Are Commercial Mortgage Default Affected by Tax Considerations?
No full textWe study whether tax considerations are an ｉｍｐｏｒｔant determinant of commercial mortgage default. We also study whether large lenders are better informed, ｏｒ better at interpreting information for lending purposes, and hence have lower foreclosure rates; whether lenders have more information on larger borrowers than smaller borrowers, and hence have lower foreclosure rates on larger loans; and whether commercial mortgage defaults are related to debt service coverage and loan-to-values, both initial and contemporaneous. The paper’s main findings are fourfold. First, there is evidence that tax considerations influence investors’ decisions about when to “put” assets to lenders. The results are consistent with the argument of Constantinides (1984). Second, the evidence suggests that large lenders are especially knowledgeable about commercial mortgage borrowers and commercial property markets, in that they have lower foreclosure rates than smaller lenders. Third, on the question of whether lenders have more information on larger borrowers than smaller borrowers, we find that larger loans have, on average, lower default rates than smaller loans. Fourth, the findings suggest that lower default rates are associated with higher debt service coverage ratios, both initial and contemporaneous. Seemingly Irrational but Predictable Price Formation in Seoul's Housing Market
No full textThis paper tests the dynamics implied by a supplied-constrained view of the relationship between market fundamentals and house prices in the case of Seoul’s condominium market. The view is that supply constraints have led to serious shortages in certain submarkets, and that these shortages have led to a rapid rise in house prices and to panic buying or inflation-induced investing and to further price increases. The estimation period of the test is November 1988–February 27. The results suggest that house prices in Seoul are highly persistent because of these supply constraints. Additionally, we do what we can with the available data to determine if house price increases serve to increase demand further, and if rent-price ratios and nominal interest rates are a good predictor of how housing prices in Seoul will evolve over time

J.D. Manning: The Life of a WWII Draftee
No full textabstract: The biography of J.D. Manning tells the story of the first man drafted in the United States at the dawn of World War II. Growing up, he lived an ordinary, small-town life in Washburn, Wisconsin. However, due to a clerical error, by the time he was inducted into the military, J.D. had assumed a second identity. While listed under a different name throughout his military service, J.D. decided to turn the military into a career. He extended his service and went on to Officer Candidate School before serving in the war. Ultimately, J.D. died in the Battle of Cherbourg. His story outlines the importance of humanizing war at a time when statistics and numbers tend to impersonalize such a large, historical event. J.D.'s biography provides an understanding of how even the most ordinary, typical life of a drafted solider during WWII can produce an extraordinary story. J.D. was not special. He was but one death in a body count of over 400,000 American soldiers during the war. Yet, his story teaches us that one does not have to be special to be important. Every American soldier has made a contribution to our country, yet only a select few have ever had their stories told. This biography of J.D. will add one more story to the limited collection existing today
Depolarization and decreased surface expression of K+ channels contribute to NSAID-inhibition of intestinal restitution
No full textNon-steroidal anti-inflammatory drugs (NSAIDs) contribute to gastrointestinal ulcer formation by inhibiting epithelial cell migration and mucosal restitution; however, the drug-affected signaling pathways are poorly defined. We investigated whether NSAID inhibition of intestinal epithelial migration is associated with depletion of intracellular polyamines, depolarization of membrane potential (Em) and altered surface expression of K+ channels. Epithelial cell migration in response to the wounding of confluent IEC-6 and IEC-Cdx2 monolayers was reduced by indomethacin (100μM), phenylbutazone (100μM) and NS-398 (100μM) but not by SC-560 (1μM). NSAID-inhibition of intestinal cell migration was not associated with depletion of intracellular polyamines. Treatment of IEC-6 and IEC-Cdx2 cells with indomethacin, phenylbutazone and NS-398 induced significant depolarization of Em, whereas treatment with SC-560 had no effect on Em. The Em of IEC-Cdx2 cells was: −38.5±1.8mV under control conditions; −35.9±1.6mV after treatment with SC-560; −18.8±1.2mV after treatment with indomethacin; and −23.7±1.4mV after treatment with NS-398. Whereas SC-560 had no significant effects on the total cellular expression of Kv1.4 channel protein, indomethacin and NS-398 decreased not only the total cellular expression of Kv1.4, but also the cell surface expression of both Kv1.4 and Kv1.6 channel subunits in IEC-Cdx2. Both Kv1.4 and Kv1.6 channel proteins were immunoprecipitated by Kv1.4 antibody from IEC-Cdx2 lysates, indicating that these subunits co-assemble to form heteromeric Kv channels. These results suggest that NSAID inhibition of epithelial cell migration is independent of polyamine-depletion, and is associated with depolarization of Em and decreased surface expression of heteromeric Kv1 channels.ID: S0006295207001931; M3: Article; Accession Number: S0006295207001931; Author: L.C. No full text(Résumé de l'ouvrage) Seventeen innovative studies are collected in this volume which has been produced under the aegis of the Centre for Biblical Studies, University of Manchester, and L'Institut des sciences bibliques, Université de Lausanne. The majority of the studies engage with narrative through providing insightful working examples. Building on the many contributions of recent narratological research, for the most part the studies in this collection avoid the technical language of narratology as they present fresh insights at many levels. Some essays focus more on the implied author, some on the implied reader or hearer, and some on the way particular messages are constructed; some of the studies consider how author, message and reader are all interconnected. There are several creative proposals for refining genre definition, from law and wisdom to gospel and apocryphal writings. Some studies highlight the way in which narratives can contain ethical, religious, and cultural messages. Sensitivity to narrative is also shown by some contributors to expose in intruing ways the redactional processes behind the final form of texts. Students of narrative in the ancient world will find much to consider in this book, and others engaged with literary studies more generally will discover that scholars of the worlds of the Bible and Late Antiquity have much to offer them
