Multiple Criteria Evaluation of Real Estate Investment Projects
Baigiamąjį darbą sudaro šešios dalys: įvadas, trys skyriai, išvados, literatūros sąrašas. Darbe analizuojami nekilnojamojo turto investicinių projektų efektyvumo vertinimo kriterijai remiantis moksline literatūra ir praktikoje taikomais tarptautiniais vertinimo standartais. Taikant daugiakriterinius vertinimo metodus ir remiantis empirinio tyrimo, atlikto nekilnojamojo turto sričių ekspertų grupėse, duomenimis, nustatytas rodiklių, lemiančių nekilnojamojo turto investicinių projektų vertę ilgalaikėje perspektyvoje, reikšmingumas, sudarytas nekilnojamojo turto investicinių projektų ekonominis tvarumo indeksas. Šiame darbe pateikiamas nekilnojamojo turto investicinių projektų ekonominis tvarumo indeksas, kuris papildo diskontuotų pinigų srautų metodą pagal taikomą korekcijos koeficientu patikslintą diskonto normą įvertinant turto vertės sumažėjimo riziką ir (ar) vertės padidėjimo galimybę atsižvelgiant į ilgalaikę investicinę vertę. Pasiūlytas modelis leidžia atlikti skirtingų investicinių projektų lyginamąją analizę, apimant ekonominius, socialinius ir aplinkosauginius aspektus. Taikant pasiūlytą modelį atliekamas kompleksinis nekilnojamojo turto investicinių projektų vertinimas, leidžiantis priimti tinkamiausius investicinius sprendimus orientuojantis į ilgalaikę nekilnojamojo turto objekto vertę. Baigiamojo darbo apimtis: 75 puslapiai be priedų, 25 lentelės, 17 paveikslų, 66 bibliografiniai šaltiniai. Atskirai pridedami darbo priedai.The final thesis consists of six parts: introduction, three chapters, conclusions and list of references. The thesis analyses the criteria for evaluating the efficiency of real estate investment projects based on scientific literature and international valuation standards applied in practice. Using multi- criteria evaluation methods and based on the data of an empirical study carried out among groups of experts in real estate industry, the significance of indicators affecting the value of real estate investment projects in the long term is determined and an economic sustainability index of real estate investment projects is developed. This paper presents an economic sustainability index for real estate investment projects, which complements the discounted cash flow approach by applying a discount rate adjusted by a correction factor to assess the risk of asset depreciation and/or the potential for asset appreciation in relation to its long-term investment value. The proposed model allows for a comparative analysis of different investment projects, covering economic, social and environmental aspects. The proposed model provides an integrated assessment of real estate investment projects, which alllows to make the most appropriate investment decisions, focusing on the long-term value of the real estate asset. Middle-term field research on air and noise pollution in the city district of Baltic region
Air quality monitoring, as well as physical pollution, in particular noise, is an important component for assessing the quality of life in cities and their regions. Detailed and accurate studies require an analysis of the results obtained with at least an average time interval, which was carried out in this study of the environmental situation in the area of the city of the Baltic region. The results obtained can identify the main areas of greater pollution, enabling new planning of communication systems in small towns, as well as avoiding negative effects on the body of residents, thereby improving overall health. The data was obtained using a mobile laboratory and high-precision equipment, based on international standards for parameter measurement techniques. According to the results of the research, trends were found to reduce particulate matter up to 10 microns, depending on the seasons, by more than 10%. The noise level in most of the area remains unchanged, or gradually increases due to large traffic flows. In contrast to the recreational area, the greatest increase in pollution in the residential area found PM10, NO2 and benzene, by 30%, 39% and 72% respectively. In the area adjacent to the road infrastructure, concentrations of benzene, ethylbenzene and toluene were 37–54% higher than in the recreational area. The evolution and importance of female leadership in the organizational context
This study aims to investigate the evolution and the professional and organizational impact of female leadership over the past few years and focuses on the importance of creating an environment more conducive to organizational identification, speaking with the community orientation to act in favor of the organization aspiring feminine leadership positions. A qualitative methodology was applied, and an interview survey was carried out. The results show a remarkable evolution of women in the labor market, specifically in leadership positions. Machine-learning-based password-strength-estimation approach for passwords of Lithuanian context
In an information-security-assurance system, humans are usually the weakest link. It is partly related to insufficient cybersecurity knowledge and the ignorance of standard security recommendations. Consequently, the required password-strength requirements in information systems are the minimum of what can be done to ensure system security. Therefore, it is important to use up-to-date and context-sensitive password-strength-estimation systems. However, minor languages are ignored, and password strength is usually estimated using English-only dictionaries. To change the situation, a machine learning approach was proposed in this article to support a more realistic model to estimate the strength of Lithuanian user passwords. A newly compiled dataset of password strength was produced. It integrated both international- and Lithuanian-language-specific passwords, including 6 commonly used password features and 36 similarity metrics for each item (4 similarity metrics for 9 different dictionaries). The proposed solution predicts the password strength of five classes with 77% accuracy. Taking into account the complexity of the accuracy of the Lithuanian language, the achieved result is adequate, as the availability of intelligent Lithuanian-language-specific password-cracking tools is not widely available yet.iss. 13vol. 1
Analysis and evaluation of electric vehicles public infrastructure development
