CHALLENGES AND PROSPECTS OF THE IMPLEMENTATION OF UNIVERSAL BASIC EDUCATION IN SOME SELECTED JUNIOR SECONDARY SCHOOLS IN SOUTHERN SENATORIAL ZONE OF NASARAWA STATE
The purpose of this study was to investigate the challenges and prospect of the implementation of universal basic education in some selected junior secondary school in southern senatorial zone, Nasarawa state. Specifically, the study sought: to determine the level of universal basic education. The study was carried out in southern senatorial zone, namely: Awe, Doma, Keana, Lafia and Obi local government Areas in Nasarawa State. The population for the study comprised 735 teachers and 68 principals using random sample technique. The study sampled 246 teachers and 15 principals. The data was collected by use of questionnaire. Percentage, mean, and standard deviation were used to answer the two research questions. Some of the findings of the study showed that there are positive impacts of Universal Basic Education programme in southern senatorial zone of Nasarawa State, an increase in equity in participation by students of different backgrounds. Some challenges facing the full implementation of universal basic education in the zone include poor education statistics, inadequate publicity, inadequate funding, and inadequate infrastructure. The Study recommends among others that fund available should be effectively utilized at the targeted areas they are meant for; more teachers should be employed for the UBE programme
EMPLOYEES` PARTICIPATION AND PERFORMANCE IN SMALL AND MEDIUM-SCALE ICT ENTERPRISES OF OBIO/AKPOR LOCAL GOVERNMENT AREA OF RIVERS STATE
Employees` involvement in business process seem to have proven positive performance. Therefore, this study determined Employees` Participation and Performance in Small and Medium-Scale ICT Enterprises of Obio/Akpor Local Government Area of Rivers State. Three research questions guided the study and three null hypotheses were tested. Correlational research design was adopted. From a population of 162 SMS ICT Enterprises, a census survey sampling was employed. A four-point response options questionnaire was used for data collection, and it was validated by three experts. The reliability of the instrument was established using Cronbach’s alpha which yielded coefficients of 0.73, 0.74.and 0.76. Mean and Standard Deviation were used to answer the three research questions and measure the spread in respondents` opinions, while PPMC was used to test the three null hypotheses at 0.05 level of significance. Findings revealed a very high positive relationship between co-ownership and market share, delegation of authority and sales growth, and high positive relationship between employees’ consultation and customers retention. It was concluded that if SMS ICT Enterprises adopt co-ownership, delegation of authority and employees’ consultation in management of their businesses, it will lead to a very high Performances. Among other things, it was recommended that SMS ICT enterprises should adopt co-ownership in the management of their businesses
ASSESSMENT OF SOCIO-CULTURAL FACTORS INFLUENCING FOOD SECURITY IN UROMI, ESAN-NORTH-EAST LOCAL GOVERNMENT OF EDO STATE
This study, titled "Assessment of Socio-Cultural Factors Influencing Food Security in Uromi, Esan-North-East Local Government of Edo State," aims to investigate the impact of socio-economic, environmental, and infrastructural factors on food security in Uromi, Esan-North-East Local Government of Edo State. The specific objectives include assessing the influence of socio-economic factors, examining environmental impacts on agricultural production, analyzing the role of infrastructure and government policies on food accessibility, and proposing strategies to enhance food security. Using a quantitative research approach, structured questionnaires were administered to 298 respondents selected through simple random sampling. The results indicate that while a significant proportion of households report stable income (Mean = 3.41) and strong social support (Mean = 3.60), considerable challenges remain in accessing nutritious food (Mean = 3.10) and viable employment opportunities (Mean = 2.85). Environmental analysis confirms that soil quality (Mean = 3.38) is a major concern, though water access (Mean = 2.67) is less critical. Critically, infrastructure and policy dimensions reveal severe deficits in storage facilities (Mean = 2.66) and ineffective government programs (Mean = 2.97). However, there is strong community support for sustainable practices (Mean = 3.47) and cooperative farming (Mean = 3.41) as viable solutions. The study concludes that enhancing food security in Uromi requires an integrated strategy combining investment in storage and transport infrastructure, effective policy implementation, promotion of sustainable agriculture, and strengthening of local cooperatives to build a resilient and self-sufficient food system
Determinants of an Effective Informal Land Delivery System for Residential Development in South-West Nigeria
This paper explores the informal land delivery system in Southwest Nigeria, emphasising its crucial role in mitigating the housing demand that urbanisation and population growth exacerbate. To get information about the informal land delivery system, questionnaires were sent to estate surveying and valuation firms, town planning firms, and land surveying firms in six state capitals (Ade, Akure, Abeokuta, Osogbo, Ibadan, and Ikeja). We analysed the data using factor analysis. Findings from the study show that easy access, low cost, and flexibility make informal land delivery more effective. It also looks at the problems with the formal land market, such as its slow processes and out-of-date rules. The study emphasises the necessity of integrating the informal land delivery system into the formal urban land delivery framework, particularly from a cultural-legal standpoint. The study suggests that a well-structured informal system can act as a transitional solution, effectively bridging the gap between conventional land management practices and the needs of the urban poor. Ultimately, the research advocates for policies that enhance the effectiveness of informal land delivery systems for providing shelter while acknowledging and mitigating their inherent challenges to fostering sustainable urbanisation.

