PROPERTY PURCHASE: ISSUES AND CHALLENGES FACING BY FIRST HOUSE BUYERS IN MALAYSIA DURING COVID-19 PANDEMIC (YEAR 2020-2022)
This article intended to identify issues and challenges facing by first house buyers when they are buying first house in Malaysia. Theresults from this article can provide insights to related stakeholders in helping first house buyers to come up with better policies. Withthe development of the economy, housing prices are still unaffordable and are gradually rising every year. However, household income has not increased accordingly, which is the main problem affecting Malaysians’ difficulty in affording a house. Previously the Malaysian homeownership rate is already declining due to the expensive house price where the COVID-19 pandemic has caused a severe downturn to Malaysia, especially the housing market which has been affected poorly. This article adopted quantitative research method where the primary data was collected through questionnaire surveys. The sample size was determined by referring to Krejcie and Morgan method. The questionnaires are distributed through internet platforms such as Facebook, Instagram, and WhatsApp to collect more responses as online survey brings convenience to respondents. 155 responds were collected from the respondents. From the results, unstable financial positions, unemployment rate, difficulty in obtaining loans, and location factors are the first house buyers’ main issues and challenges. These factors required intervention from the government to save the economy through several policies. Since majority of first house buyers are not familiar with the issues and challenges that they need to consider before making the decision to purchase their first house, this article’s outcomes help first house buyers to do decisions by discussing the issues and challenges that need to be considered. Furthermore, the outcomes can be referred to once the first house buyers encounter similar situations as the results can be used as guidance to help them to understand the problems.
PELAKSANAAN INOVASI DALAM PROGRAM HOMESTAY: KE ARAH DESTINASI MESRA MUSLIM
Destinasi pelancongan mesra Muslim bukan sahaja menjadi lokasi tarikan bagi pelancong beragama Islam, malah turut popular dalam kalangan pelancongan lain yang berminat untuk menerokai keunikan Islam. Keterujaan pelancong memilih destinasi sebegini membuka peluang kepada pengusaha pelancongan di Malaysia melaksanakan inovasi terhadap produk dan perkhidmatan yang ditawarkan temasuk program homestay yang terkenal dengan pelancongan budaya. Inisiatif menuju ke arah Homestay Mesra Muslim dilihat berpotensi menyumbang kepada penjanaan pendapatan industri pelancongan di Malaysia. Namun, persekitaran yang mencabar menyebabkan pengusaha perlu lebih berinovasi agar kekal berdaya saing di peringkat global. Menariknya, analisis tinjauan literatur turut mendedahkan bahawa inovasi adalah penting dalam pembangunan program homestay. Oleh itu, kajian ini bertujuan untuk menerokai pelaksanaan inovasi dalam program homestay yang secara langsung menyumbang kepada konsep homestay mesra Muslim. Temu bual mendalam telah dijalankan dengan penyelaras bagi lapan buah program homestay di Semenanjung Malaysia bagi mendalami aspek inovasi. Hasil kajian mendedahkan bahawa inovasi yang dilaksanakan merangkumi empat elemen iaitu privasi dan keselamatan, kemudahan dan persekitaran, serta kebersihan dan keselesaan. Penemuan ini amat bermanfaat kepada pemain industri sebagai penanda aras dalam merancang strategi pembangunan program homestay. Selain itu, konsep homestay mesra Muslim ini sedikit sebanyak dapat menyumbang kepada pertumbuhan pelancongan budaya di Malaysia. Ini dapat disimpulkan bahawa pelaksanaan inovasi adalah penting dan bermanfaat bukan sahaja terhadap pengusaha homestay malah kepada pelancong daripada Malaysia dan seluruh dunia
TAKAFUL BUSINESS MODEL AND BUSINESS PERFORMANCE: A COMPARATIVE EVIDENCE FROM THE GLOBAL TAKAFUL INDUSTRY
