Binding Force Of Land Ownership Certificates In Name-Borne Agreements By Foreign Citizens To Realize Justice
Indonesian land law based on the Basic Agrarian Law (UUPA) adheres to the principle of nationality which prohibits foreign citizens (WNA) from owning freehold land.However, the high interest of foreign nationals in property investment has triggered legal smuggling (fraus legis) through nominee agreements, where the name of an Indonesian citizen (WNI) is used on the Certificate of Ownership (SHM) even though the land is controlled by a foreign national. This phenomenon creates a lack of synchronization between das sollen (legal norms) and das sein (societal practice), creating a legal vacuum because nominee agreements are not regulated in the Indonesian civil law system. The main legal issue is the binding force of SHMs from these illegal transactions and how justice is achieved when disputes arise between formal ownership and actual control.
This research is a normative legal research with a statute approach and a case approach.. Secondary data consisting of primary, secondary, and tertiary legal materials were collected through library research. The data were analyzed qualitatively by focusing the study on three court decisions, namely Gianyar District Court Decision No. 259/Pdt.G/2020/PN. Gin, Denpasar District Court Decision No. 274/Pdt.G/2020/PN. Dps, and Gianyar District Court Decision No. 137/Pdt.G/2021/PN. Gin, to understand the judge's considerations in name-borrowing disputes.
The results of the research show that the agreement to borrow a name by a foreign national is legally void because it does not fulfill the requirements of a lawful cause (Article 1320 of the Civil Code) and violates Article 26 paragraph (2) of the UUPA.The binding power of a SHM is absolute, with the court upholding the certificate as the sole valid evidence, demonstrating formal justice and legal certainty. This situation conflicts with substantive justice, as foreign nationals lose their investments without recourse. The judicial system ultimately prioritizes the integrity of national agrarian law by adhering to the principle of ex turpi causa non oritur actio, which states that no rights can arise from reprehensible acts
Analysis of Outpatient Repeat Visit Interest using the Marketing Mix Method: Literature Review
Hospitals must provide safe, high-quality, and effective health services in accordance with standards, focusing on patient satisfaction and the implementation of appropriate marketing strategies. Through marketing mix analysis, this study aims to analyze the interest in patients' return visits to outpatient services. The objective of this research is to examine whether this marketing mix method can stimulate interest in the return visits of outpatient patients in healthcare services. The method used is a literature review. The results indicate that the "people" aspect of the marketing mix is crucial for the interest in patients' return visits to outpatient services, as the quality of employee service significantly influences patients' perceptions. Effective marketing strategies can enhance patient experience and loyalty. Therefore, the conclusion drawn is that a healthcare service that is friendly, professional, and responsive, along with the marketing mix aspects, greatly affects the interest in patients' return visits. Thus, hospitals need to improve staff training and management systems, as well as conduct regular satisfaction surveys to enhance services and patient satisfaction.