Baigiamajame magistro darbe nagrinėjami elektromobilių viešosios infrastruktūros plėtros iššūkiai, priemonės ir kriterijai skatinantys naudoti elektromobilius. Darbe atlikta užsienio šalių mokslo darbų ir naudojamų skatinimo priemonių analizė, susijusi su elektromobilių viešosios infrastruktūros plėtra. Elektromobilių viešosios infrastruktūros plėtrai paskatinti sudarytas kiekybinių kriterijų sąrašas, pagal juos paruoštos ekspertinės anketos ir atlikta jų apklausa. Pagal apklausos duomenis atliktas numatytų kriterijų rangavimas. Apskaičiavus kriterijų svorius atliktas Lietuvos, Latvijos ir Estijos elektromobilių viešosios infrastruktūros plėtros sąlygų palyginimas COPRAS ir SAW metodais. Patvirtintas sudaryto plėtros kriterijų modelio teisingumas. Praktinio uždavinio rezultatai gali būti panaudoti atsižvelgiant į tolesnę elektromobilių viešosios infrastruktūros plėtrą Lietuvoje. Pateikiamos baigiamojo darbo išvados ir siūlymai. Darbą sudaro 6 dalys: įvadas, elektromobilių istorija. Literatūros ir teisės aktų apžvalga, kriterijų, turinčių įtaką elektromobilių naudojimo augimui parinkimas ir vertinimas, skatinimo naudotis elektromobiliais kriterijų modelio teisingumo įvertinimas Latvijos ir Estijos atžvilgiu, išvados ir siūlymai, literatūros sąrašas. Atskirai pridedami darbo priedai.The final master‘s thesis examines the challenges of the development of electric vehicles‘ public infrastructure, measures and criteria for promoting the use of electric cars. The thesis deals with the analyses of foreign research works and promotional measures, related to the development of publick infrastructure of electric vehicles. A list of quantitavive criteria was developed for promotion of the public infrastructure of electric vehicles, by these criteria expert questionnaires were prepared and surveyed. According to the survey data, ranking of the criteria was performed. The calculation of the criteria weights made a comparison for the development of public infrastructure of electric vehicles in Lithuania, Latvia and Estonia by COPRAS and SAW methods. The rightness of the model of development criteria has been approved. The results of the practical task can be used innto taking into account the further development of public infrastructure of electric vehicles in Lithuania. Assessment of trends in improving the performance of transportation companies
Nowadays the principles of traditional business are obsolete and require new, more efficient ways of working. By integrating information technology into traditional business processes, the boundaries of the organization are constantly expanding, a wider range of target customers is brought together, and operational efficiency is improved. Every company needs to use information technology in its day-to-day operations to stay competitive. Companies offering transportation services expect more customers, a better quality of service, and shorter working hours. However, a problem arises when unsuitable the application of business principles hinders the activities of many transport companies and reduces development opportunities. The objective of this article is to evaluate the tendencies of improving the activity of transportation companies. To achieve this objective the main tasks are formed: to analyze the theoretical aspects of transportation activities to perform an analysis of the activities of Lithuanian transportation companies; to provide ways to improve transportation performance and to assess opportunities. BiomacEMG: a Pareto-optimized system for assessing and recognizing hand movement to track rehabilitation progress
One of the most difficult components of stroke therapy is regaining hand mobility. This research describes a preliminary approach to robot-assisted hand motion therapy. Our objectives were twofold: First, we used machine learning approaches to determine and describe hand motion patterns in healthy people. Surface electrodes were used to collect electromyographic (EMG) data from the forearm’s flexion and extension muscles. The time and frequency characteristics were used as parameters in machine learning algorithms to recognize seven hand gestures and track rehabilitation progress. Eight EMG sensors were used to capture each contraction of the arm muscles during one of the seven actions. Feature selection was performed using the Pareto front. Our system was able to reconstruct the kinematics of hand/finger movement and simulate the behaviour of every motion pattern. Analysis has revealed that gesture categories substantially overlap in the feature space. The correlation of the computed joint trajectories based on EMG and the monitored hand movement was 0.96 on average. Moreover, statistical research conducted on various machine learning setups revealed a 92% accuracy in measuring the precision of finger motion patterns.iss. 9vol. 1
Investigation of the use of sinusoidal type beams for cranes and craneways
Baigiamajame magistro darbe yra tiriamos sinusoidinio tipo sijų panaudojimo galimybės tiltiniams kėlimo kranams. Šiame darbe siekiama surasti būdą, kaip sumažinti kėlimo kranų metalinių konstrukcijų svorį, pritaikant sinusoidinio tipo sijas. Atliekant darbą, buvo remiamasi jau esamais sinusoidinių sijų tyrimais, norminiais dokumentais ir gamintojo instrukcijomis. Buvo tirtos 2 ir 5 tonų keliamosios galios sinusoidinės sijos. Nustatyta, kad sinusoidinė sija gali būti pritaikyta kėlimo kranams, tačiau dėl ilgio apribojimų nėra tinkama kiekvienam atvejui.During the final master's thesis, the possibilities of using sinusoidal type beams for bridge cranes are investigated. The aim of this work is to find a way to reduce the weight of steel structures of bridge cranes by applying sinusoidal type beams. The work was based on existing sinusoidal beam research papers, normative documents and manufacturer's instructions. 2 and 5 ton lifting capacity sinusoidal beams were investigated. It has been found that a sinusoidal beam can be adapted to brdige cranes, but due to length limitations it is not suitable for every case
Applying sustainable leadership for organizational changes toward sustainability
The ability to lead and effectively manage change is one of the most critical factors in leadership. In today’s changes in the economy and social well-being, various leadership styles are being used, which are applied in the context of the processes of today’s globalization. Leadership has become a highly significant concept in the twenty-first-century context. The scientific literature presents and analyses various leadership styles but does not sufficiently provide practical tools to identify the possibilities of human potential and ensure sustainable management. To improve the microclimate and interpersonal trust of the institution, the most crucial role is played by leadership style, change management, creativity, and giving feedback. The article formulates tasks: to reveal the transformation of attitudes toward leadership by comparing the factors of different leadership styles that influence the team’s focus on achieving the sustainable goals set by the organization.
