Analisis Highest and Best Use pada Lahan Kosong di Jalan Mentawai II Kota Gresik
No full textLahan tidak termanfaatkan merupakan lahan yang memiliki dasar penguasaan, namun kurang dimanfaatkan oleh pemilik sesuai dengan sifat dan rencana tata ruang. Salah satu lahan yang kurang termanfaatkan dengan optimal adalah lahan kosong di Jalan Mentawai II Kota Gresik. Lahan seluas 5.502 m2 ini merupakan lahan milik PT. Bumi Lingga Pertiwi (BLP Properti). Saat ini lahan masih dalam keadaan kosong tanpa ada aktivitas diatasnya, padahal letak lahan tersebut berada pada kawasan komersial yang cocok untuk dikembangkan menjadi properti komersial seperti hotel, perkantoran, pertokoan, apartemen, dan perumahan. Lahan tersebut mempunyai peluang tinggi untuk dikembangkan jika diperoleh peruntukan yang terbaik. Berdasarkan hal ini, maka perlu dilakukan penelitian untuk menganalisis penggunaan lahan di Jalan Mentawai II Kota Gresik yang menghasilkan produktivitas maksimum. Untuk mengetahui peruntukan terbaik pada lahan di Jalan Mentawai II Kota Gresik dilakukan analisis dengan metode Highest and Best Use (HBU). Analisis HBU adalah penggunaan dari suatu lahan untuk mendapatkan peruntukan maksimum sehingga didapat penggunaan terbaik. Analisis ini meliputi empat hal pokok yaitu, aspek legal, aspek fisik, aspek finansial, dan produktivitas maksimum. Hal yang ditinjau dalam aspek legal meliputi zoning dan building code. Aspek fisik meliputi bentuk tanah, ukuran tanah, utilitas, dan aksesibilitas. Aspek finansial meliputi biaya investasi, pendapatan, pengeluaran, dan Net Present Value (NPV). Produktivitas maksimum meliputi nilai properti dan nilai bangunan untuk mendapatkan nilai lahan tertinggi. Dari hasil penelitian ini didapatkan tiga alternatif properti untuk pengembangan lahan, yaitu pertokoan, apartemen, dan perkantoran. Dari ketiga alternatif tersebut, pengembangan lahan bangunan perkantoran merupakan alternatif properti dengan penggunaan tertinggi dan terbaik bagi lahan obyek penelitian ini. Alternatif properti bangunan perkantoran memiliki nilai lahan sebesar Rp. 17.974.215,78/m2 dengan persentase kenaikan lahan sebesar 327% dari nilai lahan awal.

Unutilized land is a land with a basic mastery, but not utilized by the owner accordance with the characteristic and regional spatial plan. One of the land that is not optimally utilized is in Jalan Mentawai II Gresik City. This 5.502 m2 land is owned by PT. Bumi Lingga Pertiwi (BLP Property). Currently, the land is still empty, being left without any activity or usage. Even though the location of the land is suitable to be developed into commercial properties such as hotel, office, shops, apartment and housing. Based on this situation, the land is necessary to be held a study to determine the maximum productivity of the land usage in Jalan Mentawai II, Gresik City. A method to determine what is the best property to build on that land is the Highest and Best Use (HBU) analysis. HBU analysis is the use of the land to get the best usage, which indicated by the highest land increasement. This analysis covers four main topics, legally permissible, physically feasible, financially feasible and give maximum productive. Things that review in legally permissible is zoning and building code. Physically feasible review about the shape of the land, the size of the land, utility, and accessibility. Financially feasible review about investment cost, income, expenses, net present value. Maximum productive review about property values and building values to get the highest land value. From the result of this study, three alternative properties were obtained for land development, namely shop building, apartment building, and office building. From several alternatives that have been analyzed, the building with the highest and best use for the object of this study is land development as an office building. The alternative office building property has a land value of IDR 17.974.215,78/m2 with a percentage increase in land value of 327% of the initial land value
Going Beyond Counting First Authors in Author Co-citation Analysis

counts are defined. Co-citation counting provides the data on which all subsequent statistical analyses and mappings
are based, and we compare ACA results based on two different types of co-citation counting - the traditional type that
only counts the first one among a cited work's authors on the one hand and a non-traditional type that takes into
account the first 5 authors of a cited work on the other hand. Results indicate that the picture produced through this non-traditional author co-citation counting contains more coherent author groups and is therefore considerably clearer. However, this picture represents fewer specialties in the research field being studied than that produced through the traditional first-author co-citation counting when the same number of top-ranked authors is selected and analyzed. Reasons for these effects are discussed

Get PDF“Variations on the Author” discusses two of Eduardo Coutinho’s recent films (Um Dia na Vida, from 2010, and Últimas Conversas, posthumously released in 2015) and their contribution to the general question of documentary authorship. The director’s filmography is characterized by a consistent yet self-effacing form of authorial self-inscription: Coutinho often features as an interviewer that rather than express opinions propels discourses; an interviewer that is good at listening. This mode of self-inscription characterizes him as an author who is not expressive but who is nonetheless markedly present on the screen. In Um Dia na Vida, however, Coutinho is completely absent form the image, while Últimas Conversas, on the contrary, includes a confessional prologue that moves the director from the margins to the center of his films. This article examines the ways in which these works stand out in the filmography of a director who offers new insights into the notion of cinematic authorship
Appropriate Similarity Measures for Author Cocitation Analysis

We first argue that the use of the Pearson correlation for measuring the similarity between authors’ cocitation profiles is not very satisfactory. We then discuss what kind of similarity measures may be used as an alternative to the Pearson correlation. We consider three similarity measures in particular. One is the well-known cosine. The other two similarity measures have not been used before in the bibliometric literature. Note that the objective for the hut study was to evaluate the IRS treatment applications for residual efficacy against Anopheles mosquitoes, including the local An. coluzzii mosquito population. Cows were only used to attract mosquitoes into the huts and no tests were carried out directly on the cows. The author checklist is intended for use with studies where experiments are carried out on animals, which is why we have had such difficulty in completing this for the hut study, as many of the questions do not relate to how the cows were used
