    Price Discovery in Real Estate Auctions: The Story of Unsuccessful Attempts

    Little is known of the effects of the auction mechanism in relation to post-auction market sales. This empirical study of unsuccessful auctions shows that approximately half of these properties were eventually sold via private negotiations, at higher prices relative to last bids. The probability of a subsequent post-auction transaction is significantly higher for apartments and terrace houses and when auction turnout is high; and lower in the absence of any bid and in some years. In addition, downward revisions to the opening bid improve the probability of subsequent sale. Prices of subsequent re-auctioned and privately negotiated sales decline with time to sale, consistent with the search process explanation.

    BackgroundThe study of enamel hypoplasia (EH) and opacity in twins provides insights into the contribution of genetic and environmental factors in the expression of enamel defects.AimThis study examined prevalence and site concordance of EH and opacity in the primary dentition of 2- to 4-year-old twins and singleton controls to assess the relative contribution of genetics and the environment to the aetiology of these defects.DesignThe study sample consisted of 88 twin children and 40 singletons aged 2-4 years of age. Medical histories were obtained and the children examined for enamel defects.ResultsThe prevalence of EH by teeth was 21% in monozygotic twins (MZ), 22% in dizygotic twins (DZ), and 15% in singleton controls. Twins showed a higher prevalence of EH compared with singletons (P ConclusionsThe results suggest that both genetic and environmental factors contribute to observed variation of EH, although it is likely that environmental factors exert a greater influence.Sue S.     Factors influencing oral colonization of mutans streptococci in young children

An external link to the publisher’s copy is included.This paper aims to critically review current knowledge about the key factors involved in oral colonization of the cariogenic group of bacteria, mutans streptococci (MS) in young children. MS, consisting mainly of the species Streptococcus mutans and Streptococcus sobrinus, are commonly cultured from the mouths of infants, with prevalence of infection ranging from around 30 per cent in 3 month old predentate children to over 80 per cent in 24 month old children with primary teeth. MS is usually transmitted to children through their mothers, and the risk of transmission increases with high maternal salivary levels of MS and frequent inoculation. Factors that affect the colonization of MS may be divided into bacterial virulence, hostrelated and environmental factors. Complex interaction among these factors determine the success and timing of MS colonization in the child. As clinical studies have shown that caries risk is correlated with age at which initial MS colonization occurred, strategies for the prevention of dental caries should include timely control of colonization of the cariogenic bacteria in the mouths of young children.V Law, WK Seow and G Townsen
