Crowdfunding as a method of financing real estate projects and determining the factors influencing their success
This bachelor’s thesis explores crowdfunding in the real estate sector, focusing on its structure, models, and legal framework. It examines how crowdfunding platforms operate, the models they use, and the relevant legislative regulations in the European Union, the Czech Republic, and the United States. The practical part of the thesis is dedicated to a comparative analysis of two specific projects on the Upvest platform, namely Dům Hippokrates and Ponavia Rezidence III. The analysis reveals key factors influencing the success of these projects, such as loan conditions, returns for investors, project timelines, and measures to ensure trust and security. The results of the analysis show that the success of a crowdfunding project is heavily dependent on the set conditions of returns, potential risks, conducted due diligence, and transparency, all of which are carefully considered by potential investors when making investment decisions.Tato bakalářská práce se zabývá crowdfundingem v realitním sektoru, jeho strukturou, modely a právním rámcem. Zkoumá, jak crowdfundingové platformy fungují, jaké modely využívají a jaké legislativní předpisy platí v Evropské unii, České republice a Spojených státech. Praktická část se zaměřuje na srovnávací analýzu dvou konkrétních projektů na platformě Upvest a konkrétně – Dům Hippokrates a Ponavia Rezidence III. Analýza odhaluje klíčové faktory ovlivňující úspěšnost těchto projektů, jako jsou podmínky úvěru, výnosy pro investory, termíny realizace a opatření pro zajištění důvěry a bezpečnosti. Výsledky analýzy ukazují, že úspěch crowdfundingového projektu je značně závislý na nastavených podmínkách výnosu, možných rizikách, provedených prověrek a transparentnosti, kde každý z těchto faktorů pečlivě zvažují potenciální investory při investičním rozhodování
