CONCEPTUAL MODEL OF COST-BENEFIT ANALYSIS FOR MONETARY AND NON-MONETARY ITEMS IN INDUSTRIALISED BUILDING SYSTEM (IBS) PROJECT
Industrialised Building System (IBS) is known as a construction system that consists of combination of components manufactured either on-site or off-site then positioned and assembled into structures. Among the benefits of IBS construction includes labour cost reduction, support desirable environment; maximize efficient use of resources and waste minimisation towards sustainable construction. However, Malaysian construction industry still has a low take-up rate on IBS construction. The benefits of IBS are more reliable to be presented in tangible (monetary) value and intangible (non-monetary) basis rather than descriptive benefits. Hence, to promote the project's viability via IBS, Cost Benefit Analysis (CBA) can be used in order to identify the soft issue or non-direct cost and elicits more transparency in IBS projects. This paper presents the conceptual review on the fundamental theory of CBA on the measurement of cost and benefits that can be converted as a weighing impact for an IBS project. An initial conceptual model known as CBA-IBS model is proposed as an approach that a decision maker can use to find the balance between the amount of effort invested in the initial cost of IBS construction and the realised revenues This study concluded that CBA is able to foster the viability of IBS in a more comprehensive criteria of monetary and non-monetary benefits
ENVIRONMENTAL IMPACT ON RESIDENTS’ WELL-BEING IN THE VICINITY OF QUARRYING
This study investigates the quality of life of the large population living in the vicinity of quarrying. The negative impact of quarrying activities, such as health problems and air pollution is among the variables that influence human well-being. The objective of this study is to investigate the residents’ experience of air quality in their area and to provide suitable preventive measures to reduce air pollution. A set of questionnaires was distributed to the community at Bandar Saujana Putra and Taman Kajang Perdana, in Selangor. Residents were randomly selected to participate in this study. The study reveals that the community was concerned about health conditions and safety. It is anticipated that this study could assist both residents and authorities in improving the quality of air in this area by providing suitable preventive measures
Industrial Revolution (IR) 4.0 in Construction Engineering Education: A Bibliometric Analysis
Industrial Revolution 4.0 (IR 4.0) is a high technology digitization to enhance communication networks, organization and management, as well as production and processes across industries. The rate of changes and its convergence towards IR 4.0 would require new talent, knowledge and skills for current and future generations to retain and generate new workforces. As technology in the construction industry is evolving at a fast pace, the current teaching-learning syllabus and pedagogy should transform accordingly to accommodate future job requirements. Due to the rawness of this concept in the construction industry and to its education, this study aims to explore the state of the art as well as the state of practice of IR 4.0 and Education 4.0 from the perspective of construction engineering. Therefore, a systematic review was conducted to analyze the relevant research papers related to IR 4.0 and Education 4.0 within the Scopus database, ranging from year 2011 until present. A bibliometric analysis has been outlined following the Preferred Reporting Items for Systematic Review and Meta-Analyses (PRISMA) statement. Findings from this study would provide a thorough understanding on the past efforts in advancing the construction engineering education aspect, subsequently highlighting gaps to be filled for future endeavors, particularly in equipping the construction engineering education for IR 4.0
ENERGY EFFICIENCY MEASURES ON TWO DIFFERENT COMMERCIAL BUILDINGS IN MALAYSIA
Buildings consume almost the highest energy in Malaysia, and the highest energy consumption comes from electricity. In order to reduce energy consumption in the commercial buildings, energy efficiency measures need to be done based on factors that affect energy consumption in the building. In this paper, the energy consumption of two commercial buildings are taken as a case study, and a number of energy cost saving measures were proposed based on the energy audit. The primary objective of this study is to obtain the minimum years of return of investment for two different commercial buildings through energy efficiency measures. In this case study, energy prediction is added and its results are used to determine how much saving could be obtained. The methodology used for prediction of energy consumption is autoregressive integrated moving average, and its performance was compared with linear regression and artificial neural network. The results showed that the most accurate method with the highest cost saving is autoregressive integrated moving average. Finally, building energy index was calculated, and the results showed that the minimum years of return on investment is two years if the investment is RM 499,539. For future work, other factors such as the number of equipment should be included in the prediction analysis to obtain more accurate results.
