Los negocios inmobiliarios en la ciudad de Quito y actividades emprendidas por la inmobiliaria Torre Marshal
Get PDFIn the housing market in Ecuador, specifically in the city of Quito, both supply and demand reflect encouraging conditions in terms of construction and marketing of housing. This article details a business plan for Inmobiliaria Torre Marshall, oriented to the commercialization of housing and commercial premises aimed at upper-middle class clients in the most strategic and exclusive sectors of the city of Quito. The study is framed in a documentary type, descriptive in scope, with a quantitative approach, since documents of various kinds are considered to describe the real estate market that supports the business plan of the real estate company. The main conclusion is that Quito is the country with the highest proportion of real estate offers, although demand has slowed down due to the economic and political situation, the recovery is imminent and fast. Likewise, the population density of the city is low, which evidences its growth potential. Hence, the Marshall Tower real estate project, according to legal, technical and financial studies, is seen as an excellent business, which will begin with the Marshall Tower as a pilot project, demonstrating the preeminence of vertical housing construction for the use of urban physical space, given the impossibility of the city to grow horizontally.En el mercado habitacional en el Ecuador específicamente en la ciudad de Quito, tanto la oferta, como la demanda reflejan condiciones alentadoras en cuanto a la construcción y comercialización de viviendas. En el presente artículo se detalla un plan de negocios para la Inmobiliaria Torre Marshall, orientado a la comercialización de viviendas y locales comerciales dirigido a clientes de clase media-alta en los sectores más estratégicos y exclusivos de la ciudad de Quito. El estudio se enmarca en un tipo documental, de alcance descriptivo, con un enfoque cuantitativo, puesto que se consideran documentos de diversa índole para describir el mercado de bienes raíces que da soporte al plan de negocio de la inmobiliaria. La principal conclusión es que a nivel nacional es justamente Quito el de mayor proporción de ofertas inmobiliarias, aunque circunstancialmente la demanda se haya frenado debido a la situación económica y política, la recuperación es inminente y expedita. Así mismo, la densidad poblacional de la ciudad es baja, lo cual evidencia su potencial de crecimiento. De allí que el proyecto de la inmobiliaria Torre Marshall acorde a los estudios legales, técnicos y financieros, se vislumbre como un excelente negocio, que comenzará con la Torre Marshall como un proyecto piloto, que demuestra la preminencia de construcciones de vivienda vertical para el aprovechamiento del espacio físico urbano, dada la imposibilidad de la cuidad de crecer horizontalmente.
Violencia de género: reflexiones sobre expresiones verbales presentes en la familia y las instituciones educativas
Get PDFThis study has been designed with a cross-sectional approach to documentary analysis, and aims to characterize the verbal expressions present in the family and educational institutions; as a data collection instrument, the most up-to-date scientific bibliographic evidence on the proposed topic has been used; the research addresses the issue from the family as the core of society and considering as a place where gender violence originates, to later reveal the presence of bullying or bullying in educational institutions; All this analysis cross-cuts the legal situation and actions in favor of finding solutions to the problem in question. One of the main conclusions reached by this work is that verbal violence causes psychological damage and is present in the family and in school, which due to its na-ture of not leaving physical evidence on the victim goes unnoticed by parents and teachers, who they conceive as a normal attitude according to the stages of growth and age groups where they develop. The research opens a path for new scientific documentation that allows to know more about the pro-blem and that empowers to make the best decisions for the eradication of violence against women.Este estudio se ha diseñado bajo un enfoque de análisis documental, de corte transversal, y tiene como objetivo caracterizar las expresiones verbales dentro de la violencia de género presentes en la familia y las instituciones educativas; como instrumento de recolección de datos se ha utilizado la evidencia bibliográfica científica lo más posible actualizada sobre el tema planteado; la investigación aborda la temática desde la familia como núcleo de la sociedad y considerando como lugar donde se origina la violencia de género, para luego develar la presencia del acoso escolar o bullying en las instituciones educativas; todo este análisis transversaliza la situación en materia legal y acciones en pro de buscar soluciones al problema en cuestión. Una de las principales conclusiones a que llega este trabajo es que la violencia verbal causa daño psicológico y está presente en la familia y en la escuela, que por su carácter de no dejar evidencia física en la victima pasa desapercibido por padres y profesores, quienes lo conciben como una normal actitud según las etapas de crecimiento y grupos de edad donde se desarrollen. La investigación abre un camino para nuevas documentaciones científicas que permitan conocer más a fondo el origen de la problemática y que faculten tomar las mejores decisiones para la erradicación o mitigación de la violencia hacia la mujer en la sociedad