Analysis of the Level of Service Satisfaction of BPJS Patients at the Primary Outpatient Clinic of UIN North Sumatra Using the Servqual Method
Service quality is closely related to customer satisfaction because service quality can create a good relationship with the company and tell the company how to meet consumer needs. This study aims to determine the level of patient satisfaction with the services provided by the Primary Outpatient Clinic of UIN North Sumatra. The method in this study uses a quantitative approach, and the research design is carried out in a cross-sectional manner. The research sample of 50 respondents was selected through the purposive sampling method in accordance with the criteria of patients who received BPJS and had reading and writing skills. The results showed that all dimensions of SERVQUAL had a positive gap, with responsiveness as the highest dimension (0.49), followed by tangibles (0.36), assurance (0.35), reliability (0.32), and empathy (0.31). The CSI value of 82.61% indicates that patient satisfaction is in the very satisfied category. The conclusion of this study shows that the level of satisfaction of BPJS patients with the services at the Primary Outpatient Clinic of UIN North Sumatra is in the category of very satisfied. The responsiveness and tangibles dimensions received the highest ratings, while the empathy and a dimensions still needed improvement to be able to meet patient expectations more optimally and sustainably
The Relationship Between Family Support And Anxiety Levels In Children Aged 5–18 Years With Chronic Kidney Disease At Haji Adam Malik Hospital Medan
Anxiety is a problem characterized by refusing to be given nursing care, sleep disturbances, restlessness, worry, fear, crying easily, decreased appetite. The presence of family support can reduce the patient's anxiety level and influence the level of support they receive. The aim of this research is to identify the relationship between family support and the anxiety level of children suffering from chronic kidney failure aged 5-18 years at Haji Adam Malik Hospital. This type of research is correlation analysis with a Cross Sectional approach. The population in this study were families and children with GGK, the sample in this study was 73 people using a total sampling technique. The tool used to measure family support and the anxiety level of children with chronic kidney failure aged 5-18 years is a questionnaire. From the data, 18 people (24.7%) had good family support with anxiety in children, 10 people (13.7%) in the non-anxious category, 6 people in the mild anxiety category (8.2%), 2 people in the moderate anxiety category (2.7%). Of the 37 people (50.7%) who have sufficient family support, 5 people (6.8%) are not anxious in the child's anxiety category, 22 people are in the mild anxiety category (30.1%), 10 people are in the moderate anxiety category (13.7%). Of the 18 people (24.7%) who had less family support with anxiety in children in the non-anxious category, 3 people (4.1%), in the mild anxiety category, 5 people. It was concluded that there was a relationship between family support and the level of anxiety in children with CKD aged 5-18 years at Haji Adam Malik Hospital (p value = 0.005). It is hoped that the suggestions in this study can increase family support in reducing anxiety in children by providing religious education to children, always accompanying children in the treatment of chronic kidney failure.

ANALYSIS OF THE COMPETITIVENESS OF INDONESIAN CRUDE PALM OIL (CPO) EXPORTS IN THE GLOBAL MARKET
Palm oil stands as a vital commodity within Indonesia’s plantation industry, holding strategic importance and contributing significantly to the country’s foreign exchange earnings primarily through its derivative, Crude Palm Oil (CPO), which is obtained from oil palm fruit. Indonesia currently leads as the world’s top exporter of CPO. Despite this prominent position, the country has yet to develop the capacity to influence or determine global CPO pricing. In fact, 2024 saw a drop in both the volume and value of CPO exports, highlighting persistent challenges in maintaining competitiveness on the international stage. This research seeks to evaluate the extent to which GDP, trade costs, and exchange rates impact Indonesia’s CPO trade value in global markets. The study relies on secondary data sourced from various official and credible institutions, including publications from government bodies and relevant international organizations. A panel data regression model is employed, using the Gravity model approach, as it is well-suited for examining cross- country and time-series data. Findings from the analysis reveal that Indonesia’s per capita GDP, the per capita GDP of importing countries, and exchange rates have a significant effect on the export value of CPO. Conversely, the trade cost variable does not demonstrate a statistically significant impact
Peer Social Support and Self-Acceptance Among Adolescents in the Korean Roleplayer Group M
An individual who achieves self-acceptance will approach any situation they encounter with objectivity, which facilitates a positive life. Peer social support is one of the components influencing self-acceptance. Korean roleplaying adolescents in Group M feel less accepted in real life, suggesting that their concept of self-acceptance is not fully developed and that there is a deficiency in peer social support in real life. The aim of this study is to examine the influence and contribution of social support on self-acceptance. Data were collected using a quantitative approach with random sampling. The study sample comprised senior Korean roleplayers in Group M, totaling 43 subjects. The results indicate that peer social support significantly affects self-acceptance among Korean roleplayers in Group M (Sig = 0.012; sig < 0.05). Peer social support accounts for 14.4% of the variance in self-acceptance among these roleplayers (R Square = 0.144). The implications of these findings suggest that roleplayers should enhance their real-life peer relationships to better experience peer social support, thereby aiding their self-acceptance process. Future research is recommended to explore other variables such as family social support and self-concept
