of the residential spaces not only in function wise, as well as in the exterior, through the transparence in architecture. The aim of the paper is to show transformation of the living spaces through real example, in Prishtina
The Role of Organizational Culture in Employee Retention in Kosovar Businesses
This research aimed to examine the impact of organizational culture on employee retention, providing insights to enhance long-term engagement and satisfaction. A mixed-methods approach was used, beginning with a comprehensive literature review of organizational culture and employee retention. Surveys were conducted with a representative sample of employees across different sectors in Kosovo. The data were analyzed using regression and correlation techniques to identify quantitative relationships between organizational culture and retention.
The findings reveal that organizational culture plays a significant role in employee retention. Specifically, cultures focused on employee well-being, career development, and transparency are positively associated with higher retention rates. Employees are more likely to stay with organizations that align with their values, offer support, and create a transparent working environment. Conversely, toxic cultures marked by negativity and poor leadership are linked to higher turnover.
The study underscores the importance of fostering a positive, inclusive culture that prioritizes employee growth. Kosovar businesses should invest in employee development, training, and continuous feedback to build a productive environment that supports retention
Administration of Residential Buildings in co-ownership
The residential sector in Kosovo is currently facing the same challenges as other post-communist countries faced during the transition period. The issues of administration of condominiums that emerged after the transition, are similar to ones that are faced in Kosovo and comparable to the countries from the region and some other countries from Central and Eastern Europe. With the transition of residential sector towards free market in 90’s, a considerable number of buildings in co-ownership got privatized. The right to permanent residence was transferred into co-ownership. At the same time, the responsibility for administration and maintenance of the building was transferred to the new owners. Lack of creation of association of owners and administrators in these buildings led to the deterioration of the conditions in condominiums. The stock of condominium buildings, especially those constructed before 1998 are in grave conditions in terms of maintenance of common spaces. Based on European practices, in order to regulate this area, Kosovo has passed the Law No. 04/L-134 for the buildings in co-owerneship (condominium) along with Administrative Instructions, Guidance material and several leaflets. During the process of monitoring of implementation of primary and secondary legislation for the condominiums by the stakeholders that deal with maintenance and cleaning of common areas of the building, it was identified that the owners of the condominiums that are constructed before 1998 are reluctant to get organized in the form of association and consider that the maintenance is the obligation of the Municipality. Whereas in the new condominium buildings, the investors/the developers impose a tariff for the maintenance of the building as part of the agreement of purchase of the individual units. Therefore, from this research, one will propose the indicators and good practices that will influence in the sustainable administration of condominiums, in the increase of awareness to live in condominiums. All this study is performed with the aim of keeping the building and environment where one lives in clean and efficient condition, based on the Legislation and good European practices