El aprendizaje cooperativo, educación desde la participación social en estudiantes de bachillerato
Get PDFCooperative learning has been fulfilling a very necessary and important task in the educational en-deavor, it constitutes a very useful tool, however, this type of learning has been used as a secondary, rare and sometimes labeled as an element unnecessary in the teaching process. Based on what has been described, the objective of the research is to diagnose the state of cooperative learning at the high school level and its direct relationship with social participation. The study has a mixed approach and with a sequential explanatory design, through a triangulation of research through a questionnaire, an interview and an observation guide, among the main results of this research is that in the subjects of Language-Literature and Mathematics is applied to a lesser extent cooperative learning, while in Natural Sciences and Social Sciences are the subjects that give more openness to this type of ins-truction. Finally, it is concluded that the teachers agree that cooperative work is based on the forma-tion of learning teams that in turn develop social skills by carrying out activities with relevant examples and the teacher’s guide.El aprendizaje cooperativo ha venido cumpliendo una tarea muy necesaria e importante en el quehacer educativo, pues se constituye como una herramienta muy útil; sin embargo, este tipo de aprendizaje ha sido utilizado como secundario, poco común y en ocasiones, etiquetado como un elemento innecesario en el proceso de enseñanza. Por lo descrito, el objetivo de la investigación es diagnosticar el estado de la formación cooperativa en el nivel de bachillerato y su relación directa con la participación social. La estudio posee un enfoque mixto con un diseño explicativo secuencial, mediante una triangulación de investigación a través de un cuestionario, una entrevista y una guía de observación, entre los resultados principales se encuentra que en las asignaturas de Lengua-Literatura y Matemática se aplica con menor medida el aprendizaje cooperativo, mientras que en Ciencias Naturales y Ciencias Sociales se da mayor apertura a este tipo de instrucción. Finalmente, se concluye que los docentes concuerdan que el trabajo de este tipo está basado en la formación de equipos de aprendizaje que, a su vez, desarrollan habilidades sociales mediante la realización de actividades con ejemplos pertinentes y la guía del docente
La importancia del capital humano y su base legal dentro de las organizaciones

It is a qua-litative-interpretative research based on hermeneutics, on the thematic axes involved in the study. Among the purposes of the research is to develop the importance and meaning that human capital has towards organizational growth. Unveil laws, decrees and gazettes related to labor legality, with the intention that human capital knows its rights before the employer; in order to avoid the exploitation of man towards man. And finally, highlight the complexity of both human capital and its legality in the workplace, as a panacea towards the pursuit of management objectives, with the sole intention of enhancing competitiveness, innovation and especially social responsibility, to dignify the work of the fundamental matter in organizations as it is, human capital.El objetivo de la investigación es conocer la importancia del capital humano en las organizaciones, tomando en consideración la base legal desde el punto de vista laboral, y su relevancia hacia el conocimiento de sus deberes y derechos que, en muchos casos, se encuentra estipulados en las leyes, decretos constitucionales y, que rigen de alguna manera, el direccionamiento hacia el trabajo y la vida digna del capital humano. Es una investigación de tipo cualitativa-interpretativa basado en la hermenéutica, sobre los ejes temáticos que intervienen en el estudio. Entre los propósitos de la investigación se encuentra desarrollar la importancia y el significado que tiene el capital humano hacia el crecimiento organizacional. Develar las leyes, decretos y gacetas relacionadas con la legalidad laboral, con la intención que el capital humano conozca sus derechos ante el patrono; a fin de evitar la explotación del hombre hacia el hombre. Acreditación y resultados organizacionales: caso Universidad de Guayaquil
Get PDFIt is important to know the academic quality of higher education institutions nationwide; for this rea-son, the main objective of this research was to analyze the evaluation and accreditation process of the University of Guayaquil. Through the qualitative methodological approach, it allowed to develop the structure and analysis of the evaluation processes that this institution has gone through and the categories it has had. With the perspective of a literary review, the theory that supports the study work was structured; as well as the most relevant results of the penultimate evaluation made to the Higher Education Institutions of Ecuador. Among the most relevant results was the improvement in the aca-demic and investigative part, going from a low teaching staff and zero scientific production to teachers