As a means for takaful operators to survive and sustain their business within the industry, they must appropriately choose takaful business models for their products. Different types of takaful business models will determine the different types of income for the business. Thus, this study aims to identify the most competitive takaful business model that relies on the takaful operators’ business performance. This study employed qualitative and quantitative methods on eight selected global takaful operators. The qualitativemethod is employed through content analysis to identify the application of the Shariah contract and the respective standards. Meanwhile, the quantitative method analyzes each takaful operator’s business performance (profit-after-tax and the return on assets). The finding indicates that three out of eight operators adopted the wakalah-mudarabah model, two operators with the wakalah model, two with the wakalah-waqf model, and one with the wakalah-qard model. The finding also highlights that Syarikat TakafulMalaysia Keluarga Bhd recorded the highest profit-after-tax average and the average of return on assets using a wakalah-qard model. This study betrays an exigent insight into the effect of takaful business model selection on business performance. As a practical implication to the takaful operators, they need to restrategize their business model to boost revenue through an appropriate model. This study also provides a breakthrough to the body of knowledge. This paper bids its originality by narrowing down the segment ofthe takaful industry and focusing only on the family takaful segment
ENHANCING EMPLOYABILITY THROUGH INDUSTRIAL TRAINING: INSIGHTS FROM EVENT OPERATION CERTIFICATE GRADUATES AND INDUSTRIAL TRAINING EMPLOYERS
To fulfil the required credit hours for graduation, all final semester students in the Event Operation Certificate (EOC) program offered by Pasir Salak Community College are required to undergo industrial training. Aside from improving students\u27 existing skills, industrial training stands as the main platform to develop their talents, ultimately helping them towards secured employment in the events industry. However, rapid technological changes and development in the events industry have resulted in a mismatch between knowledge and skills. The theoretical knowledge and skills acquired at the educational institutions often demonstrate a disparity with the practical applications within industries. Hence, the purpose of this study was to investigate the role of industrial training in enhancing the employability of EOC graduates post-graduation. The study employed a qualitative approach via a case study design. Purposive sampling was used to recruit the respondents based on their knowledge and experience to answer the research questions. The sample consisted of 11 EOC graduates from Pasir Salak Community College and three employers with experience in training EOC students during the industrial training period. The data was collected through in-depth interviews using semi-structured questions. All interview sessions were audiorecorded and transcribed verbatim for thematic analysis by coding and identifying recurring themes. Thefindings revealed that the majority of EOC graduates who underwent industrial training were given multiple tasks by employers in preparing themselves for future employability in the events sector. The graduates also acquired various new skills from the industrial training, including digital skills. However, most EOC graduates faced challenges throughout their industrial training, encompassing time limitations, physical exhaustion, communication obstacles, and unexpected mental strain. Meanwhile, employers prioritize negotiation within communication, technical training, and event concepts during industrial training and value digital skills as a bonus for graduates entering the workforce. Overall, they see industrial training as a platform for sparking interest, fostering positivity, and encouraging graduates to venture into the events business
A SYSTEMATIC REVIEW ON COMMON CRISES IN THE EVENT BUSINESS