PENTAFSIRAN SENIBINA MASJID BERKUBAH DARI SUDUT NILAI MODERNISM
Penulisan ini bertujuan untuk membuat perbahasan bahawa dalam lunas (principal) Modernism, kubah pada masjid tidak akan digunakan kerana Modernism lebih bersifat functionalist, minimalist dan structuralist iaitu mementingkan peranan, kesederhanaan dan kejujuran dalam penampilan unsur binaan. Tujuan pembentangan kertas kerja ini adalah untuk merangsangkan pendekatan yang lebih jitu dan bernas dalam mentafsir wacana Senibina Islam mengikut pendekatan Rasulullah s.a.w. Walaupun terdapat pelbagai pendekatan dalam senibina yang dianggap sebagai ‘Senibina Islam’, namun ianya seringkali dipersoalkan. Ini adalah kerana kebarangkalian hanyalah berupa rembesan pemikiran Modernist sediada, ataupun menyimpang dari Sunnah Rasulullah S.A.W.. Pendekatan yang cuba untuk digarap dari penulisan ini adalah cuba untuk membangkitkan semula pendekatan al-Hadith, iaitu warisan Rasulullah s.a.w. Adalah diharapkan kertas kajian ini dapat memberi laluan kepada usaha murni kepada pendekatan al-Hadith dalam pentafsiran senibina, kerana pendekatan sebegini tidak pernah mendapat tempat di kalangan pemikir senibina, tidak sepertimana pendekatan Modernist yang telah berlaku pada akhir kurun ke19 di Eropah dan Amerika yang telah menolak pendekatan Revivalism dan Neo Classism
KEBERKESANAN SISTEM BINAAN BERINDUSTRI (IBS) KERANGKA KELULI DALAM PEMBINAAN RUMAH TERES
Kajian ini adalah kajian yang bersifat kajian topikal yang mengkaji sistem pembinaan jenis binaan berindustri dan mengenal pasti kelebihan dan kekurangan sistem IBS kerangka keluli dalam pembinaan perumahan teres di Malaysia. Kajian selama enam (6) bulan yang amat singkat ini mempunyai skop kajian yang agak terhad. Matlamat akhir dalam penghasilan kajian ini adalah mengkaji kelebihan kekurangan pembinaan sistem IBS kerangka keluli dalam pembinaan rumah teres. Selain mengadakan kajian kes terhadap pengeluar sistem kerangka keluli IBS itu sendiri, pendapat pakar teknologi sistem keluli dan analisis kandungan kajian pustaka tentang pengetahuan serta pendedahan teknologi juga dianalisis. Hasil daripada aliran metodologi seperti kajian literasi, kajian kes dan juga temu ramah. Sistem kerangka keluli dalam pembinaan rumah teres tingkat dapat memberi kesan yang positif dalam menyelesaikan masalah seperti kos pembinaan dan juga tempoh pembinaan
ANALYSIS OF STRATEGY IMPLEMENTATION PROCESS AND EMPLOYEES’ PERFORMANCE IN CONSTRUCTION COMPANIES
Strategic management is effective decision-making tools that has been uses for years.It helps companies to stay competitive by reviewing their opportunities and threats. Strategy implementation is the most challenging stages in strategic management. It can influence the company performance which includes the employees’ performance. However, there is still insufficient evidences proves this relationship. Successful strategy implementation process includes understanding of vision and mission, strategic action plan, resources allocation, employees training, employees involvement in decision making, reward system and corporate culture. Strategy implementation can influences the employees’ performance through employees’ commitment, retention and growth. The aim of this research is to analyse the relationship between strategy implementation process and employees’ performance in construction companies. Respondents were G7 contractors in Klang Valley, Selangor. Questionnaire survey data collection were conducted and Pearson’s correlation analysis was used. The correlation obtained proves that strategy implementation process does influence the employees’ performance in construction companies especially on employees’ retention and employees’ growth with strong correlation coefficient. On the contrary, there correlation of strategy implementation process toward employees commitment are quite weak. This research are suitable to be used as strategy implementation reference for top management in conducting strategy implementation
FACTORS AFFECTING THE OWNERSHIP OF LOW-COST HOUSING FOR SOCIO-ECONOMIC DEVELOPMENT IN MALAYSIA
Malaysian government has a special commitment to provide the adequate, affordable housing and quality to all income levels, particularly for low-income group. Over the recent years, Malaysian property market was not balance in terms of supply and demand, where the demand is exceeding supply especially for low-cost housing. However, high demand for housing in urban areas could affect the homeownership issue for low-income group. The first objective of this paper is to study the relationship between household income and housing affordability. Besides, the second objective is to examine housing satisfaction level by the residents focusing on the public low-cost flats under the supervision of Kuala Lumpur City Hall. A survey has been carried out using questionnaires distributed to 500 residents of the three-low-cost housing in Kuala Lumpur, Malaysia. The finding contributes to an establishment of a strategy to improve homeownership of the low-income earners to own PPR house. This study is recommended that more effort should be taken by the government to improve quality of house to ensure the better life of low-income population in the current PPR flats
A REVIEW ON APPROACHES AND TOOLS USED IN ASSESSING INDOOR ENVIRONMENTAL QUALITY
The quality of an indoor space is very paramount as the well-being of occupants largely depends on it. Various standards have been developed to achieve quality indoor spaces. However knowledge of these standards does not guarantee quality indoor spaces. This review evaluates existing means of assessing indoor environmental quality ( IEQ) and proposes the appropriate for optimum results. 41 articles from highly ranked journals were conveniently sampled between the years 2007 to 2017. Review shows that even though more publications were done in 2012, indoor air quality had more publications done within the sampled years. Both subjective and objective assessments are used for IEQ assessments. Objective assessments are preferred over subjective assessments due to its some limitations with subjective assessments. Subjective assessments should be better with validation from measured data. Various tools were identified for measured data collection but it is important to choice and instrument which is well calibrated and the data range it’s within the range of data to be taken. Software such as Ecotect, Design Builder, IES VE, Contam, Radiance, Energy Plus, Day Sim and TAS were identified as software for simulation purposes. However since only one software cannot be used to simulate all 4 variables of IEQ, a combination of Ecotect and Contam was proposed. The review concludes with the recommendation that both objective and subjective assessments should be used but always should be backed with validation
A REVIEW ON PURPOSES OF PROJECT MANAGER’S LEADERSHIP SKILLS IN PRE-CONSTRUCTION PHASE OF SUSTAINABLE CONSTRUCTION PROJECTS
Project manager can specifically play a vital role in sustainable construction by integrating sustainability concept to their practices. Considering the responsibilities of project manager, their role is noticeable in achieving sustainability objectives in a project. However, a failure to manage a project at pre-construction phase in sustainable construction can cause conflicts and longer time that leads to project delay. Particularly, this requires project manager to have effective leadership skills to manage pre-construction phase of sustainable construction projects due to the management commitment towards sustainability. Thus, the aim this paper is to identify the purposes of project manager’s leadership skills in pre-construction phase of sustainable construction projects. The overall intent of this paper is to highlight and identify the project manager’s leadership skills in pre-construction phase of sustainable construction projects so it can be adapted in current practices, hence, to effectively manage the sustainable construction projects strategically