with admission by merit competition and greater scientific and regional publication, respectively. In addition to this, increased policies and financial aid as affirmative action so that students have equal opportunities in access to education, and an increase in retention rates that allowed them to continue their studies and not drop out due to the lack of economic resources.Es importante conocer la calidad académica de las instituciones de educación superior a nivel nacional; por ello, el objetivo principal de esta investigación consistió en analizar el proceso de evaluación y acreditación de la Universidad de Guayaquil. En este estudio se utilizó un enfoque metodológico cualitativo, el cual permitió desarrollar la estructura y análisis de los procesos de evaluación por los que ha pasado esta institución y las categorías que ha tenido. Con la perspectiva de una revisión literaria se estructuró la teoría que sustenta el trabajo; así como los resultados más relevantes de la penúltima evaluación realizada a las Instituciones de Educación Superior del Ecuador. Entre los resultados más relevantes está la mejora en la parte académica e investigativa, pasando de una planta docente baja y producción científica nula a docentes con ingreso por concurso de méritos y mayor publicación científica y regional respectivamente. Adicional a esto, aumento de políticas y ayudas económicas como de acción afirmativa para que los estudiantes tengan igualdad de oportunidades en el acceso a la educación, y un incremento en las tasas de retención que permitieron continuar con sus estudios y no desertar por la falta de recursos económicos
El foro en la enseñanza universitaria: actividad fundamental para el desarrollo del aula virtual interactiva
Get PDFThe virtual forum allows the exchange of positions on a specific topic, enabling each participant to ex-press their idea or comment, regarding the discussed topic, attributing value to this idea. This article defines the importance of the forum as a fundamental activity for the development of the interactive virtual classroom in the university context. Different research methods were used, among: theoretical level, analytical - synthetic method; at the empirical level, the survey; of the statistical level, percenta-ge analysis and the logical level of the investigation, the inductive method. The investigative process initially developed through documentary research, subsequently, when selecting a significant sample, corresponding to the teachers of the Curriculum Adjustment Level in Israel Technological University, a survey was applied to corroborate the results achieved, accomplishing the proposed general objecti-ve.El foro virtual permite el intercambio de posiciones sobre un tema específico, habilitando a cada participante poder expresar su idea o comentario, respecto al tema tratado, atribuyendo, así, valor a esta idea. En el presente artículo se describe la importancia que tiene el foro como actividad fundamental para el desarrollo del aula virtual interactiva en el contexto universitario. Se utilizaron diferentes métodos de investigación, entre los que se encuentran: del nivel teórico, método analítico – sintético; del nivel empírico, encuesta; del nivel estadístico, análisis porcentual y del nivel lógico de la investigación, el método inductivo. El proceso investigativo inicialmente se desarrolló por medio de la investigación documental, posteriormente, al seleccionar una muestra significativa, correspondiente a los docentes del Nivel de Ajuste Curricular de la Universidad Tecnológica Israel, fue aplicada una encuesta para corroborar los resultados alcanzados, dando cumplimiento al objetivo general propuesto

Branding, un elemento necesario del marketing estratégico en la Cámara de Comercio de Ambato
Get PDFThe objective of this study was to analyze the corporate image that the population perceives with respect to the Ambato Chamber of Commerce. For this, a qualitative approach was used, the current situation of the image was described to know its meaning, value, reaction, knowledge and aesthetics by showing the current isotype. The phenomenology was used as a technique for the analysis of discourse in subjects study, the Ambato population whose ages range from 20 to 49 years, men and women working in public sector institutions. The results showed that the corporate image is not recognized by the population, after indicating the complete logo, they did not relate it to the institutional image, nor did they find any link between their services, with respect to the mission, vision, and corporate values; the logo is not considered creative, with respect to its slogan it was considered not to be shocking, most of the respondents did not associate it with the institution. It was concluded that before improving the corporate image, the institution must rebuild its business philosophy by agreeing on its mission, vision and values, due to the variety of services that the Chamber offers, therefore, this will produce a structural change in the strategic direction from its board of directors.El objetivo del presente estudio fue analizar la imagen corporativa que percibe la población con respecto a la Cámara de Comercio de Ambato. Para ello se utilizó un enfoque cualitativo, se describió la situación actual de la imagen para conocer su significado, valor, reacción, conocimiento