While the events business significantly contributes to various sectors, its inherent instability demands extra attention. The event business is considered unstable due to its susceptibility to numerous factors, including political or social issues, changing regulations, inadequate risk management, and unforeseen circumstances. Crisis, as part of unforeseen external factors, stands out as a prominent and threatening force. This study systematically reviews common crises in the events business by synthesizing and analysing relevantresearch and scholarly articles. Through the Preferred Reporting Items for Systematic reviews and Meta-Analyses (PRISMA), a systematic review protocol, this study ended up with a content analysis of 14 academic papers focused on various event-related crises. Followed by thematic coding, the study reveals that different countries may face unique crisis situations. The study emphasizes the critical importance of quick and strategic planning for managing crises, encompassing unforeseen events like COVID-19, terroristattacks, shark incidents, and earthquakes. Effective crisis management plans are essential for event organizations to navigate future challenges and enhance resilience. Regardless of location, event planners must prioritize crisis management and resilience strategies to safeguard the benefits of the events business. This systematic review paper provides valuable insights into common crisis issues, their impacts on the event industry, essential responses to crises, and practical strategies employed by event planners. It also serves as an invaluable resource for professionals in the field
PEMILIHAN UMUM LEGISLATIF DI INDONESIA : PENAFSIRAN KONSTITUSIONAL SISTEM PROPORSIONAL TERTUTUP: (Legislative General Elections In Indonesia: Constitutional Interpretation Of The Closed Proportional System)
Penelitian ini bertujuan untuk menganalisis konstitusionalitas pemilihan umum legislatif dengan tinjauan terhadap sistem proporsional tertutup dalam UUD 1945. Sistem pemilihan umum legislatif adalah aspek penting dalam menjaga prinsip demokrasi dan keterwakilan yang adil dalam sebuah negara. Sistem proporsional tertutup telah menjadi subjek perdebatan yang berkelanjutan mengenai konstitusionalitasnya dalam konteks UUD 1945. Penelitian ini menggunakan pendekatan kualitatif dengan metode yuridis normatif untuk menganalisis konstitusionalitas pemilihan umum legislatif dengan menggunakan sistem proporsional tertutup. Pendekatan ini melibatkan pengumpulan data dari dokumen hukum, studi literatur, dan putusan pengadilan yang relevan dengan topik ini. Hasil penelitian menunjukkan bahwa penerapan sistem proporsional tertutup dalam pemilihan umum legislatif memiliki beberapa implikasi konstitusional. Pertama, sistem ini dapat membatasi akses politik bagi individu di luar partai politik, yang dapat dianggap sebagai pelanggaran terhadap hak konstitusional individu untuk berpartisipasi dalam proses politik. Penelitian ini juga menganalisis implikasi penerapan sistem proporsional terbuka dalam pemilihan umum legislatif. Penelitian ini juga menunjukkan bahwa sistem proporsional tertutup dapat memberikan stabilitas politik yang lebih besar dan memperkuat peran partai politik dalam sistem politik.
ABSTRACT
This research aims to analyze the constitutionality of legislative general elections by reviewing the closed proportional system in the 1945 Constitution. The legislative general election system is an important aspect in maintaining democratic principles and fair representation in a country. The closed proportional system has been the subject of ongoing debate regarding its constitutionality in the context of the 1945 Constitution. This research uses a qualitative approach with normative juridical methods to analyze the constitutionality of legislative elections using a closed proportional system. This approach involves collecting data from legal documents, literature studies, and court decisions relevant to the topic. The research results show that the application of a closed proportional system in legislative elections has several constitutional implications. First, this system can limit political access for individuals outside political parties, which could be considered a violation of individuals\u27 constitutional rights to participate in the political process. This research also analyzes the implications of implementing an open proportional system in legislative elections. This research also shows that a closed proportional system can provide greater political stability and strengthen the role of political parties in the political system.

