    ANALYSIS OF BUILDING DEFECT FOR WOODEN HOUSES AT FLOODED AREA IN KOTA BHARU, KELANTAN

    Wooden houses are eco-friendly and healthier to live in. Wood is a biological material made it is easily to be attacked by insect and fungi if moisture content is over 20%. This paper describes about the defect occur for wooden houses at flooded area in Kota Bharu, Kelantan. The location of flooded area is chosen to identify that the defect occur whether it may relates with the water or another factors. A survey was carried out focuses on four wooden houses. The data were analyzed by using Building Assessment Rating System (BARIS).  The main objective is to identify the defects occurs for wooden houses at flooded area and to analyses the main defect occur for wooden houses at flooded area. This paper is crucial for building owner to undertake the responsibility to preserve the wooden houses to ensure the building will be maintained

    Walking is a common form of physical activity, which has a lot of both social and recreational impacts. It is studied as a way of achieving sustainability. Many researchers recommend that walking can increase mental and physical health. Spectators of new urbanism recommend that the good design will encourage walking. There are several characteristics for designing walkable communities, which were frequently described in researches by many authors. In this paper, the four criteria noticed for making walkable university campus include connectivity, accessibility, safety/security and comfort. These criteria have been assessed by gathering survey in the Universiti Kebangsaan Malaysia to find out if these criteria can cause or affect walkability in university campus and it has been supported by previous studies. The result of the survey shows that these criteria are important from students’ perspective as high numbers of the students consider these characters as important for walking activity. The conclusion is to achieve walkable university campus as it will be necessary to evaluate present walking conditions, research walking behavior in different settings and consider these four criteria in designing campus for improving walking condition

    SAMPLE ANALYSIS OF CORRELATION OF COST INPUTS OF TIMBER PRODUCTS IN ROOF CONSTRUCTION

    Timber is widely used in the construction of buildings. It is a very visible component of roof structure and it forms the structure upon which the covering is laid. The cost of roofing is on the increase owing to the difficulties in sourcing timber in lumber forms nowadays. In Nigeria the construction of roof for residential buildings mostly in bungalows depend much on timber. A sample of thirty units of cost of timber roof structure from three (3) bedrooms flat under construction was collected from Contractors and Developers. Correlation was used to find out the cost input of timber in roof vs. the total cost of roof, the critical value of r =.195, cost input of roof in the total cost of building, r =.090, as well as cost input of timber in roof on the total cost of building, result shows r =-.063. Weak strength of relationship for the first two cases and negative was seen in the last case

    Tujuan utama dari penulisan kertas kerja ini adalah untuk menjelaskan tentang kepentingan proses dokumentasi dan klasifikasi yang memberikan implikasi terhadap interpretasi dalam Seni Bina Islam Moden di Nusantara. Kajian ini sangat penting dalam usaha menentukan halatuju kajian terhadap Seni Bina Islam di Nusantara terhadap beberapa kajian sejenis yang telah dijalankan sebelum ini. Pembahasan ini juga penting bagi memahami dan menjelaskan permasalahan yang terjadi akibat kekurangan dokumentasi dan penelitian yang mendalam terhadap aspek nilai dan pemikiran dari Seni Bina Islam di Nusantara. Pembahasannya akan terbahagi kepada dua bahagian utama. Bahagian yang pertama akan membicarakan tentang kepentingan dokumentasi dan klasifikasi terhadap aspek pemikiran, idea-idea dan teori Seni Bina Islam manakala bahagian yang kedua akan membicarakan tentang isu dan masalah yang seringkali menjadi asas dalam proses dokumentasi dan klasifikasi dalam Seni Bina Islam Moden di Nusantara. Melalui kajian ini didapati bahawa satu kepentingan yang harus dilakukan terhadap proses dokumentasi dan klasifikasi bagi pembentukan kerangka teori dan falsafah Seni Bina Islam di Nusantara. Kajian ini juga mendapati beberapa isu dan masalah yang lahir daripada kekurangan dokumentasi dan klasifikasi teori dan falsafah seni Bina Islam di atas. Diharapkan kajian ini akan dapat memulakan sebuah sebuah dokumentasi dan analisis yang lebih lengkap dan menyeluruh terhadap Seni Bina Islam Moden di Nusantara secara umum dan Malaysia secara khusus.