Analysis of the Viability of Commercial Real Estate Investment in Enugu, Enugu State, Nigeria (2012-2022)
Over the years, Enugu, the Capital City of Enugu State has witnessed a continuous rise in real estate investment especially in the residential aspect due to the nature of activities which was mainly administrative activities necessitated by the high presence of government offices in the State Capital and the consequent need for accommodation for government staff and officials. However, in recent times, there has been increase in business activities which has led to an increase in commercial real estate investment within the major towns in Enugu, Enugu State. This rise in commercial activities has led to the development and establishment of lock-up shops, plazas, shopping malls, financial institutions, filling stations, and many other investments in commercial real estate. This study is aimed at analyzing the viability of these commercial real estate investments in Enugu, Enugu State. The study objectives are; to identify the commercial real estate developments in Enugu from 2012 to 2022, to identify the development costs and rental values of commercial real estate projects, to determine the rate of returns from commercial real estate investments, to ascertain the risk profile inherent in commercial real estate investment in the study area and to analyze the overall performance of commercial real estate investment in Enugu, Enugu State. Research Hypotheses are formulated to test the postulation that there has been no significant increase in the rental values of commercial real estate developments in Enugu from 2012 to 2022 and, that there is no significant improvement in the viability of commercial real estate investments in the study area from 2012 to 2022. Data were retrieved from the population of the study comprising 52 Estate Surveyors and Valuers practicing in various Real Estate firms within the study area using questionnaires, interview and observation of records. The data collected were analyzed using descriptive statistics, ANOVA, SPSS and regression analysis. The findings suggest that while the commercial real estate market in the study area has experienced significant growth in terms of rental values and rate of returns, the overall viability of these investments has not improved during the period under review. The study therefore recommends further research to explore the specific drivers and constraints influencing the viability of commercial real estate investments in the study area, as well as to investigate the potential strategies and policy interventions that can be implemented to support the growth and development of this crucial sector
Urban and Rural Land Management Techniques, Incorporating Appropriate Laws Affecting Land Use Resources in Nigeria
Land resource is an integral part of the Nigerian economy. The need for the utilization and management of land resources cannot be overstressed. Effective and sustainable urban and rural land management techniques, laws and policies are pointers to attaining optimality of land resource utilization and management. There is therefore, need for appropriate techniques to be employed in the use and management of land resources. The present study is a literature review and, therefore, essentially relies on published data sourced from academic journals, conference papers, thesis, and other secondary sources. This paper reviews the techniques of utilizing and managing land resources in Nigeria, vis-à-vis the extent of effectiveness and sustainability. If further considers the laws affecting land use and resources in Nigeria. The techniques of land utilization and management encompass the traditional, critical chain project management, process-based management and result based management approaches. All the approaches require transparency and a mindset that focuses on now and future. For adequate utilization and management of land resources, policymakers, researchers and stakeholders should employ transparent tools as well as the relevant laws that will not only think of now but also future benefits in Nigeria. The Land Use Act and other related laws are overdue for review
An Examination of the Divergences between the Traditional Land Holding System in Uga Anambra State and the Land Use Act of 1978
The real estate market has long been influenced by a variety of factors, including location, amenities, and physical characteristics making property valuation a complex and multifaceted process. The Hedonic Pricing Model (HPM) has emerged as a powerful tool in assessing property values by considering the different attributes that contribute to market prices. This study examines previous literatures on application of HPM in the assessment of property value; by examining numerous studies, this study examined the theoretical aspects of the HPM specifications, explored potential commonalities in their application in different countries and providing insights into the model\u27s versatility and adaptability in a range of market scenarios. The purpose of the study is to harmonize the current literature on field of research, hence helping more understanding of Hedonic Pricing Model (HPM) as an appraisal model. This is because the concept of Hedonic Pricing Model (HPM) has attracted much attention in recent years. The study is conducted with reference to existing theoretical literature, published and unpublished research. The study is mainly a literature review/survey on the implementation of HPM in the assessment of property value. The literature review found that value of residential property is positively correlated with structural attributes including lot dimensions, living space, quality of the external and interior construction, number of spaces, bathrooms, and bedrooms. Based on studies reviewed, Hedonic Price Model proves to be adaptable across diverse real estate markets worldwide, but its effectiveness varies depending on local market conditions, which means its application needs to be tailored to specific regional contexts. Given the versatility of the Hedonic Pricing Model (HPM) in various market scenarios, it is recommended that future studies explore the integration of newer data sources, such as big data and machine learning techniques, to enhance the accuracy and predictive power of HPM. Incorporating these technologies can help capture more nuanced and dynamic property value determinants, improving the model\u27s application in real-time market conditions