Paessler Router Traffic Grapher (PRTG) Network Monitoring: An Implementation Process in Vitrox
Network monitoring is crucial for providing network administrators with the information to ensure optimal real-time performance. The expansion of ViTrox from Campus 2.0 to Campus 3.0 requires a network monitoring system for better management and analysis of its infrastructure. Paessler Router Traffic Grapher (PRTG) Network Monitor has been selected to oversee ViTrox\u27s network traffic using SNMP to address this need and ensure comprehensive network oversight. ViTrox can effectively manage and analyze its network traffic, ensuring optimal performance and reliability as it transitions to the new campus setup. The SNMP manager initiates communication using this communication protocol, and the agent responds. PRTG employs a sensor-based approach, defining a single metric on a device based on the required data volume, which allows for real-time monitoring and analysis. To implement PRTG, the waterfall model methodology is employed to ensure the project\u27s step-by-step completion. Critical devices are selected for monitoring, and alarm notifications are configured to alert administrators when a sensor falls below the threshold. Utilizing this network monitoring tool allows for prompt tracking of any network downtime, providing details such as time, location, and duration. Performance metrics analysis is used as the project evaluation method to measure the key performance indicators (KPIs) such as system uptime and the accuracy of alerts. The project\u27s significance is in providing real-time visibility, enabling proactive issue detection, and optimizing resource management. The future direction of implementing PRTG Network Monitor involves expanding its capabilities to adapt to evolving network needs and technological advancements
Gen Z’s loyalty unpacked : The interplay of brand image, service quality, and price on satisfaction and trust
The Malaysian telecommunications market is exceptionally competitive, compelling companies to innovate, collaborate, and adapt their strategies so as to retain a competitive advantage and enhance customer loyalty. This study investigates the intricate relationships among brand image, service quality, perceived price, customer satisfaction, customer trust, and customer loyalty, with a focus on Gen Z within the Malaysian telecommunications sector. Using a self-administered questionnaire survey, 187 responses were gathered from individuals within the Gen Z cohort. The numerical data was subsequently analysed using the statistical technique of Partial Least Squares-Structural Equation Modelling (PLS-SEM). The empirical results highlight the significant influence of brand image, service quality, and perceived price on customer satisfaction and trust. Moreover, customer satisfaction acts as a vital mediator among these variables, effectively heightening customer loyalty. Interestingly, the impact of customer trust on loyalty, as well as its role as a mediator between brand image, perceived price, service quality, and loyalty, is not significant. This finding suggests that, within the telecommunications context, trust may not serve as a primary driver of loyalty. The study makes significant theoretical contributions to consumer behaviour models by clarifying the complex relationships among the key constructs and highlighting the importance of mediation analysis in understanding customer dynamics. Practically, it advises telecommunications companies to prioritise effective branding, enhance service quality, and implement suitable pricing strategies to boost customer satisfaction and foster loyalty
PEMBANGUNAN MODUL PEMBELAJARAN STEM BERINTEGRASIKAN BYOD (BRING YOUR OWN DEVICE) UNTUK PENDIDIKAN FIZIK DI KOLEJ MATRIKULASI: KAEDAH FUZZY DELPHI
Kajian ini dijalankan untuk membangunkan Modul Pembelajaran STEM berintegrasikan BYOD dalam Topik Elektromagnet untukpelajar Fizik Kolej Matrikulasi (MP-SIB). Kajian ini adalah untuk mengenal pasti keperluan MP-SIB untuk pelajar Fizik Kolej Matrikulasi. Objektif kajian ialah untuk merekabentuk dan membangunkan MP-SIB dalam Pengajaran Dan Pembelajaran (PdP) menggunakan Teknik Fuzzy Delphi (FDM). Kajian ini adalah Kajian Reka Bentuk dan Pembangunan (Design and Developement Research) DDR untuk membangunkan MP-SIB. Analisis data adalah menggunakan Teknik Fuzzy Delphi iaitu Triangular Fuzzy Numbers dan Defuzzification Process iaitu proses untuk menentukan ranking bagi setiap konstruk dan item bagi membangunkan modul yang mengikut kesepakatan pakar. Pakar yang digunakan untuk menjawab soal selidik FDM ini adalah seramai 20 orang. Pakar-pakar ini telah dibahagikan kepada 4 bidang utama iaitu Pakar IT, Pakar Pedagogi, Pakar Kandungan (Fizik) dan juga Pakar STEM yang telah dipilih dari universiti awam, IPG dan Kolej Matrikulasi. Terdapat 8 konstruk utama yang mempunyai keseluruhan item sebanyak 56 item telah diberikan kepada pakar untuk dipilih. Daripada kesemua 56 item, sebanyak 8 item telah ditolak dengan nilai threshold, d ≤ 2 dengan peratus kesepakatan kumpulan pakar kurang dari 75%
