No full textIn the scientific field of notary law, especially legal agreements, almost some Notaries become involved in the court due to the abuse of circumstances when making an agreement based on an authentic deed at the will of the parties who come to the Notary. The abuse of the situation in question arises as a result of an unbalanced relationship between the parties, as one of which is the abuse of the state of the Notary deed in the Community, the existence of a sale and purchase binding agreement (PPJB) and other Notary deeds made on the basis of debts and receivables. As for the formulation of the problem in this study, what are the legal consequences and legal liability for the abuse of the existence of the deed of binding sale and purchase agreement made by the Notary at the will of the parties? The theories used in this study are the theory of legal consequences of R. Soeroso and the theory of legal responsibility of Hans Kelsen.The method used in this study is a type of normative juridical research, namely literature law research or secondary data with sources of primary, secondary and tertiary legal materials. The research approach used is a legislative, conceptual, case, and analytical approach as well as a technique for collecting legal materials by identifying and inventorying positive legal rules, literature, books, journals, and other sources of legal materials. For legal material analysis techniques, it is carried out by grammatical and systematic legal interpretation as well as legal construction methods.As a result of the Abuse of the Condition of the Sale and Purchase Agreement Deed made by the Notary at the Desire of the Parties, the aggrieved parties can apply for the cancellation of the PPJB deed made by the Notary at the will of the parties and Legal Liability for the Abuse of the Condition of the PPJB Deed made by the Notary at the will of the Notary Parties can be asked for responsibility in the form of administrative liability, and civil liabilit

Berdasarkan hasil uji coba, pada lokasi CCTV 2 pintu garasi akses keluar masuk mobil terlihat dengan baik, selain itu motion and sound tracking bekerja dengan baik, tidak berlebihan. Perjanjian jual beli diatur dalam pasal 1457 KUHPerdata menerangkan bahwa, jual beli adalah suatu persetujuan yang mengikat pihak penjual berjanji menyerahkan sesuatu barang, dan pihak lain bertindak sebagai pembeli mengikat diri berjanji untuk membayar harga. Tujuan penelitian untuk mengetahui tanggung jawab pelaku usaha terhadap konsumen dalam perjanjian jual beli motor bekas. Metode penelitian yuridis normatif adalah penelitian hukum kepustakaan yang dilakukan dengan cara meneliti bahan pustaka, pendekatan permasalahan yang berusaha menggali pengaturan dan akibat wanprestasi terhadap perjanjian jual beli. Dalam klausula baku yang ditetapkan oleh showroom, konsumen tidak dapat memilih apa yang dicantumkan dalam perjanjian, umumnya menggunakan klausula baku yang menempatkan konsumen di posisi sulit. Namun ada juga showroom memberikan ketentuan berbeda, Dikarenakan kondisi fisik motor yang tidak selalu sama. Konsumen pun diberikan kebebasan sepanjang pihak showroom motor bekas menyetujui keinginan konsumen tersebut. Konsumen dapat menikmati layanan purna jual dengan mengajukan permintaan kepada Showroom All Motor untuk menjamin motor bekas yang akan di beli. No full textThe annual agenda is an integral part of a district's development strategy to attract tourists to visit. Banyuwangi is one of the districts that has a lot of natural, cultural, and man-made potential that can attract tourists to visit. The Banyuwangi Regency Government took advantage of the opportunity by holding an annual agenda to develop tourism, economy, social, and culture, namely by organizing the International Tour de Banyuwangi Ijen (ITdBI). ITdBI is an international competition that is the pride of Banyuwangi residents and is the only road race bicycle race in Indonesia that has been on the official agenda of the World Cycling Federation, UCI (Union Cycliste Internationale) since 2012. Participants in the ITdBI event involved hundreds of athletes, coaches and officials from various countries. The international bicycle racing event "International Tour de Banyuwangi Ijen" (ITdBI) is one of the strategic efforts to promote leading tourist destinations such as Ijen Crater in Banyuwangi. This event not only attracts the attention of bicycle racing fans from home and abroad, but also attracts tourists who want to witness the natural scenery and challenge themselves with extreme racing tracks. In the last five years, this event has shown a positive impact on the increase in the number of tourist visits. Penelitian ini mengevaluasi kelayakan usaha waralaba Bunbun Cookies and Cakes melalui analisis enam aspek utama, yaitu hukum, lingkungan, pasar, teknis/teknologi, manajemen/SDM, dan keuangan, dengan pendekatan kualitatif dan metode deskriptif. Hasil penelitian menunjukkan bahwa usaha ini layak dikembangkan dengan potensi keuntungan yang menjanjikan. Strategi pertumbuhan diidentifikasi melalui analisis SWOT, sementara metode NPV dan Payback Period memberikan hasil positif. Rekomendasi mencakup optimalisasi media sosial dan diversifikasi produk untuk meningkatkan daya saing