Short-Term Rental Property Market in Federal Capital Territory Abuja, Nigeria: An Assessment of Guest Satisfaction with Interior Decoration
Abuja\u27s dynamic real estate milieu has witnessed a palpable surge in short-term rental properties, underscoring the burgeoning market potential. However, even in this expanding field, there is a noticeable lack of academic research on the effects of interior design on the functionality and marketability of short-term rental houses. Therefore, this paper uses appropriate standard procedures to assess Guest Satisfaction with Interior Decoration in Short Term Rental Property Market in the Federal Capital Territory Abuja Nigeria with a view to understand how does how interior decoration influence the satisfaction overall contentment with the stay after collecting data from 258 respondents through a structured questionnaire administration. The data collected was analyzed using SPSS Software and the results were presented in charts and graphs. The findings indicated that; guests are actively seeking properties with visually appealing and well-designed interior spaces, emphasizing the critical role of interior decoration in attracting guests and influencing their booking decisions; the guests\u27 satisfaction can be attributed to the attractiveness and quality of the interior decorating, highlighting the role that it plays in improving the whole guest experience and creating pleasant recollections of the stay; guests who are satisfied with the interior decoration are more inclined to return for future stays, indicating the important role of interior design in fostering guest loyalty and retention; property owners frequently struggle to allocate enough funds to attain the ideal interior design results, which could jeopardize the standard and attraction of their lodgings; property owners can make use of Abuja\u27s rich cultural legacy by using locally produced materials and hiring local craftspeople, which would help to create a sense of genuineness and connection with visitors. Therefore, the study concluded that interior decoration enhances guest satisfaction in short-term rental properties in the study area. The study further recommends that to attract the rich short-term rental market, property owners in luxurious areas like Maitama should emphasise elegance and contemporary aesthetics in their interiors
Quantifying the Eudaemonic Premium and Demography in Emerging Markets
As housing preferences evolve in places like Awka and Enugu, Nigeria, due to ageing-in-place and millennial economic expansion, traditional property valuation models are nudged towards obsolescence as it struggles to keep upwith demographic preferences. The classic hedonic approach emphasizes square feet and proximity but misses the heart of eudaemonic well-beingthat make a house a home. Extant research further skips these personal contentment intangibles, leaving a crucial property valuation gap as seniors seek urban aging-in-place comfort and millennials crave co-living vibes. This study explores how eudaemonic well-being, comprising life purpose, social connection opportunities, contentment and personal achievement drives housing demand in emerging markets. Using a mixed-methods approach, we surveyed 362 residents and interviewed 40. Inferences from the results uncover a relatively high premium for social relationships (β = 0.34) and autonomy (β = 0.28) in housing demand analysis. Specifically, ageing adults, craving purpose, are willing to pay a 22% premium, while millennials, seeking community, offer 18%. Empirical evidence highlighting how age and lifestyle amplify these preferences challenge the old-school focus on square footage and proximity that dominate hedonic valuation models. Our findings echo empirical voices pushing for a valuation rethink; one that blends market with human thriving constructs. The implications of the study suggest to practitioners and policymakers that it is not just about buildings; it is about homes that uplift lives and sustain communities in a fast-changing world
Examination of the Federal Capital Territory (FCT) Abuja Property Market Sub-Market
This study examines the structure, characteristics, and maturity of property sub-markets within the Federal Capital Territory (FCT), Abuja, Nigeria. Employing a survey research design, data were collected from 587 key stakeholders in the real estate sector, including estate surveyors, developers, financiers, and regulatory bodies. The research identifies the predominant property sub-markets, assesses their relative affordability, and evaluates the market\u27s responsiveness to investor needs. Findings reveal that the Abuja property market is largely dominated by residential (76.0%) and commercial (61.5%) sub-markets, while segments such as eco-friendly developments, tourism, and institutional properties remain underdeveloped. The study highlights significant affordability disparities among sub-markets, with government and institutional housing perceived as most accessible, and luxury and eco-friendly properties viewed as least affordable. The results indicate a partially mature market, characterized by professional depth, stable institutional presence, and increasing diversification. However, the limited participation in emerging sub-sectors underscores the need for policy-driven incentives to promote investment in underutilized segments. The study draws on the Market Cycle Theory to contextualize Abuja’s market dynamics and stresses the relevance of sub-market analysis in shaping urban development policy, housing strategies, and investment planning. It concludes by recommending diversification into underserved sub-markets, the adoption of green development practices, and supportive policies to enhance market inclusiveness and sustainability. These findings offer valuable insights for policymakers, investors, and planners aiming to harness the full potential of Abuja’s evolving property market
