An Experimental Study on Property Valuation Accuracy in Indonesia: A Government Valuers' Perspective

Market value estimated by property valuers is essential as it is used for various purposes both in public and private sectors. Hence, the accuracy of market value estimate is of paramount importance. However, valuation involves subjectivity, so it is bound to suffer from errors. This study is aimed at studying such errors. For this purpose, this study uses a market price of a parcel of land in the southern part of Jakarta. This particular area was chosen due to its significant number of property transactions compared to other regions in Jakarta. Government valuers at the Ministry of Finance were invited to provide their value estimate of that property. They were only allowed to use a pre-made worksheet provided by the researchers. This study shows the estimated market value is around 16.9% of the market price. Differences in rank, experience, or neighborhood knowledge have no significant relation to the accuracy of market value estimate. Most participants can demonstrate that their market value estimates are relatively similar, showing low variation between valuers

This study investigates the application of the Penta Helix Model as a framework for developing tourism villages through multi-stakeholder collaboration. The model involves five key actors: government, academia, businesses, communities, and media, each contributing to the planning and implementation of tourism initiatives. Integrating these sectors, the model promotes inclusive, innovative, and sustainable tourism development. The research focuses on the Samida Tourism Village in Garut Regency and employs a qualitative case study approach. The data collection involved in-depth interviews, field observations, and document analysis to identify the drivers and challenges of stakeholder collaboration. The results show that effective stakeholder coordination strengthens destination attractiveness and stimulates innovation. However, the study finds that maintaining consistent stakeholder engagement remains a significant challenge. The findings emphasize that active community involvement is essential for preserving cultural authenticity and ensuring long-term sustainability. This research contributes to understanding collaborative governance in rural tourism and highlights the importance of policy frameworks that foster synergy across sectors. Future studies should explore practical strategies to enhance stakeholder commitment and address obstacles in implementing the Penta Helix Model

The Circular SOME Model for Instagram in RSUD Al-Ihsan's Digital Marketing Development

Information and communication technology disruption has greatly impacted various sectors, including the health service sector such as hospitals. As a government hospital, RSUD Al-Ihsan always tries to provide the best service, including marketing multiple services using social media to reach a wider audience. One of the right ways to develop social media is by activating social media through The Circular Model of SOME. This research uses a qualitative method with a case study approach. This research data was collected using interviews, observations, and digital documents. This research found that Al-Ihsan Regional Hospital has generally utilized the share concept by creating three pillars of content: education, information, and entertainment. The optimization concept has also been implemented by using various features on Instagram such as stories, posts, reels, and highlights. The management concept is to create fast-response content such as the Integrity Zone. Lastly, important figures such as doctors or hospital leaders should be involved to increase the trust of their Instagram followers. However, there are several shortcomings in the optimization section, such as inconsistent use of hashtags in each upload and inconsistent replies to followers' comments in the management section. Therefore, this study shows that other institutions or agencies can note the importance of content consistency and copywriting in implementing social media strategies

This study examines the impact of service standards and work culture on customer satisfaction through employee performance in recognition of Information Security Consulting Institutions and Certification Institutions service at BSSN. The novelty of this research lies in the composition of variables and models used. Previous studies have analyzed the relationship between service standards, work culture, and customer satisfaction, indicating that both factors positively influence customer satisfaction and employee performance. However, no similar research has been conducted at BSSN, making this study valuable for policy improvements to enhance customer satisfaction through better service standards and provider performance. This research employs a quantitative method using primary data collected from questionnaires distributed to 70 respondents who use BSSN services. Data analysis uses variance-based SEM (PLS) with SMART PLS 3.0. The findings reveal that service standards, work culture, and employee performance positively influence customer satisfaction. All hypotheses are accepted, confirming that service standards and work culture, both individually and simultaneously, positively impact employee performance and customer satisfaction

Geopolitical Influences in Indonesia’s Nickel Industry

This study analyzes Indonesia's strategic role in the global nickel industry and its implications for geopolitical dynamics, particularly in the context of the rivalry between the United States and China in the electric vehicle battery sector. Despite its possession of the world's largest nickel reserves, Indonesia faces considerable challenges due to domestic policies, including the prohibition of nickel ore exports and the preponderance of Chinese investment. The enactment of the U.S. Inflation Reduction Act (IRA) has further exacerbated the already complex situation in Indonesia by imposing restrictions on subsidies for battery materials, thereby limiting their availability to those sourced exclusively from official U.S. trading partners. This research utilizes a qualitative approach and a literature study to reveal that the Republic of Indonesia is currently confronted with a complex geopolitical dilemma. It is imperative to implement a hedging strategy to ensure the maintenance of balanced relations with both major powers while concurrently expanding strategic partnerships with other nations. The findings offer policy insights that could be used to strengthen Indonesia's role in the global clean energy supply chain

Regulatory Dilemma and Innovation: A Critical Analysis of Business Law in Indonesia Facing Technological Disruption

