    Enterprise value to invested capital: The best multiple you\u27ve (n)ever used

    Many states exempt intangible personal property (IPP). Often people conflate, combine, and confuse IPP with goodwill when those are distinct concepts. Furthermore, to apply the IPP exemption, many people attempt to estimate IPP and goodwill value using ad hoc solutions. This article proposes a simple and transparent method, the enterprise value to invested capital (EVIC) multiple, to estimate the taxable property’s value. The multiple’s algebraic equivalence, advantages, simplicity, and transparency compared to the discounted cash flow (DCF) method, without “slippery inputs,” is discussed. The model values tangible property according to the law of one price and IPP values are correlated with the firm’s expected profitability. The paper uses publicly available data from the airline, electric, gas distribution, pipeline, railroad, telecom, and wireless industries are used as examples to demonstrate valuation accuracy and consistency across companies for tangible property values and excluding IPP values. The model is most useful for utility sectors and industrial properties that have a combination of real, personal, and intangible personal property where tangible assets are a key value driver

    Most Esri software users are by now somewhere in the process to migrate their regular editing activities from ArcGIS Desktop (ArcMap) to ArcGIS Pro. For Land Records technicians, this is an important transition and must be approached carefully to ensure success. Editing Land Records data is typically more complex than most other types of GIS data in that it frequently involves managing line and polygon data and can also include point data and annotation features. In the past, Land Records data managed with Esri software has been maintained using a ‘Topology’ model or the Parcel Fabric model. With ArcGIS Pro, editing with the ‘Topology’ model is still available, but the workflow differs somewhat due to the different look and feel of ArcGIS Pro as well as the availability of some different tools. The Parcel Fabric model has changed somewhat with ArcGIS Pro, with improvements across the board. While the general approach is similar, many of the details of the workflow have changed for the better and there’s a necessary transition from the ArcMap-based model to the ArcGIS Pro one. Feature service-based editing is available with either data model provided that ArcGIS Enterprise and branch versioned geodatabases are used. This discussion will discuss transitioning to parcel mapping in ArcGIS Pro using either data model, exploring relative details and demonstrating some of the techniques involved
