Vervolgens worden verschillende uitgangspunten genoemd die het vakgebied tezamen definiëren, zoals het bij de TU Delft wordt ingevuld. Ook aan andere vormen wordt kort aandacht besteed.     Since higher educated people have been seen as human capital, the city planners have developed strategies to hold them as young entrepreneurs for the economy of the city which is increasingly focused on knowledge and services. Indeed, real estate is a relevant aspect which supports the primary tasks of the knowledge institutions and creates their urban environment. In this context, university campus as real estate object never stands alone but forms an integral part of a socio-physical context. It does so, by influencing city developments and contributing to social formation, since universities expand their own institutional mission beyond their borders to the city. Accordingly, the management of university campus has become a complex decision making process that involves many internal and external stakeholders whose interests and visions differ according to local socio-economic conditions. This research focuses on managing and dealing with real estate decisions for university campus in a specific context, which main topic –Management of university campus- is grounded on previous and current research in this field that has been carried out by the researcher Alexandra den Heijer within the Real Estate & Housing department at TUDelft in co-operation with campus planners of all Dutch universities called “Managing the university campus”, which provides universities with conceptual model and tools to improve campus management. Nevertheless, since methods and instruments provided by theory and empirical research are generic, this research arose to test their applicability to improve campus management in a specific case: The university City of Bogotá (UCB).     Na de brand die het Bouwkundegebouw van de TU Delft in 2008 volledig verwoestte, kreeg een projectteam van specialisten, ontwerpers en managers de taak om meer dan 3000 studenten en meer dan 800 personeelsleden opnieuw te huisvesten. Binnen tien dagen werd besloten een nieuwe - tijdelijke - thuisbasis (genaamd “BK City”) te creëren in een leegstaand monumentaal pand: het voormalige hoofdgebouw van de TU Delft dat net was verkocht en op het punt stond om te worden getransformeerd tot appartementen. De crisis werd aangegrepen om diverse innovatieve concepten te testen en te experimenteren met nieuwe manieren van werken. BK City werd een ‘living lab’: de ultieme casestudy voor onderzoek. Dit essay is gebaseerd op een hoofdstuk dat Alexandra den Heijer, die het programmateam van BK-City leidde, in 2017 heeft geschreven voor een boek over campusontwikkeling (zie achtergrondinformatie). Het beschrijft tien lessen van BK City voor de campus van de toekomst.     Assessing facade value - how clients make business cases in changing real estate markets

    RELEVANCE: The value of any intervention in the built environment is most relevant for the stakeholders that are investing in it. For them all costs need to be balanced with benefits - not necessarily directly financial, but adding value to the performance of the accommodated organization. Business cases contain performance criteria like competitive advantage (branding the organization), productivity (optimally supporting users of the building), profitability (on organizational level) and sustainable development (monitoring the ecological footprint). In the changing real estate markets – from supply-driven to demand-driven and with increasingly higher vacancy rates – priorities in decisions about buildings have been shifting. PURPOSE: This paper elaborates on how (a) the trends in real estate markets and (b) changing priorities in decision making affect the quality demand for buildings and their facades. DESIGN/METHODOLOGY/APPROACH: This paper is based on research of the Real Estate Management chair in general (market analysis, transformation trends, conceptual frameworks) and more specifically on decisions about university campuses in the past 10 years (14 campuses and 57 buildings assessed).     Sinds 2010 is Karel Luyben rector magnificus van de Technische Universiteit Delft. Deze universiteit staat nationaal en internationaal hoog aangeschreven en heeft grote ambities voor zowel onderwijs als onderzoek. De Delftse campus biedt ruimte aan zo’n 18.000 studenten en 4.500 medewerkers. Zijn er specifieke kenmerken van een campus aan te wijzen die ervoor zorgen dat studenten en medewerkers er kunnen excelleren? In 2011 publiceerde Alexandra den Heijer haar promotieonderzoek ‘Managing the University Campus’. We vroegen de rector magnificus naar zijn persoonlijke visie op wat een campus tot een goede campus maakt. Naast een enthousiaste manager en wetenschapper blijkt Luyben ook buitengewoon ‘kunst’minnend en mengt hij zich graag binnen alle gelederen en lagen van de TU Delft-gemeenschap. Centraal in zijn visie staat strategisch sturen op verbindingen binnen de campus, met de stad Delft en met andere kenniscentra, nationaal en internationaal.Real Estate and Housin