This study critically examines the regulatory challenges facing Indonesian business law amid rapid technological disruption, using normative legal research with a doctrinal approach. Analyzing legislation, legal principles, and academic literature, it identifies a persistent tension between legal certainty and the imperative to innovate. Indonesia’s regulatory framework often trails digital transformation and global integration, producing delays that generate uncertainty for firms, weaken consumer protection, and heighten risks of unfair practices. The literature remains thin on the dynamic mismatch between evolving business models and regulatory responses, underscoring the need for studies that integrate empirical evidence with theory to inform adaptive rule-making. Cross-border transactions compound complexity, as jurisdictional overlaps constrain national authorities in cases involving transnational actors; these pressures are systemic, bearing directly on the effectiveness, legitimacy, and competitiveness of Indonesian business law. Rather than reacting after the fact, business law should act as a driver of responsible innovation—promoting growth while respecting Indonesian legal and cultural values and protecting the public interest. This requires a normative framework attentive to local socio-cultural specificities, distinct from dominant Western accounts of responsible innovation. Indonesia’s capacity to navigate disruption thus depends not only on legislative reform but also on a responsive, collaborative, and inclusive legal ecosystem that is anticipatory, integrative, and resilient. The study contributes theoretically by clarifying how to design institutions that deliver legal certainty while enabling sustainable innovation, and practically by offering a foundation for policymakers to build a fair, competitive, future-ready regime

Strategy for Increasing Adoption of Enterprise Resource Planning (ERP) System at PT XYZ

The increasing complexity of business operations and the demand for efficiency have prompted PT XYZ to implement an Enterprise Resource Planning (ERP) system. However, ERP implementation often faces obstacles such as user resistance and difficulty adapting to new technologies. The research method used a direct approach. Data were analyzed using Structural Equation Modeling with Partial Least Squares (SEM-PLS), followed by strategic prioritization using the Analytical Hierarchy Process (AHP). The results showed that performance expectations, social influence, and enabling conditions significantly influenced ERP usage behavior, while effort expectations did not. Based on these findings, key strategies identified included improving user training, increasing managerial involvement, and developing a more user-friendly ERP interface. The company needs to ensure that ERP delivers tangible benefits to work efficiency, supported by management commitment and adequate infrastructure. Developing a structured implementation plan and engaging top management from the outset are crucial for the system's success

Design Thinking Approach for Culture Sensitive Tourism: (Case Study of Cultural Degradation of Baduy Tribe Due to Tourism)

Tourism that is developing in the Baduy region has now caused cultural degradation due to tourism activities, especially those involving tour guides from the Baduy tribe. The urgency of this study is the need for a study of tourism models that can adapt to the provisions of customary rules. The purpose of this study is to make recommendations for a culturally friendly tourism concept model that is suitable for application in Baduy so as not to degrade the culture of the Baduy tribe. This study uses a qualitative method with a design thinking approach. Data were collected through interview techniques, observation, and documentation studies. The selection of informants was carried out using purposive sampling techniques. Data obtained will then be analyzed using the interactive model technique from Miles & Huberman. This study recommends the ethno-ecotourism model as a culturally appropriate and sustainable tourism approach for the Baduy region. Through the design thinking process, a prototype model was developed and translated into a policy recommendation tailored to the Baduy context. Future testing is needed to evaluate the model’s alignment with community needs, and its implementation requires collaboration within a quadruple helix framework involving government, academia, communities, and media. However, despite its potential, the ethno-ecotourism model faces critical limitations, particularly in ensuring genuine community participation in decision-making. Studies show that top-down governance often marginalizes local voices, leading to a gap between projected and realized benefits

Evaluation of Rural Tourism Concept for Cultural Preservation (Case Study of Baduy Tribe Rejecting Tourism)

The customary leaders of the Baduy community previously expressed the rejection of Baduy as a tourist attraction. Given the increasing number of tourist visits and the growing prominence of Baduy Rural Tourism, there are concerns that this could lead to over-tourism and negatively impact tourist activities. This research aims to evaluate the concept of Baduy cultural rural tourism, addressing the issues surrounding the community's rejection of tourism as a development model. The objectives of this research are: 1) to understand the implementation of the tourist village concept; 2) to identify the challenges faced by tourism activities; and 3) to explore potential evaluation and improvement strategies. Using a qualitative approach with a case study and Miles and Huberman's interactive analysis. Selection of 10 informants with relevant characteristics, including one key informant, the customary leader who possesses knowledge of the traditions and regulations in Baduy; additionally, four informants represent local guides. Two informants are Baduy residents. Three informants represent tourists. Tourism indirectly impacts the social and cultural life of the Baduy community. Although Kanekes Village enforces strict regulations under Village Regulation regarding Cultural Saba and the Protection of Baduy Indigenous People, implementing these rules requires further evaluation and monitoring
