    Retail has undergone deep structural and spatial evolutions throughout the decades, with dramatic and radical consequences in terms of functional concentration, attractiveness, scale and location of stores. Most recently, these long-standing trends have been further exacerbated by the stunning development of the Internet and related e-commerce practices, aggravated by the effects of more than ten years of economic crisis.     The theme of evolution and future scenarios for service areas along the motorway remains largely unexplored. Many of the future projects within the European and Italian context are moving towards greater integration between the physical and digital channels by developing, for example, a plan to transform motorway areas into service hubs. From the perspective of the integration of services and retail and tourist spaces, the current structure of motorway service areas in the United States represents a partial evolution in the format with respect to the rigidity of certain traditional functional configurations. Il tema dell’evoluzione e degli scenari futuri delle aree di servizio autostradale è in gran parte ancora da esplorare, aperto a diff erenti e plurali punti di vista. Lo studio di questa particolare tipologia di servizi alla mobilità del sistema autostradale o superstradale se, da un lato, restituisce infatti un’articolata riflessione di lunga durata sulla “grande trasformazione della società italiana tra consumi, automobili, autostrade”, sul ruolo “pubblico” delle aree di servizio e sui “dilemmi” per il sistema della pianificazione, dall’altro consente di approfondirne lo stato dell’arte e le dinamiche trasformative anche a livello internazionale nella sua ideazione e localizzazione sul territorio

    We will start with considerations on the location of new buildings, proposing a model inspired by the British world’s sequential approach, which has seen interesting applications in Italy in a number of regional contexts. Public action involves introducing a regulatory mechanism for the quantitative and comparative evaluation of location applications and available areas, which pri-oritise central or at least urbanised locations, ensuring that certain requisites, such as accessibil-ity on public transport networks, the absence of soil consumption, limited impact on the land-scape and the environment, energy effi ciency, sustainability and material re-use, are satisfied

    The new round of urban regeneration and the evolution of active trade policies have led, in different Italian contexts, to a gradual replacement of the sectoral approach linked to the promotion of organic shopping areas with a new integrated management system introduced by urban commercial districts. The presence of a multi-faceted "toolbox" linked to the governance of the region, to town planning and to the public regulation of commercial services, has resulted in some positive cases of concrete collaboration between urban planning and business and between public and private entities, as advocated by the 1998 Reform, coming out of some rhetoric that has often characterized the debate on urban regeneration and the differences between the intermediate bodies

    In this article we present the research “The assessement of the territorial impact of commercial poles: factory outlet centre, multiplex, shopping malls. An interregional approach” realized between 2005 and 2007 by the Departments Architettura e Pianificazione of the Polytechnic of Milan, Interateneo Territorio of the Polytechnic and University of Turin and Department of Economy of the University of Parma. The research project has taken in account the goal of the Regions Lombardia, Piemonte and Emilia Romagna, sponsors of the work, to develop a common approach both for the analysis of the phenomenon and for the experimentation of guidelines for its management. The starting point of the research project is related to the observation of the innovation of the commercial formats and to the way how the Regions have passed specific Acts for its regulation. By means of a research methodology which has allowed to integrate and to represent the territorial characters and the localization of the principal new formats in the three regions, we have found out the sites which can be defined “interregional commercial poles” and have proposed common guidelines for their governance