Alexithymia and Resilience: Determining Factors of Suicide Tendency Among Generation Z Adolescents
Generation Z, which includes individuals born between 1995 and 2010, grew up amidst the era of digitalization and globalization. This condition allows them to more easily access various types of information, including topics related to suicide. This study aims to identify the relationship between alexithymia and resilience with suicidal tendencies in generation Z. A quantitative correlational approach was used in this study. A quantitative correlational approach was used in this study to analyze the strength and direction of the relationship between several variables. The population studied consisted of generation Z adolescents aged 18 to 23 years who had experienced suicidal thoughts or intentions. A Likert model attitude scale was used to collect data. The results showed a simultaneous relationship of the independent variables alexithymia (X1) and resilience (X2) to suicidal tendencies (Y) resulting in an R-square value of 0.439 with a significance level of 0.000 (p < 0.01), which indicates a positive relationship with a moderate category. While the partial correlation test results show that alexithymia is a positive predictor (t = 9.133) for suicidal tendencies and resilience is a negative predictor (t = -4.317). Based on the results of the analysis in this study, it can be concluded that high levels of alexithymia and low resilience have a positive relationship with increased suicidal tendencies, and vice versa
The Influence Of Job Insecurity On Job Stress In Chemical Employees
The work environment is the place where employees work and can be a force that directly or indirectly affects employee performance. Employees who work in the chemical industry are certainly directly related to chemicals as the core of the work. Each chemical will affect individual health and also the surrounding environment. Poor environmental conditions will cause work stress in employees. One of the triggers of stress at work is a high sense of job insecurity. This study aims to investigate the impact of job insecurity on job stress among chemical employees. The sampling technique employed was non-probability sampling, specifically purposive sampling. The total population in this study amounted to 159 employees. This study uses the Multidimensional Qualitative Job Insecurity Scale (MQJIS) and Job Stress Scale (JSS). Data analysis techniques in this study using simple regression tests with the help of SPSS software version 26.0 for Windows. The results of this study show indicate a very significant positive influence between job insecurity and job stress among chemical employees, with a significance value of 0.000 (p < 0.01). Moreover, job insecurity has an influence of 72.3% on job stress, and other factors outside the scope of this study influence the remaining 27.7%
The Impact of the "Marriage is Scary" TikTok Trend on Gen Z’s Anxiety Toward Marriage
The TikTok Marriage is Scary trend can have a negative impact on Gen Z. The existence of content containing negative narratives causes problems for Gen Z in the form of anxiety. This study aims to determine the impact of the TikTok Marriage is Scary trend on Gen Z in viewing marriage. This research uses a qualitative method with a descriptive approach, data collected through interviews and analysis of videos and comments. Informants in this study were selected by purposive sampling with the following criteria: 13-28 years old (Gen Z), actively using the TikTok application and have seen or been exposed to Marriage is Scary content. The results showed that the TikTok Marriage is Scary trend had an impact on Gen Z's anxiety, stress levels and confidence in marriage. This is further exacerbated by Gen Z's lack of literacy, as well as policy provisions from the TikTok platform that have not been able to select content uploaded on social media. This finding shows the importance of digital literacy so that Gen Z is able to respond to negative content more wisely
Analysis and Design of Web-Based Inventory Receipt and Management Information Systems at Heycaps.Co Stores Using the Prototype Method
Effective inventory management is crucial for Heycaps.co to ensure smooth operations and customer satisfaction. However, the current manual system results in inventory data inconsistencies, delays in the receipt of goods, and challenges in inventory tracking. This study aims to design a web-based inventory receipt and management information system to address these issues. The system is developed using a prototype approach, incorporating Flowcharts, Data Flow Diagrams (DFD), Entity Relationship Diagrams (ERD), Table Relations, and Database Table Structures. The interface design employs the Bootstrap framework to ensure a responsive and user-friendly display. The findings of this study present a system design that can be utilized by the owner, warehouse staff, and store staff to enhance inventory data management, streamline the receipt process, and improve the accuracy of inventory reporting. User evaluations indicate that the proposed system meets user requirements and offers ease of use.
