(C) viii + 76 halaman + lampiran, 2005 (D) Kata kunci : Jual Beli Tanah, BPHTB, PPAT, (E) Isi Abstrak Peralihan hak atas tanah dan bangunan berkaitan dengan dua aspek yaitu pihak yang mengalihkan dan pihak yang menerima peralihan hak. Kedua belah pihak dihadapkan pada ketentuan, hak dan kewajiban sehubungan dengan peralihan hak tersebut. Pihak yang memperoleh hak atas tanah dan bangunan dapat berupa orang/pribadi maupun badan yang sesuai dengan ketentuan undang-undang yang berlaku dapat memiliki suatu hak atas tanah dan bangunan. Terjadinya perbedaan tanggal pembayaran pajak yang melampaui tanggal sebagaimana ditentukan dalam undang-undang adalah disebabkan oleh faktor waktu, karena setelah tanggal akta telah disepakati oleh para pihak, maka pada tanggal yang sama dilakukan pembayaran SSP dan SSB ke kantor Pelayanan Pajak Bumi dan Bangunan di wilayah kerja PPAT. Berhubung pada hari jum?at waktunya agak pendek, maka pelaksanaan pembayaran pajak tidak dapat dilaksanakan, karena kantor PBB tersebut telah tutup, sehingga petugas PPAT tersebut harus kembali lagi pada hari kerja berikutnya, yaitu hari senin, sedangkan tanggal akta sudah diketik hari jum?at. Inilah yang menyebabkan terjadinya perbedaan antara tanggal pembuatan akta dengan tanggal pembayaran pajak yang melampaui tanggal penandatanganan akta. Jadi faktor waktu pelayanan kantor PBB yang menyebabkan terjadinya keterlambatan pembayaran pajak, sehingga melanggar ketentuan dalam undang-undang BPHTB.