    LORONG BELAKANG: KAJIAN AWALAN KEBERKESANAN HUBUNGAN SOSIAL-RUANG DI PERUMAHAN TERES, NILAI NEGERI SEMBILAN, MALAYSIA

    Lorong belakang di perumahan teres amnya dilihat dari aspek negatif permasalahan jenayah dan kebersihan. Kualiti hidup penghuni  rumah perlu diutamakan dari aspek kesihatan, pengudaraan, pengcahayaan dan alam sekitar.  Hubungan sosio budaya, agama dan privasi bagi penghuni rumah kurang diambil kira dalam merekabentuk ruang lorong belakang deretan rumah  yang bersesuaian. Rekabentuk lorong belakang perumahan teres  di Malaysia dilihat kurang relevan dan merupakan faktor terhadap  penurunan kualiti kehidupan penduduk yang menjerumus kepada permasalahan  sosial  setempat. Penyelidikan dijalankan untuk mengenalpasti keberkesanan hubungan sosial- ruang ;  faktor-faktor saling kait rekabentuk lorong belakang serta keberkesanannya dalam kualiti kehidupan masyarakat. Fokus penyelidikan  akan bertumpu kepada kawasan perumahan teres di daerah Nilai, Negeri Sembilan, Malaysia . Tujuan penyelidikan awalan untuk menentukan elemen-elemen utama yang perlu dinilai dalam rekabentuk lorong belakang yang bersesuaian  untuk pembentukan sosio budaya ke arah kehidupan lestari. Sebanyak 25 responden telah diterima dari 40 borang kaji selidik yang diedarkan secara rawak. Beberapa aspek yang diteliti berdasarkan respon dari  penghuni rumah merangkumi bentuk fizikal, bentuk aktiviti dan kepenggunaan,serta permasalahan keselamatan, kesihatan, dan keselesaan dari persepsi penghuni. Penemuan menunjukkan terdapat beberapa jenis fizikal rekabentuk lorong belakang  yang berbeza , tidak digunakan, sepi dan  kurang penyelenggaraan . Walau bagaimanapun responden terhadap keperluan  elemen hijau di lorong belakang amat menggalakkan . Dengan responden ini, dilihat lorong belakang amat berpotensi bertindak  sebagai  kawasan pemangkin aktiviti sosial dan riadah, dijadikan sebagai suatu  ruang  hijau terbuka unutuk mencetuskan persekitaran sihat  kearah kelestarian hidup . Penemuan dari kajian awalan ini digunakan untuk penyelidikan seterusnya yang lebih mendalam  untuk menganalisis implikasi hubungan sosio- ruang; rekabentuk lorong belakang terhadap kualiti kehidupan masyarakat dari segi keselamatan, kesihatan, budaya  dan agama

    EFFECTIVE MAINTENANCE POLICY AS A TOOL FOR SUSTAINING HOUSING STOCK IN DOWNTURN ECONOMY

    The study considered how effective maintenance strategies could serve as a tool for sustaining housing delivery in periods of economic recession. It identified the causes of neglect of maintenance responsibilities in some selected government institutions, ministries, parastatals and public estates within Lagos metropolis and to develop adequate maintenance implementation strategies for these buildings. In achieving these objectives, opinions of (30) randomly sampled maintenance officers of selected government institutions, ministries, parastatals, and occupiers of selected public estates were collected using structured questionnaires and personal interviews. Data analysis indicated that lack of discernible maintenance culture in the country; lack of emphasis on training, retraining and continuing education on effective maintenance by establishment are the major reasons for neglect of maintenance responsibilities. The study also revealed that majority of the population studied provides budgets for maintenance operation but this was found to be inadequate. The study recommended proactive approaches to maintenance by providing guidelines for maintenance checklist operations on key building elements, frequencies for maintenance operations, and operatives required for effective implementation

