No full textSince reading Rich Dad Poor Dad in middle school and realizing how closely property is linked to building wealth, I have had an interest in real estate. It seemed like the most sensible next step to put myself in the pre-licensing course in order to obtain professional experience, gain a deeper understanding of the industry, and get ready to invest in real estate and obtain a license as an agent. I gained a much better understanding of how the real estate market operates, and after taking this course, being introduced to laws, regulations, and statistics that are involved in every transaction

Through fieldwork conducted during an internship with AMADC—a Dominican non-profit that provides free training and certification in traditional fields—the project analyzes how participants confront economic and personal challenges. Has Spain Recovered from the 2008-2009 European Financial Crisis?
Get PDFThe 2008-2009 Financial Crisis, which originated in the United States, shocked global markets. Being incredibly linked to the United States\u27 markets, European markets like Spain felt the effects first. However, their build-up to the crisis was unique to the United States, its fellow European Union members, and the PIIGS nations. The PIIGS nations, comprising Portugal, Italy, Ireland, Greece, and Spain, were a collection of primarily Southern European economies whose accession into the European Union led to unchecked borrowing at previously unheard-of interest rates. These rates created a massive cycle of borrowing to invest but ceased as the crisis halted all borrowing. Spain was different as their citizens used these rates to get bad loans from cajas, small regional banks. These people could not repay the loan until the house was built and waited to sell the house for a profit later. Construction boomed to up to 13% of total GDP and 10% of total employment before the crisis occurred. Once the crisis hit, abandoned properties and mass job loss plagued Spain. In the years after, austerity measures cut services and hurt Spaniards, which led to some moving to the political extremes and despising the EU. As the economy began to rebound, Covid halted all progress momentarily. As we look at the economy in 2025, there is high unemployment and public debt, but GDP is nearing its 2007 peak. So the question is: has Spain recovered
Racial Trauma, Racial Pride, and the Role of Racial Identity Stages
Get PDFRacial trauma, racial pride, and racial identity statuses are emerging topics of interest in psychology, but little research has been conducted on how they interact with each other. Utilizing survey research methods, this study aimed to determine the complex interactions between these constructs in Black adults in the United States. Participants completed the Cross Racial Identity Scale, the Black Pride Scale, and the Racial Trauma Scale Short-Form Version. Moderation and mediation analyses were conducted to evaluate how racial trauma and racial identity predict racial pride. This study found a moderated mediation model which significantly predicts racial pride. In this model, Afrocentricity was found to moderate the direct path between racial trauma and racial pride, while Self-Hatred acted as a mediator in this relationship. Individuals with high levels of Afrocentricity exhibit stable levels of racial pride, while those with low levels of Afrocentricity exhibit a direct relationship between racial trauma and racial pride. Overall, this study identified a highly significant model of the relationship between racial trauma and racial pride, and elucidated the role of racial identity stages in this relationship
Creative Practice as a Form of Stress Coping: Psychological and Physiological Mechanisms
Get PDFThe primary purpose of this study was to better understand the relationship between perceived stress, cortisol levels, and a creative flow state. A creative flow state is a state in which a person is so engrossed in an activity that nothing else seems to matter; time is irrelevant and seems to pass quickly and the activity holds all attention without distraction or interruption. The primary hypothesis in this study was that regular engagement with flow inducing activities counteracts an increased level of stress as the school semester progresses. Eight participants were recruited and given a preliminary survey where they were asked questions about their perception of stress, perception of their own levels of creativity, and their past experiences with flow. The participants were then asked to engage in a creative practice of their choosing for at least one hour per week for four weeks. The participants also turned in biological samples of saliva, once at the beginning of the testing period and once at the end. These samples were analyzed for cortisol levels using an immunoassay kit. After finding the cortisol levels, several correlations and Paired Sample T-Tests were run to discover relationships between the variables. No significant evidence was found that supported our primary hypothesis, but this could have been due to several limitations that were faced during the course of the study