y estética al mostrar el isotipo actual. Se utilizó la fenomenología como técnica para el análisis del discurso en los sujetos de estudio, la muestra comprendió edades entre 20 y 49 años entre hombres y mujeres que trabajan en instituciones del sector público. Los resultados demostraron que la imagen corporativa no es reconocida por la población, luego de indicarles el logotipo completo no la relacionaron con la imagen institucional, tampoco encontraron vinculación de sus servicios, con respecto a la misión, visión y valores corporativos; el logo no lo consideran creativo, con respecto a su slogan se consideró que no es impactante, la mayoría de los encuestados no lo asociaron con el organismo. Se concluyó que antes de mejorar la imagen corporativa, la institución debe reconstruir su filosofía empresarial concertando su misión, visión y valores, por la variedad de servicios que oferta la Cámara, por ende, esto producirá un cambio estructural en la dirección estratégica desde su directorio
Tendencias de consumo de queso mozzarella en la ciudad de Quito
Get PDFThis research explains the business plan for the creation of a mozzarella cheese distribution company, located in the Metropolitan District of Quito, in order to satisfy the needs of customers and obtain profits for its investors. The theoretical framework details the important theoretical concepts to support the research; previous research works have been cited, whose topics are related to the problem of this work. The quantitative method was used, field study; and, as a data collection tool, a survey was designed to know the market preferences, the calculation of the population and sample was made, to finally describe the results obtained, which were favorable for the implementation of the project. Since the market study revealed the existence of an unsatisfied demand in the sector where the project is intended to be executed, the organizational, business management, service and environmental process applicable to this project was designed, likewise, the legal requirements for the implementation of the project were identified, finally the calculation of the financial study was made, where a TMAR of 13.71% was obtained, an NPV of 91.711,87, una TIR de 83,13 %, se calculó que el período para la recuperación de la inversión inicial es de 4 años, 0 meses y 6 días de la puesta en marcha del proyecto, estos resultados son ya que indican que el plan es viable

Get PDFThe Biological Asset within the productive company is one of the fundamental pillars when analyzing the reasonableness of the amortization process that will have the active front to the production obtained during a period. At present, implementing a change within an established process generates great contradictions, because process analysis, results optimization and control of activities that help to obtain improvements at the financial level prevail. The objective of this article is to analyze the process for the calculation of the amortization of the biological assets under the norm “International Accounting Standards IAS 41”.As for the research method, it is of documentary type with a descriptive scope, under the deductive method. The source of information for the treatment of the data is a productive company of the poultry sector, to know the steps to obtain the amortizable value per month of the productive lots of the analysis company.The main conclusion is that the steps established to arrive at the value that will subsequently be recorded in a clearly accountable way the treatment of the biological asset throughout its production stage, although the calculation to determine the value allows analyzing the amortization cost per total units produced During the month, it is necessary to emphasize that the amount in books will be reflected during the cost of the egg during the closing month in the Inventory account.El Activo Biológico dentro de la empresa productiva es uno de los pilares fundamentales al momento de analizar la razonabilidad del proceso de amortización que tendrá el activo frente a la producción obtenida durante un periodo. En la actualidad implementar un cambio dentro de un proceso ya establecido genera grandes contradicciones, porque imperan análisis de procesos, optimización de resultados y control de actividades que ayuden a obtener mejoras a nivel financiero. El objetivo del presente artículo es analizar el proceso para el cálculo de la amortización de los activos bilógicos bajo normativa “Normas Internacionales de Contabilidad NIC 41”. En cuanto al método de investigación, es de tipo documental con un alcance descriptivo, bajo el método deductivo. La fuente de información para el tratamiento de los datos es una empresa productiva del sector avícola, permitiendo conocer los pasos para obtener el valor amortizable por mes de los lotes productivos de la empresa de análisis. La principal conclusión es que los pasos presentados para llegar al valor que posteriormente será registrado contablemente soportan de forma clara el tratamiento del activo biológico en toda su etapa de producción, aunque el cálculo para determinar el valor permite analizar el costo de amortización por unidades totales producidas durante el mes, es necesario recalcar que el importe en libros se verá reflejado durante el costeo del huevo durante el mes de cierre en la cuenta Inventarios