    A COMPARATIVE STUDY OF THE TIME AND COST PERFORMANCE OF LABOUR-ONLY SUBCONTRACTORS IN THE CONSTRUCTION INDUSTRY IN SOUTH WESTERN NIGERIA

    The main contractors are continuously involved in a process of transforming inputs (materials, labour and capital) into outputs such as constructed facilities but they are usually accompanied by subcontractors and financial institutions among other firms. This study therefore examined the performance of labour-only subcontractors in the Nigerian construction industry. The principal objective was to find if any significant difference exists between the time and cost performance of these speciality contractors. In achieving this objective, one hundred questionnaires were distributed to each of the four categories of respondents in the Southwestern region of Nigeria. 75, 88, 56 and 42 questionnaires were respectively filled and returned by the main contractors, labour-only subcontractors, clients and consultants in the study area. Descriptive, parametric and non parametric statistical techniques were used for the analysis. Results indicated that significant difference exists between time and cost performance of labour-only subcontractors. Their mean scores were 4.30 and 3.29 respectively. The labour subcontractor performed creditably well in project delivery (time) but there is always cost overruns when compared with the initial estimates of the projects. It was also discovered that subcontractors’ time performance is sometimes at the expense of work quality as a result of the speedy execution of work at hand in order to pave way for another engagement. It is therefore suggested that project monitoring and supervision should be given a priority attention if this procurement method is to achieve its expected success

    KECACATAN BIASA RUANG TANDAS INSTITUSI PENGAJIAN TINGGI: ANALISIS KEADAAN BANGUNAN MENGGUNAKAN MATRIKS CSP1

    Fasiliti berasaskan tandas atau ruang tandas merupakan satu bentuk fasiliti asas yang sangat penting didalam sesebuah bangunan. Kepentingan fungsi serta kelebihan komponen dan kemudahan bangunan yang terdapat didalam ruang tandas bagi menyokong fungsinya merupakan perbezaan utama ruang tandas berbanding ruang lain. Keunikan ruang tandas dapat dilihat selepas sesuatu bangunan mula diduduki. Pada peringkat ini, isu berkenaan penyenggaraan tandas mula timbul terutama melibatkan bangunan awam termasuk bangunan institusi pengajian. Kadar penggunaan yang kerap berikutan kehadiran pelawat dan jumlah kakitangan yang ramai seringkali mengakibatkan kepincangan berlaku terhadap fungsi ruang tandas seterusnya tahap ketersediaan ruang tandas seringkali dipertikaikan. Aspek kebersihan dan kefungsian merupakan matlamat utama senggaraan ruang tandas. Dalam kitar hayat penyenggaraan, terdapat peringkat kerja-kerja pemeriksaan bangunan yang diperlukan bagi memastikan status fizikal semasa bangunan. Dalam konteks yang lebih luas, teori penilaian bangunan turut menekankan aspek pemeriksaan bangunan berdasarkan tahap dan petunjuk prestasi yang bersesuaian. Kajian ini dijalankan untuk mengenalpasti piawai penilaian bangunan sediada iaitu JKR, ASTM, QLASSIC, CONQUAS, RICS dan SIRIM seterusnya membangunkan rangka-kerja konsep penilaian prestasi bangunan. Pemeriksaan fizikal pula dilakukan bagi menganalisis prestasi semasa ruang tandas di bangunan fakulti. Pemeriksaan keadaan telah dijalankan terhadap 66 ruang ruang tandas di Fakulti 1, Fakulti 2 dana Fakulti 3 di Universiti Kebangsaan Malaysia kampus Bangi, Selangor. Metodologi yang digunakan adalah pemeriksaan visual berdasarkan alat pengukur keadaan bangunan Matriks CSP1. Hasil analisis berdasarkan frekuensi kecacatan mendapati wujud hubung-kait serta faktor kerosakan di antara komponen dan elemen didalam ruang tandas
