Is there a Heisenberg Effect? Using GIS to investigate the impact of residential meth labs on nearby property values in Albuquerque, NM

    No full text
This session focuses on a case study that examines the impact of a single clandestine meth lab on the values of nearby residential properties in Albuquerque, NM, utilizing GIS and spatial regression techniques. By mapping the meth lab and surrounding neighborhoods, we estimate how proximity to the site affects property values time. Attendees will also learn how to apply GIS and regression to measure the proximity effects—both positive and negative—of various factors within their local jurisdictions, emphasizing the importance of sound methodology to avoid misleading results. The goal of this session is to provide property assessors with the tools to conduct more fair, equitable, and defensible valuations for tax assessments by accurately accounting for externalities that impact residential property values