No full textThis research is correlational research which aims to: (1) Describe the verbal linguistic intelligence of class V students at SD Cluster II, Tanete Riattang District, Bone Regency? (2) Describe the ability to write poetry of fifth grade students at SD Cluster II, Tanete Riattang District, Bone Regency? (3) Find out whether there is a significant relationship between verbal linguistic intelligence and the ability to write poetry in class V elementary school cluster II students, Tanete Riattang District, Bone Regency? Data collection techniques use tests. The data that has been obtained is analyzed using descriptive statistics and inferential statistics. The results of descriptive statistical analysis showed that students' verbal linguistic intelligence was in the good category with an average of 68.95 and percentage. Meanwhile, the ability to write poetry is in the good category with an average of 69.44 and the correlation between verbal linguistic intelligence and the ability to write poetry is obtained t count > t table (0.585 > 0.207 and a significance value of 0.000 < 0.05 so H1 is accepted and H0 is rejected The conclusion of the research is that there is a significant relationship between verbal linguistic intelligence and the ability to write poetry in class V elementary school cluster II students, Tanete Riattang District, Bone Regency
ASPECTUAL USE OF ADA IN PAPUAN MALAY
No full textThis paper presents an analysis on compatibilities and constraints of aspectual verb ada ‘exist’ with lexical semantic verb types in Papuan Malay. The data used here were collected from different sources especially jokes in Papuan Malay from internet, examples from Kluge (2017) and Morin (2018), and some stories from three language consultants. These were collected as part of the first corresponding author’s Master thesis research. The results of the study show that the word ada may be used to denote three senses. First, it is used as a main verb which could either be copula used initially before NP followed by PrepP, or, second, as main verb expressing ownership whose subject is the possessor and predicative noun the possessum. Third, ada ‘exist’ is used as an aspectual verb which is the topic of this paper. When ada is used as an aspect, it is more compatible with dynamic verbs comprising activity, achievement, accomplishment and semelfactive rather than stative verbs. Issues that remain to be seen are all aspectual verbs and their syntactic and semantic behaviors in relation to lexical verb types in Papuan Malay

No full textDemand of physical infrastructure is very important to support easy accessibility and the development of activities in urban areas which definitely can improve attractiveness of urban areas. Jenderal Sudirman Street Yogyakarta, which has various functions for activities in the road space such as office, business, and tourism activities, demands the arrangement of pedestrian paths as a complement to a city as well as supporting urban tourism activities that are able to provide comfort for pedestrians. The purpose of this research is to obtain a comprehensive overview of the condition of the Jenderal Sudirman Street pedestrian path and its supporting facilities. The data analysis method that being used is to analyze the comparison of existing conditions with standard criteria referring to Minister of Public Works Regulation No. 03 of 2014 concerning Guidelines for Planning, Providing and Utilizing Pedestrian Network Infrastructure and Facilities in Urban Areas. The results of this research indicate that the condition of the existing pedestrian path on Jenderal Sudirman Street generally meets the standard criteria in terms of availability of facilities and quality. However, accessibility for disabled people is not suitable for pedestrians with disabilities. At several points there are damaged/broken guiding block tiles, disconnected guiding block paths, and there are still motorbikes parked on the guiding block paths. Attention is needed to the arrangement of guiding blocks to provide comfort and aesthetics in urban spaces for all pedestrians, including people with disabilities, thereby supporting urban tourism activitie

No full textThis study aims to analyze the implementation of Inquiry-Based Learning (IBL) strategies in elementary English classes within the context of the International Baccalaureate (IB) curriculum at Yogyakarta Independent School (YIS). The research highlights the urgency of transitioning from traditional teacher-centered approaches to student-centered learning models. Through a qualitative approach, this study identifies various challenges and opportunities faced by teachers in implementing IBL, as well as evaluates the effectiveness of this method in creating a more dynamic and participatory learning environment. The findings provide strategic insights for enhancing teacher readiness and developing strategies that schools can adopt to optimize the implementation of IBL, with the ultimate goal of fostering a more transformative and meaningful educational experience for students
